The qualifications you gain will help you achieve a challenging career that offers variety and the potential for excellent financial rewards. Our courses are designed by experienced teaching staff, providing a high level of expertise and support for your study. We offer the following real estate qualifications: · National Certificate in Real Estate (Salesperson) (Level 4) · National Certificate in Real Estate (Branch Manager) (Level 5) · National Diploma in Real Estate (Agent) (Level 5). Although these qualifications are stand alone, many of the courses are common to more than one of the qualifications. Once you have completed your qualification you can apply to the Real Estate Agents Authority (REAA) to gain the appropriate licence. NATIONAL CERTIFICATE IN REAL ESTATE (SALESPERSON) Qualification code: NC154302 Level: 4 Credits: 47 The National Certificate in Real Estate (Salesperson) is the entry level qualification to the real estate industry and meets the educational requirements needed to become licensed as a real estate salesperson.

SKILLS YOU WILL LEARN Once you have completed the qualification you will be able to: · describe the real estate industry in New Zealand and how it works · have an understanding of land ownership, transfer of ownership, titles and council zoning · carry out an inspection and demonstrate methods of appraisal, and complete agency authority agreements · design a marketing plan and budget, and develop promotional material · draft and negotiate sale and purchase agreements and facilitate the sale of real estate, including auction and tender methods · understand property, contract and building law and the legal constraints of operating as a real estate salesperson · identify misleading and deceiving conduct and misrepresentation · have a good knowledge of the Real Estate Agents Act 2008, including licensing and the Professional Conduct and Client Care Rules 2012.

REAL ESTATE SALESPERSON’S LICENCE Once you have received your National Certificate in Real Estate (Salesperson) you need to apply to REAA for your real estate salesperson’s licence. The REAA website has detailed information regarding the licensing process and the current cost of licensing. You will need to consent to a police check when you apply for a licence. NATIONAL CERTIFICATE IN REAL ESTATE (BRANCH MANAGER) Qualification code: NC128804 Level: 5 Credits: Minimum 103 credits. This qualification is made up of 21 compulsory unit standards and three appraisal elective unit standards. This qualification will give you the practical skills and knowledge to apply to be licensed as a branch manager in a real estate office.

QUALIFICATION Once you have completed all the units in the National Certificate in Real Estate (Branch Manager) Level 5 you can apply to New Zealand Qualifications Authority (NZQA) for your certificate. REAL ESTATE BRANCH MANAGER’S LICENCE This qualification completes the educational requirements to obtain a real estate branch manager’s licence. You also need to have worked for three of the previous ten years in a real estate agency with a salesperson’s licence in order to obtain a real estate branch manager’s licence. NATIONAL DIPLOMA IN REAL ESTATE (AGENT) Qualification code: ND173102 Level: 5 Credits: 170 This qualification meets the educational requirements that you need to become licensed as an agent in the real estate industry.

QUALIFICATION Once you have completed all units in the National Diploma in Real Estate (Agent) Level 5, you can apply to NZQA for your diploma. Visit nzqa.govt.nz for more information. Note: The first six units of this qualification are also included in the National Certificate in Real Estate (Salesperson). All of the units of the branch manager qualification are included in the National Diploma in Real Estate (Agent).

QUALIFICATION STRUCTURE To gain the National Diploma in Real Estate (Agent) Level 5, you must complete a total of at least 170 credits. The majority of these credits will come from the 27 compulsory units. A minimum of three appraisal elective units, one each from business, residential and rural appraisal is also required. This section applies only to licensed practitioners in the industry – namely salespeople, branch managers and agents.

REAL ESTATE AGENTS AUTHORITY REQUIREMENTS FOR CONTINUING EDUCATION – 2015 The REAA has introduced compulsory continuing education (CE) to ensure that all licensees meet the highest professional standards. During the 2015 calendar year, licensed real estate practitioners will need to complete 10 hours of verifiable CE and 10 hours of non-verifiable CE. You will need evidence of completion of both when you re-license in 2016. The Open Polytechnic is one of the organisations authorised to provide verifiable CE.

