Property Overview Spring Cypress Center offers long-term leases on two junior anchor tenants plus a Valero branded gas station on the hard corner of Spring Cypress Road and Kuykendahl Road. Attractive demographics on these destination tenants offer a hedge against internet retail competition as well as a high traffic intersection benefiting the gas station. Ingress and egress from both Spring Cypress Road and Kuykendahl Road allows tenants to flourish offering an investor an attractive, easy to manage asset in a market growing at double the rate of Texas as a whole. Altitude Trampoline has 41 current locations with 54 more under construction worldwide, indicating a profitable franchise business model offering entertainment that can not be replicated online. The Texas Department of Public Safety Spring Mega Center offers a faster alternative to normal DPS activities drawing citizens from all over Harris County with the next closest location being 14 miles away. The lease calls for partial annual CPI rent bumps.
