ACTS awarded Al Wakrah Stadium contract

Qatar to have 1,000 harbour berths The Al Ruwais, Al Khor, Al Zakhira and Al Wakra harbours in Qatar will witness the construction of 1,000 berths for private ships and boats in view of the growing demand in the country, said a report in February.

Advanced Construction Technology Services (ACTS) will conduct construction materials testing, apart from carrying out geotechnical and geophysical works, on five of the venues that will be used for the 2022 FIFA World Cup in Qatar, including the Al Wakrah Stadium.

The stadium has a capacity to hold 40,000 spectators and will host the quarter-final matches of the World Cup. “These contracts deal with some of the region’s highest profile infrastructure projects,” said Khaled Awad, chairman of ACTS and vice-president of the American Concrete Institute.

“The selection of ACTS for the stadiums highlights our steadfast commitment to quality improvement. Carrying the works to completion highlights our capability, and proves once again that ACTS is a reliable partner when it comes to investigations and studies (that ensure) quality control in construction.”

ACTS claimed that it had also been enlisted to perform works on four other underconstruction World Cup stadiums in Qatar, although it did not disclose details of the facilities.

“Demand for building materials to rise in Qatar” Owing to a strong project pipeline and robust growth, the demand for building materials in Qatar’s construction sector will continue to surge in the run up to the 2022 FIFA World Cup, according to BMI Research’s report.

“The government policy will serve to help mitigate bottlenecks with regard to matching growing demand with an adequate supply of building materials,” the report said. “We expect that prudent government policy under the auspices of state-owned Qatar Primary Materials Company (QPMC) will help to facilitate building material supplies to the private sector, allowing the government to successfully implement its ambitious infrastructure build out.”

BMI also said that Qatar’s investment programme will spur well-diversified growth spanning the country’s infrastructure spectrum, with transport and commercial construction projects in particular set to be major beneficiaries. The country’s construction boom will in turn buoy demand for primary construction materials.

“Given the hard deadline of the 2022 FIFA World Cup, delays to major projects stemming from the unavailability of building materials will prove untenable, making the smooth functioning of Qatar’s construction market a top government priority,” the Fitch Group company added.

Gettco Construction, a subsidiary of Al Sawari Holding, has been awarded the Al Seeliya Tower project. The announcement was made by Sheikh Turki Bin Faisal Al Thani, chairman of Al Sawari Holding Co., in February.

The 33 story and 4,0000 square metres tower once complete will encompass 180 luxury apartment rooms. The tower is scheduled for completion at the end of this year.

Larsen & Toubro (L&T), India’s leading engineering and construction firm, said that its automation unit had won an order worth QR278 million from Qatar Rail Company for Phase One of Doha Metro. The contract was awarded to L&T Electrical & Automation FZE (LTEAFZE), the competency centre for its electrical and automation business, in Jebel Ali, Dubai, UAE. The points in the contract included supply, installation, testing, integration, commissioning and five years’ maintenance of a network-wide building automation and control systems (BACS) for 37 stations.

“LTEAFZE’s core strengths for project management, domain knowledge and application engineering will enable us to offer distinctly superior and proven system integration solutions by leveraging L&T’s capabilities built over four decades,” said SC Bhargava, Senior Vice-President and Head of E&A Business.

Saudi construction market to double by 2025

Resortz:

Dubai’s $82 million residential project Saudi Arabia’s construction market is set to more than double, reaching a record high of SAR362 billion in 2025, from SAR170 billion in 2016, according to a recent report by BMI Research.

Advanced construction technology, such as open-source 4D Building Information Models (BIM), can help the Kingdom’s architects, engineers and contractors enhance collaboration, productivity and costs.

One of the leading Saudi BIM projects is the Abdullah Arif Intersection Bridge in the Holy Makkah Municipality. Contractors used Trimble’s Tekla Structures to design its 340-metre span, with a superstructure arch that can be dismantled and re-erected for a planned third lane.

Additional innovative Saudi projects include the Dora Dora Food Processing Plant, the Ma’aden Mine and Refinery Project, Qassim University’s Sports Facilities Building, the Riyadh Metro Depots, Samba HQ, and the Titanium Sponge Plant in Yanbu.

Radars for expediting road construction Danube Properties announced the launch of a new realty project in Dubai’s Arjaan neighbourhood in March. ‘Resortz’, the $82 million venture, covers an area of more than four acres and offers investors 419 apartments. The property includes a swimming pool, landscaped areas, and a central dome modelled after the Duomo in Florence.

“This is our eighth realty project and I am extremely happy to see how far we have come in such a short span,” said Rizwan Sajan, founder and chairman of the Danube Group.

For increasing the efficiency of construction of roads in India, radar and remote sensing are being used by the government for mapping underground infrastructure like telephone lines.

The move is aimed at preventing time and cost overruns caused by manual mapping errors.

Many of the manual groundwork studies, or detailed project reports (DPRs), required for constructing roads are rejected for missing infrastructure details such as electricity, phone and sewage lines.

“Through our new project, we wanted to offer a vibrant lifestyle to potential customers by recreating a resort and giving residents a feeling of relaxation and comfort,” he added.

“There have been instances when utility pipelines beneath the earth were missed, leading to huge cost and time overruns,” said Sanjay Mitra, secretary in the Ministry of Road Transport and Highways.

He further said: “Technologies such as LiDAR (Light Detection and Ranging) also takes away the discretion when deciding the alignment of a road.”

The residential units have been designed to emulate a ‘resort lifestyle’, with facilities such as squash courts, jogging tracks, a barbeque deck, and a health club.

Meanwhile, a senior government official requesting anonymity, said: “The move is also inspired by the fact that over 30% of DPRs prepared in the ministry were rejected due to human error as during surveys they missed important infrastructure.”

Located in one of Oman’s growing coastal cities in the eastern province, My City Centre Sur is set to become a key destination for both residents and the increasing number of tourists visiting nearby attractions.

Aimed at being completed by 2018, My City Centre Sur – an OMR 15.2 million investment – will offer 16,500 square metres of gross leasable area with a tailored mix of practical and lifestyle-oriented stores and services, making it an ideal location for the community to shop and socialise. The shopping centre will feature a 6,800sqm Carrefour Hypermarket as well as 50 select stores including food and beverage outlets.

“The appointment of the contractor of My City Centre Sur means that we are several key steps closer to creating great moments every day, and for everyone, in that community.” said Ghaith Shocair, CEO – Shopping Malls, Majid Al Futtaim Properties.

Massive surge in US construction jobs The US witnessed an increase of 58,000 jobs in the construction sector in February, according to an analysis by the Associated General Contractors of America. The number recorded was the highest since November 2008.

Construction employment totalled 6,881,000 in February, an increase of 219,000 from a year ago; residential construction added 18,900 jobs and non-residential employment increased by 38,500.

“These numbers match what many contractors have been telling the association: that demand remains strong for a variety of construction projects and that firms are still hiring, when they can find qualified workers,” said Ken Simonson, the association’s chief economist.

“The increase from January to February was the largest one-month gain since 2007, which probably reflected the exceptionally mild weather conditions in much of the nation in February.”

n February this year, the Qatar Civil Aviation Authority (QCAA) warned drone operators not to use unmanned aerial vehicles (UAVs) without prior authorisation. This follows QCAA’s ruling in May last year, which banned the unauthorised use of “automated or remotely piloted air vehicles” in the country.

Elsewhere, according to new laws which came into effect from August 2016, the Federal Aviation Administration in the US has made it easier for pilots operating drones to obtain a licence. However, certain restrictions still apply, which includes setting the limit (weight) of UAVs to less than 25 kg.

which can take a long time. We lost out on a project for the Qatar National Sports Day as we did not even apply for it since it would require at least two weeks for the application to come through. We did not have that much time. One has to get an approval separately for each project. The application which needs to be filled up requires details like location, flying time, etc.”

However, Fawzy respects the safety and security issues regarding UAVs, which have led to the strict regulations in the country.

“Drones can be counterproductive if used incorrectly. The rules should take into account the competence of the drone pilot.

You have to have rules in place to punish the guilty just like you would for somebody driving a car.”

With so many projects in the pipeline, how important is it to get things right with regard to the use of drones at construction sites? According to Ahmed Fawzy, General Manager, Pro Hobbies – the only distributors of drones in Qatar – QCAA is working hard to implement new laws which will make it possible to fly drones in the country in a safe manner. The rules will come through soon, but until then life will be tough.

Fawzy also says that he can fly drones in Dubai since he has a licence for it, obtained from Qatar’s Ministry of Economy and Trade, and that he just has to give the concerned authorities a week’s notice. “In Qatar there is no licencing or registration process, so there are no number plates attached to the drones.

As of now, drones come under the category of toys and it’s difficult to get approval to fly them commercially in Qatar. For flying drones as a hobby, you can get a permit from the Qatar R/C Sport Center. You will need to attend a training course if you fail the test.”

“We are the only authorised importers and distributors of drones in Qatar,” says Fawzy, who supplies DJI drones to his clients. “But for the last one year it has become very difficult to import drones to Qatar. However, the predicament regarding UAVs is not limited to Qatar, it exists throughout the world.”

Fawzy points out that with advanced technology, drones can be built these days without too many complications. “There is no need to import anything from outside. You only need to get hold of a motor and a body and build your own drone and fix your own camera on it. There are already a lot of drones inside Qatar.”

He also says that DJI now has a new system which has a ‘dangerous area’ setting and that the drone won’t start once it enters the forbidden areas, e.g., airports and VIP areas.

vicinity and it accidentally nears the danger area, it will never enter it, even if you remove the GPS. And these drones are already available in the market. It has been more than two years since this feature has been included in UAVs around the world. Without it, one can’t obtain a licence to operate or sell drones.”

Fawzy further says that in the UAE there is now a new mobile application which shows the country’s fly zone and that all the required information can be accessed by using its GPS, which indicates the no-fly zones and also provides all the rules for a particular place, e.g., the maximum distance that a drone is allowed to cover. Information is also available about the kinds of drones that are allowed.