EXEMPTION If you have completed a National Certificate or National Diploma you are exempt from CE requirements for the year in which you completed, and the following calendar year. For example, if you completed the National Certificate (Salesperson) or the Branch Manager or Agent’s qualification in 2014, you are exempt from CE in 2014 and 2015.

NON-VERIFIABLE CE Non-verifiable CE requires you to complete 10 hours of in-house or industry training, to attend relevant conferences or to undergo personal professional development. You can achieve your non-verifiable CE with Open Polytechnic by completing one real estate related unit standard.

REFRESHER TRAINING If your real estate licence is suspended for 12 months or more, you will need to do a refresher course and complete CE during the calendar year that your licence is renewed. Open Polytechnic will be offering refresher training online in 2015. Visit reaa.govt.nz for more information.

RECORD-KEEPING If you choose Open Polytechnic as your CE provider, we will hold records of your verified CE that you complete with us. You will need to submit this information to the REAA when you re-license.

VERIFIABLE CE Verifiable CE requires you to complete a 10-hour online course or attend a two-day workshop. If you are not able to attend the full workshop, you may be able to complete some of your training online.

GENERAL INFORMATION Assessment All units are internally assessed and there are no external examinations. Assessments must be word processed and submitted online and some assessments may include an oral or contact (role play) component.

Course materials As well as paper-based course material, some of our courses include practical exercises, e-learning and specially prepared DVDs. You will also need to access our student website, Online Campus.

If you need to buy software, you can buy it at a special academic price from most software retailers (generally about a third of the normal retail cost). You will need proof you have been accepted into a course. You can use your letter confirming your enrolment. Free tutor-led webinars We are offering free tutor-led webinars from early 2015.

Study time

Our webinars will cover key topics to support your learning and can be watched from the comfort of your own home or office.

All units have a credit value. This helps you work out how much study time you will need. Allow about 10 hours of study for each credit. For example, a five-credit unit standard generally requires 50 hours of study.

Admission requirements To enter the real estate qualification you must have a minimum of eight NCEA Level 2 credits in English, four in writing and four in reading, or be able to demonstrate equivalent knowledge or skills.

English language English is the language of study at Open Polytechnic. You will need to be able to read and write well in English so that you can understand course materials and also submit written assessments. There are criteria that must be met if English is not your first language. Licensing restrictions Criminal convictions, bankruptcy and previous loss of licence may stop you from becoming a real estate licensee. Before you enrol we recommend you check the licensing rules and regulations in the Real Estate Agents Act 2008. This Act is available at reaa.govt.nz

New Zealand Qualifications Authority (NZQA) RECORD OF ACHIEVEMENT All our real estate qualifications are registered on the National Qualifications Framework (NQF) administered by NZQA. If you are already registered on the NZQA database, please provide your National Student Number when you apply to enrol online. If you are not registered, we will arrange this when you enrol. Any unit standards you gain during the year will be added to your Record of Achievement. You can access your Record of Achievement online or you can phone NZQA and ask for a copy of it. Applying for your qualification Once you have completed your study you need to apply to NZQA for your qualification. This qualification will be required when you apply to REAA for your licence. APPENDIX 2 – REAL ESTATE QUALIFICATIONS (REQUIRED FOR LICENSING FROM 1 JULY 2010)

NATIONAL CERTIFICATE IN REAL ESTATE (SALESPERSON) LEVEL 4

NATIONAL CERTIFICATE IN REAL ESTATE (BRANCH MANAGER) LEVEL 5

NATIONAL DIPLOMA IN REAL ESTATE (AGENT) LEVEL 5

(Total of 103 – 108 credits depending on which three appraisal units are completed)

(Total: 170 credits)

All credits from the branch manager certificate will be credited towards the real estate agent diploma.

(Total: 47 credits) When you successfully complete the certificate (47 credits), you can credit 24 towards the branch manager certificate.

Once you have gained the salesperson certificate, you only need to complete between 79 – 84 credits (instead of 103 – 108).

Once you have gained the branch manager certificate, you only need to complete between 62 – 67 credits (instead of 170) to gain the real estate agent diploma.
