One thing I’d like to mention that’s happening this month is the London Marathon. This year is particularly exciting for Britain, as Mo Farah will be making his marathon debut on April 13th. Make sure you don’t miss it! Secondly, (I’m sure all you choc-aholics will be aware) this Easter Sunday falls on 20th April, so feel free to treat yourself later on in the month, even if it means having to run your own mini-marathon afterwards! Lastly, you may want to make a note in your diary that the 18th April is a Good Friday.

Mayor of Kingston Councillor Penny Shelton The elections for the new Mayor occur once a year around May, so for this month’s issue we had the pleasure of interviewing Councillor Penny Shelton, to find out about her experience in her role as Mayor of Kingston. The Mayor is an important figure in the Royal Borough of Kingston. Duties include representing the Council on public occasions, such as chairing meetings of the Council every couple of months and attending Civic Events such as Remembrance Day services. Penny has had a lot of involvement with Kingston’s communities in many ways, not only as a Ward Councillor but also through Citizenship ceremonies and issuing certificates to school children who have achieved100% attendance in a school year; jobs that she finds both valuable and rewarding. She always made herself available to others who need help and believes that those in her position should serve as best they can; offering advice where needed and asking those advised to stay in touch in case they need help in the future. She always wants to help, and always makes a point of getting back to people who have left her messages on the telephone. Councillor Penny Shelton says she learned a lot about being Mayor from working as Deputy Mayor to Ed Naylor (former Mayor back in 20042005). She says that she has carried forward some of those experiences to her current role as Mayor. She feels it is important however, to see that her committed and helpful Deputy Mayor (Councillor Alan Dean) is happy too. She praises her entire support staff for all the hard work and assistance they have provided and firmly believes that a good Mayor needs such knowledgeable and efficient staff and also speaks very highly of her Attendant/Mace Bearer, Brian Sullivan and, not surprisingly of the Mayoress, her sister Hilary. Penny Shelton was previously a Civil Servant on the National Assistance Board in the Midlands, until she was promoted and moved to the 5
COMMUNITY SECTION This month’s Community Person: Penny Shelton Supplied by: Leanna Carl
coast. From there, another promotion brought her back to London and into the Health Sector, which she found both challenging and a great experience. With the belief that knowing your area is important for accuracy, she took on many roles which involved a lot of face to face work. She has always been happy to try new things, which is how she eventually decided to try to join the council. She even has some experience as a volunteer gardener, which is one of her hobbies. Still wanting to be there for the communities, she put her name forward for the Mayoral election in 2013 and was chosen so she feels very lucky to be Mayor today. The next Mayoral election will probably come some time in June this year, where a new Mayor will be elected after each party puts forward the name of their chosen councillor. The advice by Penny Shelton to the one who follows her as Mayor is, “Listen to your supporters and be as accommodating as you can.”

Deaf and Blind Aid Lanka (DABAL) Established in 2004, DABAL is a UK charity that provides financial support to a number of independent schools across Sri Lanka, which deliver specialist education and development facilities to deaf and blind children. Our aim is to enable specialist deaf and blind schools in Sri Lanka to enhance their provision of welfare, educational and recreational facilities.
THIS MONTH’S CHARITY Supplied by: Sean Arulrajah
It is estimated that there are c. 40,000 deaf or blind children in Sri Lanka but only approximately 10% of these children attend school or receive a proper education. This can This Month's often be a result of perceived social Charity stigma associated with a child’s disability or simply the prohibitive cost of transportation to and from school. The schools we support will often go beyond basic education, fostering a sense of belonging for the children by providing comfortable accommodation and nutritious meals to pupils. Inspired by our Patron, Lord Low of Dalston – former Chairman of the Royal National Institute of Blind People (RNIB) – DABAL’s executive committee host regular fundraising events and activities, allowing the charity to support our schools in meeting their financial commitments each year. We aspire to see the day when every deaf and blind child in Sri Lanka is free from poverty and able to receive the education and support they need to become an integral and important part in the society of Sri Lanka. DABAL believes that it will make an everincreasing impact in the lives of deaf and blind children in Sri Lanka by raising awareness and investing in their future, empowering them to reach beyond their disabilities. We would like to call on our local community in and around Kingston to support our activities – if you’d like to find out more or to make a donation, please contact us. “Kindness is a language which the deaf can hear and the blind can see.” – Mark Twain 7