“The new technology these days also prevents the drones from crashing,” says Fawzy. “In another interesting development, the Dubai government recently released a video which showed how drones could be used to carry passengers from one place to another. So in the future we might be using drones instead of cars to go to office.”

As far as the types of drones supplied by Pro Hobbies are concerned, Fawzy says: “We have supplied drones for the Lusail and Jehez projects. We have also supplied drones to Ashghal. We supplied Phantom 3 drones for the Lusail project. The S900 and S1000 are some of our biggest drones and they have the capability to carry a Canon 5D camera. All cameras including Red, Canon, Panasonic and Sony are used for the DJI drones.”

Fawzy adds that Pro Hobbies finished its work related to the Lusail and Jahez projects more than a year ago when the new rules had not been implemented, and that he had operated the drones himself on those occasions. However, drones are only being used for falcon training right now because of the new laws. What is making things worse is that drone technology is also getting more and more advanced so one has to be constantly ready for new updates, and the fact that he is unable to import anything with a camera is not helping matters.

FEDS CEO Rabih Bou Rached also holds the view that the major challenges faced by drone operators in the GCC are related to the regulations, and that in some of the states UAVs are completely banned while in others getting the approval to fly drones is a “long and complicated process”.

FEDS was hired by Dubai Creative Clusters Authority (DCCA) to do a digital 3D model of Studio City, which Bou Rached says was a straightforward job as the area was flat and there were no high-rises in the surroundings.

3DR, with whom Autodesk has a tie-up, to develop a new UAV-to-cloud solution for field professionals within the construction, telecom, survey, mapping, energy and infrastructure industries.

“We used the Aibotix X6 hexacopter, which has autopilot software, for data acquisition. Bentley’s Context Capture, a photogrammetric software, was used for processing the data,” says Bou Rached.

“The area covered was about 14 hectares, pre-flight planning was done in the office in advance, and on the assigned day it took a couple of hours to fly and complete the data collection. Post-processing took three days.

Our achievement was delivering a 1 cm GSD (ground sampling distance) 3D model.”

“The advantages of the Forge platform are its application programme interfaces (APIs) and software development kits (SDKs) for developers to quickly create the data, apps, experiences, and services that power the future of making things.”

Autodesk came up with its ‘reality capture’ software a few years back, which according to Dahmash gives teams a new perspective to view every detail of a site in its current state and from a remote location. “Professionals can plan workflows and develop safety and site logistics procedures that identify hightraffic areas, crane clearances, and areas where materials will be moved in and out.”

FEDS has claimed to be the “first business in the MEA to provide aerial imagery, aerial inspection and aerial survey services with the latest commercial drones’ data automation and imaging software”. It also provides its clients with orthomosaics, digital surface models (DSM) and digital elevation models (DEM).

“Our ortho maps made it possible for one of our clients to identify key features which would have been impossible to achieve from the ground,” says Bou Rached. “The project was to map a historical underground water supply which stretched over three kilometres in the desert. The map we produced made it possible to identify the flaw; the area had been dry for years. Also, the identification of all the wells that were dug all those years ago was only made possible by DSM. With this knowledge our client can rebuild this historical structure while maintaining the original design.”

FEDS has also been involved in carrying out surveys during the pre-construction phase for Dubai’s Road and Transport Authority and the Abu Dhabi Urban Planning Council.

Louay Dahmash, Head of Autodesk, Middle East, feels that drones are moving to the forefront of construction projects in Qatar and the rest of the region, which are turning to UAVs for assistance across a full spectrum of tasks, both in planning as well as on-site.

Dahmash also says that the applications for drones will be included in several areas by regional construction professionals including troubleshooting of their designs as they go along; smoothing out errors and imperfections and planning ahead; and building structures without any need for human supervision. This level of automation will bring increased accuracy, apart from material and energy efficiency.

“In the Middle East, especially in Qatar, commercial drones have already been deployed as surveying tools by real estate firms and have proven useful in asset evaluation operations,” says Dahmash, who also acknowledges the fact that adding the implementation of drones to construction is still a relatively new concept.

“With the right computing tools, builders can turn sensor data into 3D structural models, topographical maps, and volumetric measurements – which are useful for monitoring stockpiles of costly resources like sand and gravel. Collectively, that intelligence allows construction companies to deploy resources around a job site more efficiently, minimise potential hazards, trim costs, and limit delays.”

ver the last few decades, the trend of preengineered buildings (PEB) solutions has established itself as a strong competitor to conventional and typical structural steel solutions in the construction market globally. PEBs provide an economical approach that is more convenient and results in a shorter schedule for installation due to the quicker delivery of fabricated materials. These advantages have been well recognised by businesses across various sectors and consequently PEBs have witnessed an expansion of usage beyond typical warehouses. For instance, more than 70% of all single-storey non-residential construction in the USA utilises PEBs.

Similarly, BSI has developed and fabricated different types of facilities utilising PEB solutions across a wide range of industries.

By the end of 2016, BSI was able to complete nearly 80 buildings across the New Industrial Area, which serve various light industrial functions.

Notably during the same period they also completed the fabrication and installation of a nearly 15,000-square metre desalination project at Ras Abu Fontas with their affiliated client Builders Advanced Engineering.

This includes logistic villages and warehouses, aircraft hangars, business lounges, hypermarkets, labour accommodations, breeding sheds, animal facilities, recreational and sports facilities, car parks, shopping malls, office buildings, industrial and fabrication facilities, schools, poultry farms, petrol stations, port cabins, museums, car showrooms and mini storage facilities.

Strategic strength It’s fair to say, considering BSI’s experience and proficiency in the area, that industrial and fabrication facilities are akin to the company’s native language among all other languages. More than 35% of BSI’s production line is dedicated to industrial facilities.

Industrial By the end of 2016, BSI was able to complete nearly 80 buildings across the New Industrial Area, which serve various light industrial functions.

One of their largest complexes in the New Industrial area is the steel factory belonging to Qatar Steel Company that occupies an area of 35,000 square metres. More complexes have been provided in other areas like Um Saieed to service heavy industrial utilities. Some of the highlighted projects are the precast-cut and bend complexes made for producing glass, aluminum and wood for QD-CPC industry, spanning 52,000 square metres. BSI also completed the advanced pipes and cast complex for Builders Advanced Engineering & Construction over an area of 27,000 square metres.

The same company also engaged BSI towards completing the fabrication and installation of a nearly 15,000-square metre desalination project at Ras Abu Fontas.

lobal edutainment chain KidZania recently announced that it would be including Qatar on its list of markets, which currently boasts 24 locations in 19 countries.

KidZania Doha is set to be launched in the first quarter of 2018 and is aiming at accommodating 1,000 children with approximately 250 employees daily. The establishment in Qatar also expects to welcome over 300,000 visitors every year.

aspects of KidZania Doha, which will be built over an area of 5,500 sqm.

“We received the design from Mexico, where the company is headquartered, and developed it in Doha,” says Al Jabari.

Fearnett echoes Al Jabari’s views, saying that ever since the first KidZania was started in Mexico 18 years ago, every market is studied thoroughly to finalise its premises. He further adds: “The city is designed to allow

One of the highlights of KidZania Doha will be its aircraft, the Boeing 757-500, which will be the longest among all KidZanias in the region. “It’s a REED aircraft; the modifications were made to include six flight simulators, and it’s only in KidZania Doha that the full length of the fuselage is being used,” says Fearnett.

Another aspect of the project, as pointed out by Al Jabari, is that it has been aligned with the Qatar National Vision 2030. “Our building is as eco-friendly as we can possibly make it. Aspire has been following the GSAS guidelines as far as the materials, ventilation, etc., are concerned,” says Al Jabari. “We will announce the contractor for the fit-out work very soon as the project is in the final stages of construction.”

KidZanias around the world are divided into three parts: the city access/airport area, city centre, industry clusters and the suburbs.

From a construction angle, replicating the real materials with artificial ones is another unique characteristic which is common to all KidZania setups.

“We will have some special materials, which will be safer and lighter, to replicate the real ones,” says Al Jabari. “Molds are prefabricated before Glass Reinforced Gypsum (GRG), a plaster of Paris composite, is used and then painted to replicate the real materials seamlessly. We will be replicating bricks and marble with shotcrete and glass fibre reinforced concrete (GRC). In some cases, gypsum boards will be used with a special paint which will give the look and feel of wood. WPC (wood, plastic composite) will be used instead of wood in some areas, while in some of the other areas we will be using flooring which looks like wood but has much harder wearing, e.g., ceramic tiles.”

Al Jabari also mentions that, depending on the elevation, real materials will be used in the areas which are within the reach of children, and other materials will be used in areas which are out of reach of children.

Fearnett shares the same views as his colleague. “We want the children to touch and feel realism, so everything in KidZania is as real as we can make it. To make it safe for the children we have to make sure that there are no sharp corners, but we will not pad everything up. Cost control and maintenance are the reasons for replication, e.g., using a more expensive material as a substitute for wood, which looks great, lasts longer and does not cause splintering.”

And lastly, Fearnett says that the other challenges from a construction and design perspective came from building a city twothirds the size of a real city and were related to MEP works, prefabricated machines and seating arrangements.

There will be 42 brands authenticating their presence in KidZania Doha, including Qatar National Bank, Ministry of Economy and Commerce, Rayyan Water, Qatar Red Crescent, Qatar Airways, Jotun, Abdul Samad Al Qurashi and Almotahijiba. The concept will provide an educational and entertainment experience and will enable children to role-play in a replication of the real-life working environment with a vast variety of professions to trial. ith regard to the comprehensive renovation work of the stadium, Jotun Durasol’s coating was used for the aluminium extrusions of the stadium. The product was selected for its outstanding weather resistance qualities. Several colours of the paint were used to match the exact original shade. Jotun’s products are specifically suited to the local conditions, and the company also provided its services for the iconic Burj Khalifa in the UAE. Their powder coatings have been designed to meet the latest industry standards, and have been developed with sustainability in mind.

