As one of Charles Rennie Mackintosh’s greatest architectural gifts to Glasgow, House for an Art Lover was finally completed almost 70 years after his death. Neil Cumins recounts the story
R
enowned throughout Europe for his innovative fusion of Art Nouveau and Modernism, Mackintosh designed landmark buildings for locations as diverse and far afield as Austria and Helensburgh, before his death at the of 60 in 1928.
Being the city of his birth and where Mackintosh spent most of his life, Glasgow is the fortunate recipient of some of the finest examples of his remarkable architectural legacy. These include the city’s eponymous School of Art on Garnethill’s Renfrew Street, and the stylish Willow Tea Rooms along neighbouring Sauchiehall Street. However, perhaps the finest encapsulation of Mackintosh’s heritage can be viewed a couple of miles south of there, in the form of House for an Art Lover. This grand design stands within the immaculate grounds of Bellahouston Park, on the former site of Ibroxhill House - another fine south-side villa that was lamentably razed to the ground in 1910. House for an Art Lover was only completed in 1996, but its modern construction is merely a sidenote. Mackintosh first envisioned this extraordinary building back in 1901, as a minutely-observed series of 14 internal drawings, external renders and floorplans. These were submitted to an international architecture competition that sought a conterder for “a grand house in a thoroughly modern style”. Unfortunately, Mackintosh didn’t complete his designs for the, as then, House for an Art Connoisseur on time and, as a late and incomplete entry he was disqualified from that 1901 magazine competition. These designs lay largely forgotten for almost eight decades, before a concerted effort was made to realise Mackintosh’s vision. With no schematics for the top two floors or most of its rooms, much of this building’s style is based on presumption and homage. It is easy to forget that the actual interiors, furnishing, and fittings are a recent contribution, achieved using contemporary artists and craftsmen, including a few extremely talented locals. In particular, Textile Artist and Designer Joanna-Kinnersley Taylor and Artists Jenny and Dai Vaughan were charged with creating decorations inspired by Macintosh’s wife Margaret Macdonalds designs and to stunning effect as you can see in the Music and Dining rooms. The final results of everyone's collaborated efforts encapsulate Mackintosh’s belief that architecture is the ultimate artistic expression.

A tight, almost claustrophobic entrance makes the ensuing hall feel even larger than it is, creating a sense of grandeur and allowing the intended owner to impress visitors. Generous enough to host parties, and neighboured by a half-landing ideal for delivering speeches, the hall is brightened by three double height sectional windows. Like most of the windows in the house these were positioned to take advantage of the sunlight pouring in from the south, and perfectly illuminate a mezzanine minstrels’ gallery, which festooned with clever details like carved birds’

heads mounted beside timber arches that could - if you thought about it - resemble a wingspan. As the museum’s tour guide James Winnett points out, much of this house is open to interpretation: “Part of the beauty of Mackintosh’s work is that it invites you to keep returning to it and discovering new elements and add their own interpretations to his designs.” An artist in her own right Margaret’s beaten tin panels set into the mezzanine balcony show that she also worked with metal, to great effect.
Two-person seating nooks discreetly integrate into the inner hallway’s expansive window bays, and fittingly, this corridor now leads to a museum room focusing on Margaret’s original gesso paintings and working methods.

The various artistic sensibilities of both Mackintosh and his wife coalesce perfectly in this one particular room. The Music Room is the building’s physical and spiritual heart. Since this room was the most heavily illustrated in the original competition, it provides the strongest indication of how House for an Art Lover would have looked had it been constructed contemporaneously. With so much to admire in this glorious space it could take several viewings to notice all the detailing, such as the beguiling pillars whose tapered sides and leaf capitals are merely decoration and serve no structural purpose. Brought to life by local textile artist JoannaKinnersley Taylor, her interpretation of Margaret’s original romantic designs subtly blush colour in the embroidered linen panels that line the feature wall and flank the six double French windows - that give access to the South facing terrace. A spot remarkable not only for the elevated views of the parklands but for the highly visible ‘tree of life’ sculpted into the sandstone exterior above. The centrepiece furnishings in here diligently follow Mackintosh’s template. The typically tall chair backs and stylised tables offer plenty of structural flexibility and both incorporate his prevalent oval motif, against his iconic ‘Glasgow rose’ infused backdrop and striking light fittings.