POLICE ADVICE PROTECT YOUR HOME Burglary is a serious issue, that’s why we are targeting burglars in London. This section contains advice and tips to help you improve security within your home. Doors • The door should be fitted with a 5 lever mortice deadlock. • Ensure that the frame is strong and will support the door, hinges and lock. • Make sure the door is suitable for external use and is a minimum of 45mm thick. • Consider fitting a London Bar or Birmingham bar to provide additional support to the door frame. • Letterboxes should have an internal cover plate. • For additional safety and security fit a spy hole and door chain. • Do not leave house keys in or near the door as they can get removed through the letterbox. Windows • Remember to close and lock all your windows, even if you are only going out for a few minutes. • Windows on the ground floor and in accessible areas should be made of toughened glass or doubled glazed. • Make sure windows are fitted with a good lock appropriate for the window type. • Avoid leaving valuables, house or car keys near windows. Gates If the burglar can’t go over or through the gate, he may decide to try to take it off completely,
so it’s important to try to prevent this. This can be done by either welding the hinges shut, or positioning the metal pins in each hinge so that they slide in place at different angles to each other. You may need planning permission for gates over 1metre high where they are adjacent to a highway or 2 metres high elsewhere. Check with your local planning office. If you live in a conservation area check if there are any other restrictions which apply. Gardens By making simple changes in your garden, for example, securing fences and gates and by locking away tools and equipment you can prevent an intruder from accessing your home. The following section contains more advice and tips, which will help you secure your garden. Garden sheds and garages are a very popular target with burglars and are often overlooked when security is being considered. The back garden is the most vulnerable part of a house and requires careful attention to security. Fences offer vital protection for a house and can deter burglars from committing a burglary. For further information and advice please contact the crime prevention officer at your local police station.

