It’s no secret that affordable housing in Thurston County has been a challenge. South Puget Sound Habitat for Humanity (SPSHFH) and Homes First have been working to make affordable housing possible in our area for decades. These two organizations have partnered with Olympia Federal Savings (OlyFed) to meet their goals of giving our neighbors both homes and hope. Homes First creates and maintains more than 40 safe, healthy and affordable rental homes for those who need them most; while SPSHFH builds homes and communities for low-income families needing the stability of a place they can call their own. “For years, we’ve supported South Puget Sound Habitat for Humanity, providing sponsorship support for their events like the Women’s Build, significant charitable gifts to help with building and supply costs, and financing support to help with land purchase and the development of their

Deyoe Vista neighborhood in Lacey and their new community in Tumwater,” says Ryan Betz, Vice President Marketing and Public Relations Manager with OlyFed. “Just recently we expanded our partnership with direct financing support for Habitat’s clients.” Since South Puget Sound Habitat for Humanity began, qualified applicants would get their loan through the non-profit. With the new direct financing from OlyFed, Habitat clients have the opportunity to work directly with an established bank and build their credit while freeing up more of South Puget Sound Habitat for Humanity’s capital to build more homes, and OlyFed has an opportunity to support their neighbors in a truly meaningful way. “We are so grateful to OlyFed,” says Shawna Dutton, Director of Development for South Puget Sound Habitat for Humanity. “Their support and knowledge has helped us

in so many ways and they are the reason our Deyoe Vista neighborhood exists.” In fact, Deyoe Vista is a 33-home community making it one of the largest Habitat communities for single-family owner-occupied affordable housing in the state. When it comes to affordable rental housing, Homes First is the local go to resource for low-income individuals and families, providing a variety of safe and clean housing options to more than 4,500 community members since the organization was established in 1990. Homes First partners with an number of other local social and health service providers to ensure their residents get the full spectrum of care and support they need. This year Homes First is celebrating their 30th anniversary of serving a diverse population including people with disabilities, veterans, families, single adults and individuals in recovery from addiction. Individuals connected with Homes First are able to get on their feet, perhaps for the first time, and they are able to save up to eventually purchase their own homes. Unfortunately, Homes First can’t help everyone who needs it, and is forced to turn down more than 800 requests for housing each year; however, community partnerships like the one they have with OlyFed ensures each year they are able to help and serve more and more people.

Virtual Tour of Homes Features Green Building Projects Building green is growing in popularity as both builders and buyers realize both the environmental and financial benefits of an energy efficient home. When it comes to green homes, builders appreciate the fact that there’s less waste, more value for their clients, greater customer satisfaction with the end product and the opportunity for more client buying power with incentives from lenders like Olympia Federal Savings (OlyFed).

In fact, OlyFed has Green Choice Loans to help customers build, buy or retrofit their home for energy efficiency and to help protect the planet. OlyFed’s energy efficient mortgage provides customers with more borrowing power and the opportunity for reduced loan fees. With increased demand for green homes and special programs to help buyers, the Olympia Master Builders (OMB) developed special section for this year’s virtual Tour of

Homes dedicated to highlighting energy efficient projects, while sharing details about other community resources like the Northwest Ecobuilding Guild (NWEBG). SEE PAGE 7

ABOUT THE BUILDER: CapStone’s roots began in telecom building cell towers in remote locations, which led us into building large, utility-scale solar arrays to power those facilities. Due to the economies-of-scale that come with these projects, we’re able to pass those savings along to our residential clients. With every project we combine buying power and industry best practices with unsurpassed customer service! Call for an appointment: 1-800-583-3620 Mention OMB to receive a $500 additional rebate with your qualified purchase!

FROM PAGE 5 “Organizations like the OMB and NWEBG provide both builders and consumers with incredible resources when it comes to products, education, design ideas and concepts, professional connections and so much more,” Barbara Whitlow, AVP/Residential Relationship Manager with OlyFed said. “These community-based organizations provide a remarkable advantage for people looking to take on a green home project.” Green building is centered on principles of peo-

ple centered design, thoughtful integration with the surrounding environment, use of natural and low toxicity materials and taking advantage of local, renewable and natural resources. Examples include utilizing solar power, renewable materials like bamboo flooring, LED lighting, instant hot water heaters, ductless heat pumps (also called mini splits), spray foam insulation, and energy efficient doors, windows, appliances and electronics. Technology can also play a big part in a green home with smart devices that provide remote access to

control the indoor climate, smoke and carbon monoxide detectors, security systems, lighting and so much more. These systems can provide real time performance reports so you can make efficiency adjustments that further enhance utility and energy bill savings. “Builders and buyers alike are discovering bigger is not always better, materials matter and wellness leads the way,” Whitlow said. “Green building not only provides long-term durability and cost-savings, it provides a healthier, more sustainable and cleaner way of living.”

