Welcome to the Olympia Master Builders Tour of Homes

2

Start planning your route for the 19th annual Olympia Master Builders (OMB) Tour of Homes! The Tour of Homes allows community members the opportunity to visit and tour amazing new and remodeled homes. This unique event is a great way to scope out the latest and greatest in home construction and Erik Jensen, OMB remodeling. This year’s President Tour features four new homes, and nine remodel projects, including one commercial remodel. OMB is also bringing back, for its fourth year, “Chefs on Tour.” This VIP experience for the Tour of Homes, which will take place from 4 to 9 p.m. Thursday, Sept. 19, gives people who purchase tickets a chance to see select homes before they open to the public the next day. At each stop, ticketholders get to tour the beautiful home while enjoying delicious bites and beverages featured by a local chef. It’s the most unique progressive culinary event you’ll ever experience! In presenting these events to our community, we have several goals in mind: A Showcase what the building industry can do for each of you in building a new home and/or remodeling your existing home. A Introduce you to a select group of contractors whom you may wish to contact for home improvement projects. A Highlight the latest innovations and craftsmanship of the builders and remodelers who make this show possible, as well as the work of many of their sub-contractors. A And for some of you, provide you with a variety of choices when looking for a home that you can ultimately purchase. As members of Olympia Master Builders, we remain at the forefront of the fight to keep the cost of owning a new home affordable. The American dream of home ownership is alive and well, and we strive to ensure that you can be a part of that dream. Enjoy the Tour! Erik Jensen, OMB President Olympia Master Builders

ABOUT THE PROJECT: Our wonderful clients were renovating their retirement home for beauty and relaxation purposes. They’ve spent most of their lives living and working in various countries around the world. They wanted to create a special place to call home. The original house had a flat roof with matching car-port. The entire roof system was removed and the house was deconstructed down to bare studs. We completely redesigned the house, added on a garage, and changed the roof lines. This gave them vaulted ceilings with an open concept layout improving not only the value of this home but ultimately devising the perfect slice of heaven by the water’s edge.

ABOUT THE BUILDER: John has been in business here locally for 25-plus years, winning over 50 local/state remodeling in excellence awards. In 2013, he was recognized in Remodeling Magazines “Big50.” This is a national award and is considered the remodeling industry’s “Hall of Fame.” What’s his secret to success? His answer has always stemmed from a lesson learned from his mother. “Surround yourself with smart people, it will rub off.” Later in life that translated into “surround yourself with professionals.” That’s what John has followed and that’s the fundamental reason why John Erwin Remodeling, Inc. is “Olympia’s Premier Award Winning Contractor!”

CONTRACTOR

COMMUNICATION AND CONTRACTS A Only contracts need to be signed not estimates. Do not sign an estimate, it may be a bind-

ing contract. A You must have a contract. A professional will provide a contract that clearly outlines the type of job, process and costs. Do not work with a contractor that accepts only verbal agreements about the job you need completed. A Communication with a qualified professional once the contract is signed should not end there. Connect with your contractor regularly, especially if it is a big project. It’s easier to troubleshot issues with your project if you identify and discuss them immediately.

Completing a home project can be rewarding with the right contractor. To learn more about finding a qualified contractor for your home, visit omb.org for an online searchable directory. ...................................................................................................................

PRICING AND PAYMENTS If you receive a “special pricing” offer or a significantly lower price than other contractors, it is a red flag. Also, if your contractor can start right away – in other words, not that busy – is another telling sign to hire someone else. A Many professional contractors will ask for

a deposit towards materials. This type of deposit should be paid once a contract is signed by both you and the contractor. Illegitimate contractors will ask for cash or full payment before starting the job. Don’t do it. A Know exactly what you are paying for. Ask contractors you are interviewing to provide a

complete breakdown of costs. Look for materials, labor, profit margins and other expenses. A Only make the final payment once you are satisfied with the work and have copies of the material receipts and

lien releases from the contractor and subcontractor.