The stadium’s curtain wall, the outer covering of the building which is a nonstructural component but is essential to safeguard the building from the environment, has been renovated using aluminium extrusions to further strengthen the core structure of the project. The main purpose of a curtain wall is to resist air and water infiltration, with the sway induced by wind and seismic forces acting on the building.

In the case of the Khalifa International Stadium, the curtain wall is made up of aluminium extrusions which allow the filtration of natural light, stop air and moisture from entering the structure, and also prevent the spread of fire.

In order to protect the curtain wall from the harsh climatic conditions, the ultrapremium Jotun Durasol was used to coat these aluminium extrusions. Designed to offer superior durability and timeless protection, the product has been specifically designed to withstand and combat extremely high temperatures, strong UV radiation, high humidity, pollution, dirt and other environmental challenges. Not only does the product have weather performance in line with AAMA 2605, but it is also certified according to Qualicoat Class 3.

of solar radiation and humidity, present a constant challenge for architects and developers. The salinity of the air and soil make the construction and maintenance of the infrastructure very difficult and quite costly. Keeping this in mind and to ensure that the stadium’s infrastructural integrity is maintained, Jotun Durasol was specified for the project.

“One of the challenges faced during the coating process was colour matching.

We had to match the Jotun Durasol to the existing colour of the stadium. However, with 35 different shades in our range, we were easily able to match the colour tones used in the stadium.”

FROM EAST TO WEST

Construction Today talks to RMD Kwikform’s engineering manager Lukasz Slawinski about the Rapidshor falsework system, which played a major role in Qatar’s East West Corridor project.

O

ne of Qatar’s most highprofile projects in its Expressway programme, the East West Corridor project is expected to be fully functional by the third quarter of this year. Its major highlight will be a new dual carriageway which will stretch for 22 km.

the major challenges that came up during the construction of its east section.

“The East Corridor has one of the tallest bridges in the Middle East which is 33 metres high,” says Slawinski. “With varying ground and bridge soffit levels our Rapidshor falsework system, along with our Superslim and GTX formwork were the ideal products for this.”

Even though the East West Corridor initiative is one of the most-talked about projects among the country’s Expressway programmes, the litmus test for RMD Kwikform came when they tied up with the Saudi Binladin Group for the construction of the Bani Hajer interchange, along Dukhan Road. The interchange starts from Sloping Roundabout in Education City and ends a couple of kilometres before Mall of Qatar.

Slawinski adds that the high wind loads created huge overturning moments and the fully braced Rapidshor system eliminated the need for fixing scaffold tube and fittings, providing significant time-saving benefits to the contractor.

“We have been on this job for the last four years, doing a large amount of work on the underpasses. The Link 2 Bridge started last year and is incredibly complicated with the bottom part of it being skewed and the diaphragm walls changing in shape. We adopted separate analogies as each area of the bridge was different,” says Slawinski.

“Due to the flexibility of our Superslim Soldier system we were able to eliminate the need for bespoke fabricated items and this enabled the client to minimise their costs.”

According to Slawinski, more than 20,000 tonnes of equipment were delivered to the site. He further says: “We had to closely coordinate all the deliveries and collection of equipment with the contractor. Using the Rapidshor high-grade steel falsework enabled the contractor to achieve bigger grids, significantly reducing the number of components that had to be erected, saving the contractor both erection time and labour costs.”

“The erection and dismantling of the decking formwork in a safe and efficient manner was a must for the contractor. Our design enabled them to construct everything on the ground and then lift it on top of the falsework.”

“The dismantling was done by utilising lowering devices with mechanical winches, to which we suspended the decking formwork, enabling the contractor to first remove all the falsework from underneath.

The decking formwork was then lowered onto a lorry and transported to another location.”

“A tremendous amount of time and engineering expertise was put into this.

The bridge has a support-to-support span of 78 metres and has a large incline which has varying depths in the vertical as well as horizontal directions. Areas of this bridge have solid concrete which is 3.6 metres deep.”

RMD Kwikform’s Alshor Plus falsework system is another product that has been extensively used by contractors in Qatar – from the East West Corridor Project to the Metro Station tunnels in Lusail. “It’s a lighter aluminium frame system capable of leg loads of up to 120kN. There were 34 underpasses on the East Corridor Project where Alshor Plus was used.”

And another of RMD Kwikform’s products – the 750kN heavy-duty shoring system Megashor – has also played its part in a growing number of infrastructure projects in Qatar. “The system has been used in heavyduty propping applications as well as truss applications to support live water pipes and electricity cables while excavation beneath is being carried out,” says Slawinski CONSTRUCTION TODAY

stablished in 2005, Qatar Australian Construction Systems (QACS) was DYWIDAG-SYSTEMS INTERNATIONAL’s (DSI) exclusive licensee for the distribution and installation of the latter’s post-tensioning and geotechnical systems in Qatar. In February 2016, DYWIDAGSYSTEMS INTERNATIONAL announced the establishment of DSI MIDDLE EAST and took over QACS and acquired 49% of its shares. The remaining 51% shares are still held by the former owners Al Bandary Group.

Mawla acknowledges that DSI’s unique selling point is its post-tensioning services.

“Post-tensioning is still new to the Qatar market. The first projects in Qatar to use the technique were City Center and Salam Tower way back in 1998, but after that there was nothing till the Asian Games. It’s only when people started looking for new techniques which allowed projects to be finished early that post-tensioning really started catching up.”

“DYWIDAG was established in 1865 in Germany. It works in 90 countries and has many business units. In addition, the company also has another 30-40 agents in various countries,” says Khaled M Abdel Mawla, General Manager, DSI MIDDLE EAST. “We mainly carry out construction and underground work which includes providing post-tensioning, geotechnical and concrete accessories services. Our office in Qatar is also responsible for our activities in Oman and Bahrain. Apart from supplying materials, we also cater to requirements for design, technology as well as supervision.”

Mawla adds that the company has inhouse Grade A designers, and stores and warehouses to take care of its supply in Qatar and other countries. “We do about 14 projects per year. However, in the last five years we have handed over more than 100 projects to our clients, which vary from bridges to high-rise towers. We are currently involved with the Al Bustan complex, which consists of 13 buildings – hotels, apartments, offices, etc. Apart from that we are also working on Al Shahd Tower in West Bay, Al Fazaa Headquarters in Mesaimer, and the International School complex in Umm Salal.

DSI also acts as technical advisors in many of the projects, starting from the tender stage.”

Mawla provides further details of the advantages of post-tensioning and says that the system works very well with bridges and high-rises. “The big span between the columns in bridges can be 60-200 metres wide. One cannot accommodate the required loads with the normal sections of concrete or even steel since they will be very deep to counter the concrete or maintenance risk for steel. Using post-tensioning will reduce the loads by 50% if one uses conventional concrete.”

“In high-rise towers, there will be a lot of saving in the concrete weight itself because there will be less thickness and saving of reinforcements by up to 60-70%, so you are only adding 30% of what you should place.

The main point of high-rise buildings is that you will be able to move your formwork on the fourth and fifth day of casting, whereas by using the conventional methods you need two weeks after casting to remove your formwork. So, it’s the difference between casting two or five slabs in a month. So, if I CONSTRUCTION TODAY

But with post-tensioning, I can finish the work in ten months.”

According to Mawla, DSI also specialises in transfer beams, which are responsible for preventing cracks and causing the least amount of deflection. “We have used transfer slabs on many of our projects in Qatar, e.g., hotels and towers. The ground floor carries the weight of more than 20 floors. In the Grand Hyatt and Wyndham Grand Regency hotels there’s a stretch of about 30 metres without any columns, and above it are 4-7 floors. The ceiling is carrying the entire load which is transferred to the columns beneath.

“Post-tensioning is still new to the Qatar market. The first projects in Qatar to use the technique were City Center and Salam Tower way back in 1998, but after that there was nothing till the Asian Games.”

As far as DSI’s geotechnical services are concerned, Mawla makes special mention of micropiling, which is a unique solution to resist lifting forces caused by underground water. “It can work for tunnels; you can use it for rebar to upgrade existing foundations for towers. We have done 10 projects in Qatar using this technique: tooling systems like ground anchors – permanent and semipermanent. Permanent would mean that there will be a guarantee of 100 years as far as the life of the anchor is concerned.

Temporary anchors would have a life of two years while permanent anchors would have a life of 100 years. For the Metro we were told that anchors with a life of 7-10 years would be required. So we produced the semipermanent systems especially for the Doha Metro.”

Despite all the benefits, post-tensioning still has some limitations, which are pointed out

by Mawla. “You need to transfer the system to the site. So, if it’s an item which is 25 metres long then things can get complicated.

If you want to erect it by crane, then it’s okay up to the second and third floors, but if it’s the 20th floor then it’s difficult. People are hesitant about using post-tensioning to upgrade ongoing and running operations.

But, it’s the latest trend in Europe, UAE and even in Qatar. You have clients coming and asking for it. Clients and contractors are really benefitting from this system now.”

He also stresses the importance of movable anchors which are needed to support the shoring with anchors that can be removed after the work is finished.

“The main reason for starting our production yard in Qatar is that if we supply something which needs to be replaced, we would have previously had to wait for three months to get it from Germany. Taking into account, future infrastructure plans and further construction work related to the Metro, we don’t leave anything in the soil. The unique thing about geotechnical services is that you make your own design before starting the work, and then based on the conditions you’ll modify it later on.”

atar’s resolve to make the best possible use of its construction waste was given a shot in the arm in October last year thanks to a deal signed between QPMC and TRL. According to the agreement, the two companies will adopt innovative solutions to convert local construction waste into usable aggregate products that can be used for various applications including road construction, building and infrastructure development.

