we have the opportunity to make a huge difference in the future of our industry. Election Day is almost upon us and we all need to make sure we get out and VOTE! It’s also important to encourage employees, co-workers, friends and family members to vote. Elections have an impact on the atmosphere in which you work, and they can directly impact your personal life.

As far as the home building industry goes, people that hold local office have a serious immediate effect on how you do business. They make choices daily that impact the industry, and their leadership sets the tone for the staff you work with in your local jurisdictions.

For the last several months, TAHC has been working diligently to find the candidates that best represent a collection of professional people and their ideas that will keep our mission at the forefront of conversation in their role.

TAHC is non-partisan. Champions of the OMB mission come from all sides of the political aisle.

What is TAHC? The Affordable Housing Council is the Political Action Committee for the Olympia Master Builders (OMB).

Through a rigorous questionnaire and interview process, TAHC has found the following candidates on pages 7-11 to be true housing champions.

TAHC offers endorsements and financial support for political candidates who understand and support the mission of OMB – to provide affordable housing for all economic segments of society.

PROGRAM

A robust and engaged membership is the key to any successful association. While recruiting new members is an important part of growing, retaining those that have joined is the key to long-term success. Statistics show that the average retention rate for new builder members is 56.9% and only 50.9% for new associates. These numbers show the importance of engaging new members. One of the easiest and most effective ways to make new members feel welcome and get them involved is through mentorship programs. The benefits of a strong mentorship program are numerous and benefit incoming members along with those seasoned veterans. Being new to any group can be intimidating, and the goal of being a mentor is to help educate new members on what OMB has to offer, help them get involved, and most importantly make them feel welcome to the association. Mentors act as a liaison between new members and OMB. They do this by reaching out to invite them to events, getting them involved in committee work, answering questions, and connecting new members to those that can help them get the most out of their membership. Having the encouragement from a mentor can also help new members become a part of their professional community, which in turn not only helps to make the association stronger , but also the building industry as a whole. Helping new members learn about OMB and navigate all that the association has to offer is beneficial to mentors as well. Being a mentor gives you the chance to share your knowledge and experience with those around you as well as introduce your company to new members. Here at OMB, we are fortunate to have members that have been active in the associations for years…even decades and have a wealth of knowledge to share. Whether you are sharing tips and tricks about dealing with customers or helping develop the next generation of leaders in the building industry and OMB, your experience is invaluable to keeping OMB thriving, healthy and fresh. Your willingness to devote time and energy into the development of our new members is essential to creating a connection between all members and keeping OMB an association that benefits its members and surrounding community. The following candidates have been endorsed by The Affordable Housing Council (TAHC), OMB’s political action committee. TAHC focuses on endorsing candidates who understand and value the impact of the home-building industry and small business on our local and state economy.

TAHC ENDORSE VIVIAN EASON (I)

Thurston County County Commissioner, District 4 Vivian chose to reach out and speak to our members directly and submitted the following statement: “Thank you for your support and endorsement. I’ve been involved in the property rights issues for many years. I believe in balance between the rights of property owners and protecting the environment. While meeting citizens, a frequent complaint is the complicated building and construction permit process. The cost of permits and fees in Thurston County is expensive which drives up the cost of housing. The process is complicated and difficult to navigate for a nonprofessional builder and builders alike, and they must hire a consultant to work through the layers of the permit system. My goal is to reform the permit center and bring back customer service. In order to do this, we need to completely review the regulations upon regulations and break down the barriers that prevent affordable building of homes. Again, thank you for your support and feel free to contact me.”

BILL MCGREGOR (NP) Port of Olympia Commissioner, District 1

Bill was thankful for the support and provided a statement for our members: “As a Port Commissioner in Olympia, I have strived to open doors to Economic Development over my previous 15 years… As we all have seen the explosion of multifamily building construction all over this county, the port plays a role in the Economic Development arena by working with companies looking to relocate, expand, or enhance their company’s presence in our community. This means more opportunities for good paying, family wage jobs. If elected, I will continue to explore the many ways the Port of Olympia can "think outside its sand box" to attract those companies to our community while considering the environmental impact of those opportunities. The Port is an essential part of the Economic engine in this county and must work closely with the county, cities, and the EDC moving forward.”

