Hello everyone, I just love this time of the year! Especially in Kingston! We have so much to look forward to, but one of the main things which has come round so quickly is the International Youth Arts Festival! (IYAF). This year will be the 8th year it has been running, and I am glad to say that I have some inside knowledge this year! I would like to be one of the first to wish everyone involved, best wishes, and I hope it all goes to plan. You will be seeing more information about IYAF on our Facebook and Twitter. This month its all about preparing for Summer and planning getaways! Take a look at page 22-23 for tips. After many people skipping out of work due to the really nice weather and bank holidays, it has been hard for anyone to commit to meetings, so I only have a handful of new adverts! Q1: So, Robert, how long have The Computer Chaps been in business now? A1: Since 1997, so unbelievably 18 years. Q2: Have you been in this line of work for a while? A2: Haha! Too long, No, seriously. After taking my exams, I worked for a large organisation in their IT department. That was in the relatively early days of commercial Computing, so around 1989-1990. All I really remember of those days were the black screens with white writing and feeling very pleased with myself when I managed to roll out blue screens with white writing. Less than two years later I was lucky enough to be offered a job with a small consultancy dealing with very high profile clients. Literally, from day one, Computer Systems ceased to be just a job and became a way of life. We were responsible for every aspect of our clients’ needs from Network Design, Cable Installation, Server and Workstation installation through to General Maintenance and Support . Every day was a challenge, but great fun and once again was very lucky to work with a great team. Q3: What interested you most about this type of career? A3: Good question. After a few years of running a successful Leather fashion business with my wife Marie, we found the demand for Leather Garments decreasing. A new career seemed to be on the cards, so she ran everything completely on her own while I took all the relevant Network and Computing exams. So thanks to her it allowed me to pursue a new career. Sorry! I digress. Initially it was purely what seemed to be a marketable skill. The interest, thankfully, came later. Q4: What types of services do you provide? A4: Everything from Design and Installation through to Maintenance and Support. For Home users it tends to be Initial Setup, Virus, Trojan and Ad-Ware removal together with training and general maintenance and

support. Q5: What sets The Computer Chaps aside from other businesses offering IT support? A5: We are all dedicated to what we do. We pride ourselves on being jargon free and most of all always getting a job done to a customer’s satisfaction in the minimum amount of time. 98% of all our work is completed within the hour and do not make any charge for time spent on any relevant downloads that might be needed. Q6: You’ve offered plenty of support to local residents with their PC and laptop problems. What is the most common problem you tend to hear about? A6: Mostly Virus and Malware. Also Training, Internet, E-Mail and Printer connection problems Q7: Brilliant! Finally, do you have any advice for our readers to avoid computer trouble? A7: Always make sure that all Operating System and Software is updated. A good Anti-Virus and Malware Program is essential. Regular cleaning of Internet Cache is useful, as is setting up of separate Accounts for each user of a shared PC, particularly for children. Sarah Ward – a YMCA fundraising machine

Whether it’s about getting people to spend a cold winter night outside, sheltered only by a cardboard box, or to run a marathon, or paddle a dragon boat for the very first time, Sarah Ward -YMCA London South West’s bubbly and energetic Fundraising Officeris always at hand to give each and every participant the support they need in fulfilling their challenge. “The thing I love about my job is the versatility, how every day is different. Working closely with the different departments, whether it is Children and Family Work, Health & Wellbeing, Youth, Accommodation or the Chaplaincy Team, my job is to ensure the sustainability of our projects, through fundraising and individual and corporate sponsorships,” Sarah says.

years we’ve built up some great relationships with local schools which have really increased their participation. This has been so successful that for this year, I am looking into devising a ‘Sleep Easy, Sleep Out’ event especially for the younger students”.

She started her career in the fast-paced television industry, before moving on to recruitment and eventually setting up her own successful events business.

In December 2014, YMCA London South West also worked alongside the Kingston Rotary Club in organising two successful new fundraising events for families; a Candlelit Walk and a Santa Run. Working with external partners is something Sarah is always looking to do more of.

With two young children at home, however, running a business full time was a challenge, and Sarah decided to make the move to the third sector. She’s now been at YMCA London South West for five years, developing new ways of engaging with the local community through various fundraising events. “We try to ensure that the fundraising events always have some relevance to the projects we’re raising money for,” Sarah says. “The YMCA is a very community-orientated organisation. We like to work with local people, be it individuals or corporate businesses”. Sarah manages a wide variety of different fundraising events throughout the year, ranging from Sleep Easy in the winter, to marathons and half marathons in spring and autumn, and the Kingston Dragon Boat race every July.