According to Dr Khaled Hassan, Country Director - Qatar, TRL, the partnership will convert vast quantities of construction waste, currently dumped in landfills, into quality aggregates to protect the environment and support the government strategy of achieving total sustainable development.

“Over the last five years, TRL, along with the relevant authorities in Qatar, has provided local evidence of the innovative use of locally available recycled aggregates in construction. This work was used as the basis for updating Qatar Construction Specifications (QCS 2014) to allow the use of recycled aggregates in various construction applications, and has now even been adopted by the GCC Standardization Organisation (GSO 2489/2015), says Dr. Hassan.” He adds that developing the national and regional standards with procedures for quality production will enhance the implementation of recycled aggregates in practice.

The Waste Management & Recycling Summit in Doha last year had stated that Qatar is expected to produce 19,000 tonnes/ day of solid waste by 2032, of which 70% would be made up of construction and demolition (C&D) waste. According to a Qatar Development Bank report, the revenue from recycling C&D debris could raise about QR387 million. Qatar also aims at raising the recycle share from 8% to 38% of solid waste, reducing landfill to 53%, and converting waste to energy.

Elaborating on the recycled aggregate targets set by the QPMC-TRL deal, Dr Khaled says: “Production is planned to start slowly and build up over the next few years. In the first year of production, we are aiming at recycling approximately 10,000 tonnes/day (equating to approximately 2.5 million tonnes per annum), and subsequently tripling our production in 3-5 years to 30,000 tonnes/ day (10 million tonnes per annum).” He further says that recycled aggregates could contribute up to one-third of the country’s requirement for aggregates and will be associated with more reliance on local resources and saving costs.

One of the highlights of the QPMC-TRL deal was about applying a new strategy for developing recycled aggregate to ensure quality products with pre-certification prior to use in construction. “TRL has introduced a ‘Codes of Practice’ to relevant authorities in Qatar to ensure categorisation of construction waste – inert, e.g., plastic, paper, wood, cloth, metal, tyres, etc. and hazardous, e.g., asbestos – before processing. This makes it easier to recycle at less cost and improves the quality of end products,” says Dr Hassan.

He adds: “TRL will work with the authorities to implement these ‘Codes of Practice’ and ensure that the produced recycled aggregates will be in compliance with QCS. TRL will also work with the contractor producing the recycled aggregates to help them reach the standards required for certification by Qatar Standards, so customers can be confident that they are of the same quality as virgin (imported) aggregates.”

Dr Hassan points out that not all of the waste is suitable to be used as aggregates, and that some materials are too weak and turn to dust during the initial processing. “Almost all of the produced recycled aggregates remain suitable for use as subbase (the layer below the asphalt), but only about 10-20% is strong enough to be used in concrete. The requirements for different applications are mentioned in QCS – a number of standard

The processing is organised to produce aggregates that are high in strength at the end of the process, with the subbase and other products coming out at an earlier stage.”

He feels, however, that if processed properly, Qatar’s construction waste makes for excellent recycled aggregates, which have been used by TRL in several demonstration projects, for example – structural concrete blocks for three small buildings; and as subbase in the access road to the landfill site and recycling plant at Rawdat Rashid.

Dr Hassan says that recycled aggregates are already used as unbound subbase in Qatar, but that its use in structural and non-structural concrete applications is less common.

Dr Hassan also stresses that the QPMC-TRL tie-up will use the best available technology for carrying out its operations at its new recycling plant in the landfill site at Rawdat Rashid.

“The basic process of aggregate production consists of a series of stages of crushing and screening of the raw materials. However, as far as construction waste is concerned, additional processing is required to remove unwanted materials. The crushers and conveyor belts are fitted with powerful magnets to remove metal, particularly reinforcing steel from concrete. Lighter contaminants such as paper, plastic, cloth and wood are removed by hand, and also by washing and blowing air. Washing is the most effective method and modern plants are very efficient in the use of water, which is essential for operations in the desert.”

Commencement of the recycling work is expected to start sometime in 2017. “TRL is working with QPMC to identify and appoint a contractor with suitable international experience to run the recycling plant, which will produce high-quality aggregates that will be acceptable and compliant with Qatar Standards.”

China recently came out with its first commercially available robotic waste sorting

system because of the large quantities of multiple waste categories and Dr Hassan feels that Qatar could follow suit. However, he has a few reservations as far as its economics is concerned.

“Robotic sorting of construction waste would be very helpful in Qatar as the automated machines would not be affected by the heat and humidity in the way that they affect human operatives. It is assumed that robots will separate the solid waste more accurately and effectively, provided they are designed to work in hot, humid and dusty conditions.

Having said that, aggregates are low-cost

Project Updates Doha Metro

Bulk of Metro work to be completed by year-end Qatar Rail aims at completing 70% of the Doha Metro project by the end of 2017, according to a report in January. The report further adds that the launch of the track installation phase of the Metro and delivery of the first four of its 75 driverless trains in the city are also set to be carried out.

Qatar Rail and Ooredoo also signed an agreement in March that will see the latter implement its next-generation In-Building Solution across the Qatar Rail Red Line Metro network.

Qatari, Turkish JV gets Thumama Stadium contract Qatari construction firm AlJaber Engineer and Turkey’s Tekfen Construction were awarded the contract for the Al Thumama Stadium. The stadium will be used for the 2022 FIFA World Cup in Qatar and has a capacity to accommodate 40,000 people.

The stadium is scheduled for completion in 2020 and will host matches up to the quarter-final stage of the quadrennial event.

Its design will be unveiled later this year.

Al Rayyan Road overhaul: Beware of narrowed lanes In an announcement made by Ashghal in January, an 800-metre stretch of the street near Al Rayyan Roundabout (RA) will see three lanes in each direction narrowed for the remainder of the year. The latest move has been implemented to facilitate the construction of a new flyover as part of an Al Rayyan Road overhaul. Once completed, the flyover will connect the Doha Expressway with Al Rayyan Road.

Construction of Gabbro terminal completed Belgian construction company Six Construct announced the completion of the expansion project for the Gabbro terminal in Mesaieed in February, which has resulted in doubling the capacity of the terminal by replacing the current operation system with a state-of-the-art conveyor system.

Al Bayt Stadium installs first modular seating As the construction activity picks up at the Al Bayt Stadium in Al Khor, the first modular seating elements are set to be installed, said the stadium’s project director Dr Nasser Al Hajeri.

According to the a statement issued in February, the modular construction means that almost half of the stadium’s seating can be removed and given to football development projects around the world. The venue has been tipped to host one of the semi-final matches of the 2022 FIFA World Cup in Qatar.

Cityscape Qatar 2017 wrapped up its sixth edition under the patronage of His Excellency, Sheikh Abdullah bin Nasser bin Khalifa Al Thani, Prime Minister and Minister of Interior for the State of Qatar, at the Doha Exhibition and Convention Center, with over 8,000 attendees confirmed within the first two days of the exhibition.

QInvest targets US real estate market Continuing with the trend of Qatari companies exploring opportunities in the United States, the nation’s leading investment bank QInvest announced the acquisition of a plot of land on South Boulevard in Charlotte, North Carolina, in March.

he property, expected to be completed in August 2018, will be developed into an upscale 200-unit, multifamily apartment complex covering 165,000 square feet.

PM tries to speed up The PearlQatar project The new initiatives announced by Prime Minister and Interior Minister HE Sheikh Abdullah bin Nasser bin Khalifa Al Thani during a meeting with United Development Company (UDC) Chairman Turki bin Mohammed Al Khater in February have been well received by the latter.

“The strategic decisions that have been made by the government to exempt The PearlQatar from the procedures of issuing licences will inevitably support bringing development works at The Pearl up to speed,” said Al Khater.

The recent Cityscape Qatar Conference put the spotlight on the real estate plans around the upcoming international football event, hightlighting how Qatar can learn from previous FIFA host countries and embrace a wider vision that looks beyond 2022.

s the first Arab country to win the right to host the FIFA World Cup tournament, Qatar is pulling out all the stops in its bid to become the tourist destination not only of 2022 but of the future. The country’s focus on tourism will play a major role in Qatar’s growing economy, with the government placing regional tourism investment at the forefront in 2017.

For real estate experts, the World Cup is about positioning Qatar on the world stage and learning from the mistakes of past host countries when it comes to infrastructure and inventory development. This was

the central theme of the panel “Exploring the world of hospitality real estate” at the Cityscape Qatar Conference held at the Doha Exhibition and Convention Center in March.

Moderated by Edd Brooks, General Manager at DTZ Qatar, the panel explored the impact of the upcoming FIFA World Cup on the hospitality sector in the country, looking at South Africa and Brazil – past FIFA host countries – as case studies.

According to experts on the panel, South Africa was left in a predicament after it invested in too much infrastructure and hospitality stock, and was left with an oversupply following the football event. The

It’s not an impossible feat.

Qatar’s hospitality sector now has around 22,500 hotel keys available in Qatar, 88% out of which are 4-star or 5-star category properties.

The silver lining and a unique opportunity for real estate investors, say experts, can be found in mid-range hotels, specifically 2-star and 3-star hotels. Property consultant DTZ tells us that currently there is a lack of these mid-range hotels in the country and for investors looking at the hospitality industry, there is a demand for this kind of product.

Grant Salter, member of the panel and Director & Head of Travel for Deloitte, believes that Qatar will need to change the way it operates to rescue the market and avoid an infrastructure hangover, like its other FIFA host-nation predecessors. He told conference attendees, “When building, we need to look beyond 2022 and have flexibility in the design so it can adapt after the World Cup.” Salter has seen several post-Wold Cup studies of previous events and he has learnt “that it’s not about football, in fact football is just a sideline event of the World Cup. It’s about positioning the country on a world stage and looking at past successful case studies to find out how we can use the World Cup to benefit the country after 2022,” he said.

Salter added that South Africa built infrastructure, world-class stadiums and hotels and is only reaping the fruit seven years later.

