Reservations Check-in 1:00 pm • Check-out: 12:00 pm All guests must register at the RV park office prior to proceeding to their reserved site. Reservations can be made up to one year in advance; payment is due in full at time of reservation, unless specified otherwise by park management in writing. Rules are subject to change without notice. Site Guests arriving to check-in after 3:30 pm, will be emailed their site information on the day of. Walk-ins will need to check the sign on the door for open sites, if any available. They can reserve online or go in the office the following morning to pay. Guests in site after check-out time are subject to tow at their expense. Sites may be requested for handicap purpose only. Maximum of 8 guests allowed per site. (1) One RV and (1) one passenger vehicle per site, any additional vehicle will be charged and extra fee of $35. No personal property on landscaping, grass or streets; sites must be kept clean and clutter free at all times. Alteration to the park landscape is prohibited. Any modifications to landscape or common areas may result in a fee. Sprinkler system in flower areas runs automatically on a regular basis. PLEASE NO DRIVING OVER THE FLOWERS! NO tents, outdoor sleeping or sleeping in passenger vehicles. Sites must be kept clean; hanging articles of clothing/ towels is prohibited. Stored items under the RV must be kept in totes. Clothes or personal belongings may NOT be placed on park fencing or utility pedestals. No personal property on landscaping or streets. Please do not block or occupy sites other than the site you have rented. 6 months or 180 days is the maximum stay. The guests and the RV must leave the property for 30 days before returning for a new stay. Guests failing to depart at the end of their 180-day stay will be denied any future reservations and RV will be subject to tow at owner’s expense. Olive Avenue does not store vehicles/RVs.

Late Check Out If availability permits, a late check-out will be allowed for an additional $10.00. Lake checkout is 3:00 pm on the day of departure. After that time, guests will be charged for an extra night. Request for late check-out must be made by noon on your checkout date.

Vehicle Criteria Proof of current registration “is a must!” We accept 2000 or newer RVs: Class A, B 7 C motorhomes, travel trailers, pop-up trailers and 5th Wheels; * 2000 or newer truck campers. Toy haulers may only lower their rear gates in sites 1 through 15 and 19 through 30; lowering ramp in all other sites is prohibited. We do not accept tents, van or bus conversions or horse trailers. ALL RVs MUST BE SELF-CONTAINED with 3” SEWER HOSE. RVs must have a clean appearance, no body damage or rust. They must have tight, secure connections, no leaks, all systems in good working order. RV guests must have a readily available vehicle equipped to transport the RV at any given time, excluding rentals. Management reserves the right to refuse entry to the park. Must have valid proof of registration at time of check-in.

Early Check Out Monthly - If guests have been here for more than 30 days they will be prorated at the current monthly rate. If guests have stayed less than 30 days, they will be charged at the current daily rate with no electric charge. Daily - Early departures on daily reservations need to provide a 72-hour notice or no refund will be issued. Any changes or adjustments to reservations guest will be subject to $25 adjustment fee. NO REFUNDS or transfers for unused portions of your stay.

Cancellations A $25 dollar charge fee will be applied to all reservations that need to be changed. Daily - All daily reservations will be refunded 65% of their reservation. Monthly - A $100 administrative fee will apply to all monthly reservations cancelled; in addition 50% of ALL deposits are nonrefundable. Cancellation with a 30-day notice will not incur a cancellation fee. * If by 12:00 pm the day after your scheduled arrival date you do not call or arrive, your reservation will be cancelled and all payments will be forfeited. Quiet Hours and Behavior Quiet hours are from 10:00 pm to 8:00 am. NO GENERATORS are to be used at any time. Please be considerate of your neighbors during and after quiet hours. Excessive noise or behavior considered to be a nuisance can result in your removal from the park. Aggressive behavior towards other park guests or park staff will not be tolerated. Safety Rules Parents are solely responsible for the behavior, actions and safety of their children. All guests and visitors must abide by the rules and regulations given at check-in and any posted signs throughout the resort. Anyone who causes harm to other guests or engages in any behavior that is deemed potentially dangerous to others will be asked to leave the park immediately. Any behavior deemed to be rude, offensive, or hostile towards any staff members can result in your removal and ban from the park. Pet Rules (2 pets per site) NO PIT BULLS, ROTTWEILERS, OR DOBERMANS or other dogs with aggressive behavior, mixed bull breeds included. Pets must be leashed at all times by a hand-held leash (not longer than 6 feet in length). There are no leash exceptions on the entire property. If they poop, you scoop or a $50 clean up fee will be charged. Excessive barking is disturbing to other guests. Please do not tether your pets to our trees. Small outdoor playpens are allowed as long as poop is picked up right away and the pet is not barking excessively. Service Animals: All rules mentioned above apply to service animals with the exception of breed restriction. Utility connections, chemicals and sewage spills All utility connections must be securely fastened. Nothing should ever be placed on or over the electric pedestals. ANY AND ALL SEWAGE SPILLS MUST BE REPORTED TO THE OFFICE IMMEDIATELY! A minimum $50.00 fee will be assessed for cleaning, depending on the severity of the spill. Guests may also incur any applicable fines imposed by City and State environmental regulations. Any use of cleansers or chemicals which can hit the ground is prohibited.