ating a good meal, taking a nap or playing outdoors are just a few of the simple pleasures in life that most pets and humans both appreciate. Best bets for happy pets few ideas to get started. IMPROVING COMFORT AND CONVENIENCE Designing areas within your home where your pet can eat, sleep and bathe tells them that they are just as much a member of the family as everyone else. And having these dedicated locations can also help reduce the amount of time you spend cleaning up after your pet. A Built-in eating areas are among the most popular designs concepts for homeowners with pets. Beneath the kitchen counter, under an island or within a pull-out drawer are all great options to help save space and mini-

mize spills. A Custom nooks provide your pet with a quiet retreat to nap or play. Look for opportunities to incorporate these nooks beneath bay windows, or convert a cluttered crawl space beneath stairs into your pet’s private refuge. A Pet-washing stations in laundry/mud rooms can significantly improve the cleanliness of your home. An enclosed tiled area with an extended faucet can be used to give your pet a full bath or simply to clean paws after a romp in the outdoors. SELECTING THE RIGHT FLOORING With the appropriate

ABOUT THE PROJECT: Interior Dimensions and Kuster Homes teamed up on this 2009 builder home. The owners loved their home but were challenged by the lack of function. After seeing Interior Dimensions in the 2018 Remodel Now magazine they reached out for guidance on how to accomplish a more purposeful open concept kitchen. They also felt an instant connection with Kuster Homes and the design/ build collaboration were successful in accomplishing the goals of the homeowners. flooring, both you and your pet can live amicably without pointing fingers (or paws) at one another whenever a new scratch or a spill is discovered. Flooring options today are seemingly endless, and each type comes with varying levels of durability, so you’ll want to do your research as well as consult with a professional before making the investment. A Bamboo flooring is becoming increasingly popular, especially among pet owners, for its hardness and resistance to stains. And for those who are trying to be green, both bamboo and cork flooring are also good for the environment. A Hardwood floors have long been among the most desirable options,

though many different types of wood and finishes are highly prone to showing wear over time. A Laminate, stone and tile floors might not be your best option if your pet’s comfort is a top priority. While they are much more durable and typically resist scratches better than

other flooring, some pets will find them to be uncomfortably hard and exceedingly slippery. To find a home builder, remodeler or designer that can help you make the best home design choices for your pets, visit omb.org for the Hire-A-Pro online searchable directory!

8823 MARIE ST. SE, OLYMPIA

ABOUT THE PROJECT: A modern farmhouse look was the inspiration for this project. The main goal was to join the detached garage with the home, have a designated laundry room, create a master suite with its own bath and enlarge the outdoor living space. So they added a 16-footby-23-foot master bedroom/bath addition, rearranged the interior walls to enlarge the kitchen and added all-new windows and seven skylights. By enclosing the breezeway, they gained a hall bath and mudroom. The new composite deck with radiant heaters, built-in barbecue and hot tub turn this 1,700-square-foot home into a larger place to gather.

ABOUT THE PROJECT: Oyster Bay Construction (OBC) and Interior Dimensions teamed up to remodel the interior and exterior of this 1950s mid-century two-story home. The clients dreamed of living on the water and when the opportunity arose to live on Budd Inlet they couldn’t resist. Unfortunately, a large two-story double-sided fireplace separated the kitchen and living spaces disrupting the stunning waterfront view. Removing the fireplace gave the homeowners a more functioning open concept floor plan. The preserved exposed cedar beams, T&G ceiling and modern furnishings helped to add character while complementing the mid-century architecture.

WET ROOMS stricted mobility to move freely. Here are a few things to consider when designing your wet room: EXPRESS YOURSELF The open spaces and abundance of tile that define a wet room invite you to splash on your own creative look. Whether you choose soothing earth tones and textures, cool minimalist grays, whites and blacks, or whimsical colors and patterns, the wet room creates an eye-catching display.

help orient a person under the shower’s spray. Another popular option is adding a place to sit in the shower. A built-in slate ledge, matching or contrasting with the wall tile, a wall-mounted dropdown bench in bamboo or a free-standing teak stool is a handy feature for anyone and contributes to the overall design. FIXTURES Floating vanities, attached to the wall without legs, and floating countertops look great with to-

day’s vessel sinks and minimalist faucets. In addition to their sleek look, these features also provide sink access for anyone in a wheel chair. Drawers or shelves attached underneath or on each side of the sink provide storage. PROFESSIONAL INSTALLATION To be sure your wet room keeps the water where it’s supposed to be, it’s important that everything be installed just right, and that might re-

quire a professional. Floor grading is key — constructed to slope gently and almost imperceptibly, but effectively, toward drains. Tile must be properly installed and sealed to prevent leaks. Once it’s done right, your wet room will be easy to use, to clean and to enjoy — a lovely oasis in your home.