ED CANDIDATES ROSE CHIU GUNDERSON (NP) Port of Olympia Commissioner, District 4

Rose came to Thurston 24 years ago and has contributed to various roles impacting the community including co-founding Washington Engage (now Washington Trafficking Prevention) and advising legislators and policy makers in the fight against human trafficking. She then landed in her current role as Vice President of Operations & Retail Services at the Washington Retail Association. A passion for tackling difficult problems and a desire to bring economic prosperity to her community makes Rose a formidable candidate to take on this role at the Port of Olympia. She posits that through collaboration with the private sector, the Port can be a partner in tackling issues like unemployment, the need for skilled laborers, and the epidemic of homelessness. Rose wants transparency and true representation at the Port, and she seeks to “make Thurston County a destination for thriving living.”

TROY KIRBY (NP) Port of Olympia Commissioner, District 5

Troy is a long-time resident of Thurston County and local business owner of various familiar ventures. He has owned, or been a part of ownership in, businesses like the Cider Barrel in downtown Olympia and Charlie Safari’s in Lacey. Now he has taken on a role as a Professor at Saint Martin’s University, specializing in Sports Marketing & Management. Troy’s economic and business acumen will go far towards growing the economic impact of the Port and helping the entity fulfill its highly important responsibility to the community. He envisions a Port with a fully functional Marine Terminal that spurs job growth and new lines of business, and cycles revenue through the community that helps folks thrive again. Without good paying jobs, housing is certainly out of reach. TAHC believes Troy is the right person for the job.

DONTAE PAYNE (NP)

Mayor of Olympia

Dontae, though having served only one term on the Olympia City Council, is primed to take role of Olympia’s next mayor. Still a somewhat new face in Olympia politics, he is finding his footing and will be a needed voice of reason on many issues. Homebuilding appears to be high on his list of priorities as he has been more than interested in communicating with and learning from our organization. Measured and reasonable is how many would describe his approach to governing, and TAHC believes he will be an essential voice on the council moving forward.

KATHY MCDOWELL (NP)

Shelton City Council, Position 2 Kathy McDowell is a long-time community leader in the City of Shelton. She has served multiple terms on the city council and even on the city commission before that. In her time serving the City of Shelton she has faced both good times and a few bumps in the road, but she has always remained dedicated to the community and its people. As housing prices continue to rise across the state, people are looking for a slightly more affordable alternative. City of Shelton is a prime opportunity for this growth, and they will need decision makers who both know how to prepare for growth and preserve the character of a community. TAHC believes Kathy’s experience and know how will be essential in shaping the future of the city. She has served her hometown well so far, and we think she is the right person to continue the job.

LENNY GREENSTEIN (NP) Lacey City Council, Position 2

Lenny offered a statement to our members: “I have been involved with OMB for over 15 years, first as a member and then as an elected, fighting for and supporting common sense building codes. One of my priorities has been and will continue to be, making Lacey the best place in the South Sound to do business…We can do this by reducing red tape and removing barriers to doing business. Lacey now has the largest population in Thurston County, but we still have far less sales tax revenue than our closest neighbor. We have to do better. We have to make it easier to do business in Lacey so more businesses move here. I will continue to support ideas that attract more business to expand our tax base without raising taxes. I greatly appreciate the support I have received, both in this campaign and in past years from OMB and hope to have your vote come November.”

Ed is currently serving in the seat for this election, and TAHC believes that he should continue to serve. He has served as a mitigating voice on the Lacey council in many decisions around land use and future development. His fiscally conservative tendencies are a refreshing addition to a council that is truly focused on how to grow their community. Always the watchful eye for the misuse, or even the appearance of misuse, of the taxpayer’s money. Ed always considers how government decisions will affect business, property owners, and all community members. TAHC believes that Ed is a needed voice in government and will always have the best interests of the community in focus. With the rising costs of development all across the state, the City of Lacey would be lucky to continue to have this voice of reason and advocate for truly affordable housing.