While Qatar is preparing for the upcoming 2022 FIFA World Cup, its tourism strategy embraces a far larger approach by looking beyond the World Cup to create a stable and diversified market post-2022, with the added objective of creating over 100,000 jobs.

According to DTZ, Qatar has obligations to provide more than 60,000 hotel rooms for the FIFA World Cup; however, the quantity of stock in the pipeline has led to concerns of an oversupply within the sector, particularly in the 5-star category.

Cityscape Qatar panellist Christoph Franzen, General Manager of the Grand Hyatt Group, said that there will, however, be hotels in the 5-star segment operating under 4-star hotel prices and 4-star hotels operating under 3-star hotel prices, adding that there will be agility in room rates.

It is also estimated that at least 15 hotels and serviced apartment buildings are scheduled to open in the next 12 months, which will potentially add 4,000 keys to the existing supply. Moreover, there are currently around 25,000 hotel keys in 64 developments at various stages of planning and construction in Qatar leading up to the FIFA World Cup in 2022.

Qatar is hoping to draw more tourists over the next few years to propel the country’s status as a tourism hotspot and to maintain and improve hotel performance measures.

For Brooks of DTZ, Qatar will look to achieve its goals in the National Tourism Sector Strategy Plan 2030, which sets out a programme to invest $ 45 billion in tourism projects over the next 14 years with the aim of attracting a larger amount of tourist numbers from outside the GCC, and to increase annual visitors to seven million by 2030.

The country is already looking at attracting a continuous stream of tourists. In December, Qatar welcomed two cruise ships for the first time to the Doha Port, and will increase the number of cruise ships docking in Doha this year to further attract an international audience.

‫وعن ذلك يقول سالوينسيك‪“ :‬لقد شاركنا يف هذا‬ ‫العمل عىل مدى السنوات األربع املاضية حيث‬ ‫نفذنا الكثري من األعمال عىل األنفاق‪ .‬وقد بدأ‬ ‫العمل عىل الجسر الثاين يف العام املايض‪ ،‬وهو‬ ‫معقد بشكل ال يصدق ألن جزءه السفيل منحرف‬ ‫وجدرانه متغرية الشكل‪ .‬لذا فقد اعتمدنا طرقا‬ ‫مختلفة لكل منطقة من الجسر»‪.‬‬ ‫واستطرد قائال‪“ :‬لقد بذلنا يف هذا العمل كل ما‬ ‫لدينا من وقت وخربات هندسية‪ .‬فالبعد بني كل‬ ‫دعامة وأخرى من دعامات الجسر يبلغ ‪ 78‬مرتا‪،‬‬ ‫ويحتوي عىل منحدر كبري بأعماق متفاوتة رأسيا‬ ‫وأفقيا‪ .‬وتحوي بعض مناطق هذا الجسر خرسانة‬ ‫صلبة بعمق ‪ 3.6‬مرتا»‪.‬‬ ‫ومن األنظمة األخرى التي يستخدمها املقاولون يف‬ ‫قطر عىل نطاق واسع نظام ألشور بالس ‪Alshor‬‬ ‫‪ Plus‬للسقاالت املؤقتة‪ .‬فقد اس ُتخدم هذا النظام‬ ‫يف العديد من املشاريع ابتداء من مشروع الطريق‬ ‫الذي يربط بني الشرق والغرب وانتهاء بأنفاق‬ ‫محطات املرتو يف لوسيل‪ .‬وبهذا الصدد يقول‪:‬‬ ‫«يتكون النظام من هياكل أخف من األملنيوم‬ ‫قادرة عىل حمل أحمال تصل إىل ‪ 120‬كجم‪ .‬وقد‬ ‫اس ُتخدم هذا النظام أيضا يف ‪ 34‬نفقا يف مشروع‬ ‫الطريق الذي يربط بني شرق الدوحة وغربها»‪.‬‬ ‫ومن املنتجات األخرى لشركة آر إم دي كويك فورم‬ ‫نظام الدعائم ميجاشور ‪ Megashor‬الذي يتحمّ ل‬ ‫‪ 750‬كجم والذي لعب أيضا دورا كبريا يف عدد‬ ‫متزايد من مشاريع البنية التحتية يف قطر إذ يقول‬ ‫سالوينسيك‪« :‬اس ُتخدم هذا النظام يف املشاريع‬ ‫التي تتطلب دعائم شديدة التحمل ومشاريع‬ ‫أنابيب املياه وكابالت الكهرباء»‪.‬‬ ‫‪42 CONSTRUCTION TODAY‬‬

‫استدامة‬ ‫معالجة إضافية إلزالة املواد غري املرغوب فيها من‬ ‫مخلفات البناء‪ .‬لذا يتم تجهيز الكسارات وسيور‬ ‫النقل بمغانط قوية إلزالة املعادن من الخرسانة‪،‬‬ ‫وخاصة حديد التسليح‪ُ .‬‬ ‫وتزال أيضا امللوثات األخف‬ ‫مثل الورق والبالستيك والقماش والخشب يدويا‬ ‫وأيضا عن طريق الغسل وتيارات الهواء‪ .‬والغسل‬ ‫هو األسلوب األكرث فعالية‪ ،‬لذا تتميز املصانع‬ ‫الحديثة بأنها تقتصد كثريا يف استخدام املاء‪ ،‬وهذا‬ ‫أمر ضروري نظرا لكوننا نعمل يف الصحراء»‪.‬‬ ‫ومن املتوقع أن يبدأ مصنع تدوير نفايات البناء‬ ‫يف العام ‪ .2017‬وعن ذلك يقول‪« :‬تعمل يت آر إل‬ ‫مع الشركة القطرية للمواد األولية إليجاد مقاول‬ ‫يتمتع بخربة دولية مناسبة لتشغيل مصنع إعادة‬ ‫التدوير الذي سينتج مواد بناء عالية الجودة‬ ‫مقبولة ومتوافقة مع املعايري القطرية»‪.‬‬

‫إىل غبار أثناء املعالجة األولية‪ .‬وأردف قائال‪« :‬يمكن‬ ‫استخدام جميع النفايات املعاد تدويرها تقريب ـ ـ ــا‬ ‫يف طبق ــات أسـ ــاس الط ـ ــرق‪ ،‬لك ـ ــن فقــط حوال ـ ــي‬ ‫‪ ٪ 20 - 10‬منها قوية بما يكفي الستخدامها يف‬ ‫الخرسانة‪ .‬وقد حددت مواصفات البناء القطرية‬ ‫متطلبات املواد املناسبة الستخدامها يف مختلف‬ ‫التطبيقات ويوجد عدد من االختبارات القياسية‬ ‫التي يمكن خاللها تحديد مدى مالءمة املواد املعاد‬ ‫تدويرها ملختلف التطبيقات»‪.‬‬ ‫وأوضح الدكتور حسن أنه إذا تمت معالجة‬ ‫نفايات البناء بالشكل املناسب فإنها سوف تنتج‬ ‫موادا ممتازة سبق لشركة يت آر إل استخدامها يف‬ ‫العديد من املشاريع التجريبية مثل إدخال تلك‬

‫املواد يف الكتل الخرسانية لثالثة مبان صغرية‪،‬‬ ‫واستخدامها يف طبقات أساس الطريق الواصل‬ ‫إىل موقع مكب النفايات ومصنع إعادة التدوير‬ ‫يف روضة راشد‪ .‬وكشف أن املواد املعاد تدويرها‬ ‫تستخدم بالفعل يف طبقات أساس الطرق يف‬ ‫قطر‪ ،‬إال أن استخدامها يف الكتل الخرسانية ما‬ ‫يزال أقل شيوعا‪.‬‬ ‫وأكد الدكتور حسن أن الشركة القطرية للمواد‬ ‫األولية ويت آر إل سوف تطبقان أفضل التقنيات‬ ‫املتوفرة لتنفيذ عملياتهما يف مصنع إعادة التدوير‬ ‫الجديد الواقع يف موقع مكب النفايات يف روضة‬ ‫راشد‪ ،‬مضيفا‪“ :‬تتكون العملية األساسية‬ ‫إلعادة التدوير من سلسلة من مراحل السحق‬ ‫وفرز املواد الخام‪ .‬غري أنه ينبغي أن تتم مرحلة‬ ‫‪45‬‬

‫عمل تي آر إل مع‬ ‫الشركة القطرية‬ ‫للمواد األولية إليجاد‬ ‫مقاول يتمتع‬ ‫بخبرة دولية مناسبة‬ ‫لتشغيل مصنع‬ ‫إعادة التدوير الذي‬ ‫سينتج مواد بناء‬ ‫عالية الجودة مقبولة‬ ‫ومتوافقة مع‬ ‫المعايير القطرية‬