Dominated by brilliant white tones, the Music Room’s centrepiece is the astounding rose and oval accented ‘Love Birds’ piano frame
26 room & just property
Understated and intimate, the Oval Room is a study in minimalism. Here Mackintosh used his favourite shape to create a curved salon intended for ladies to retire to after dinner. Designs were never left for the fixtures or styling, instead inspiration for the completed room came from archive photographs of another of his commissions from 1904 - the (demolished) Hous’Hill
Aside from the curved window overlooking the terrace and the stained glass pendant light, there are only two focal points. One wall boasts an elevated fireplace with suspended grate and, facing opposite a horizontal waffle-effect shallow press recess seemingly floats in mid-air, almost thumbing its nose at the Victorian obsession with deep and practical cupboards.
room & just property 27
Inspired by Mackintosh’s previous work in the School of Art buildings in Garnethill, the dining room walls are clad to picture rail height with deep stained oak panelling. A barrel-vaulted ceiling caps two sets of narrative pictures that progress along opposing sides of the room. ‘The life of the Rose’ is an exquisite tableau. Inspired by Margaret’s original gesso panel designs, acclaimed local artists Jenny and Dai Vaughan have created 24 exquisite gem set works of art which literally bring jewels of colour into the room.
flora and fauna around them) before discovering each other at the room’s far end and are finally displayed as a couple. As light relief from allegorical storytelling, the far wall uses the stenciled ‘Glasgow rose’ motif to great effect around its narrow and flush-fitting fireplace, with the latter also brightening the room while preventing any temptation to adorn it with objects.
As well as eschewing Victorian clutter, Mackintosh brought his designs into the future – for instance, the lights were intended to be powered by electricity, at Depicting two youths, they gradually a time when internal illumination was awaken and develop (along with the predominantly gaslight.

The Arts and Crafts style epitomised the ethos of quality, simple things - done well.
1.
The simplicity of the concept of hand crafted, belies how adept the early practitioners involved were, and how intricate, and even exotic the emerging workmanship was. Over time they developed new techniques and achieved even greater skills and beauty and lead the dark Victorian household into a bright, new world of shape, colour and form. Although designed 40 years after Arts and Crafts began and one of his first forays into the 'Modern Ideas' movement, the House for an Art Lover, is the embodiment of the philosophy. Mackintosh's pioneering visions brought to fruition by the skills of local talent exemplify the tenet of the original reactionaries such as John Ruskin and William Morris. More than 150 years on from its foundation, the legacy and inspiration that influenced Mackintosh, the Vienna and Berlin Secessionist movements, and Art Nouveau continue to influence our decors and craftsmen.
2.
Innovative creations are now icons etched in design history and most can be found in Arts and Crafts emporium 'The Studio' Antiques in the Ruthven Arcade. Visit any day of the week for original furnishings and fittings and inspiration.

Acknowledged by many as the best in Glasgow, and as the moniker the ‘Piano Wizard’ infers, Jamie McLaren is a man who knows a thing or two about pianos. A professional piano tuner, he opened his premier Clydeside showroom 3 years ago after starting out in Glasgow’s Hidden Lane. When I spoke to him he had coincidentally just been on a recent site visit to the HAAL. Surprised and mildly amused by my question, his answer was a bit of an anticlimax. “No-one has ever asked me about that piano - it’s nothing special really, a twenty something Yamaha Baby grand!”... not quite the 120 year old Steinway that I had imagined. We snapped Jamie beside his first project that he built when he started out in the piano business nearly 10 years ago and at only 32 Jamie is just getting into his stride. Already partnered with Scotland’s largest piano centre, the Edinburgh Piano Company, Jamie promises bigger and better things for his company in the future.