Washing of Vehicles: Washing of RVs and vehicles is permitted on park property between 8:00 am and 7:00 pm. Maintenance is prohibited. ATVs, SKATEBOARDS AND REMOTE CONTROLLED CARS/TRUCKS, ETC. ARE NOT ALLOWED. Bikes, Razors and roller blades can be ridden on asphalt roads ONLY at the rider’s risk. Helmets must be worn by riders age 16 and under for all of the above. Unsafe maneuvers, ramps or tricks that endanger the rider or others are prohibited. Courtesy to others is required at all times. Skateboards, mopeds, ATVs, scooters or any other items of this nature, are not allowed in the park. Street legal motorcycles and scooters are allowed with a valid driver’s license. California State Safety Regulations requires licensed riders to be at least 16 years of age, and a helmet must be worn at all times on scooter or motorcycles. “ALL GUESTS MUST COMPLY WITH ALL FEDERAL, STATE AND LOCAL LAWS.” Laundry Facilities and Buildings Hours: Open 24 Hours Please use laundry etiquette when using facilities. Do not leave laundry unattended and promptly remove your laundry after completion of cycle. Please leave laundry room neat and clean, and do not leave unwanted items behind. Please keep laundry door closed at all times. Please be considerate of other guests and keep our restrooms and showers clean. Pick up after yourselves and your children. Smoking is prohibited in ALL buildings in the resort. Keep Olive Avenue RV Resort Clean We ask guests to leave sites clean and clutter free. We pride ourselves on being a beautiful park. It is the guest’s responsibility to clean and maintain their site clutter free while staying with us. Any vehicle leaking oil will not be allowed inside the park if oil is leaked onto the site. A cleanup fee will be assessed. Firearms/Weapons and Fireworks No weapons (not in compliance with existing laws) or fireworks of any kind are permitted on the grounds. This includes firearms, BB guns, sling-shots, knives, or any other device or item that can be perceived or used as a weapon.

Fire Pits/Propane Pits Only propane pits are allowed regular fire pits may be used only if nonsparking logs are used (ex: dura flame logs) and MUST be supervised at all times. Flames should not be bigger than 1 foot. Charcoal BBQ and Smokers are allowed.

Mail and Deliveries Olive Avenue RV Resort will accept U.S. mail for our guests. We ask that guest use, C/O: Olive Avenue or ATTN: guest name. UPS and FEDEX will deliver to your site. Please provide sender your Site # when giving them our address. No outgoing mail available. Please Do Not Feed Animals It is a felony to harm, harass, or disturb wildlife. Failure to abide by the law could result in a $20,000 fine and/or imprisonment. (PC Code 597). We also ask that you DO NOT feed any stray cats. Lost and Found Lost and found is at the RV office and available during regular office hours. Olive Avenue RV Resort is not responsible for any lost or stolen items. Please secure your valuables at ALL TIMES (I.E. lock all bikes, scooter and skateboards, etc.). Wi-FI FREE Wi-FI is offered to Olive Avenue RV Resort guests. A password is provided upon check-in, however, please be advised some computer hardware may not be compatible with the Wi-Fi service offered. Wi-Fi is not guaranteed. Internet services may only be used for lawful purposes. Transmission of material in violation of federal or state regulation is prohibited. You agree to indemnify Olive Avenue RV Resort, Newport Pacific, from any and all claims resulting from your wrongful or unlawful conduct and/or improper use of the services. Pool/Spa Rules Hours are 8:00 am - 10:00 pm. NO LIFEGUARD ON DUTY. There will be no eating, drinking inside pool, spa area. When entering the pool area, please wear swimming attire. Parents MUST BE present with children under the age of 14. NO PETS in pool/spa area. Please keep the shower/restrooms clean. I HEREBY AGREE TO RELEASE, INDEMNIFY AND HOLD HARMLESS THE PARK OWNERS, OPERATORS, EMPLOYEES, AGENTS AND REPRESENTATIVES FROM ANY AND ALL CLAIMS OF ANY KIND, WHETHER FOR DAMAGES, INJURIES OR OTHERWISE, RESULTING FROM THE USE OF THE SWIMMING POOL AND/ OR SPA, AND THE ADJACENT AREAS AND FACILITIES BY MYSELF, MY SPOUSE, MY CHILDREN, OTHER MEMBERS OF MY HOUSEHOLD (COLLECTIVELY “MEMBERS OF MY FAMILY”) OR MY GUEST. I UNDERSTAND THAT NOTHING IN THIS AGREEMENT WILL BE CONSTRUED AS A WAIVER OF CLAIMS BASED ON THE NEGLIGENCE OR WILLFUL ACTS OF THE PARK OWNERS, OPERATORS, EMPLOYEES, AGENTS AND REPRESENTATIVES. Notice to Guests: Pursuant to California Civil Code Section 799.20, et seq., a recreational vehicle may be removed from the premises without judicial hearing, after the service of a 72-hour notice, if the occupant has been in the park for 30 days or less for any of the following reasons: (1) Failed to pay for his/her occupancy in the park. (2) Failure to comply with the park’s rules and regulations. Pursuant to CA Civil Code Sections 799.20 et Seq. (3) Failure to vacate on specified date Pursuant to CA Civil Code Section 1866. MANAGEMENT RESERVES THE RIGHT TO REFUSE SERVICE TO ANYONE AND WILL NOT BE RESPONSIBLE FOR ACCIDENTS, INJURIES OR LOSS OF MONEY, JEWELRY OR VALUABLES OR ANY KIND.
