ADVANCED RV GUIDELINES GENERAL Advanced RV Resort offers daily, weekly and monthly rates. It is your responsibility to choose which rate best meets your needs as there will be NO prorating. Electric is included in daily and weekly pricing only. Electric deposit of $100 will be charged upon check-in on monthly accounts. Unused electric deposit will be placed back on your credit card at your departure. Our rates include up to 6 people per RV. A $2 per day charge will be added for each additional occupant. Maximum of 1 RV, 8 people and 3 pets per site. Up to two gate cards per site will be issued to registered guests upon check-in. A $10 non-refundable fee for additional cards may be issued with management approval. Rent must be paid by the due date for your site. A 5% late fee will be added to your rent if it is not paid within 5 business days (grace period) of your due date. If your rent is not paid by the 10th business day, another 5% late fee is added to your open balance. If you have not come to the office within 2 weeks of your original due date to make payment arrangements you may be asked to vacate the resort by the Resort Manager. Management reserves the right to post notices on your rig should we be unable to contact you by phone or email. After our 2nd posted notice our contracted towing company may be called to tow/impound your vehicle(s) if your open balance is not paid. Owner/Operator is responsible for towing/impound fees. All visitors need to check-in at the office during normal business hours unless you let them in. After hours, you must meet them at the gate. Any person/company coming in to work on your unit for any reason MUST have a certificate of insurance on file with our office. If they are not in our brochure, then it is YOUR responsibility to verify whether or not they have a certificate on file before they will be allowed entry into the Resort. Children are to be supervised at all times. Children under the age of 18 are not allowed in the workout room. Children under the age of 16 are not allowed in the clubhouse and/or laundry rooms unless accompanied by an adult. Smoking, vaping, or e-cigs are not permitted in any building or around doors and open windows. Please be considerate of other patrons while using Advanced RV Resort facilities by cleaning up after yourself when you are done. Destruction of our facilities or theft of private property will not be tolerated and will be reported to authorities. No one at any time shall enter Advanced RV Resort premises through the exit gates. As a registered guest you are responsible for your guests and/or delivery personnel checking in with the office prior to entry or you meet them at the gate. NO EXCEPTIONS. INTERNET Advanced RV Resort provides high speed wireless internet in the park, rec center buildings and laundry rooms. Wi-Fi is not guaranteed at all sites or locations. Our brochure (pg 4 & 5) will show which tower best suits your site location. For those having difficulty connecting to our internet contact office for a solution. Select sites in Resort have hardwired connection at the pedestal. Please check with the office for current sites that are available. OFFICE Advanced RV Resort is a privately owned RV Resort. This is not a permanent residence and as such, the owner and/or management reserves the right to evict or refuse entry to any person without a refund. Advanced RV Resort is not responsible for accidents or injuries due to fire, theft, wind, flood, personal negligence, acts of God or other unforeseen acts. Advanced RV Resort reserves the right to make changes to guidelines, regulations and fees as deemed necessary. Prices are subject to change at any time. Recreational vehicles will be inspected at entry. Pictures of all 4 sides are required prior to registration on any RV over 8 years old. We reserve the right to refuse entry to any rig based upon its appearance and/or condition. Patrons who fail to adhere to our rules and regulations will receive written notifications based on each offense. i.e.: speeding, parking in street, parking in empty sites, garbage put out before/after pickup hours, etc. Failure to comply with our notification system may result in being asked to vacate the Resort by the Resort Manager. PETS The following breeds are not permitted entry into Advanced RV Resort: German Shepherd, Rottweiler, Chow, Doberman or Pit Bull (Staffordshire Terrier) or any mixed breed with the above breed restriction in their lineage. Vaccinated (rabies) pets are welcome with a current veterinarian certificate on file with the office. They must be picked up after including in pet parks (law requires), leashed and under physical control at all times. Bags and receptacles are provided throughout the Resort for your convenience for you to pick up after your pet. Pets are NOT to be left outside unattended. If the pet is outside,you MUST be outside with them. Please do not let your pet use occupied sites for a restroom. Pets must remain on a leash while entering/exiting our pet parks. Pets are welcome in our office while leashed and under control. Pets are not permitted in any other building. All patrons using our pet parks must accompany their pets at all times. Management reserves the right to require any guest to remove a misbehaving/aggressive pet or vacate the resort if the pet is a nuisance/hazard to others. Female dogs in heat are not allowed in our dog parks at any time. Food and pet treats are prohibited in our pet parks. A handler/guardian may bring into our pet parks no more than 3 pets at a time. Dogs are not permitted to dig holes anywhere on Advanced RV Resort property. Please be considerate of fellow guests by controlling excessive barking and/or barking during quiet hours. Check-out time is 12:00 pm and Check-in time is 1:30 pm.