Everyone should visit McLaren’s Pianos, even if just to have a Hollywood moment amongst the ivory and gloss on the gleaming array of new and second hand pianos and accessories on display in his surprisingly inviting floor space, and to resist the temptation of tinkling out chopsticks on the Bentley Baby Grand displayed overleaf. There truly is something for everyone from the friendly welcome, to the array of brands, styles and bargains galore on show, and even access to free on-site parking. Jamie and his team are not only passionate about pianos but about customer service too, happy to answer any enquiries; they can service or tune up your piano, advise on the best model for your purpose, aptitude or budget, or even try and help with any piano related research. Plus although he can’t build the Love Birds frame Jamie can design a custom piano for you... Mclaren’s Pianos 166 Clyde Street. 0141 444 6666 www.mclarenspianos.com

Over 30 leading furniture makers from across Scotland showcased the best of their craft at The Lighthouse in Glasgow last October, 2012 in an exhibition organised by the Scottish Furniture Makers Association (SFMA) for its members.
John P Johnston, chair of the SFMA said: “Many furniture designers and makers from Scotland regularly deliver one-off bespoke pieces as well as exhilarating collections for customers across the UK and Internationally. This was an opportunity for people in Scotland to appreciate the creative talent we have in this sector and look closer to home for their furniture needs.
The Scottish Furniture Makers Association (SFMA) has a growing membership from wellknown designers to new, up-and-coming talent. The organisation profiles and features designers and makers from across Scotland, with an increasing recognition for diversity of styles and innovation. It receives support from the Forestry Commission and Scottish Enterprise to assist with promoting the use of working with local woods to audiences at home and abroad.
Initially The Association was the concept of Arts and Crafts expert; architectural joiner, and bespoke furniture maker
Ross Samson of Samsons Joinery - as a show of strength of numbers among the handmade f u r n i t u r e f r a t e r n i t y. N o w t h e i t h a s a vision of its future as a progressive group of Scottish designer/makers offering innovative furniture pieces that are keenly sought after throughout the world. In doing so both sets of ideology follow a strong Scottish tradition to see oneself as part of the world and not simply on its edge. Such a philosophy has served individuals and business well in the past and continues to do so today. It has produced some great achievements in art, education, architecture, and engineering that have gained true global respect.
Members of the SFMA are encouraged to offer a professional approach to their furniture making, incorporating three keys elements: a build quality that is uncompromisingly second to none; practical and functional pieces, and furniture that can be appreciated as an art form.
Just in case you missed the exhibition here is a showcase of five of the Glasgow based members of the SFMA and their incredibly useful and beautiful work.

“
My inspiration comes from studying the furniture and techniques of others and always trying to leave a little piece of the nature of the wood in my work.
“Initially I worked in the theatre as a sound and lighting technician, as well as a set and props builder.
I had the opportunity In the mid 90’s to train in Pittsburgh with Tadao Arimoto, I had been planning to make furniture with paint effects on it. Working with Tadao changed all that and cemented my love of wood, I have rarely used paint since. After some years of joinery, furniture restoration and building restoration through various companies and self employment I finally found myself bench space at Gogar Cabinetworks. In 1999 while there, Chris Scotland and I decided to bring our varied skills together in partnership. We worked together up to 2009. I have long been an active member of the SFMA and was the chairman in 2010 and 2011. After fifteen years of bespoke woodworking I have developed a love of local timbers.
44 room & just property
I still enjoy the challenge set by new clients and I am always finding new ways to express my cabinet making skills. My career has involved both large design projects for whole interiors to small items such as coffee tables. Recently, I opened my own workshop near my home at the bottom of the Campsie Fells just north of Glasgow. I find it difficult to describe my work however, for me one of the greatest rewards of woodwork is going back to see a piece having long forgotten the labour of building it to then see it treasured by its owner.
I work in Scottish wood and like to source my stock as locally as possible. After all these years I can’t see any reason to use any other timber.
Full details of recent projects and more information are available on my web site at www.scotland-dalgety.co.uk If you would like to get in touch to discuss future commissions please contact me at AC Dalgety Joinery. longside its industrial units and bustling markets, the Blochairn district of northeastern Glasgow is renowned for the incongruous sight of boats and yachts parked along a main road, beside a large boatyard. This understated site is the home of Prosser Marine Sales, a globally renowned marine specialist capable of supplying boats to suit four figure and seven-figure budgets alike. With a lineage extending back to 1893, this family run business is an international authority on everything from new and used boat sales through to finance, storage, moorings and all the ancillary services involved in owning and maintaining a motorboat.
Stan Prosser took over Scotland's largest specialist marine dealer in 1995, although the Prosser name was originally associated with cars, as he recalls: “Back in 1981, we decided to sell boats, which had been my hobby since childhood. A well known car dealer had a boat for sale, and we received a phone call asking if we’d accept it as a trade-in for a car we’d advertised at our Royston Road dealership. Rather than just sell the boat on, we cleaned and polished it, and there was a stampede of people wanting to buy it. We tried marketing a couple of further boats and received the same response. We decided to relocate our boat division here in 1989, and we’ve been here so long that we’re almost a landmark - we’ve gone from being local to international, with enquiries coming in from all over the globe.” Today, Prosser Marine retails everything from fishing boats to express cruisers, with official licence to sell boats from leading manufacturers including Bayliner, Quicksilver, Cruisers Yachts and Sealine. One of the company’s more unusual traits is its willingness to consider almost anything as a trade-in, from motorbikes to motorhomes. “We used to have a catchphrase that we’d take anything in part-exchange, from a frying pan to a space rocket,” says Stan Prosser. “Although we never got offered a space rocket we’ve taken most things over the years.”