The Health and Social Care Bill Explained Finding the best care for our elders or disabled relatives is very important to us, and
CARE IN THE COMMUNITY Supplied by: Veronica Miller
knowing the facts about the healthcare services available could really help us out. Helping local councils and healthcare organisations provide integrated care The government is: • giving £2.7 billion to local councils to help them join up NHS and social care services • on top of this funding, they are giving local authorities an extra £100 million in 2013 to 2014 and an extra £200 million in 2014 to 2015 Allowing people to choose what services are right for them The government is: • giving people personal health budgets – an amount of money that people get with their care plan so that they can make informed choices about which services to spend it on • making it easy for people to combine their personal health budget and their social care budget, if they have one. Co-ordinating people’s care The government are: • changing the NHS Constitution, which tells people what they can expect from the NHS, to include a pledge to provide care coordination • making sure that all hospitals and social care organisations use care co-ordination Providing better information on people’s health and care needs The government will create an electronic database that will provide information about what a person’s care needs are and what treatment they are getting. This way information
will be shared more easily, and patients and service users will be able to make decisions about the types of health and social care that are right for them. Improving support for people moving from one service to another The government is: • developing a new assessment process for people from birth to 25 that will include education, health and social care needs • planning to change the law to allow adult social care services to assess young people under 18 • spending £1 billion between 2010 and 2015 on making sure that old people returning home after hospital have a temporary care plan For information about how Carewatch Kingston can support you and your elderly or disabled relative please call 020 8330 0070 or email Seymour@carewatchkingston.co.uk or caroline@carewatchkingston.co.uk Carewatch supports local communities by helping people stay at home with independence, choice and dignity, underpinned by highly trained, compassionate home care teams. The Coronation Stone Last month I wrote about the various monarchs displayed on the façade above the Jack Wills store in the Market Place. Two of those, Edward the Elder and Athelstan, were the first two of the seven Saxon Kings associated with Kingston.
HISTORY PAGE Supplied by: Mike Seigel
Kingston has a rich Saxon heritage. The first written mention of Kingston dates back to 838, when King Egbert of Wessex, the grandfather of Alfred the Great, held a Great Council of nobles and bishops here. At this time Kingston was not yet a town, but the centre of a royal manor or ‘tun’ (to use the Saxon word) and so it was known as King’s Tun, which is how Kingston got its name. The Victorians were very keen on the town’s Saxon heritage, and in 1850 the Coronation Stone was inaugurated amid great pomp and ceremony on Thursday 19 September. A notice from the time talks of the “Anglo-Saxon kings, the ancestors of our Illustrious Queen”, advertising a procession to the monument at 1 o’clock, followed by a public dejeuner at 2 o’clock, for which tickets were sold at 7/6d (37½ p). At 4.30 the children of the schools were to sing the National Anthem and be presented with books and medals at the monument, followed by aquatic sports at 5.30 and concluding with a grand display of fireworks on the Thames at 7 o’clock, attended by military bands. At that time the monument was placed at the southern end of the Market Place, and was later moved the short distance to its current site outside the Guildhall. There have been plans to move it again in front of the Parish Church, but it is unlikely that there will be funding to do so in the foreseeable future. There is no historical basis for the claim that the stone we see was actually part of the 12
coronation ritual in Saxon days, and no written mention of it before the 18th century. We know that two of the seven Saxon kings were crowned in Kingston, and it would be good to find out at some point with firm evidence if more were. What we do know is that our Victorian forebears were very proud of their Saxon ancestry, and, though living in a very different (and at time cynical) age, yet we too should take pride in the fact that our town is so old, and that Kingston was a thriving and important Saxon settlement where Kings of Wessex and later of England were crowned. If you are interested in the varied history of our town, why not join one of our tours, led by specially trained volunteers? These take place every Sunday until the end of September, and then they happen on the first Sunday of each month until the end of March. The charge is £4 per adult - or you can arrange a special tour for you and your friends at a time to suit you. For further information please ring 020 8399 0160 or 020 8399 7888.

Getting your Garden Ready for the Summer As the days are getting warmer and summer is just a couple of months away, this is the perfect time to prepare your garden for the year. From growing plants and vegetables to general maintenance, hopefully this short article will help you write up a list of all you want to get done this spring. Plan it out! Don’t just grab a shovel and start digging. Really plan out what you want your garden to look like. Work up your ideal flowering plan, figure out what fruits and vegetables you’re looking to plant and when they’re likely to flourish. Maybe you’re looking to build a new patio or canopy in the garden, or even install a nice sliding door, meaning you might need a lot of timber or paving tiles etc. For jobs like this you can either go at it yourself, or hire a professional, such as Resin Drives or Urban & Grey. It is possible that your perfect garden could cost you a fair bit, so be sure to set aside enough money to get everything done. Some jobs may be able to wait, others might need starting early. Do plenty of research Are you aware of the best times to water your plants throughout the year? Make sure you also know how much food and water is required. It isn’t worth going through all that planning just to over/ underfeed your beautiful garden. Different plantations require different care, just as we do. Seeds are always recommended for effectiveness, but if you don’t have a lot of time or space, you can opt for seedlings instead. With bulbs and perennials, this is a great time to start planting. It might even be worth taking a walk or drive around your neighbourhood and seeing what their flowers and hedges look like, in order to find out what grows well in your area. Visual inspiration counts for a lot. 17
GARDENING SECTION Supplied by: Leanna Carl
Get equipped Are you in need of a nice new watering can, shovel or trowel? A good pair of gloves, plenty of bin bags, and perhaps a new wheelbarrow or rake could help. This list could go on and on, which can be a bit daunting for the money-conscious. Remember, you can always find ways to cut corners. You could recycle old coffee grounds, baking powder and even old aquarium water to make your own plant food, keeping old kitchen spray bottles to fill with water/food for an easy feeding method. Using cheap cans of beer, old egg shells or other organic repellents like astrantia or chervil can help keep slugs at bay, as they are all proven repellents to those garden parasites. There are plenty of helpful services around Kingston to aid you in your gardening endeavours, such as Tree Surgeon R J Tree Services. The important thing is you know what you want, and try to have fun with it. Happy gardening!

