RULES & REGULATIONS

1. Guests will register at the RV Office during regular business hours.

2. Please observe the speed limit as posted.

3. Residents and their guests will wear their name badge to all Resort activities.

4. Seasonal RV Sites: Full balance due upon arrival.

5. Residents will receive a Policies and Guidelines Booklet; residents are responsible and shall be liable for the behavior of their guests.

6. Reservation rates are based on dual occupancy. Each additional occupant or guest residing on site must be approved by Resort Manager in advance of occupying the site. A fee applies for additional occupant or guests.

7. Annual site rent is due on the 1st of each month. A late fee will be charged for any payment past due 10 days.

8. Residents that stay one month or longer may open a mailbox to receive mail and In-Park notices.

9. Units/RVs shall be well maintained and shall meet minimum appearance standards subject to Resort Manager discretion.

10. Residents interested in renting a site on an annual basis have a choice of any site not currently rented annually. If someone requests a currently reserved site for annual rental the party currently renting the site has the first right to convert to annual.

11. All requests for maintenance orders will be submitted through the RV Office.

12. Two pets per site allowed. Vicious pets are prohibited. Pet poops, YOU scoop.

13. The Resort is not responsible for any injuries or damages caused by pets.

14. Pets must NOT be left outside unattended.

15. Pets will be kept on a maximum six foot leash and under the control of its owner or handler when walking the pet.

16. No pets are allowed in buildings, pool or spa areas except for service animals.

17. For guests to use the pool and spa, resident must be present in the pool area.

18. Swim at own risk. No lifeguard on duty.

19. All modifications, enhancements or construction to the site, including landscaping, must have prior written approval from Management.

20. Inform the RV Office of intent to rent or sell a unit/home.

21. A background check is required for reservations over six months. Fees apply.

22. Prospective home buyers of a permanent home must FIRST pass a background check BEFORE moving into unit. Fees apply.

23. Policies, Guidelines, and Standards may be amended or modified as deemed necessary without advanced notice.

24. Storage Agreement must be filled out and signed for a storage site. Fees apply.

25. Parking on empty sites is not allowed unless site is reserved as a storage site. Fees apply.

26. Flags and signs that display the Confederate flag, politicians, political candidates or contain vulgarity or profanity are not allowed to be displayed at your Site or throughout the Resort. Customers in violation of this policy will be asked to remove their flag/sign and if they refuse to do so, will be asked to vacate the Resort.

RESORT INFORMATION

Country Sunshine RV Resort, “The Friendliest Park in the Valley,” is conveniently located in Mid-Valley with great shopping malls within a short distance. Doctors and a hospital are located only a few blocks away. There are two airports with easy access one hour from the park. South Padre Island is less than an hour away. Golf courses surround our area with many golf outings planned. There are a variety of activities scheduled every day, giving everyone something of their choice to do. Our park has a fine Recreation Hall, Swimming Pool, Shuffleboard Courts, Horseshoe Pits, Pool Hall, Library, Card Rooms and much more. Some of the popular activities are the various parties consisting of themed dances (e.g., Mardi Gras, Luau, and Mexican). Saturday breakfast, Wednesday lunches, and Ice Cream Socials are available every week. We have top entertainers and concerts straight from Branson and Las Vegas. A big New Year’s Party features a band and a good time. Classes in Quilting, Crafts, Art, Bridge, Wood Carving, Shuffle and Line Dancing are scheduled. Additional classes are added upon request. Garage Sales, Art Shows and Quilt Shows draw much interest throughout the Valley. Many different card games are played daily, and you can teach those who care to learn new games.

We help you look after your health needs. There are several exercise programs, including Chair Exercise and Aerobics and Water Exercise.
