OF TERMITES AND HOW TO TREAT THEM
Termites bite. Figuratively and literally. They can be a financial nightmare for homeowners and create major structural damage. Termites are silent destroyers. They secretly hide and thrive in your walls for years without being discovered. It’s estimated that every year in the U.S. alone, homeowners spend $5 billion to control and repair termite damage, which hits approximately 600,000 homes annually. But wait, where are the termites coming from?!
They come from: • Stacks of firewood near the house. • Wooden structures like porches and decks. • Damp soil near the foundation. Shoot, that sounds like my house. How can I tell if I have any?
Signs of termites include: • Seeing winged insects around your home, in the soil around your house, or discarded wings. (Gross, I know). • Wood around the house sounding hollow when tapped. • Cracks or tunneling in wood. • Cracked or bubbling paint.
This all sounds terrible and damaging; how can I prevent termites from appearing in the first place?
Be proactive and prevent termites by: • Checking water drainage sites to ensure they remain cleared. • Preventing water or moisture buildup around downspouts, AC units and other things outside your house that tend to leak or drip. • Getting rid of rotting wood outside. • Checking wooden structures for damage. • Caulking around pipes or utilities to prevent leaks and fill cracks.
Another surefire way to make sure your house is safe from termites (and other pests) is to have a local pest control or exterminator come inspect your property. And should you notice any of the warning signs – call them right away! Being proactive is key, and the sooner you can have a termite problem eliminated or prevented, the sooner you’ll be sleeping more soundly. And nightmare free.
LAWN CARE TIPS FOR THE SUMMER SEASON Ahhh, summer is here. It’s time to kick-back and relax in the backyard. Unfortunately, this is also when a lot of “unwanted guests” show up as well: bugs, mosquitos and weeds. By taking proper care of your lawn, however, you can get the most of it, and get the most out of your summer. So, keep your lawn lush, green, and bug free this summer by practicing proper lawn care, with these helpful tips. And remember, for the best lawn care, look into hiring a professional lawn care company, which will allow you even more time in the hammock with a cold drink in hand.
• Water your lawn. But be sure to practice proper watering and water conservation techniques. The morning hours are the best time to water your lawn, because the air is cooler. In the middle of the day, water evaporates too quickly, and doing it at night is even worse. Water can cling to blades of grass overnight, and it sits there and promotes fungus and lawn diseases. • Water long enough to moisten the soil about six inches down, but don’t water any more than that. Use water wisely, especially in the summer when a lack of rain can lead to water deficits and droughts. The first time you water your lawn this summer, check it every 15 minutes to see how moist the soil is. When the soil reaches six inches in depth, record the time that it took, and use that as a timeframe moving forward. • Check your lawn for any signs of discolor or poor texture. Browner, more brittle grass can be signs of damage.
• Hire a pest-control service to spray around the foundation of your home to keep the bugs on the outside. You can also reduce bugs’ outside presence by treating the lawn. • Pour out standing water as it collects to prevent mosquitos from breeding. • While the lawn is normally the focus point of the yard, don’t forget about trees, shrubs and other outdoor plants. Mulch beds are important too. Keeping your yard well-maintained will increase your home’s value as well. Make sure you stay hydrated (with water, not beer, as tempting as it may be). Working in the summer heat it can be tempting to wear shorts and flip flops, but it’s important to wear closed toe shoes and long pants to protect yourself. If working out in the elements isn’t your thing, consider hiring a professional. They’ll make sure everything you need gets done, and they might find things you overlooked.

H EAT Summer is here, and the sun is out in full force. Just like your skin is susceptible to sun damage, so is your house. Make sure your home is protected by focusing on these four essential elements.

To make sure you get the most out of your exterior paint, choose a top-quality brand that will better withstand sun damage over time. Depending on how much direct sunlight you have on your home, tree borders are a good way to add shade to parts of your yard. This will add life to your paint job, and the trees will add more “life” to your lawn and landscaping.
The roof also absorbs the brunt of the sun’s power and can be the first to show sun damage. There’s not much you can do to avoid this, but if you inspect your roof closely each season, and make necessary repairs, you’ll stave off the damage.
DECKS WINDOWS Keep your cold AC inside and the summer heat outside by checking the caulking around your windows. You may also want to consider adding awnings to prevent heat from penetrating, or keeping the blinds or curtains closed during the hottest parts of the day. This will keep sunlight out and help cut down on that utility bill.
One of the top ways to protect your deck from summer heat, especially if your deck is made of wood, is by properly sealing it with a high quality, weatherproof, UV resistant sealer. Chances are, you have your hands full trying to decide what project to tackle while the season is right for it. The roof is one of the most important parts of your home, and it’s important that it remains functional. The summer sun and heat can also put your roof through the wringer, so it’s important that you get professionals to check it out and make any repairs if necessary.
The first thing you need to do is call your local, trusted roofing company and have them perform an inspection. Regular roofing inspections are important for spotting some of the smaller issues you can’t see with your naked eye from the ground. Small things get worse over time, and the summer heat can make them even worse. And since the summer also brings more thunderstorms, make sure your roof can handle a battering of rain without sustaining any leads. Make sure you fix any issues as soon as possible. The longer you wait, the more time you allow bugs or pests to get into your home or for inclement weather to worsen any leaks or holes. And speaking of storms, give your gut-
ters some TLC as well. They are integral to channeling rainwater off the roof and away from the foundation of your home. Water sitting around your foundation can attract unwanted pests, like mosquitos and termite. So, break out the ladder, or have professionals come to clean the gutters and repair any damage. Also have them inspect the downspout, making sure it works properly and guides water far away from your house. By reaching out to your roofer for a routine pre-summer inspection, your roof will live up to its biggest challenge – a summer’s worth of heat, sunlight and storms.
GET THE RIGHT APPRAISAL BY TAKING THE PROPER STEPS Whether youʼre a buyer or a seller, getting an accurate appraisal of a homeʼs worth is critical before proceeding with a sale. When it comes to knowing the value of a purchase, your home is the bottom line.
FOR BUYERS:
In todayʼs market, lots of factors can contribute to an appraisal coming in lower than expected, some of which might include the lack of recent comparable home sales in the area, or using an appraiser from another town or region. Want to know if your home is being appraised properly?
FOR SELLERS:
Ask your lender to find an appraiser that is from the county where you are buying. Make sure that the appraiser has a residential appraisal certification and professional designation. Meet with the appraiser beforehand and inform them of any factors that could have an impact on the appraisal.
Get an appraisal before you list your home for sale. Use it, along with your real estate agent’s expertise to set the right price for your home. See what similar houses are selling for or are valued at. Maintain a file of all the improvements, upgrades made, and tax documents related to your house. If you don’t like the appraisal, question it. Maybe there is some information you can provide or something that you can point out that the appraiser missed.
Also, if you’re selling your home, before you get an appraisal, do your best to make the most of your home’s features. Obviously, your home won’t transform form from a single-family to a palatial estate overnight, so some things in the appraisal (square footage, number of rooms, etc.) won’t change. But you can make sure that things are clean, everything in the house appears maintained and functional, and knock out any DIY projects you’ve been putting off.
