Our Guarantee of Service At ONE Agency Hervey Bay our aim is to provide you with the highest level of professional service to ensure that the sales process is pleasant and successful experience that achieves maximum value for your property in the shortest possible time. To fulfill this commitment to you, we agree to provide the following services pertaining to your property, we will: 1. Make recommendations on all aspects of presentation, marketing and sale strategy and then implement your chosen options 2. Prepare all marketing material to ensure a congruent and professional campaign is implemented 3. Ensure maximum exposure of your property on all leading real estate websites 4. Contact all our existing buyers who are looking to purchase within your property’s price range and location 5. Screen and service all enquiries and conduct all inspections including all open homes 6. Ensure appointments outside of the open times will only be requested once the buyer has been fully qualified and with 24 hours’ notice to you (where possible). 7. Phone/sms you after each open home and after any other inspection within 24 hours 8. Provide regular progress reports both verbally and by way of weekly detailed written reports every Tuesday throughout the marketing period. These reports will include comments, offers and any feedback received about your property in order to gauge the response by the market 9. Review the sales strategy with you on a regular basis during the sale process 10. Submit to you all offers in writing as presented and will carry out all negotiations on your behalf 11. Conduct a Reserve price meeting 24 hours prior to auction if applicable 12. We will follow through the pre-settlement activities, liaising with the buyer and their solicitor to ensure a smooth transition to settlement once we have an offer and acceptance 13. We will collect keys and other relevant items from you and deliver to the new owner in a timely fashion after settlement occurs Should you feel that we are unsatisfactory in performing in any of the above, we invite you to register your complaint to us in writing and if not resolved to your liking within 7 days, we offer you the option to cancel our agency agreement with immediate effect.

Selling your home is one of the biggest decisions you will make – you must do everything in your power to ensure YOU get the very best result out there in the market. You will have criteria you wish to see in your agent and things that are important to you, however, to give yourself the very best chance, here are some questions you should ask when interviewing a prospective agent:-
1. What do you think are the key selling points of my house? 2. What is your list to sell ratio? i.e how many of the properties you list, do you actually sell? 3. How much money are you investing in personal development each year 4. What training are you doing? Are you a member of the REIQ? 4. Can I have a list of the last 10 sellers with their contact details, for reference purposes 5. Are you happy for me to call them? 5. What are your average days on market? 6. What type of feedback will I get from you? 7. Can you show me a copy of the progress reports you will send me? 8. How often will I receive these? 9. Will you be doing all the open houses yourself and speaking to all the buyers yourself? 10. Can you provide any sort of written ‘service guarantee’? 11. What happens if I am not happy with your service?
Tips for choosing your Agent Approach the sale of your home by focusing on the desired outcome instead of the costs incurred. What may seem like a "saving" may actually cost you thousands.
Skill and experience from a trusted agent working WITH you can deliver more security and ultimately a better outcome than any discounts being offered. Cheap or discounted agents should be approached with caution. Consider why they are offering such a great deal – are they desperate for listings? Do they have the negotiating skills to ensure the best price? Worth giving it some thought. We only care about the nett figure in you pocket - so should you!