“With YMCA LSW expanding its work in the Hampton and Richmond area, I’m working on a very exciting project for this Christmas,” she says. Sarah also facilitates team bonding events for local businesses and organisations who want to give back to community. She works with corporate sponsors including Tiger, Access Storage, Big Yellow Storage, Marks and Spencer, John Lewis and Pritchards of London. “Without the generous support from our corporate sponsors, we would not be able to set up all the fundraising events we do”, Sarah explains. Keeping your Elders Safe during the coming Summer As temperatures start to take an upturn in the next few months, it can become increasingly difficult to maintain a healthy body temp and all round comfort. This can become very worrying for those thinking about their grandparents, particularly when they are staying at a nursing home or being cared for away from their homes. There are a lot of serious ailments and health complications that can arise from temperatures being too high. These include: heatstroke, high blood pressure (hypertension), exhaustion, dehydration, sunburn and increased levels of stress. A lot of seniors may also be on certain medications that can make them more prone to sunburn, so it is essential that they stay well within shady areas during the brighter times of the day. Even short bouts of direct sunlight can cause some dangerous ailments. A lot of us tend to feel a little helpless when we can’t ease the discomfort of our family members, and more so when they aren’t living with us. Fortunately, care homes always tend to go on alert during the warmer seasons, so rest assured, as long as air conditioners are up and running, rooms are well ventilated using windows, and dehydration is tackled as much as possible. Your elders will be perfectly safe from harm under the watchful eye of professionals. If, however, you are concerned about finding ways to keep your relatives comfortable within your home, there are plenty of things you can do yourself, such as cooling foot baths, aiding them in a refreshing bath or shower when they need it, ensuring that their thirst is quenched whenever they need it, and airing your home out as much as

possible. Setting up a fan or dehumidifier in their room can also make a big difference. Opening windows at opposite windows of the house will really help to increase the air flow through your home. Make sure you attend regularly to those who have heart conditions, hayfever or circulatory problems. It is extremely important that elderly relatives also take precautions by wearing hats or shades, loose-fitting clothing and plenty of sun block if they’re spending some time outdoors. Even certain types of clothing can’t protect from direct sunlight, so remember to apply sun block in any delicate areas as applicable. It may also be worth taking a pause when entering a building, as it can be difficult for their eyes to adjust to light changes. You may even notice yourself, sudden changes can cause headaches or dizziness at times. The simplest way to combat heat-related issues is to keep well-hydrated at all times. Keep your relatives happy and healthy by ensuring that you’ve always got a bottle of water or nearby access to cold beverages, and remember not to overdo it on the activity.

Momentum Children’s Charity to Exhibit at RHS Chelsea Flower Show 2015 Momentum children’s charity, based in Kingston upon Thames, is thrilled to have a dedicated Momentum Garden in the Great Pavilion at the prestigious RHS Chelsea Flower Show this month. On Monday 18th May, our new Charity Patron Christopher Biggins will be attending on behalf of Momentum, with his friend Jayne Torvill, the ex Olympic ice-skater. This show will then be open up until Saturday 23rd May. Gardens and outside spaces have always featured greatly in Momentum’s work, with the charity having designed and constructed hospital play areas, gardens and even a vegetable garden.

In conjunction with Tale Valley Nursery, the Momentum Garden at Chelsea, sponsored by Chartridge Developments plc, will feature a beautiful willow sculpture representing a Momentum family sitting on a bench. The sculpture will be auctioned at a later date.

Summer holidays

This is the time of year when we begin thinking about our summer holidays, and in the 21st century we have become used to jetting off to take our holidays almost anywhere in the world. Two centuries ago, only the very rich would travel abroad, perhaps on a Grand Tour to the visit the ancient and romantic ruins of Greece and Italy. For the majority of the population, any kind of travel was out of the question, and before even the invention of the railway, people would journey less far to visit friends and family, or on business – and this would be by stagecoach. In the 18th century, Kingston was the hub of the coach industry and the first stage of the journey from London to Portsmouth. Coaches would come down to what is still called London Road and along into the Market Place, where there were many inns to stop for refreshment and/or a night’s accommodation.

Yet travel by stagecoach brought its own hazards, as this was the era of notorious highwaymen! One such was a young man called Jerry Abershaw, who operated around Kingston Vale, just before travellers would enter the town. Eventually he was arrested, tried at Croydon Assizes, hanged at Kennington and then gibbeted on Wimbledon Common!

