» CHECK OUT: 12 noon. Check in: 1 pm. If the site is available and you wish to extend your checkout, there is a $25.00 fee for guests who choose to check out by 3:00 pm. Please reregister for additional nights by 10:00 am. We do not guarantee the same site that you originally chose at the time of booking.
» SPEED LIMIT: 5 MPH IN THE RESORT! SPEED LIMIT STRICTLY ENFORCED! You must follow ALL traffic signs in the resort. Should you observe speeding or recklessness, inform the office. Watch for children.
» PETS: Limit 2 dogs per site. No dangerous or aggressive breeds allowed. Pets are not permitted in the buildings, playground, and pool area or allowed to be walked on other sites. Service dogs are exempt. Pets MUST be kept on a leash at all times and MUST NOT be left outside UNATTENDED. No portable fences or kennels outside. All pet droppings MUST be picked up IMMEDIATELY. Failure to do so will result in immediate termination of parking rights. A lot clean up charge caused by your pet(s) is $20.00. The pet park is located on the north side of the park.
» CHILDREN: Parents are responsible for the conduct of their children and financially responsible for any damages incurred by their children. No children riding bicycles, skates or skateboards, and no motor bikes/scooters, ATCs/ATVs. Chlldren under the age of 14 must be accompanied by an adult at all times.
» TRASH PICK-UP: 10 am each day. After that time, please take your trash to the dumpster. Trash must be in a TRASH BAG and tied, including boxes and doggie bags. Do not put out trash overnight.
» QUIET TIME: 10 pm to 7 am. Please be considerate of your neighbors. LOUD MUSIC IS NOT ALLOWED. The use of generators is prohibited.
» SITES: All sites must be kept neat and tidy. Normal outdoor items such as chairs, grills and bikes are permitted outside of your unit. Storage of items under your rig is prohibited. No large containers, hazardous material, cargo trailers, car dollies, tires, 55-gallon drums, exercise equipment, generators, refrigerators, excessive plants, and other storage containers are allowed on your site or under your rig. Trash cans prohibited. No porches, decks, clotheslines or non-factory authorized steps are allowed. Do not hang towels, bathing suits, clotheslines or clothes outside your RV. Keep all cords, cables, and hoses coiled and bundled. Ground
mats may not cover any portion of grassy areas or extend into the road. Holiday decorations must be removed within 1 week of the holiday. Do not allow any type of motor oil/fluid to leak onto your RV pad. A cleaning fee of $150.00 will be assessed in the event a stain is caused by your vehicle/ RV/golf cart batteries. Golf cart parking pads required.
» GRASS: KEEP GRASS FREE OF ANY & ALL ITEMS — NO EXCEPTIONS! PLEASE DO NOT PARK OR DRIVE ON THE GRASS because of our sprinkler system.
» FISH CLEANING: ABSOLUTELY NO FISH CLEANING ALLOWED ANYWHERE IN THE RESORT. PLEASE CLEAN YOUR FISH BEFORE RETURNING TO THE RESORT.
» PARKING: REGISTER ALL GUESTS, PETS AND VEHICLES AT THE OFFICE UPON ARRIVAL. Attach permits to each vehicle windshield. Visitors must register before entering resort. Do not give out your gate entry code. PARKING IN VACANT RV SITES IS STRICTLY PROHIBITED! Utilizing any other RV site, without prior management approval, will be subject to a charge equal to the rate that is assigned to that site. Do not cut through sites to get to your site. Do not allow any vehicles to protrude from your RV site into the flow of traffic. All tow vehicles must disconnect before entering the resort. All tow vehicles must connect at the rear gate when leaving the resort.
» WATER CONNECTION: Pressure regulators are recommended.
» RV/VEHICLE REPAIR: No type of mechanical repair, whether to your vehicle or RV is allowed. All other repairs require prior authorization by management.
» RV/VEHICLE WASHING: Washing of vehicles is restricted to authorized service companies. See front desk for listings.
» RVs/VEHICLES: We reserve the right to refuse service to any rig based on its appearance, age and/ or condition. Rigs older than 12 years of age require manager approval prior to check-in. Tents and pop-ups are prohibited. All RVs must be equipped with their own holding tank. No guest may sublease their RV while on the park premises. Please do not post any type of “For Sale” sign in your yard/RV or vehicles. All vehicles must display a valid car pass.
» SEWER: Texas Law requires that sewer and gray water hose have a sewer connection (threaded connector / rubber donut) attached to prevent sewer

gases from escaping. Please do not put paper towels, tampons or any item other than “RV toilet paper” in the sewer or your RV holding tank. Sanitary items, diapers, baby wipes, prophylactics, paper towels, grease or food in sinks or toilets in the park clogs the sewer system.
» CLUBHOUSE SHOWERS/RESTROOMS:
Hours: 9 am to 12 NOON & 1 pm to 5 pm, Mon through Sat; CLOSED Sunday. NO SMOKING, NO FOOD, NO ALCOHOL, NO GLASS PERMITTED. PLEASE LEAVE THE SHOWER/RESTROOMS CLEAN FOR THE NEXT GUEST.
» CLUBHOUSE LAUNDRY ROOM: Hours: 9 am to 5 pm, Mon through Sat; CLOSED Sunday; Last Wash 3 pm. Please allow 1 ½ hours to do your laundry. Please be considerate of other guests by not leaving clothes unattended. Please leave the laundry room clean for the next guest. Laundry soap and change are available in the office/store.
» SMOKING: Building, porches and pool area are NON-SMOKING. While on the property, please put all cigarette butts in the proper container, not on the ground or around your site!
» BUILDINGS: Please help us keep our facilities clean and let us know if any of our buildings require attention. Please wear shirts and shoes if you are entering the buildings. Please do not wear wet bathing suits or clothing in the buildings. The Grand Hall Meeting Room reservations can be arranged through the office/management.
» POOL/PLAYGROUND: NO LIFEGUARD ON DUTY; swim at your own risk. No one under the age of 16 may be at the pool/playground unsupervised. Visitors need to check in the office before entering the pool/playground area. Adults, please dress appropriately for
a family resort. Only bathing suits allowed in the pool. Infants not potty trained must wear leakproof swimming diapers. We have them available in the store. Do not run, dive or push others in the pool area. NO GLASS CONTAINERS IN THE POOL/PLAYGROUND AREA.
» CONDUCT: We are a family-oriented resort. Please DRESS APPROPRIATELY for the area of the resort you are in. Loud, offensive, profane, lewd or threatening language will NOT be tolerated. Indecent conduct or intoxication will not be tolerated and may result in eviction. Anyone who willfully or negligently defaces, damages or destroys property/equipment of the resort shall be liable for full replacement value.
» ILLEGAL DRUGS: Possession, sale or manufacture of illegal drugs or paraphernalia on the RV site or anywhere else on the property is prohibited.
» FIREARMS/FIREWORKS: Discharging firearms or fireworks is not allowed. Please adhere to Texas and Federal laws if carrying a firearm in your vehicle or on your person while on resort property.
» CAMPFIRES: Allowed in covered fire pits or grills under constant supervision. No grills or fire pits allowed on tables. Cutting of trees and plants is prohibited. Firewood available for purchase in the store.
» MANAGEMENT: We are a service-oriented business. Therefore, we do not have a landlord/tenant relationship with any daily/weekly/extended stay guests. We reserve the right to refuse service or to request the departure of anyone that will not comply with the “Rules or Regulations” as stated. The owners/ management assumes no liability or responsibility for any accidents, injuries or losses from any cause.
