The following rules were established to maintain high standards of cleanliness, safety, and maintenance, with a “Good Neighbor Policy” in mind. Since every contingency cannot be covered in a set of rules, from time to time, modification may be necessary. Your compliance is very much appreciated and will ensure a pleasant stay for all guests.
Each site is limited to one (1) RV and up to two (2) vehicles / trailer. If there is room in your site, you may park an additional vehicle if it does not stick out beyond your site area. Management must approve a third vehicle / trailer, which shall be parked in a designated area.
• Offsite parking only with Management Approval and each vehicle / trailer is subject to $25 Fee.
• The RV must be well maintained and in excellent overall condition. Any deceitful booking of an RV will be refused. NO REFUND WILL BE ISSUED.
• Yavapai County mandates the use of sewer gaskets/seals. Sewer hoses on long term rigs should be raised off the ground.
• You may have your car and/or RV washed by an outside mobile washing service. The office can provide the name of mobile washing services.
• Speed limit in the park is 5MPH (miles per hour).
• Charging Electrical Vehicle on site is prohibited.
• Vehicles must be well maintained (no oil leaks) and operate in a safe manner.
• No repairs or maintenance may be done in the park, except by approved park mobile services. Inoperable or unlicensed vehicles are not permitted.
• Vehicles are to be parked only in the space intended. The common areas are not for parking.
• Never park in an empty site or on the street or drive thru an empty site.
• All vehicle noise is to be kept to a minimum. Please be mindful of your neighbors when warming up your diesel engines – they can be very loud.
• Recreational use of motorized bikes, motorcycles or ATVs/ UTVs within the park is not permitted; you may ride to your spot or exit the property maintaining the 5MPH Speed Limit Rule.
• Our park staff will work hard to keep sites clean and free of debris. Please help by avoiding clutter and eyesores such as boxes, tools, wood, empty flowerpots, etc.
• Only furniture and items intended for outside use are allowed and must be kept to a minimum.
•The following are NOT allowed on sites (including under RV):
- No clothes lines or hanging laundry.
- No appliances outside the RV.
- Open storage containers (Plastic storage containers are permitted under your rig, if kept orderly).
- No concrete blocks to form structures or brace awnings.
• Campfires are PROHIBITED at sites. There is a communal firepit near the Ramada area for all to use. Gas or charcoal barbecues may be used for outdoor cooking at site. Please dispose of cooled ashes in SEALED bag in a dumpster. During times of extreme FIRE RESTRICTIONS, charcoal grills will not be allowed. Please confirm with the office prior to arrival.
• No walking through occupied sites or vacant sites. We will do our best to accommodate site requests, but we reserve the right to move your reservation if maintenance or other issues arise.
• Maximum 6 persons per site.
Pets
• Maximum of 4 pets per site and all pets must be registered on your reservation.
• The following breeds are NOT allowed:
**Doberman Pinschers, Pit Bull Terriers, Rottweilers or other aggressive breeds.**
• Remember – cats are pets too, and the rules apply to them.
• Pets must always be on a leash with the owner when outdoors. Please… Pets cannot be tied outside and left unattended.
• No pets allowed at food functions (when we have cook outs) & on the Green Belt.
• Guests must pick up after their pets immediately.
• The pet park is equipped with doggie bags for your convenience. Please make sure the bag is securely sealed and placed in the pet waste station located at the entrance of the trails and at the dog park OR trash disposal located in the front entrance and rear of the park.
• Pet rules are in place, and compliance is mandatory.
• ALL guests must stop and register at the office and overnight guests are subject to a $3.50 fee per person per night.
• Visitors under the age of 18 must ALWAYS be accompanied by a guest while in the park.
• Please notify the office if you are expecting a guest prior their arrival.
• If you need to call 911, and time allows, please call the office so the maintenance staff can be prepared to escort the emergency personnel to your site.

• Emergency Contact Information forms are required for all monthly guests. This information remains private and is used only when we need to contact someone in the event of an emergency or when requested by law enforcement agencies. We never give personal information out to others.
• Practice “leave no trace” in sites and throughout grounds. Tree limb removal/pruning and digging holes in sites is prohibited.
• Please note “NO SMOKING” areas. No smoking is permitted near the office, laundry, and bathroom areas.
• Please bring your trash bags in the dumpsters located in the front entrance and rear of the park.
14 days or more prior to arrival date: First night as cancellation fee.
Between 48 hours to 13 days prior to arrival date: 50% of the reservation total as cancellation fee.
Less than 48 hours prior to arrival date: 100% of the reservation total as cancellation fee.
This policy is effective regardless of when the reservation was made.
You are allowed up to two (2) changes on your reservation. All changes to your reservation (rescheduling / reduction of nights) must be made 14 days prior to arrival date. If you are within 14 days of the arrival date, cancellation policy applies.