Major Changes to your Home If you’re looking to either add value to your property, or just to fix things up a bit for the summer, it might be worth writing up a list of all the major changes you could apply to your home. This means really showing how creative you can be, and developing the home you’ve always wanted. Time to start showing off your DIY skills! Often the hardest part of home improvements is getting started, which is why a list could help you. Tackle all those little issues you’ve been overlooking, utilise your resources and don’t leave any stone unturned. Of course, in some cases there are jobs that should definitely be left up to the professionals too and hopefully we can also give you tips on the best services in kingston. We want to help you get your big changes started, so hopefully this article will give you some tips and ideas on how to begin. Much like most cleaning jobs, it’s best to start from the inside and work your way out. Although external changes to your house will significantly improve its appearance and overall value, it’s better to avoid problems later by getting messy inside jobs finished

first. These jobs could be time consuming, or simple quick-fixes, but they can pile up into quite a list when you start ironing out any flaws around your home. This list could consist of: Repairing furniture If you’ve been neglecting a wobbly stool or table for a while now, why not fix it now? It shouldn’t take up too much of your time to trim down or re-attach a table leg or replace a hinge on a loose cupboard door. Just make sure you have everything you need, from new hinges, to strong glue and a pencil for marking. Be sure to use the right glue for the job, as some glues aren’t able to penetrate the wood fibres. If you can, get to the job before the furniture breaks. Leaving the job for too long can lead to wood cracks and weakened furniture. If however, you want to replace the furniture, it might be worth checking out David Aldrich Designs Ltd (Page 22). little dingy or worn away, you could start fresh, or provide a touch up with just a few materials. If the grout is beginning to deteriorate from overuse and under-maintenance, simply remove it, clean it and re-grout. If a broken tile is the problem, it can be a bit trickier. Completely re-tiling a room is a perfectly feasible task that shouldn’t cost too much to sort out, (just a little elbow grease) but if you’re looking to remove just the culprit, or a smaller group of tiles, there’s no reason why you can’t. If you’re unable to find identical tiles to replace the damaged ones, you can always create a uniformed pattern with the new ones or find a tile with an image of something you like, for decoration.
any cracks in plaster, and remove any debris from inside the crack before starting. Then fill, set, smooth and paint (or wallpaper) over for a beautiful, smooth result. Attractive walls can really make or break a room. Finishing skirting and window trims Remember to start jobs like this earlier on in the day, as you wouldn’t want to leave doors and windows open overnight to dry. Simply prepare the timber by sanding, painting or varnishing, using a catcher for paint drips, and remove any scuffs or chipped paint to make the room look instantly renewed. Maintaining Floors It could really make a difference to your home to replenish your laminate flooring, re-do the carpets, or even just a deep clean. This sort of thing can of course be done by a professional, such as Parkside Carpets (Page 20), or simply by using strong, yet safe cleaning products found in many local stores. For sanding timber flooring, you will need to research which type of sander is appropriate for the job at hand. Re-upholstering
Changing burnt out lightbulbs This is one of those easier jobs to cross off. Have you been overlooking that poorly lit room or the Halogens that all seem to burn at a different brightness? Go and get some replacement bulbs to add a pleasant atmosphere and glow to any room, but remember to switch off the mains for safety reasons! Giving the walls a makeover Be sure to purchase a suitable filler for filling 23
Perhaps a change to your furniture would make the room pop? If you had a decor in mind for your home, but were unable to find the perfect furniture to match, why not take the opportunity to redecorate and re-design your furniture? In order to re-upholster furniture, you will need to locate a complete method before you start, and make sure you have plenty of fabric as well as tools. ../continued on page 25