The side backing on to the river was the ‘posh’ place to stay, such as where NatWest (formerly the site of a coaching inn) now is, since there was not only a view of the river but also space for the horses to be stabled. For those not wishing to delay their journeys, speed became ever more important, and by the beginning of the 19th century up to fifty coaches would pass through each day, with a change of horses being made in only two minutes. During the Napoleonic Wars we know that many soldiers and sailors travelled through Kingston, including Lord Nelson and the Duke of Wellington!

Keeping it Cool Indoors

The next few months can be a bit of a strain on our bodies. With the additional heat, inside the house and out, finding both motivation and all-round comfort can be a hard task. Here are some ideas for maintaining a comfortable body temperature and keeping the atmosphere around your house pleasant and airy. Ventilation is key Invest in a good quality fan system. There are a lot of varieties you can choose from, be it a tower fan, standing fan, desk fan, or a no blade-cooling system, so remember to do your homework and consider the best place to keep it. Although more money may be spent on electricity when operating fans, reduced heating costs this time of the year should help out. Having a window fan can also be a great way to keep the air flowing, as long as you keep them downwind and facing outward. Create more shade Installing blinds for your windows can really reduce the heat that comes in, and will keep direct sunlight from hitting delicate objects or causing electrical equipment to overheat. It may also be ideal to create some shade for your air conditioner outside of the house, as it will work a lot better without the additional heat caused by sunlight. Other methods of creating shade could even include planting trees - the clean, green way! Timing counts for a lot Any chores or unpleasant duties you need

to perform, such as deep-cleaning tasks and moving furniture can really work up a sweat as it is. If you can, try to plan these jobs for later in the day, when the temperature drops a little. You should also find a shady garden spot or stay indoors between 11am-3pm as this time of day tends to be the hottest. Give your air conditioner an upgrade If you have an air con unit, you could ensure better results with a modernised compressor. If you don’t, perhaps you could purchase a new air conditioner all together? Seek advice from a professional energy auditor or salesmen in order to get the best option available for your home. You’ll want to find a unit that decreases humidity and if possible, comes with multi-speed function. Avoid using air conditioning in rooms that aren’t used as often. Dehumidifiers can work wonders Not only do dehumidifiers create a more enjoyable and less-humid atmosphere, but you also have the option to create wonderful fragrances using essential oils, which can really freshen up your home. Using a dehumidifier as well as an air conditioner will cause the air con unit to work a harder than it needs to, which means energy will be wasted, so try to alternate cooling methods.

Q1: We have recently acquired a new dog, and he is making a mess of our lawn. Is there any way that we can dog-proof it? A1: The words lawn and dog-proof are a difficult marriage! I am not sure whether you are looking to renovate what you have, or to start from scratch. There’s an excellent book called The Lawn Expert by Dr D G Hessayon. That should help you make up your mind, and then take you through all the steps needed for success. You’ll be able to find it in any good garden centre. Can I just say now, that there are no short cuts! Any time that you spend in preparation, you will be rewarded for greatly – take a shortcut or miss out on vital watering/after care, to your peril! Q2: My rhododendron leaves are covered in black stuff that looks just like soot. Will this kill the plant? A2: The black soot like patches on your plant are caused as a result of the presence of the sap-feeding pest, most likely aphids or whitefly. These pests secrete a sticky sugary fluid, which then attracts a fungus to grow on the affected areas. The fungi do not cause direct damage to the plant, but the black deposits cut off light from the leaves, so reducing vital photosynthesis. This can cause premature leaf-fall and consequent weakening of the plant. The first thing to do is spray the plant with a mild solution of soapy water to remove the black sooty deposits, and you can gently rub the stuff off with your thumb and finger. Then I suggest that you spray regularly with Rose Clear Ultra, following the label instructions. 15

Q3: I spilled a bag of waterretaining crystals on a flower bed, and was shocked to see a trail of slime after I had watered. What can I do to reverse things? A3: I did exactly the same sort of thing, and then wondered where the aliens had come from! The problem is that each single crystal has a massive water holding capacity. The quick remedy for you is to cover/ mix in as much soil or compost as you can. This will have the effect of separating out these granules so that they are not sticking together as slime. Q4: What is the Chelsea Chop? A4: This is a pruning method by which you limit the size, and control the flowering season of many herbaceous plants. The Cooking Corner Carrot Cake