ith satellite operations at premium locations Inverkip’s Kip Marina and Cameron House on Loch Lomond, Prosser Marine’s Blochairn boatyard remains the company headquarters. Clients, old and new, travel from around the world to this 12,000sq ft showroom, which is augmented by an 8,000sq ft outside yard. The interior houses a treasure trove with numerous juxtaposing elements like a waxwork Elvis and a Bombardier Sea-Doo watercraft. An assortment of classic cars (all of which are for sale) currently includes a 25 year-old Mini Cooper with just 6,000 miles on its clock and one owner in its logbook, and an impeccably restored Buick Riviera that has seemingly been teleported here directly from 1958.

Alongside such automotive exotica, the showroom’s larger boats are equally capable of captivating visitors, and Stan Prosser attributes much of this appeal to the ingenuity of their interiors: “The designers who get involved with boat and yacht interiors can create incredible space out of nothing, and a lot of these features even migrate into houses over time.”

espite retailing flagship products like the £400,000 Sealine SC42, a visit to Prosser Marine rapidly dispels the notion that boats are an extravagance for the truly wealthy, with crafts of all sizes and price tags in stock. Stan Prosser succinctly describes the wide-ranging appeal of boat ownership: “I can stand here and give a prospective buyer a million reasons not to buy a boat, but there’s one good reason that beats every negative – it will make your life better. The west coast of Scotland has the finest cruising grounds in the world, and the marinas here are as good as anywhere, with excellent facilities.” Even on dry land, the cabin of a boat is an inspiring place to be, and with this appeal increasing exponentially on the water, the allure of boat ownership becomes easy to understand.

Take RIDLEY SCOTT ASSOCIATES’, mix in a soundtrack by LANA DEL REY, add DAMIAN LEWIS and put him behind the wheel of the brand new F-TYPE JAGUAR.
Back in December, Jaguar announced that Award winning British Actor Damian Lewis would play the lead in a short feature film called ‘Desire’ for their luxury car brand to be released shortly. Actors Jordi Molla was cast alongside him as a villain and Shannyn Sossamon has the female lead. Inspired by the Jaguar F-TYPE, the casting announcement was made at an exclusive pre LA Motor Show event hosted by Jaguar Land Rover at Paramount Studios, LA.
Jaguar invited viewers to follow the filming of ‘Desire’ with a rare insiders view of the set and filming process throughout this unique production. The soundtrack to the film has been written by singer songwriter Lana Del Rey. The exclusive track named 'Burning Desire', was inspired by the Jaguar F-TYPE. The F-TYPE is the first two-seater sports car from Jaguar since the iconic E-type was launched 50 years ago. Jaguar revealed the F-TYPE sports car to 350 VIPs ahead of its US debut at the LA Auto Show. The car made its dynamic entrance at Paramount Studios on a road built over the famous studio’s sunken water tank against a vast 50 metre projected infinity back drop used in many Hollywood films. Damian was not the only cast member in attendance at the event, his ‘Desire’ co-star, American actor, Shannyn Sossamon, was also present. Additionally, guests were treated to the premier of a trailer teaser for the movie (View ithere at www.ftype.com/desire) which was filmed in Chile over a five d a y shoot. The film tells the story of Clark (Lewis), who delivers cars for a living, running into trouble after a chance encounter with a mysterious, young woman (Sossamon) in the middle of a lawless desert. Directed by Adam Smith, this is a story of betrayal, retribution, passion and greed.
Damian Lewis commented: "When Jaguar approached me about the FTYPE Desire film I was really intrigued. I then got to read the script and decided it was definitely a project I wanted to be a part of. Working with the director Adam Smith from Ridley Scott Associates, it promised to be an adventure. Jaguar cars have played some iconic roles in film for many years and I was looking forward to being the first to drive the F-TYPE in film.” Kai Lu Hsiung, Managing Director, Ridley Scott Associates comments: “We were hugely excited to be collaborating with Jaguar on this project, and to work with such a fantastic cast. “Film sets have traditionally kept viewers out, but through crafted updates and con-tent we welcomed them onto the set in an unprecedented way, from the shoot in early December through to the launch of the film in March. We want viewers to see how the process unfolds through our eyes and to be a part of it alongside us.” Throughout the project Jaguar employed innovative techniques to share the film set experience and mastery with their audience. From using button hole cameras attached to the cast and crew; gaining insight from stunt coordinators and wardrobe; to setting up mobile Go Pro cameras on helicopters and cars to provide unique views from the set that viewers would never otherwise see.

