COACHLAND RV PARK RULES AND REGULATIONS Check-In Time: 1:00 pm for RV sites / 3:00 pm for cabins Check-Out Time: 11:00 am for RV sites / 10:00 am for cabins Deposit: All reservations require payment in advance. If a balance exists, it must be paid in full before commencing reservation. Occupancy: The maximum number of people allowed per RV site is 6 people and 4 people per cabin. Minimum Stays: Holiday weekends require a 2 or more-night minimum stay. Cancellation Policy: Cancellations received greater than 7 days in advance will receive a full refund. Cancellations received between 2-7 days in advance will receive a credit that can be used for up to 1 year from date of issuance. Cancellations received less than 2 days prior to arrival will receive no refund. CANCELLATION FEE OF $20(RV) / $50(cabin) is applied per refund/booking. No Show Policy: Reservations that do not show within 24 hours of scheduled arrival, and that have not communicated with our reservation team will be considered no-shows and will not receive a refund. Age Restriction: RVs must be 10 years or newer and must be RVIA certified. RVs older than 10 years need approval from the office. Future Reservations: Reservations for summer season (May 1Sept. 30 next year) are available now. Holidays and cabin rentals require a 2-night minimum stay. Propane: All propane bottles must be mounted to the tongue of RV and covered with a proper-sized tank enclosure. Wi-Fi: Available for casual use. Better Wi-Fi is available at clubhouse. Vehicles: There is a maximum of 2 vehicles per site. Overflow parking is available and additional charges may apply. No longterm parking allowed in guest parking. Guests: Guests not included in your reservation must register with the office upon arrival and receive a parking permit. Max. occupancy per site is 8 people. Pets: Pets must be always kept on a leash. Pet waste must be immediately cleaned by the owners. Failure to pick up after your pet may result in additional fees. No aggressive pets or pets with history of aggression will be allowed. Pet pens and/or outdoor fences must be stored away when not in use. Sewer Hook-Up: All sewer hoses must make an air-tight seal when connected to the sewer hook-up. Bikes: It is recommended that all persons riding a bicycle wear a helmet while operating their bicycles. When not in use, bicycles must be stored neatly or mounted to the sport rack of the RV. No bikes allowed in the recreation park on any lawn area. E-Bikes: E-bikers must follow the same speed restrictions and stop/yield signs as any other vehicle. Coachland Park is not a racing track. Helmets are always required. Speed limit is 5mph. Fire Pits: Wood-burning fire pits are prohibited. No exceptions. Propane fire pits are allowed and must not be left unattended. Trash: Do not leave any trash outside of your RV or cabin due to bears in the area. All garbage must be disposed of in the provided dumpsters. Refunds: No refunds will be given should you decide to shorten your stay. NO REFUNDS ON ACTIVE BOOKINGS or HOLIDAYS. Snow Removal: When clearing snow from roofs or sites, do not deposit the snow on the propane system or neighboring lot. Snow

needs to be shoveled into a pile next to your site on the road. Long term residents are required to maintain the driveway, a clear path to pedestal and sewer outlet and not allow snow/ice to build anywhere around the RV. Fireworks: Fireworks are prohibited in the park. Trees: Do not cut, deface, or anchor anything to any trees or shrubs, including your pets. Furniture: Patio furniture must be uniform in design and appearance. Storage: Storage of items under your RV is strictly prohibited. Tablecloths, ice chests, tools, snow blowers, brooms, and other personal items are to be stored away while not in use. Site Appearance: Do not hang any towels, bathing suits, or other linens outside of your RV. Clotheslines are prohibited. Sites must be neat and orderly and only consist of regular outdoor items. Parking: Do not allow your vehicle to protrude into the street. Parking in vacant RV lots is prohibited, and vehicles are subject to towing at the owner’s expense. Please do not park or drive on the grass. Self-Contained: All RVs must be self-contained and equipped with a holding tank. NO TENT CAMPING ALLOWED. Cargo Trailers: Cargo trailers, car dollies, and other transport trailers are not allowed on your RV site. Management may be able to provide you with space to park. Please inquire in the office. Indemnification and Liability: The park will not be responsible for damage to your personal property caused by nature, other guests, tenants, or residents. Decorations: Holiday decorations must be removed within 2 weeks of the holiday. BBQ Pits: Do not place any BBQ pits on park-owned picnic tables. BBQ pits must be stored away or covered when not in use. Porches/Decks: No porches or decks are allowed without written management permission. All steps must be factoryinstalled manufacturer steps. Mechanical Repairs: No mechanical repairs to vehicles are allowed to be performed. There is a fee of $150 for any type of fluid left on the RV site. Skirting: Only allowed during winter (October – May). Decorative custom fit skirting made of a solid color vinyl, or a similar fabric material is allowed, if it is in good condition and in a color matching that of the RV. No rigid skirting (i.e., wood, metal, plastic, foam insulation, etc.) shall be installed on any RV. Any other skirting, e.g., blow-up skirting, needs to be approved by management. Reservations: The maximum length any reservation can be is 6 months, continuously. Subleasing: No subleasing of RVs or Park Models is allowed. Manager Discretion: Managers are allowed discretion to control site appearance and curb appeal beyond rules explicitly stated on this page. Quiet Hours: Are 10:00 PM to 8:00 AM each day. COACHLAND BE BEAR AWARE It may still look like winter in much of Truckee, but spring has arrived in one important way: bears have started emerging from their dens and they are hungry. While here at Coachland please: • Secure your food and garbage. Put your trash in our dumpsters. Never leave trash outside of your RV or in your car. • Clean up your picnic area after eating to avoid attracting a bear. Clean and store your BBQ grill. • Do not leave small dog or dog food outside your RV. • We suggest disposing of your trash before dark. • Do not engage with a bear. Walk away slowly. Bears may be defensive when people get too close.