do you have a pest problem? There are some home remedies and items you can find at most stores to help with these problems, but if you’d prefer, you can always call your local pest control service. We recommend Knockout Pest Control (Page 22+29). Step back and take a look
Checking for leaks and clogs Make sure to check the house for leaks, in case a professional plumber is required or re-doing the floor turns out to be a pointless task. If you want to find out whether there is a leak in your toilet cistern, you can try dripping food colouring into it -if the water in the bowl changes colour, that lets you know there is a leak. Locate the cause if you can and adjust the float arm, to keep the bowl from overfilling. It also doesn’t hurt to unclog any drains around the house. Bring out the drain cleaner, or make your own using Bicarbonate of soda, white vinegar and boiling water. If that fails, you may need to use a plunger or dismantle the U bend and remove the clog. Cleaning and safety checks For most cleaning jobs you could always call in a professional cleaner such as Ace & Bright (Page 23). If however you’d rather take care of things yourself, you should definitely finish your DIY jobs off by getting to work on all those other household chores people tend to put off. From mopping and scrubbing to vacuuming and dusting, a freshen-up will be the cherry on top of all your hard work. Take into consideration things like pest control and fire safety. Do you need to fit a smoke alarm, or 25
Now you’ve taken care of all those loose ends, why not take care of the external issues? See if the gutters need cleaning or repairing, whether your garden is in good shape or could use a good raking. If you don’t feel like cleaning the gutters or fixing the roof, call Roofs of Esher (Page 19). Maybe the front door could simply use a fresh coat of paint? If you’re looking for a sure way to increase value for your home and use up unnecessary space, have you considered adding an extension? A nice new conservatory or greenhouse could be a great investment. For improved patios and driveways you should check out Resin Drives (Page 52). Or perhaps you’d like a good quality sliding door or replacement windows fitted, in which case we would definitely suggest Urban & Grey (Page 26/27) or RJM Glass (Page 20+24). Bear in mind the kind of things you want from your improved home. Jot down some key factors to help you along the way; for example: Expanding, eco-friendly, spacious, easilymaintained, secure. For help along the way, you can always find the services you need in publications such as Omni Local. For a wide range of services we would definitely recommend TFG Bespoke Building Services Ltd (Page 3), or for kitchen cupboard doors, Dream Doors (Page 51) are the way to go.