Adrian Hallmark, Global Brand Director, Jaguar comments: “The parallels between the world class creativity and technical capability that led to the creation of F-TYPE, and the unique collaboration between Ridley Scott Associates and Emmy award winner Damian Lewis are self-evident. “Jaguar is synonymous with some of the most iconic moments in cinematic history, and we were excited about reigniting this powerful combination through a British led, world class artistic project. Our aim was to craft the most visionary and highest quality filmic product ever created in conjunction with a brand, as a platform for our most important product launch in 50 years – the F-TYPE Jaguar.” The new Jaguar F-TYPE represents a return to the company’s heartland: a two-seater, convertible sports car focused on delivering performance, agility and maximum driver reward. The F-TYPE is a continuation of a sporting bloodline that stretches back more than 75 years and encompasses some of the most beautiful, thrilling and desirable cars ever built, including the iconic E-type.
Jaguar F-TYPE An engine fronted, rear-wheel drive convertible, the F-TYPE is engineered to deliver pure dynamic driving reward and stunning performance. The focus on driver involvement and sporting performance is emphasised by the ‘one plus one’ layout of the asymmetric cabin. This is evidenced by the grab handle, which sweeps down the centre console on the passenger side, delineating it from the driver’s position. The F-TYPE’s interior features a driver focused philosophy, with engaging controls encased in dramatic architecture.Taking inspiration from cockpits of fighter airplanes, the controls are ergonomically grouped by function. Further aeronautical inspiration can be found in the joystick shaped Sport-Shift selector controlling the eight-speed transmission. The air algorithms, staying tucked discreetly out of sight in other circumstances.
70 room & just property
Unique technical grains tailor the trim materials, further differentiating the dual cockpit cabin. Visually, the F-TYPE’s exterior demonstrates a new sports car de-sign language for Jaguar, with clean er lines delivered through the discreet use of technology such as deployable spoiler and door handles. The F-TYPE is constructed around the fourth generation of Jaguar’s acclaimed lightweight aluminium
architecture using industry first technology forming a great part of Jaguar’s commitment to sustainability with mo-re than half the content of the car coming from recycled metal. In add-ition, the structure is exclusively riveted and bonded – this manufacturing process emits up to 80 per cent less CO2 compared to that from welding a comparable steel structure. Jaguar is also rolling out its closed loop recycling system to its suppliers, ensuring all off cuts of metal from the manufacturing process are reused.
“The F-TYPE isn't designed to be like anyone else's sports car. It's a Jaguar sports car – ultraprecise, powerful, sensual and, most of all, it feels alive.” Adrian Hallmark,
Adrian Hallmark, commented “Jaguar is a founder member of the sports car segment with a rich sporting bloodline stretching over 75 years, and in the FTYPE we've reignited that flame.”
The range-topping F-TYPE V8S will reach 60mph in 4.2 seconds and has a top speed of 186mph. The 380PS V6 F-TYPE S will reach 60mph in 4.8 seconds and 171mph, the equivalent figures for the F-TYPE Three models will be available – F- V6 are 5.1 seconds and 161mph TYPE, F-TYPE S and the F-TYPE V8 S. They are powered respectively by Jaguar’s new 3.0-litre V6 supercharged petrol engine in 340PS and 380PS outputs and its 5.0-litre V8 supercharged petrol producing 495PS.