POND Catch and release fishing is permitted in our pond. Please be considerate of occupied sites and clean up your trash. Children should not be left unattended around the pond. No swimming. ROADS/PARKING The speed limit on Advanced RV Resort property is 10 mph or less. We STRICTLY enforce our speed limit in order to ensure the safety of our guests, children and pets. Off-road, all-terrain or UNLICENSED motorized vehicles are not allowed in the resort. Golf carts must be insured (copy on file in the office), be street legal (minimum of front headlights and rear reflectors), only driven by licensed drivers and driven on our PAVED roads. No off-roading. No parking on the grass, in the street, or in empty sites. Parking at the laundry or rec buildings is only permitted while the facility is being used. Subject to towing/impound fees at owners/operators expense. Vehicles must have current State registration. Flat tires are not permitted. Overflow parking is for guests of registered guests. Park your vehicles at your site unless you have contracted a designated parking spot. Bicycles, skateboards, inline skates, push scooters and any other non-street legal vehicles are only permitted on our streets and only during daylight hours. Bicycles are permitted after dark if they are equipped with a headlight and a flashing rear light. RV SITES Street parking is not permitted. Some sites are an exception to the rule. Ask management if you have questions. Boats, utility trailers, cargo trailers, porches, gazebos, etc. are NOT permitted if they displace your registered vehicles. EXCEPTION: You have secured a designated parking spot. NOTE: Designated parking is in limited supply and must be secured by contract with a monthly fee. Boats/trailers must be registered at the office. Do not walk through occupied sites unless you have permission. Do not drive through empty sites at any time. No open campfires allowed. No generators except during power outages. Routine maintenance run time may be done during non-quiet hours. Quiet hours are from 10 pm to 8 am. All motorized vehicles are to go quietly to and from site during quiet hours. Nothing should be on lawn that interferes with lawn/maintenance. We will not reimburse for damages. Gazebos/canopies are permitted as long as they are in good clean condition: i.e., no torn tops/sides, no missing tops, etc. Gazebos/canopies must be located over concrete and be anchored properly. Augur anchors into ground or weights on legs are acceptable. No holes drilled in site cement. Tie down straps in yard are not acceptable if they interfere with lawn maintenance. Only one gazebo/ canopy per site allowed. Sites are to be kept clean and orderly. i.e.: no cigarette butts, dog feces, trash, dead plants, full size refrigerators, tires, etc. Personal belongings (except for hoses, ladders, grills, etc.) must be stored in your rig compartments or plastic totes. Recreational vehicles must be kept clean (no excessive mold, dirty streaks, etc.) and in good repair at all times. Broken awnings, hoses, seals, window air conditioners or sewage/water leakage will not be permitted. Long term guests are required to wash and wax their RV a minimum of once per year. A positive sewer seal at both ends of your sewer hose is required by law. Oil/antifreeze leaks are a danger to our environment, our children and our pets. Please insure your vehicles are in good running condition and are not leaking fluids. On-site oil changes, brake jobs, etc. is allowed only by insured contractors who have a certificate of insurance on file in the office. Vehicle/RV washing is permitted. Please contact office during normal business hours to inform of wash(es). Fees will be applied to your account. Please use a nozzle on your hose. We pick up household garbage at approximately 8:00 am and 4:00 pm. Leave your household garbage at the front of your site, tied up in a garbage bag. Please put garbage out just prior to a scheduled pickup. Off hours please dispose of household garbage in the dumpsters. Trash like furniture, mattresses, air-conditioners, toilets, batteries, etc. is NOT ALLOWED IN OUR DUMPSTERS. A minimum $100 disposal fee will be added to your account if we find you disposing of trash items such as furniture, mattresses, etc. Keep dumpster doors closed to help control wildlife. Poisoning of our wildlife or our guest pets is not acceptable. AUTHORITIES WILL BE CALLED AND YOU WILL BE ASKED TO LEAVE. We also pickup, fill and deliver propane during normal business hours for your convenience. Leave your LP tanks at the front of your site. The cost of propane will be added to your account. Current site number tags attached to your tanks are required. NO TENTS or KIDDIE POOLS allowed. SWIMMING POOL/HOT TUB Pool/Spa Maintenance Hours: 8 am to 9:30 am (approximately). There will be no entry into the pool area until the maintenance crew has finished, deemed the chlorine levels are safe for entry and have unlocked the pool. Pool/Spa Hours: Family hours 9:30 am (approximately) to 8:30 pm daily; Adults only (18 years and older) 8:30 pm to 10:30 pm daily. No glass containers, smoking or pets allowed in the pool area. Children under the age of 16 must be accompanied by an adult at all times. Children still in diapers MUST wear a swim diaper (available for purchase in the office). Children are not allowed in the hot tub unless they can stand on the bottom and their head is completely above water. No diving, jumping off sides or horseplay allowed. Additional rules and regulations regarding pool/hot tub usage can be read at pool entry and must be observed at all times. No lifeguard on duty. Swim at your own risk. Pool will be closed during inclement weather as determined by management.

In 1990, after 20 years of building for other people, we decided that we needed to build something for ourselves. Our family has enjoyed RVing for 20 years, traveling to many RV Parks, State Parks, and National Parks. And so, an idea was born, “Why not build our own park, with all the positive features we observed in our travels?” After spending 5 years looking for the perfect site from West Houston to Galveston, we found a 20-acre site at Beltway 8 and SH-288. The contract for our location was signed in 1995. The process began with designing and permitting the current RV park. Our Partners, Fred and Terry Duncan came on board in 1999. In the Spring of 2007, everything finally came together. Construction started, and we opened the first 69 sites in February 2008. Phase II with 86 sites, clubhouse, pool, hot tub and other improvements was completed in April 2009. We hired Joe La Palomento as our first Resort Manager in 2009 and his wife Rita worked the front desk. Additional amenities came with Phase III in 2013 with 43 new sites, a second clubhouse, storage units and second laundry room. Phase IV came together in 2014 bringing 33 more sites and a third laundry building. In 2015, Fred and Terry Duncan retired leaving us, Ed and Beverly Weatherall, the sole owners of the resort. Joe La Palomento retired September 2017 after 8 years of service. A new manager was brought in. In 2021, Joe La Palomento returned to be the Resort Manager. That’s a little bit of history of how our dream resort came to be. Ed and Beverly Weatherall, owners, and Joe La Palomento, manager, appreciate your patronage and support.