‫وقد ابتكرت الصني مؤخرا أول نظام روبويت متوفر‬ ‫تجاريا لفرز النفايات بسبب الفئات املتعددة‬ ‫والكثرية للنفايات‪ .‬ويرى الدكتور حسن أن قطر‬ ‫قد تحذو حذو الصني لكنه أعرب عن بعض‬ ‫التحفظات بشأن النواحي االقتصادية لهذه‬ ‫الخطوة قائال‪« :‬يتسم الفرز الروبويت ملخلفات‬ ‫البناء بأنه مفيد للغاية يف قطر ألن األجهزة اآللية‬ ‫ال تتأثر بالحرارة والرطوبة كتأثر اإلنسان‪ .‬ومن‬ ‫املفرتض أن تقوم الروبوتات بفصل النفايات‬ ‫الصلبة بشكل أكرث دقة وفعالية‪ ،‬شريطة أن‬ ‫تكون مصممة للعمل يف ظروف الطقس الحار‬ ‫والرطب واملغرب‪ .‬غري أن مواد البناء املعاد تدويرها‬ ‫هي مواد رخيصة والعمالة متاحة يف دول مجلس‬ ‫التعاون الخليجي بأسعار رخيصة نسبيا‪ ،‬لذا فإن‬ ‫تركيب نظام آيل قد ال يكون مجزيا من الناحية‬ ‫االقتصادية»‪.‬‬ ‫لكن هل يمكن لقطر أن تستلهم من الحديقة‬ ‫األومل ـبـيــة فـي لنـدن التـي اسـ ُتـخ ــدم يف إن ـشــائها‬ ‫‪ ٪ 90‬من النفايات التي كانت تذهب إىل مكبات‬ ‫النفايات؟ أجاب الدكتور حسن‪ُ :‬‬ ‫«تعترب حديقة‬ ‫لندن األوملبية مشروعا نموذجيا استطاع تحقيق‬ ‫نتائج رائعة من خالل الرتكيز الواضح عىل‬ ‫االستدامة منذ البداية‪ ،‬وبناء الشراكات مع جميع‬ ‫أصحاب املصلحة املعنيني يف عملية البناء‪ .‬لكن‬ ‫املشروع أقيم بأكمله يف موقع واحد كبري‪ ،‬يف حني‬ ‫أن املالعب تنتشر يف قطر يف جميع أنحاء البالد‪.‬‬ ‫ونتوقع أنه بمجرد أن يبدأ معملنا بإنتاج مواد بناء‬ ‫معاد تدويرها ذات جودة عالية وبكميات كافية‪،‬‬ ‫فإن تلك املواد س ُتستخدم عىل نطاق واسع يف بناء‬ ‫املالعب»‪.‬‬

‫ققت قطر يف أكتوبر من العام‬ ‫املايض قفزة كبرية يف مجال تحقيق‬ ‫أفضل استفادة ممكنة من النفايات‬ ‫الناتجة عن مشاريع البناء التي‬ ‫تنفذها وذلك بفضل االتفاقية التي‬ ‫أبرمتها الشركة القطرية للمواد‬ ‫األولية مع شركة يت آر إل الربيطانية‪ .‬وبموجب‬ ‫االتفاقية فإن الشركتني ستقومان بالتعاون‬ ‫والتنسيق يف مجال دراسة وتبني حلول عملية‬ ‫لتحويل مخلفات البناء املحلية الناتجة عن أعمال‬ ‫الحفر وهدم املباين القديمة إىل منتجات قابلة‬ ‫لالستعمال واالستفادة منها يف إنشاء املشاريع‬ ‫السكنية والطرق والبنية التحتية وغريها‪.‬‬

‫وقال الدكتور خالد حسن‪ ،‬املدير اإلقليمي لشركة‬ ‫يت آر إل يف قطر‪ ،‬إن هذه الشراكة ستساعد يف‬ ‫تحويل كميات كبرية من مخلفات البناء التي تلقى‬ ‫يف مكبات النفايات إىل منتجات عالية الجودة‬ ‫لحماية البيئة ودعم إسرتاتيجية الحكومة الرامية‬ ‫إىل تحقيق التنمية املستدامة الشاملة‪.‬‬ ‫وأضاف الدكتور حسن‪ّ :‬‬ ‫«قدمت شركة يت إر إل‬ ‫عىل مدى السنوات الخمس املاضية مع الجهات‬ ‫ذات العالقة يف قطر أدلة محلية تؤكد إمكانية‬ ‫االستخدام املبتكر ملخلفات البناء املحلية املعاد‬ ‫تدويرها يف قطاع البناء‪ .‬وقد تمت االستفادة من‬ ‫هذه املساعي يف تحديث مواصفات البناء القطرية‬ ‫(‪ )QCS 2014‬للسماح باستخدام مخلفات البناء‬ ‫املعاد تدويرها كما تم اعتماد نتائج هذه الدراسات‬ ‫مؤخرا من قبل هيئة التقييس لدول مجلس‬ ‫التعاون الخليجي(‪ . )GSO 2489/2015‬ومن شأن‬ ‫تطوير املعايري الوطنية واإلقليمية املرتافقة مع‬ ‫إجراءات جودة اإلنتاج أن يعزز استخدام مخلفات‬ ‫البناء املعاد تدويرها يف املمارسة العملية»‪.‬‬ ‫وقد توقعت قمة إدارة النفايات وإعادة التدوير‬ ‫التي أقيمت يف الدوحة يف العام املايض أن تنتج‬ ‫قطر ‪ 19‬ألف طن يوميا من النفايات الصلبة‬ ‫بحلول العام ‪ ،2032‬حوايل ‪ % 70‬منها هي من‬ ‫نفايات أعمال البناء والهدم‪ .‬وبحسب تقرير‬ ‫لبنك قطر للتنمية فإنه يمكن إليرادات إعادة‬ ‫تدوير مخلفات أعمال البناء والهدم أن تصل إىل‬ ‫نحو ‪ 387‬مليون ريال‪ .‬وتهدف قطر أيضا إىل رفع‬

‫سوف تعمل شركة‬ ‫تي آر إل مع السلطات‬ ‫لتنفيذ ‹قواعد الممارسة›‬ ‫تلك وضمان أن تتوافق‬ ‫المواد الناتجة عن إعادة‬ ‫التدوير مع مواصفات‬ ‫البناء القطرية‪ .‬لذا سوف‬ ‫تعمل تي آر إل أيضا مع‬ ‫المقاول الذي يعيد تدوير‬ ‫المخلفات لمساعدته‬ ‫على تحقيق المعايير‬ ‫المطلوبة كي يضمن‬ ‫العمالء الذين يستخدمون‬ ‫المواد المعاد تدويرها‬ ‫أنها بنفس جودة المواد‬ ‫المستوردة»‪.‬‬

‫حصتها من إعادة تدوير النفايات الصلبة من ‪8٪‬‬ ‫إىل ‪ ٪ 38‬والتقليل من استخدام مكبات القمامة‬ ‫بنسبة ‪ ،٪ 53‬وتحويل النفايات إىل طاقة‪.‬‬ ‫وقال الدكتور خالد معلقا عىل أهداف االتفاقية‬ ‫املربمة بني الشركة القطرية للمواد األولية وشركة‬ ‫يت آر إل‪« :‬من املزمع أن يبدأ اإلنتاج ببطء بحيث‬ ‫يتزايد عىل مدى السنوات القليلة املقبلة‪ .‬ففي‬ ‫السنة األوىل من اإلنتاج‪ ،‬نسعى إلعادة تدوير ما‬ ‫يقرب من ‪ 10‬آالف طن يوميا (بما يعادل حوايل‬ ‫‪ 2.5‬مليون طن سنويا)‪ ،‬وبعد ذلك ستتم زيادة‬ ‫اإلنتاج بمقدار ثالثة أضعاف خالل ‪ 5 - 3‬سنوات‬ ‫إىل ‪ 30‬ألف طن يوميا (‪ 10‬ماليني طن سنويا)‪.‬‬ ‫ويمكن أن تساهم النفايات املعاد تدويرها بما‬ ‫يصل إىل ثلث احتياجات البالد مع زيادة االعتماد‬ ‫عىل املوارد املحلية وتقليل التكاليف»‪.‬‬ ‫ومن أبرز النقاط التي اشتملت عليها االتفاقية‬ ‫تطبيق إسرتاتيجية جديدة لتطوير النفايات‬ ‫املعاد تدويرها لضمان جودة املنتجات من أجل‬ ‫استخدامها يف البناء‪ .‬وعن ذلك يقول‪« :‬قدمت‬ ‫يت آر إل إىل السلطات املختصة يف قطر قواعد‬ ‫توجيهية خاصة بشأن ممارساتها لضمان تصنيف‬ ‫مخلفات البناء قبل املعالجة إىل مواد خاملة‬ ‫كالبالستيك‪ ،‬والورق‪ ،‬والخشب‪ ،‬والقماش‪،‬‬ ‫واملعادن واإلطارات وغريها‪ ،‬ومواد خطرة‬ ‫كالصوف الزجاجي (األسبستوس)‪ ،‬مما يسهل‬ ‫ويحسن من‬ ‫إعادة تدوير تلك املواد بتكلفة أقل‬ ‫ّ‬ ‫جودة املنتجات النهائية»‪.‬‬ ‫وأضاف‪« :‬سوف تعمل شركة يت آر إل مع‬ ‫السلطات لتنفيذ ‹قواعد املمارسة› تلك وضمان‬ ‫أن تتوافق املواد الناتجة عن إعادة التدوير مع‬ ‫مواصفات البناء القطرية‪ .‬لذا سوف تعمل يت آر‬ ‫إل أيضا مع املقاول الذي يعيد تدوير املخلفات‬ ‫ملساعدته عىل تحقيق املعايري املطلوبة يك يضمن‬ ‫العمالء الذين يستخدمون املواد املعاد تدويرها‬ ‫أنها بنفس جودة املواد املستوردة»‪.‬‬ ‫ولفت الدكتور حسن إىل أنه ليست كل النفايات‬ ‫املعاد تدويرها مناسبة لجميع االستخدامات ألن‬ ‫بعض املواد تكون ضعيفة جدا‪ ،‬لذا فإنها تتحول‬ ‫‪46 CONSTRUCTION TODAY‬‬

‫يقول الدكتور خالد حسن‪ ،‬املدير اإلقليمي لشركة يت آر إل يف قطر‪ ،‬إنه من املتوقع أن يفيض االتفاق‬ ‫الذي أبرمته بني الشركة القطرية للمواد األولية ويت آر إل يف العام املايض إىل إنتاج ‪ 30‬ألف طن من‬ ‫مخلفات البناء املعاد تدويرها خالل ‪ 5 - 3‬سنوات‪.‬‬