CURBLESS SHOWER Because the entire room is waterproof, your curbless shower also can be completely open to the room, with no enclosure at all. Just be sure there’s enough space to place the toilet and sink where they won’t get splashed by spray from the shower. Glass enclosures with seamless glass doors are another popular option. They’ll contain water on all sides without impeding the view. Or sometimes simply a slab partition between the shower and the toilet will do the trick, leaving the front of the shower open to the rest of the room. The slab may be a foot or two short of the ceiling and face the doorway to minimize its effect on the visual flow. Threshold drains — or grates that are flush with the tile floor — may define the edge of the shower area without interrupting the floor’s flow. Some drains even glow from within, using interior colored or white LED lighting for an extra flair and to

t’s easy to see the value of living in caring neighborhoods and being good neighbors. One recent survey found 75 percent of Americans think it’s important to welcome new neighbors, 58 percent say it’s important for neighbors to socialize and 37 percent are more likely to seek help from a neighbor than a friend when it comes to small projects. The chance to meet others is often cited as a primary reason millennials prefer living in urban neighborhoods. The survey found 58 percent of millennials have had face-to-face interactions

with their neighbors, while 40 percent wish they were better connected than they already are. Interested in becoming a better inhabitant of your own neighborhood? Consider these suggestions aimed at promoting a kinder, friendlier environment. INTRODUCE YOURSELF. Take the first step. Instead of avoiding contact when in your yard or out for a walk, shake hands, say hi and make an effort to remember people’s names. Even SEE NEIGHBORHOOD, PAGE 20

ABOUT THE PROJECT: These wonderful people were upgrading their retirement home for beauty while ensuring practicality as an accessible home. The kitchen was a complete makeover with form and function changes as a priority. The staircase was a stunning transformation replacing wobbly posts and missing rails with custom oak rails, posts, treads, and risers. It also has power for a future chairlift. The master bath now sports a no-door and no-threshold entry custom tile shower, a walk-in tub, a duo-station vanity, a heated towel bar, and a toilet with washlet. A ductless mini-split HVAC and NG fireplace wrap out the remodel. Come see this beautiful home in The Farm! NEIGHBORHOOD when in-person contact is brief, it can go a long way toward helping people feel connected and more like friends than strangers. TAKE NEW NEIGHBORS HOUSEWARMING GIFTS. Make newcomers feel wanted and welcome by acknowledging their arrival with a thoughtful gift. One meaningful and sureto-be-welcome idea is a beautifully fragranced soy candle from Bright Endeavors, a Chicagoarea nonprofit that employs young mothers. Every purchase helps empower young women by teaching them job training and giving them the skills needed to gain permanent employment and provide for their children.

GIVE NEW FAMILIES CONTACT INFO FOR NEIGHBORS AND NEIGHBORHOOD AMENITIES. Include phone numbers for emergency services, doctors’ offices, dentists, schools, babysitters, entertainment options, sources of great takeout food, dry cleaners and any other assets you think may be helpful. People will appreciate your insider view into local amenities, and they’ll be more likely to communicate key information to others if their contact info is readily available. ORGANIZE A NEIGHBORHOOD EVENT. It could be as simple as a front-porch open house or as

strategically planned as a neighborhood cleanup, but any gathering that brings people together to socialize is bound to create goodwill and a friendlier neighborhood vibe. STAY AWARE OF WHO NEEDS HELP. When possible, organize meal delivery, dog walking, transportation or other assistance for neighbors going through tough times. Teaming up to help others may make your neighbors feel more connected, and people on the receiving end of such kindness tend to pay it forward. LIVE BY THE GOLDEN RULE. Treat your neighbors as you would like to be treated. Clean up after pets and kids, drive through at reasonable speeds, don’t be overly loud, mow at reasonable hours, return anything you’ve borrowed and generally stay aware of how you’re

coming across to others. It feels good to live in a neighborhood that feels more like a community than an anonymous collection of strangers. Consider how you can take the initiative

to create warmth and peace within your own neighborhood. Find more information, visit BrightEndeavors.org.