This is one of Cake Walk’s favourite recipes, as served at the four seasons hotel by special recipe owner Elif. Ingredients: • 250 gr. Vegetable Oil • 4 x Eggs • 375 gr. Sugar • 300 gr. Flour • 8 gr. Baking Soda • 10 gr. Baking Powder • 7 gr. Ground Cinnamon • 7.5 gr. Salt • 5 gr. Vanilla • 360 gr. Grated Carrot • 113 gr. Chopped Walnuts Method 1. First, beat the eggs and the sugar with a mixer for about 5 minutes. 2. Next, add all the ingredients to the mixer and mix again for a couple of minutes. 3. Oil a 25cm cake mold and pour your mix into it. 4. Bake it in the oven at 180°C for about 45 minutes and enjoy!

NumberWorks’n’Words For some children (and adults), spelling is easy... just look at a word and you can write it correctly. For others, it’s a minefield.

It all depends on how you as an individual think and learn. If you learn visually, it tends to be easy, but if you are an auditory learner, you need to be able to hear the spellings. Here is a tip that many auditory learners find useful When you learn the spelling, emphasise all the syllables, maybe even clap out the word as you say it. As you say it, make sure that you emphasise the vowel sounds: “Diff – er – ent, Norm – al, En – ter, In – de – pen – dent”

Make up silly stories to remember word families: An insect got on a chair in a train, which strained as it pulled a chain in the rain, which went down the drain (‘an insect’ reminds us that these are ai words). As a teacher, I have seen many children learn to spell by saying it out loud (using any funny way of doing so) and writing it down. Change the colour of the pen or pencil and write it again and again, (but don’t change the colour mid-word – you’ve got to allow your hand to flow). Just the act of changing the pen, the few seconds it takes and the different feel helps make the spelling more secure. But remember... just because you or your child learned to spell a word yesterday or last week, doesn’t mean that you can spell it today!! “It’s Cool to be Calm in Kingston” Campaign

(Working with schools, children and parents to teach relaxation and calmness within the Borough) Does your child know how to relax? Massage is an incredible way of promoting relaxation, bringing with it many physiological and psychological benefits. As an experienced massage therapist working in companies and from home for 12 years, I have been teaching Positive Touch in Kingston Primary schools for more than 5 years. To help promote relaxation and learn about safe, POSITIVE TOUCH, I have created and recorded a unique range of SELF AND PEER MASSAGE STORIES, set to a background of inspirational music of different genres. Through special in-school or parent-child workshops your child can learn how to use simple massage strokes in stories, to ease stress and release endorphins (our natural painkillers). Children learn to massage through clothes onto another child’s back, enjoying kinesthetic play and stories that capture their imagination.

Planning for the Summer Holidays

The Sunny weather is finally starting to settle in, and its about time we started planning for those big family holidays during the Summer break! Hopefully you’ve managed to save a little money in the past few months, in order to plan the perfect getaway this year. Even minimal funds can lead to some great days out with family and friends, given that you have enthusiasm, creativity and plenty of time to spare. This article will hopefully inspire you to make full use of the upcoming holidays and not let that sunshine go to waste! Adventuring For the perfect family holiday, you’ll want to do plenty of research, speak to your local travel agent and ensure that you meet the needs of all your travel companions when putting plans together. Discuss with your family and friends your ideal location - does it include sunny beaches and laying out by the pool, or would you much rather head somewhere cooler and focus more on lively activities, or historical sights? Not all of us are cut out for lounging in scorching temperatures, and some of us prefer to see the sights, or go on hikes.

This isn’t only an entertaining and prizegiving treat for the kids, but it also helps to keep them more physically active and means they’ll spend a lot more time being sociable and using their intelligence.

You can enjoy an educational and fun day out for little money, and without the risk of sunburn. If you’re looking for something a little less educational for you and your friends to do, you could make a note of the best days to go to your favourite local cinema - for example, the Odeon at the Rotunda now has a “Bargain Mondays” special offer which provides great value tickets to fight those Monday blues. There are also plenty of free events around Kingston this time of year for you to mark on the calendar, which can be 23

Safety During the Warmer Months

I’m sure a lot of us have been looking forward to the time when we can turn off the heating, put away our winter coats and spend more time outdoors - well the good news is, we’re supposed to have a scorching, long Summer on this year! There are plenty of great things about the next few months. Even spending an afternoon in a local beer garden having drinks with your friends is a lot more enjoyable with great weather, especially when you’re relaxing by the river.