‫من أن معظم مدن كيدزانيا تتكون من طابقني‪،‬‬ ‫إال أن تصميم كيدزانيا الدوحة يتسم بأنه أفقي‬ ‫أكرث منه عمودي»‪.‬‬ ‫ومن أبرز ما ستتضمنه كيدزانيا الدوحة طائرة‬ ‫بوينج ‪ُ 757‬تعترب أطول طائرات كيدزانيا يف املنطقة‪.‬‬ ‫وعن ذلك يقول فرينيت‪« :‬إنها طائرة من طراز‬ ‫ريد ‪ ،REED‬وقد تم تعديلها لتشمل ستة أجهزة‬ ‫محاكاة للطريان‪ .‬وتجدر اإلشارة إىل أنه لن يتم‬ ‫استخدام طائرة بالحجم الكامل إال يف كيدزانيا‬ ‫الدوحة»‪.‬‬ ‫ولفت الجعربي إىل أنه من الجوانب املهمة األخرى‬ ‫للمشروع تماشيه مع رؤية قطر الوطنية ‪،2030‬‬ ‫مضيفا‪« :‬إن مبانينا صديقة للبيئة قدر اإلمكان‪.‬‬ ‫فأسباير (وهي من املساهمني يف املشروع) تتبع‬ ‫إرشادات املنظومة الشاملة لتقييم االستدامة‪ ‬جي‬ ‫ساس‪ )GSAS( ‬من حيث املواد والتهوية وما إىل‬ ‫ذلك‪ .‬وسنعلن عن اسم املقاول الذي اخرتناه‬ ‫ألعمال التشطيبات يف وقت قريب جدا ألن‬ ‫املشروع قد بات يف مراحل البناء النهائية»‪.‬‬ ‫وتنقسم مدن كيدزانيا يف جميع أنحاء العالم‬ ‫إىل ثالثة أجزاء‪ :‬مدخل املدينة أو منطقة املطار‪،‬‬ ‫ووسط املدينة‪ ،‬والتجمعات الصناعية والضواحي‪.‬‬ ‫ومن ناحية البناء فإن استخدام مواد اصطناعية‬ ‫ملحاكاة املواد الحقيقية هو سمة أخرى فريدة من‬ ‫نوعها ألنها متبعة يف جميع مدن كيدزانيا‪.‬‬ ‫ومىض الجعربي قائال‪“ :‬سنستخدم موادا خاصة‬ ‫أكرث أمانا وأخف وزنا ملحاكاة املواد الحقيقية‪.‬‬ ‫فالقوالب سيتم تصنيعها مسبقا من الجبس‬ ‫املسلح بالزجاج (‪ ،)GRG‬ومن ثم سيتم استخدام‬ ‫جص من نوع باريس كمبوزيت مطيل بحيث يقلد‬

‫شكل ومظهر املواد الحقيقية‪ .‬وسوف يتم محاكاة‬ ‫الطوب والرخام باستخدام الخرسانة املرشوشة‬ ‫والخرسانة املسلحة باأللياف الزجاجية‪ .‬وسيتم يف‬ ‫بعض الحاالت استخدام لوحات الجبس املطلية‬ ‫بطالء خاص إلعطاء شكل ومظهر الخشب‪.‬‬ ‫وسيتم أيضا استخدام الخشب البالستييك‬ ‫(‪ )WPC‬بدال من الخشب يف بعض األماكن‪ ،‬بينما‬ ‫سيتم يف أماكن أخرى استخدام أرضيات تبدو‬ ‫كالخشب لكنها أكرث قدرة عىل التحمل مثل البالط‬ ‫السريامييك»‪.‬‬ ‫وكشف الجعربي أيضا أن ذلك يتوقف عىل‬ ‫االرتفاع إذ سيتم استخدام مواد حقيقية يف‬ ‫األماكن التي يطولها األطفال يف حني أنه سيتم‬ ‫استخدام مواد أخرى يف املناطق التي ال يمكن‬ ‫لألطفال أن يطولوها‪.‬‬

‫وقال فرينت‪“ :‬نريد أن يتمكن األطفال من ملس‬ ‫األشياء الواقعية واإلحساس بها‪ ،‬لذا فإن كل‬ ‫يشء يف كيدزانيا حقيقي قدر اإلمكان‪ .‬ولجعل‬ ‫كيدزانيا آمنة بالنسبة لألطفال حرصنا عىل عدم‬ ‫وجود زوايا حادة‪ ،‬لكننا لن نركب عوازل للحماية‬ ‫فوق كل يشء‪ .‬فالتحكم يف التكلفة والصيانة‬ ‫هي أسباب استخدامنا ملواد غري حقيقية‪ .‬فعىل‬ ‫سبيل املثال‪ ،‬قمنا باستخدام مواد أكرث تكلفة من‬ ‫الخشب كبديل عنه ألنها تبدو أجمل من الخشب‬ ‫الحقيقي‪ ،‬وتستمر لفرتة أطول‪ ،‬وال تتشقق»‪.‬‬ ‫وأخريا كشف فرينت أن من التحديات األخرى التي‬ ‫ينطوي عليها املشروع بناء مدينة حجمها يبلغ‬ ‫ثلثي حجم املدينة الحقيقية إضافة إىل تحديات‬ ‫أعمال الهندسة الكهربائية وامليكانيكية‪ ،‬واآلالت‬ ‫املسبقة الصنع‪ ،‬وتصميم أماكن الجلوس‪.‬‬ ‫ومن الجدير بالذكر أن مدينة كيدزانيا الدوحة‬ ‫ستضم أيضا ‪ 42‬عالمة تجارية منها‪ :‬بنك قطر‬ ‫الوطني‪ ،‬ووزارة االقتصاد والتجارة‪ ،‬ومياه‬ ‫الريان‪ ،‬والهالل األحمر القطري‪ ،‬والخطوط‬ ‫الجوية القطرية‪ ،‬وجوتن‪ ،‬وعبد الصمد القريش‪،‬‬ ‫واملتحجبة‪ .‬وينطوي مفهوم املدينة عىل توفري‬ ‫تجربة تعليمية وترفيهية‪ ،‬واالستمتاع بتجربة‬ ‫لعب األدوار يف مجموعة واسعة من املهن‬ ‫الحقيقية يمتزج فيها املرح بالتعليم واإللهام‪.‬‬ ‫وتسايل هي مشروع مشرتك بني مؤسسة أسباير‬ ‫زون (‪ )٪ 49‬وشراكة القابضة (‪ ،)٪ 51‬ولديها‬ ‫رخصة مدينة كيدزانيا الدوحة حيث تقدر تكلفة‬ ‫املشروع بـ ‪ 300‬مليون ريال‪.‬‬ ‫‪48 CONSTRUCTION TODAY‬‬

‫علنت سلسلة املدن التعليمية والرتفيهية‬ ‫العاملية كيدزانيا مؤخرا أنها سوف تدرج‬ ‫قطر يف قائمة أسواقها التي تضم حاليا ‪24‬‬ ‫موقعا يف ‪ 19‬بلدا‪ .‬ومن املقرر أن تنطلق‬ ‫مدينة كيدزانيا الدوحة يف الربع األول‬ ‫من العام ‪ ،2018‬وهي تستوعب ‪1000‬‬ ‫طفل مع ما يقرب من ‪ 250‬موظفا يوميا‪،‬‬ ‫ويُتوقع أن تستقبل أكرث من ‪ 3‬ماليني زائر سنويا‪.‬‬ ‫وبحسب محافظ شركة قطر الرتفيهية (تسايل‬ ‫ذ‪.‬م‪.‬م)‪ ،‬ريك فرينيت‪ ،‬ومدير مشاريعها‪ ،‬خالد‬ ‫الجعربي‪ ،‬فقد تم االهتمام بأدق التفاصيل‬ ‫لجعل تصميم وإنشاء مدينة كيدزانيا الدوحة‬ ‫أقرب ما يكون إىل الكمال‪ ،‬حيث يتم بناء املدينة‬ ‫عىل مساحة ‪ 5500‬مرت مربع‪ .‬وعن ذلك يقول‬ ‫الجعربي‪« :‬تلقينا التصميم من املكسيك التي‬ ‫‪49‬‬

‫يقع فيها املقر الرئييس للشركة‪ ،‬وتم تطويره‬ ‫يف الدوحة حيث تمت مراجعة كل يشء ابتداء‬ ‫من األبواب وانتهاء بأحجام املمرات من خالل‬ ‫االستفادة من خربات الفريق املعماري يف املكسيك‪.‬‬ ‫فالثقافة املحلية تتجىل يف مدن كيدزانيا يف جميع‬ ‫أنحاء العالم‪”.‬‬ ‫ومن جهته‪ ،‬قال فرينيت إنه منذ إنشاء أول‬ ‫مدينة كيدزانيا يف املكسيك قبل‪ 18‬عاما‪ ،‬صارت‬ ‫الشركة تدرس كل سوق بدقة لوضع اللمسات‬ ‫األخرية عىل مبانيها بما يناسب كل سوق من‬ ‫هذه األسواق‪ .‬وأضاف‪« :‬تم تصميم املدينة بحيث‬ ‫تسمح بحركة الناس دون عوائق‪ .‬وينطبق اليشء‬ ‫نفسه عىل الشوارع واألماكن العامة‪ .‬وعىل الرغم‬