D.I.Y Pest Control: Moth season My name is Hugh Gray from Knockout Pest Control, covering South London and Surrey areas. With spring just around the corner it is the time of year that we do spring cleans and may start to notice damage to our carpets and clothes that is caused by moths.
DIY SECTION Supplied by: Hugh Gray Knockout Pest Control
Where common clothes moths live & how they affect you: The common clothes moth has long been associated with destroying expensive garments, but is equally adept at ruining carpets and furniture; hence you may find holes in items made from animal products; for example wool, fur, skins and leather. Fibres are bitten off and the loose ends are discarded. It is the larvae stage that causes this damage. They prefer dark places and avoid the light. The adults are active creatures and can infiltrate surprisingly narrow cracks with the males, being able to fly considerable distances. Females are weak fliers and will instead run or hop. How to control a moth infestation: Good sanitation is where you need to start. Vacuuming will remove their food sources. Throw out the vacuum bag after vacuuming as a precautionary measure. Any affected garments will need laundering and drying at a high temperature to kill the larvae and eggs. If items can’t be washed in hot water, dry clean them instead. Carpets need to be vacuumed thoroughly to remove moths and larvae. In order to obtain the best results, use insecticides. These need to be combined with good hygiene. Lastly, use a clothes moth trap to monitor whether you have an infestation as well as to control it. How can I prevent getting a moth infestation? Moth prevention can be actioned through 29
good sanitation. Launder your garments regularly, especially if you are packing them away after winter. This will remove their food source; moths are more inclined to feast upon fabrics stained by food, perspiration & the oils in your hair. Use mothballs to protect your clothes in storage. These should be used in airtight containers to be more effectual. Regular vacuuming of closets, under beds, and under other pieces of heavy furniture as well as behind radiators and in other recesses will all aid the prevention of infestations. I need further help/ advice about moths. Who should I call? Please contact Knockout Pest Control for a FREE SURVEY on 07745 787 665 or email knockoutpestcontroluk@hotmail.com Alternatively, please look at my website: www.knockoutuk.co.uk or find me on Twitter @Londonrat. Summer is just around the corner! Are you ready to hit the beach?
HEALTH & BEAUTY
There is nothing like careless days on holidays at the beach. Feeling the wind in your hair and the sun on your face while you sit back, relax and soak up the day with a good book, or your favorite magazine. Sunny beach-going days are nearly upon us and so, its time to slough off the winter blues. Pamper yourself with these DIY beauty tips to help you look and feel your best this summer. They will leave you feeling beach ready in no time and could save some pennies in the process, freeing you to splurge on the all important new beach attire.
Supplied by: Valdirene Ruston
Beach Waves- DIY Style Beach waves never go out of style. For those of you who wish you could sport non-stop beach waves every day without having to spend a ton of money on hair products, a quick stop at the grocery store is all you need. Mix together one teaspoon of sea salt, one cup of hot water, a teaspoon of coconut oil, a small dab of waterbased hair pomade and two tablespoons of leave-in conditioner into a spray bottle. Spray your sea-salt beachy waves solution on damp hair and let your beach Goddess days commence. DIY BYOL (Bring Your Own Lunch) Contrary to popular belief, soaking up the sun and lounging around reading fashion magazines is hard work! Enough so that working up an appetite is easy to do on hot summer days. Having a lunch prepared can ensure your day at the beach isn’t interrupted by silly hunger pains! For a quick DIY trick, throw together a Greek salad in a jar the night before and this will fit nicely in an individual sized cooler bag for you to grab and go the next morning. The perfect seaside lunch! Make sure to stock up on tons of beach ready snacks and plenty of H2O.
35
DIY Spa Day To get yourself primped and pampered before heading out to the beach, try doing a mini spa day at home, with products you can make yourself. There are so many ideas online on how to create your own beauty products, and taking the time and the small steps to look after your skin can go a long way. A quick exfoliation is a great way to prepare your skin and keep it looking both fresh and fabulous. Make sure to stock up on sun block and beach towels, to keep your holidays easy and breezy. Find Your Perfect Bikini With summer impending, there is no better time to start searching for your perfect swimsuit and beach wear. Look for stores and boutiques that specialize in swimsuits, such as Sofia-R, which offer gorgeous Brazilian-style swimsuits and attire. With so many different, affordable and luxe options to choose from, finding your perfect bikini will be as easy as your DIY beach waves!

Supplied by: Leanna Carl kidnapped by smugglers, they led quite an adventure trying to get back to safety, meeting and befriending many birds along the way. This sequel continues to tell the story of Blu and Jewel, along with their new friends and family. After being thrown into the wild Amazon, it takes a little bit of time to readjust from their old lifestyle. Whilst Blu tries to fit in with this new scene and its many differences, he ends up beak-to-beak with the ever vengeful Nigel (Jemaine Clement). The real fear kicks in however, when he is faced with an even bigger adversary- his father in law, Eduardo (Andy garcia).
If you’ve seen the previous movie, I don’t need to tell you what a colourful and heartwarming story you should expect. The last movie saw a little blue Macaw named Blu (voiced by Jesse Eisenberg) being raised by a girl named Linda (Leslie Mann). Later they discovered that he was one of two birds left of their entire species. There was only one other blue Macaw in Rio de Janeiro, named Jewel (Anne Hathaway). After travelling to Rio to save their species and being

