BIRCHMORE

Since time immemorial Aboriginal people have managed, cultivated and cared for the landscape where Waurn Ponds was established and continues to grow. As the oldest living and continually practiced culture on earth, we acknowledge the ongoing connection between Aboriginal people and the landscape of Victoria. This includes the land in Waurn Ponds where we are bringing our new neighbourhood to life. We acknowledge the traditional owners and custodians of this land, the Wadawurrung people of the Kulin nations, and pay our respects to their Elders – past, present and emerging. We commit to treating this Country with the respect it deserves.

BIRCHMORE

Welcome home, Waurn Ponds.

for WAURN PONDS

A place to live, meet, play and explore, welcome to a neighbourhood for you, the kids, the dogs, the surfboards and all that goes with it. With more open spaces, kick about sports fields for the kids (and adults), shared BBQ areas, a nature boardwalk, and public amphitheatre, Birchmore for Waurn Ponds is the neighbourhood we’ve always wanted to create. More importantly, it’s a place we hope you like too. Set on the last land release in the area, this is your final chance to build from the ground up in an established neighbourhood, and together we think we can make something pretty special.

SHARED BBQ AREAS

For whatever size house you’d like to call home, we have a lot that should be the perfect fit. With allotments that vary from medium to extra-large, we have spent the time creating a masterplan that works with you. Featuring premium Hams Road and park frontages, we hope the hardest choice is picking which one.

Whether you like your steaks medium rare, well done, or of the plant-based variety, we’re installing shared BBQ areas so you can flip a snag amongst the great outdoors. A place to cook with friends, family, and the neighbours down the road, we’ll supply the equipment, all you need to do is throw the shrimp.

3+ HECTARES OPEN SPACE

ACTIVITY AREAS

Because a home spans well beyond those four walls, we have doubled down on open space to help you get acquainted with the local greenery. Here to create a neighbourhood that gets better with time, we’re building homes around parks and water areas, not the other way around.

With plenty of grass to kickabout and dedicated fitness areas, your new neighbourhood is here to bring out the elite athlete in all of us. Complete with footy goal posts in a nod to our love of the game, this is a place for marking practice with the kids, an impromptu game with friends, and a few lunch time kicks for good measure.

3 KID-FRIENDLY PARKS

PUBLIC AMPHITHEATRE

For the young, and young at heart, our new neighbouhood is built with play in mind. With multiple playspaces set amongst plenty of native greenery, these are the parks we grew up dreaming of. Located alongside kickabout spaces and BBQ areas, there’s something for the small kids, big kids and everything in betweeen.

Because now more than ever we’re realising it really does take a village, we’re investing in communal spaces designed for our future neighbours to come together. Located just off Hams Road, a public amphitheatre is set to form the stage for neighbourhood events, from live music to casual get togethers.

It’s a dog’s life. With more open space and room to run, we haven’t forgotten about our furry friends. For the four legged family members we’re creating plenty of dog-friendly areas for them to get to know one and other. Owners are always welcome to join in the play too.

Sustainability

A work in progress commitment to do right by the planet, our plan is to create a neighbourhood that gives more than it takes. Here to establish a legacy that stays in your family, and in ours, for generations to come, we think long and hard about what we build, and how we build it. At the end of the day, the most sustainable neighbourhoods are those designed for the long haul – and we’re making decisions now to ensure we all do our bit. From recycled road material and connected bike paths, to rehabilitated wetlands and waterways, we’re adding more of the good stuff in, and doing our best to tread gently while we go.

REHABILITATED WETLANDS

NATIVE TREES

Believers that a life well lived is a life spent amongst nature, we’re doing what we can to preserve what’s already here and build around it. As part of our commitment to the land, we’re rehabilitating our waterways and wetland areas and adding to them, protecting the existing greenery for generations to come.

For all those who grew up to the words ‘give me a home amongst the gumtrees’, we’re pleased to say we’re making this a reality. Because the more trees the better, we’re planting local species including Red Flowering Gum, Blackwood, Yellow Gum, Manna Gum, Golden Ash, Sunburst Honey Locust, and Evergreen Ash.

RESTORED FROG HABITAT

NATURE BOARDWALK

Our commitment to nature isn’t only for the benefit of our human neighbours, but our animal ones, too. That includes our existing frog population. As part of our works, we’re restoring their native habitat and ensuring their home remaims in tact, so they too shall continue to thrive as our newer neighbours do.

In a neighbourhood that will be home to 3+ hectares of landscaped parks and wetlands, it’s important to have a way to take it all in. For all your exploring, biking, roller skating, and leisurely walking activites, we’re building a nature boardwalk around our restored waterways so you, the kids, and the dogs can take it all in.

RECYCLED ROAD MATERIAL

CREEK WALKING TRAIL

Subscribers to the idea that small actions add up to big results, when it came to choosing the matierality of roads and pathways we knew there was a better way. Working with our landscape architects, we’re laying an envinronmentally-minded road and pavement material, crafted from recycled product.

With long winding paths through rehabilitated creek areas, we’re creating a neighbourhood with plenty to explore. Located in the second half of the neighbourhood, the creek trails follow the natural wetlands to bring you and your family as close to nature as you can get.

Close, but not too close.

for WAURN PONDS

Parklands in the backyard. Surfcoast up the road. A city within reach. Birchmore for Waurn Ponds is a little neighbourhood surrounded by a slightly bigger neighbourhood, and there’s plenty to explore. Close enough to Melbourne, far enough to surf at lunch, and connected by train, road and pathways, your future home is in a pretty good spot. Set on land cared for by The Wadawurrung people of the Kulin nation for tens of thousands of years, the word ‘waurn’ means ‘place of many houses’ in the Wathaurong language, and together we’re ready to add the final few. A stone’s throw from your local shops, with a backyard that spans the entire Surfcoast, we can’t wait for you to call it home.

Local Partners As long-time fans of the area, we know what’s already here is pretty great. And what better way to build a neighbourhood that feels like home, than by bringing in those who know the area best. From day one, when we started with a piece of land, we’ve partnered with engineers, artists, designers and craftspeople from the area to make our neighbourhood your own, and we’re not done yet. From a considered masterplan that feels cohesive, but not cookie cutter, to the native landscaped wetlands, this is a place created by the community to make our newest members feel as welcome as possible, as soon as possible.