Overheating throughout hot weather can lead to exhaustion, heatstroke, heart problems and difficulty when breathing. Always ensure you are wearing the appropriate amount of layers and that you keep well-ventilated. It always helps to air out rooms as much as possible, to use blinds/shades and to wear light, loose-fitted clothing.

Though the real heat usually tends to settle in around July/August, we’re definitely on the way to some consistent sunshine, and some of us have already planned getaways! For those of you who already have holidays booked, I’m sure you’ll know - we don’t always have to wait for the Summer. There is no right or wrong time to dig out your swimsuit, or buy something new from local beachwear stores like Sofia R (look out for their advert!), so hopefully you are well on your way to some well deserved fun in the sun.

Protect your skin

Unfortunately though, there are certain precautions that need to be taken into consideration in order to stay well during the warmer months. For example: Always stay hydrated

Always wear plenty of sunblock when you are out and about, even if you’re spending a short afternoon in the park or going on a big shopping trip. You’ll be surprised how quickly the sun can catch you. Especially when sunbathing, even in your back garden - covering up, particularly in delicate skin areas is essential. If you are worried about being exposed to the sun, try to avoid going into open areas between 11am and 3pm, as this is the hottest part of the day. Though children and those over 75 years old tend to be more vulnerable during heatwaves, the heat can get to all of us sometimes. It is most notable for those with health concerns or for people who tend to have more physically straining occupations, such as labourers or athletic types, but we should all be aware of the dangers, and should make every effort to stay healthy in the upcoming months.

It can be very easy for your body to become dehydrated as the warmer weather sets in and we tend to perspire more. A lot of us make the mistake of not drinking enough water every day, however the upcoming months in particular are times when you should definitely increase your fluid intake. Avoid overheating 28

Hypnosis

Many people have been watching the Saturday night TV program, You’re Back In The Room. This program sees five contestants given very simple tasks to do to win money. There is a problem. They have been hypnotised, to sabotage any attempt for them to complete the task. It has the audience in fits of laughter as the contestants do the strangest things. Many people I have spoken to, who have watched the show, are disgusted in what they have seen. “How could a person have such control over other people?”, is often a comment said to me. But has the hypnotist control over the subjects? No. As a Certified Trainer with the National Guild of Hypnotists, a hypnotherapist, a stage hypnotist and a person who gives trainings in hypnosis all over the world, I can tell you now, the person who has been hypnotised is in full control of what they are doing. You cannot make anyone do anything that is against their beliefs, their culture, their religion. My first experience of being hypnotised left me disappointed. Had I been hypnotised? I heard everything the hypnotist said, along with the traffic passing by, I felt everything, in-fact I realised I heard more, felt more, and in later experiences of being hypnotised with my eyes open, I saw more. Why didn’t I go with Peter Pan to Neverland? Why didn’t the lights go out? Why didn’t I go to sleep, to be awoken and cured of all my ills? Hypnosis is not sleep, it is sleep-like. Dr. James Braid (1795-1860), The Father of Hypnosis, coined the word “hypnosis” after the Greek God of sleep, Hypnos. Dr. Braid noticed that his patients presented the same indications as they would in deep natural sleep: REM (Rapid Eye Movements), paralysis (which stops us enacting our dreams), muscle and skin tone changes (softening), and 29

changes in breathing. Thus, sleep-like. Prior to Dr. Braid’s new name “hypnosis”, the state had been called “animal magnetism” or “mesmerism” after the German physician Franz Anton Mesmer (1734-1815), and before that, the state was used, as today, by other groups, including religions. This was/is known as meditation, yoga, etc. In the case of Scottish Dr. James Esdaile (1808-1859), he used hypnosis in India to remove pain, reduce blood loss and speed recovery in patients undergoing operations. The medical profession did not like this new state of hypnosis, they wanted the patient to be unconscious, truly asleep. Thus hypnosis entered into the music halls and theatres as entertainment, and the audience believed the hypnotist had control and power. No. As a hypnotist I cannot make you do anything against your will, but if you want change, try a session of hypnosis from a qualified practitioner. This is the first day of the rest of your life, live the rest of your life as you would like it.

Re-painting your Front Door Its always more enjoyable on a mild and sunny day to do exterior jobs such as these. This job is relatively straightforward, but will require a fair bit of time to achieve. Below is our sure-fire method to giving your front door a makeover.

