Ecotones are curious areas where ecologies are in tension, experiencing the push and pull that feeds adaptation and evolution. The outcome of this tension goes beyond blending two habitats; ecotones often boast distinct species and

Boundless thinking doesn’t happen in a silo. Our endeavors don’t squarely fit into distinct markets, services, or building types. We are a community of interdisciplinary designers, working together without boundaries, leveraging every individual’s expertise, passion, and creativity. From architecture and engineering to human resources and financing, everyone is an essential part of our creative process. By inviting diverse perspectives, synthesizing experiences, and considering the entire context of a project, we can challenge assumptions and reimagine program, performance, and place. When curiosity meets capability, the opportunities are boundless. At EYP, we’re curious, so we ask questions — bold, messy, sometimes outrageous questions — be cause we want to partner with our clients to discover solutions for their needs and the world’s most pressing challenges. When the right questions are matched with the right expertise, we can accomplish amazing things like making the world healthier, smarter, safer, and more sustainable. We can go beyond what’s expected — breaking down barriers to move society forward. Boundless is a state of mind — an attitude that can transform the world.
For 50 years, curiosity about the future and our clients’ visions, missions, and values has been at the core of our process. Each client relationship brings more opportunities for learning and exploration, leading to “ah-ha” moments like our team experienced at Grinnell College. While designing Grinnell College’s Humanities and Social Studies Center, we discovered a metaphor for our design approach — the ecotone. An ecotone is a transitional area between biological communities, where two biomes meet and integrate, forming some of the most vibrant, vital places on earth.

characteristics, becoming something more. Think of the life teeming in the marshlands (between wet and dry ecosystems), grasslands (between desert and forest), and estuaries (between saltwater and freshwater). They are places of increased biodiversity where life is encouraged to expand beyond defined, physical borders, where possibilities are boundless. We’ve found that this ecotone effect is seminal to how we work.
Today, the ecotone illuminates much of our thinking as we’ve embraced the heightened energy transfer that occurs when barriers are broken. “Boundless” attempts to capture this energy, exploring EYP’s journey in three parts — roots, complexities, and possibilities. Each chapter offers stories highlighting our clients’ aspirations, technical challenges, and social and environmental impacts.
For Grinnell College’s Humanities and Social Studies Center, we began with the question, “What’s possible when you combine 15 humanities departments into one location?” The answer: interdisciplinary magic! To get there, we recreated the ecotone effect by mixing the old and new, the traditional and modern, blending non-fine arts humanities and social studies departments. This meant creating four pavilions — two new and two renovated — and joining them with a three-story atrium and connecting bridges. The design enabled Grinnell to blur boundaries, offering space for a new pedagogical approach where programs like the Institute for Global Engagement (IGE) and the Data Analysis and Social Inquiry Lab (DASIL) encourage multidisciplinary intellectual collisions.

“Roots” honors EYP’s 50-year history, including its early grounding in modernization and preservation, sustainability, and work with mission-centered clients. Just as root systems within an ecotone mix and mingle, we examine how multiple firms came together, blending values and expertise to create something greater than the sum of their parts. By keeping our story alive and relevant, we unearth the origins of our curiosity, pay tribute to our founders, and create a road map for the next generation. We hope the ideas and solutions packed into this narrative will assist and inspire others as they investigate similar growth and design opportunities, helping raise courageous questions and develop remarkable solutions.

Bookending each chapter are visual essays offering an array of sketches, models, and photos from across offices and disciplines that lift the veil and showcase how we work. They are glimpses into our people-first culture, which prioritizes wellbeing, connection, and fulfillment.
“Possibilities” explores work the firm is engaged with today — either under construction or on the boards. Here, we embrace the boundless potential of a thriving ecotone by asking questions like, “How do we reflect the diversity of individuals, create connections, and foster relationships to nurture robust communities? What do clients need to maximize building efficiency while supporting health and wellbeing? How does our approach to the built environment facilitate emerging technologies and convergence research?” We’re inspired by the authenticity and purpose of our mission-centered clients, responding with bold design approaches that catalyze a better tomorrow.
“Boundless” reflects the attitude of our community of designers. It is the story of our people and their curiosity, intent on pushing into new territory to test “What’s Possible?” We seek, and see, a world of boundless opportunities. That’s our legacy and our future.
The edge effect of the ecotone is dependent on multifaceted conditions such as the complex interplay of environmental circumstances, availability of resources, and diverse roles of flora and fauna. Likewise, complex projects are distinguished by a myriad of variables that impact each stage of design and decision-making. “Complexities” chronicles our ongoing learning process and partnerships with clients across decades of work as we unravel sophisticated challenges encompassing numerous independent elements. From a greenpowered U.S. embassy to a Planetree hospital, the transformative results go beyond mere problem-solving.

EINHORN YAFFEE PRESCOTT: THE START-UP
Like most start-ups, Einhorn Yaffee Architects’ early work was a variety of small projects renovations, offices, and restaurants. Steve and Eric saw each job as an opportunity to build long-term client trust, leading to larger endeavors. In 1972, two projects set the stage for the future: a small veterinary clinic that won an American Institute of Architects (AIA) Design Award and the modernization of Quackenbush House, the oldest surviving Dutch urban structure in the country.
On Monday mornings, Steve Einhorn and Eric Yaffee, friends since elementary school, would prop against their makeshift sawhorse desks in a small office in Albany. Tackling the week’s finances and business development plans, neither left the room until they updated each other on the latest family news and agreed on every business decision, large or small. This people-first, collaborative mentality was the foundation of what would become EYP.