We often see in these programmes painters and decorators working shortly after other trades have finished. They have allowed no time for materials to dry and shrink as appropriate. So the decorative finish may look great at the end of the programme but what then? Construction works do require to be carried out in order and timetabling and availability of different trades and materials can impact on the schedule and the realistic time scales should be set with your contractor.
TV Home makeovers by Ian Gray, Morton Fraser residential property expert I just love to see how people try to change, adapt, build repair, and upgrade their homes, and I am lucky as I get to see so much of this through my work. I don’t watch much TV but I do like to sneak a wee look at some of the property programmes from time to time. From my point of view I not only find these programmes interesting and entertaining, but also at times extremely worrying. There are lessons to be learnt. For the record, I am entirely in favour of having a dream, a passion and a drive to create something personal, but there are significant disaster traps that are all too easy to fall into... They are however avoidable. Many of these programmes start by arriving at a property that is in significant disrepair. This can be due to a significant lack of maintenance, or commonly a “DIY” project that was well beyond the owner’s capabilities. The risk here is not only to the building, but to the family and occupants as well and should not be under stated. As with most things in life skilled individuals can make their job look easy. So take on board that unless you have relevant skills and experience don’t under-estimate the size of the task and ask for advice! We regularly see properties where, unfortunately, whist the concept was good, the money spent has been wasted due to the DIY enthusiast not having the appropriate skills and not providing an appropriate standard of finish thus reducing the value of the property. Some of these programmes are some what deceptive in relation to the financial implications and time scales involved in a project. An owner doing everything on his own, taking 5 years to complete the job and going significantly over budget, and a massive squad of tradesmen appearing to be able to significantly alter a property in a matter of days, all within budget are not the norm. You must be realistic in relation to time scales, disturbance and costs. Project management and financial budgeting are therefore essential from inception to completion.
72 room & just property
Prior to proceeding have a clear budget. It is important to genuinely calculate the nature of the project, quality of finishes and assess all the potential costs, including an appropriate add-on for contingencies. Building works rarely go completely to plan and a cushion of additional cost should be allowed for in your budget. Ensure that you have planned and priced as much as possible prior to proceeding, as altering the project as it proceeds can significantly increase the costs, pushing it over budget. The programmes vary in quality but some brush over the fact that in many cases planning, possibly listed planning and building warrant consent may be required These can in some instances significantly delay the start date of the project. The associated cost of the application, Architects fees and time both your own and in relation to the project are all too often ignored but you need to budget for them. It is also important to remember that whilst you may think ‘it’s my home’ and that you’ll do what you like, on re-sale these consent certificates and guarantees for the works carried out will be requested by the buyer’s solicitor. In many cases relevant consents have not been obtained and with unqualified tradesmen, electrical and gas certificates along with guarantees have not been provided. This all causes significant issues at the point of sale and can drastically reduce the ultimate price. I can only reiterate that if you are considering a project, check the consents required, plan in as much detail as possible and cost it very carefully. If you want to do the majority of the work yourself great, but remember some trade will require by completed by competent, trained and qualified people and will need to be signed off. Remember ‘Rome was not built in a day’ - schedule an appropriate time scale and don’t take short cuts! Houses in Multiple Occupation
By Morton Fraser Solicitor, Richard Wilson
Thinking of buying a property for your children to live in whilst they are at university or college? Amongst the many pitfalls to look out for is the Houses in Multiple Occupation (“HMO”) licensing regime. When do you need a HMO? The key to when a property becomes an HMO is in how many unrelated families are living there. If you purchase a three-bedroom property, for example, and your child takes one bedroom, you can have another two unrelated people in the other two rooms. This would not be an HMO. However - if you purchase a four-bedroom property, your child takes one bedroom, and you have three unrelated people in the other three rooms – this would be an HMO. If you take your child out of the equation, then the magic number is three unrelated people. This would mean that your three-bedroom property which, by virtue of your child living there was not an HMO, would fall into the HMO regime. Operating without an HMO licence is a criminal offence and carries a fine of up to £50,000. It pays, therefore, to know the law and to get a licence if necessary. To discuss the points raised in this article with Richard contact 0131 247 1104 or email richard.wilson@morton-fraser.com www.morton-fraser.com This is for information only and is not intended to be construed as legal advice and should not be treated as a substitute for specific advice.