What you’ll need: Work Gloves (optional) - Fine Sandpaper - A Cloth/Rag - Dustpan & Brush - Satin/Gloss Paint (standard 1L can in your preferred colour) - A Paintbrush (or two) - Masking Tape (optional) - A Stepping Stool (if applicable) - Clothes you Don’t Mind Getting Stained - Rubbing Alcohol (if applicable) - A Dropcloth) Method: 1. Test the door. By rubbing a little of the alcohol onto an area of the paint, you can tell whether the surface has been coated with an oil-based or a latex-based paint. I any of the colour comes off, its latex. If the paint is oil-based, you’ll need to apply a primer, or purchase another oil-based paint, though this can be hard to find and not the better option. 2. You’ll need a good 24-48 hours to get the job done, so plan accordingly. Get all your shopping done, and check that the weather is going to keep up. Try to prop the door into the best position using something heavy, so that you have a sturdy work surface. Your first job is to sand down the entire surface. 3. Clear the area. Sweep the area and lay down the dropcloth under the door, keeping anything important or easily stained out of

the way. If necessary, wipe your door down with a clean, damp cloth. In cases of mildew, use a diluted bleach solution. You’ll also need to use the masking tape to cover areas like the door knocker, or tight spaces around windows. 4. Open up the paint can. Make sure you stir it gently before use, and paint all the edges first, as if you are creating a basic drawing to eventually colour in. Use the damp cloth to tidy any mistakes. When filling in the other areas, try to paint from top to bottom in order to create a neat finish and keep all brush strokes looking the same. If you need to prime, give the door a good few hours before the main coat goes on, or come back to your work the following day after the undercoat sets. Take a look at the door to make sure you’re pleased with the result, and avoid closing it completely for as long as possible, as you wouldn’t want to undo all that work.

(Just to be clear it wasn’t me.) This story is about someone I met networking, and we got into a bit of a spat between the benefits of looking for new customers versus looking after the ones we already had. I was just making the point that many people spend a great deal of time looking for new business, without giving their existing clients much thought. The person I was talking to disagreed. Deciding that a full scale argument wouldn’t be the best of ideas, I changed the subject and things cooled down, enough so that we continued to chat. A little while later he was bemoaning the fact that he had lost a client that day, completely out of the blue, so with the utmost of tact, I asked when he had last spoken to the client. His answer was over a year ago. Honestly, I didn’t say a word!

Something I find with a great many of clients I work with is that they have no plan, or system in place in order to communicate with their customers. Often, they don’t even know how many active customers they have, let alone which are their best customers. This is plain crazy! Getting new business from your existing clients is so much easier than finding new customers and yet most business owners concentrate on finding new customers, rather than building a great relationship with the customers they currently have. So why should this be? Well, I think there are two main reasons. First, the constant drive for new business. Get a new sale, then move on to the next. It’s just the “new toy” syndrome. Second, and I think this is more the case with larger companies, there are

I also think, with the smaller company, there is what they see as a lack of things to talk about. After all, with prospecting for new business, the message is always pretty much the same. Whereas, with established clients you have to have something new to talk about; something that it seems many business owners find hard to find. The way I work with my clients is to firstly make sure that every client, past and present, is on a database or CRM of some kind. Then we work on what they should say to their customers and how often. This will be something different to current customers than to past customers. My suggestion to you this month, whether you are just starting in business or have been trading for some time, is to immediately get all of your contacts on to a database and this includes prospects. It seems that every week, technology leaps forward, driven largely by the internet, and we continually adapt to incorporate these changes. We combine the use of all smart devices that can readily display and interact with the Web in our daily lives. But whilst the Web has changed the way we live it has it’s limitations, for the time being at least, and human interaction is important. The Online estate agency sector has not yet reached 10% of all properties sold. It is a sector with a large number of individuals, all vying for your business and offering reduced fees. There is absolutely nothing wrong with that - why would anyone want to pay more? It is important to ensure that you compare like for like in all areas of the sale of what is, for most of us, our most valuable personal asset. For example, do you fully understand the online package you are about to purchase? Do you know the benefits of paying for a Featured or Premium Property listing on Rightmove - and for how long? During the marketing process, there are a few ‘must do’s’, like ensuring you have an in-date Energy Performance Certificate (EPC), providing accurate property descriptions, decent photographs to showcase your property, and floor plans, but these are pretty straightforward. Importantly, have you got the price right? Are you sure you have not over or undervalued your house? Many Online agents are located miles away and may not fully understand its pros and cons, or be able to to accurately value it, which could cost you £1000’s. Your local agent knows how the market is moving in your area and the value of your home.