Quackenbush House, Andy Prescott’s first project after joining the firm, served as the team’s entrée into historic preservation and modernization. Steve and Eric’s introduction to Andy happened serendipitously when a client asked them to find a property suitable to convert into a doctor’s office. One of the properties they toured was Andy’s home, and when the pair noticed his drafting table, it sparked a conversation about architecture that led to the formation of their partnership as Einhorn Yaffee Prescott. Before the decade was over, the firm had hired 30 employees.
Albany Veterinary Clinic | Albany, NY
Founded in 1972 in Albany, New York, EYP has grown organically and strategically by serving new clients, developing leading-edge expertise, pursuing successful mergers, and expanding geographic reach. For more than 40 years, the firm was a powerhouse in modernization and innovative design in the higher education, government, science, and energy markets. Then, EYP merged with two leading healthcare firms — Watkins Hamilton Ross (WHR) and Stanley Beaman & Sears (SBS) — each as unique as the individuals that shaped them. The blending of these firms’ histories and cultures led to an interdisciplinary design firm of over 450 people with 11 offices nationwide. The story of EYP is not a straight line. Twists and turns shape the firm’s narrative. It begins like many start-ups — with two people, a bold vision, a little luck, and hard work.
EYP’s Golden Anniversary has amplified the desire to understand our firm’s past and its deep values and history — the taproots that help define who we are today. As much as “roots” refers to the life-sustaining portion of a plant, it also has meaning in disciplines like music, mathematics, computers, and linguistics. In all cases, “root” refers to a basis or origin, offering a compelling framework for thinking about our connections to people and places. By examining our beginnings, we understand our past and shed light on our culture. We explore five decades of memorable projects that nurtured communities, shaped skylines, and pushed boundaries. Roots shares the story of multiple firms that came together to create EYP.
EYP Founders | Andrew Prescott, Eric Yaffee, and Steven Einhorn
The ’70s Einhorn Yaffee Prescott’s rise in the design and construction industry coincided with the United States’ Bicentennial celebration. With that historic milestone came a national reawakening to the importance of the country’s heritage, including its architectural legacy. Then, Congress passed the Tax Reform Act of 1976, which included incentives for preserving historic buildings. Both events played key roles in Einhorn Yaffee Prescott’s growth as the firm focused on pursuing projects that preserved Albany’s architectural heritage.

The Leo O’Brien Federal Office Building energy study was the firm’s first federal government project, leading to energy studies worldwide and setting the foundation for decades of federal government work.
The decade also saw Einhorn Yaffee Prescott’s first education project — faculty housing at Siena College, known as The Friary. The Franciscan Friars is a community of individuals who live together as a family and teach at Siena College. The new, two-story brick building needed to be simultaneously residential and institutional in scale. As the Friars’ home, the housing strengthened the internal sense of community while linking the order to campus life. On the heels of The Friary’s success, Steve, Eric, and Andy began earnestly promoting higher education work through seminars at conferences like the Society for College and University Planning (SCUP), and Tom Birdsey, who joined the firm in 1978, assumed the higher education leadership role. Ultimately, Tom would serve as the firm’s CEO from 2007 to 2018.
The ’70s energy crisis set in motion a 50-year focus on sustainability and high-performance design. The crisis reinforced the viability of Einhorn Yaffee Prescott’s engineering practice and the need for an in-house studio focused on energy studies. The energy group grew rapidly, and the firm secured contracts with local, state, and federal government clients.
Energy studies naturally led to energy-conscious design approaches in projects such as the Albany County Airport. In 1978, the county initiated a phased, long-range planning and expansion program to improve the airport for tenants and users. The firm designed a two story terminal to provide space for USAir, a significant airport tenant, and improve circulation, baggage handling, and energy conservation. The building combined a highly efficient envelope, sophisticated HVAC system, and dramatic skylight, earning the team the Owens-Corning Fiberglass Energy Conservation Award in 1982 and the distinction of being featured on the cover of Scientific American.

The Albany County Airport | Colonie, NY
Realizing that successful adaptive reuse and renovations often depended on sophisticated engineering solutions, the team set what Steve Einhorn refers to as the “BHAG, Big Hairy Audacious Goal” — to become an architecture and engineering firm focused on the integration of systems in historic buildings. This strategy led to the firm acquiring Robert Krouner Associates, a five-person engineering firm in Albany, positioning Einhorn Yaffee Prescott for multidisciplinary projects. Steve, Eric, and Andy also retained a series of consultants — most notably The Coxe Group — to help them develop management techniques to sustain their rapid growth.

And a Specialty Lab core — located on multiple floors — offers a centralized resource of advanced research spaces.

SHAPING A DIGITAL CAMPUS
Creating a marquee environment for Mason and industry partners, Fuse boasts open spaces filled with daylight and access to outdoor areas at multiple levels. From the inside out and outside in, you’ll discover dynamic learning, research, and innovation space, bolstering Mason’s efforts to recruit and retain the best and brightest.
Transparency, openness, and connectivity drove the development of the proposed design intended to physically and visually welcome students, educators, entrepreneurs, industry partners, and the community.
Conceived as a series of vertical neighborhoods stacked throughout the structure, Fuse’s design creates a “Main Street” or collaboration spine on each floor with a wide pathway that encourages spontaneous connections between Mason and industry partners. Cross-pollination zones also support a mixing-bowl approach to programming — intentionally interweaving Mason’s programs with partners’ spaces on every floor — encouraging connection and teamwork.
Dedicated to creating the next generation of Northern Virginia’s technology workforce, Fuse at Mason Square will house graduate-level education and interdisciplinary research in a broad range of programs, including computing, artificial intelligence, data analytics, and cybersecurity, among others.