Carrie If you didn’t get a chance to see the original, the story follows a shy, teenage girl (Chloe Grace Moretz), who is somewhat of an outcast. She is very overprotected by her deeply religious mother (Julianne Moore) who seems to find sin in everything. Carrie gets bullied by the popular kids at her school for being different, little do they know just how different she is. She discovers that she has telekinetic abilities and learns how to use them in order to put a stop to the abuse. She talks out her problems with her teacher, Ms Desjardin (Judy Greer) who tries to put a stop to the bullying herself, but there is only so much she can do. When a horrible prank pushes Carrie over the edge, she unleashes her wrath and inflicts terror on the town. I don’t think anyone could completely re-capture the disturbing character of “Creepy Carrie” as made eerily famous by Sissy Spacek. However, Chloe Grace Moretz does an incredible job of recreating the character of Carrie anew, in what I felt was a really well done remake. Full of drama and destruction, this film is definitely worth a watch; especially if you liked the original story. It’s always the quiet ones… 37

Alex Clark Sales & Lettings Kingston & Wimbledon Spring is finally here, the clocks have gone forward, the days are getting longer and the gardens that have been sodden, muddy no go areas over the incredibly wet winter are finally springing back into life. It is also the time that we all look at our homes and decide if we are happy to remain for another year or become part of the fast paced sales market that is currently happening in your very neighbourhood. Or is it? -Where are all of these fantastic properties that are for sale I hear you say? There are so few agents boards around, surely it is just Estate Agents Hype! No, it really isn’t. There are plenty of people -perhaps like yourself- looking to up-scale or downsize, or perhaps buy for the first time. With record prices being achieved, in most cases the property market is definitely booming. Maybe the time is right for you to find the next perfect property on your journey through life?
Some facts from Rightmove While sales transactions in the UK housing market remain around 40% below 2007 figures, they are continuing to increase as a result of consumer confidence and increased lending. Transactions rose by 11% in 2013, compared to the same period in 2012. The Government’s Mortgage Guarantee phase, or Help to Buy, could add a further 300,000 transactions over the next three years. All of this is fuelled by the lack of housing stock, especially as new homes just aren’t being built fast enough. Average house prices in our area have risen between 7-10% in the past 12 months and four out of five home movers believe that the average asking price will be higher still in one year’s time. Therefore with demand being so high, fuelled by a lack of stock, it has resulted in a very competitive market. The only way the market is likely to move in the next 12 months is UP.
A bit of Advice Selling your home and achieving the right price is all about preparation and presentation, so it is worth taking a moment to check that you have done everything you can do to maximise your return of investment before putting it on the market. If in doubt, just talk to a good local agent who will be only too pleased to advise you on preparing your house for sale. However, it really is not rocket science. Just look at your 43

home through a potential purchaser’s eyes. Try to remember what it was that first excited you about the house and how can you give it a similar or better feel for the next person. There are a number of simple things that you can do but most importantly, start with a major decluttering, to maximise the space in each room. Next, you should decide if there are any rooms that you could freshen up with a quick coat of paint (always keep it neutral, so that you provide a blank canvas for the potential purchaser). Then, check that the outside of the house has maximum curb appeal, as first impressions are always hard to shake off. Tidy up the drive and the garden as well. Finally, give the house a top to bottom spring clean -including having the carpets and windows professionally cleaned. These are all just the simple presentational items that everyone can do, and could mean the difference between an offer above or below the asking price. For advice on any aspect of Sales or Lettings why not give us a call at Alex Clark Sales & Lettings? We are a small, independently owned agency covering the Kingston and Wimbledon areas. All of our staff live locally and have long term experience in the market. We aim to give both an individual and personal service for either Sales or Lettings, from our offices at 129 Richmond Road. Call us now for a free valuation of your property. For either sales or lettings, or just to stop by for a chat, we have the benefit of 1 hour free parking bays right outside the office.