ABOUT THE PROJECT: This Ranch style family home served well for a family of four and their dogs. After raising the family it was time to consider interior upgrades. The remodels were In two phases with the Living-Kitchen areas first, then Hall bath & utility room upgrades. Interior Dimensions worked closely with the clients to redesign the Living and kitchen layout. The kitchen entrance was right off the entry and relocated to provide better access to the living area and removed the middle wall in the living area for an open floor plan. This provided a new functional working layout and an island, inviting the dining room to be part of the kitchen area. Kuster Homes was awarded both remodels and completed the team to execute the beautiful new spaces. ABOUT THE PROJECT: This charming two story family home in Olympia was ready for an update to their kitchen/dining area and Master bathroom. Interior Dimensions met with the clients to learn of their cooking and entertaining style, product needs and discussed the possibility to remove the wall dividing the front Den and kitchen/dining area. This plan would now provide a larger island, relocating the ovens and refrigerator and centering the new dining area. The clients requested a larger shower and removal of the non-used makeup vanity area in the master bathroom. We teamed up with Kuster Homes to determine the wall between the den & dining areas was not load bearing and would keep the costs down to remodel both kitchen and master bath as the same time.

ABOUT THE PROJECT: A Seattle couple found their weekend dream home from the city, looking out onto the Nisqually Reach waters. The 1970's home needed an update to create an open kitchen and main living floor plan. Lane French Construction started working with the clients on their water system and we collectively met to discuss the Interior upgrades to remove the wall between the kitchen and utility room, new fireplace surround, main bath updates and adding a master bathroom to the bedroom. The client requested a warm and bright beach color palette, natural woods and ledgestone to the fireplace. Opening up the interior rooms allowed for storage to the backside of the fireplace, adjacent pantry, bar and hidden stacked washer/dryer. ABOUT THE PROJECT: A dream come true after finding a home on the sound and breathtaking view of the Olympics. The style and size of the home offered comfort and appeal, yet the layout and materials in the kitchen were ready to be upgraded. The clients were referred to Interior Dimensions to help redesign the kitchen, fireplace built-ins and update the utility room cabinetry. During the design process Interior Dimensions discussed appliance layout, cabinet functions and material choices for all hard surfaces. The fireplace brick facade soon felt dated and left out, so we selected new materials to give an updated look that would complement the kitchen and living areas. The clients had a need to design a hutch for the dining room that would match the kitchen cabinets and feature the granite inlay on the top. Lane French was awarded the project and completed the team to provide the final results.

ABOUT THE PROJECT: Even during a worldwide pandemic a mother and daughter contacted us with their dream of maintaining a happy and healthy life together. The project went normal to challenging while working through the pandemic following all safety protocols. Note: Notice the temporary wash station in the exterior after photo and our clients face mask in one of the kitchen final photos. They saw the preexisting shop detached from the daughter’s house as the perfect opportunity to make this dream come true. Their joint long term goals were safety, privacy, comfort and securing their independent life styles. From the exterior, you would never imagine it meets all their goals and it encompasses all the elements of a small and cozy craftsmen cottage. The 800 sq. ft. design met all their goals with an open concept kitchen and living room area, a master bedroom with a walk-in closet, a separate laundry room and a smartly designed Jack and Jill master bathroom to accommodate her guests. The beautiful prefinished floors throughout, cabinets and crown molding, doors and trim all make it a warm inviting cottage for her mother to gracefully age in place while continuing to live comfortably and independently. ABOUT THE BUILDER: John Erwin Remodeling, Inc. is a team of professional and experienced craftsmen committed to turning the remodeling dreams of our clients into reality. A Removal

of the walls between dining room, kitchen, and family room to open up the front portion of the house.

ABOUT THE PROJECT: Our client purchased this 1972 four-bedroom home and wanted to completely update the kitchen, bathrooms, and bedrooms. With clear design concepts from the homeowners, the living space was enhanced and enlarged by removing walls between the kitchen, entry, and dining room resulting in better traffic flow and use of the space. The master suite was enlarged by removing a wall. All trim work for the doors, windows, and floors were removed and updated. The hall bathroom was completely updated with a new tub and shower, vanity, lighting and floor and wall tile. The kitchen was redesigned with a new and more functional layout for the appliances and an addition of a custom island with a wine fridge and maple butcher block counter. The great room walls were lightened using a custom whitewash technique. The outdated living room fireplace surround was painted and updated with a custom epoxy finish.