‫ابداعات‬ ‫ومىض قائال‪« :‬استخدمنا طائرة ‪X6 hexacopter‬‬ ‫‪ Aibotix‬املزودة بربامج للطيار اآليل من أجل‬ ‫الحصول عىل البيانات‪ .‬واستخدمنا برنامج املسح‬ ‫التصويري ‪Bentley’s Context Capture‬‬ ‫ملعالجة البيانات‪ .‬وبلغت مساحة املنطقة املطلوب‬ ‫تغطيتها حوايل ‪ 14‬هكتارا‪ ،‬وقد تم التخطيط‬ ‫إلجراءات ما قبل الطريان يف وقت مبكر يف املكتب‬ ‫بحيث لم يستغرق العمل يف اليوم املعني املحدد‬ ‫سوى بضع ساعات الطريان الستكمال جمع‬ ‫البيانات‪ .‬واستغرقت معالجة البيانات ثالثة أيام‬ ‫لتسليم نموذج ثاليث األبعاد بدقة ‪ 1‬سم»‪.‬‬ ‫وتقول شركة فالكون آي درونز إنها أول شركة يف‬ ‫الشرق األوسط وإفريقيا تقدم خدمات التصوير‬ ‫والتفتيش واملسح الجوي باستخدام أحدث أنظمة‬ ‫أتمتة بيانات الطائرات بدون طيار وبرامج معالجة‬ ‫الصور‪ .‬وتقدم الشركة أيضا لعمالئها خدمات‬ ‫تجميع الصور املتتالية لنفس املنطةقة�‪orthomo‬‬ ‫‪ ، saics‬والنماذج الرقمية للسطوح (‪،)DSM‬‬ ‫ونماذج االرتفاعات الرقمية‪.‬‬ ‫وعن ذلك يقول‪« :‬استطعنا من خالل خدماتنا‬ ‫يف مجال تجميع الصور املتتالية لنفس املنطقة‬ ‫أن نساعد أحد عمالئنا عىل تحديد أمور كان من‬ ‫املستحيل تحقيقها عىل األرض‪ .‬فقد كان ذلك‬ ‫املشروع يتعلق برسم خريطة لشبكة تاريخية‬ ‫إلمدادات املياه تحت األرض تمتد ملسافة ثالثة‬ ‫كيلومرتات يف الصحراء‪ .‬واستطعنا من خالل‬ ‫الخريطة التي توصلنا إليها تحديد أماكن الخلل‬ ‫ألن املنطقة كانت جافة لسنوات‪ .‬وتم أيضا‬ ‫تحديد جميع اآلبار التي تم حفرها قبل كل تلك‬ ‫السنوات‪ ،‬ولم يكن ذلك ممكنا إال من خالل‬ ‫تقنية والنماذج الرقمية للسطوح‪ .‬ومن خالل‬ ‫هذه املعلومات ّ‬ ‫تمكن عمالؤنا من إعادة بناء‬ ‫هذا الهيكل التاريخي مع املحافظة عىل التصميم‬ ‫األصيل»‪.‬‬ ‫وشاركت شركة فالكون آي درونز يف عمليات‬ ‫مسح األرايض خالل مرحلة ما قبل البناء من أجل‬ ‫هيئة دبي للطرق واملواصالت ومجلس أبو ظبي‬ ‫للتخطيط العمراين‪.‬‬ ‫ويرى لؤي دهمش‪ ،‬رئيس شركة أوتوديسك‬ ‫الشرق األوسط‪ ،‬أن الطائرات بدون طيار قد‬ ‫باتت اآلن يف صدارة مشاريع البناء يف قطر وبقية‬ ‫دول املنطقة التي بدأت تستخدم الطائرات بدون‬ ‫طيار للقيام بمجموعة كاملة من املهام يف مجال‬ ‫التخطيط وكذلك يف املوقع‪.‬‬ ‫وأوتوديسك هي إحدى الشركات الرائدة يف مجال‬ ‫تطوير الربمجيات تقدم منتجاتها إىل مجموعة‬ ‫واسعة من األنشطة بما فيها قطاع البناء‪.‬‬

‫وأكد دهمش أيضا أن تطبيقات الطائرات بدون‬ ‫طيار سوف تدخل يف العديد من مجاالت قطاع‬ ‫البناء مثل استكشاف األخطاء يف التصاميم‪،‬‬ ‫وتصحيح األخطاء والعيوب والتخطيط املسبق‪،‬‬ ‫فضال عن إنشاء الهياكل دون الحاجة إىل اإلشراف‬ ‫البشري‪ .‬ومن شأن هذا املستوى من األتمتة أن‬ ‫يزيد من الدقة‪ ،‬بصرف النظر عن كفاءة املواد‬ ‫والطاقة‪.‬‬ ‫وتابع بقوله‪« :‬يتم حاليا استخدام الطائرات‬ ‫التجارية بدون طيار “يف الشرق األوسط‪ ،‬وخاصة‬ ‫يف قطر‪ ،‬كأدوات للمسح من قبل الشركات‬ ‫العقارية وقد أثبتت فائدتها يف عمليات تقييم‬ ‫األصول”‪ ،‬مضيفا أنه يعرتف بأن إدخال الطائرات‬ ‫بدون طيار يف عمليات البناء ال يزال مفهوما‬ ‫جديدا نسبيا‪.‬‬ ‫وختم حديثه قائال‪“ :‬من خالل أدوات الحوسبة‬ ‫الصحيحة‪ ،‬يمكن للبنائني أن يحولوا بيانات أجهزة‬ ‫االستشعار إىل نماذج هيكلية ثالثية األبعاد‪،‬‬ ‫وخرائط طوبوغرافية‪ ،‬وقياسات حجمية‪ ،‬وهذه‬ ‫املعلومات مفيدة لرصد مخزون املوارد املكلفة‬ ‫مثل الرمل والحىص‪ .‬وبذلك فإن التكنولوجيا تتيح‬ ‫لشركات البناء نشر املوارد يف موقع العمل بشكل‬ ‫أكرث كفاءة‪ ،‬مع تقليل املخاطر املحتملة‪ ،‬وتقليص‬ ‫التكاليف‪ ،‬والحد من التأخري»‪.‬‬ ‫‪50 CONSTRUCTION TODAY‬‬

‫هي شريك ملجموعة ديلري‪ -‬تك ‪Delair-Tech‬‬ ‫املتخصصة بالطائرات بدون طيار ومقرها يف تولوز‬ ‫بفرنسا‪.‬‬ ‫وأكد ربيع بو راشد‪ ،‬الرئيس التنفيذي لشركة‬ ‫فالكون آي درونز‪ ،‬أيضا أن التحديات الرئيسية‬ ‫التي يواجهها مشغلو الطائرات بدون طيار يف‬ ‫دول مجلس التعاون الخليجي تتعلق باللوائح‬ ‫والقوانني‪ .‬فالطائرات بدون طيار محظورة تماما‬ ‫يف بعض دول الخليج يف حني أنها يف دول أخرى‬ ‫تتطلب الحصول عىل موافقة لتشغيلها وهي‬ ‫«عملية طويلة ومعقدة»‪.‬‬ ‫وأضاف‪« :‬إن ما يميز املنطقة طقسها الجاف يف‬ ‫معظم أيام السنة عىل الرغم من أن حرارة الصيف‬ ‫يمكن أن تتسبب بتعطل بعض األنظمة‪ .‬غري‬ ‫أن الطائرات الصناعية لشركة فالكون آي درونز‬ ‫تستطيع أن تعمل عىل مدار العام‪ .‬وهناك الكثري‬ ‫مما يمكن القيام به يف هذه املنطقة‪ ،‬لكن ارتفاع‬ ‫الرسوم الحكومية يعيق استخدام طائرات بدون‬ ‫طيار يف مواقع البناء»‪.‬‬ ‫وقد تعاقدت سلطة دبي للمجمعات اإلبداعية مع‬ ‫شركة فالكون آي درونز إلنتاج نموذج رقمي ثاليث‬ ‫األبعاد ملدينة مدينة دبي لالستوديوهات‪ .‬ويقول‬ ‫بو راشد إن ذلك املشروع كان بسيطا ألن املنطقة‬ ‫مسطحة وال توجد ارتفاعات عالية يف املناطق‬ ‫املحيطة بها‪ ،‬كما أن الطقس الجيد يف ذلك اليوم‬ ‫ساعد يف الحصول عىل أفضل النتائج‪.‬‬

‫ابداعات‬ ‫أنه يجب أن تكون هنالك قوانني ملعاقبة املخالفني‬ ‫كما هي الحال بالنسبة لسائقي السيارات»‪.‬‬ ‫وأكد فوزي أنه مع التطورات التكنولوجية بات من‬ ‫املمكن يف هذه األيام تركيب الطائرات بدون طيار‬ ‫بدون أي صعوبات‪ ،‬مضيفا‪« :‬ال حاجة السترياد‬ ‫أي يشء من خارج إذ كل نحتاجه هو محرك‬ ‫وجسم طائرة لرتكيب الطائرة وتثبيت الكامريا‬ ‫عليها‪ .‬وهنالك حاليا الكثري من الطائرات بدون‬ ‫طيار داخل قطر‪”.‬‬ ‫وكشف أن طائرات ‪ DJI‬قد صارت اآلن مزودة‬ ‫بنظام الجديد يحوي وضعية «املنطقة الخطرة»‬ ‫التي تمنع تشغيل الطائرة عندما تدخل مناطق‬ ‫غري مسموح تواجدها فيها كاملطارات ومناطق كبار‬ ‫الشخصيات‪ .‬ومىض قائال‪« :‬إذا قام املرء بتشغيل‬ ‫الطائرة بدون طيار يف منطقة مجاورة لتلك املناطق‬ ‫غري املسموح بها‪ ،‬واقرتبت الطائرة بدون قصد‬ ‫من تلك املناطق فإنها لن تدخلها أبدا حتى لو‬ ‫قمنا بإزالة نظام تحديد املواقع ‪ GPS‬منها‪ .‬وهذه‬ ‫الطائرات بدون طيار متوفرة يف السوق بالفعل‪،‬‬ ‫ُ‬ ‫وتستخدم هذه امليزة يف الطائرات بدون طيار يف‬

‫جميع أنحاء العالم منذ أكرث من عقدين من‬ ‫الزمن‪ .‬وبدون هذه امليزة ال يمكن للمرء أن يحصل‬ ‫عىل رخصة لتشغيل أو بيع الطائرات بدون طيار»‪.‬‬ ‫ولفت فوزي أيضا إىل أنه يوجد اآلن يف دولة‬ ‫اإلمارات العربية املتحدة تطبيق جديد للهاتف‬ ‫الجوال يظهر منطقة الحظر الجوي يف البالد‬ ‫كما أنه يمكن الحصول من خالله عىل جميع‬ ‫املعلومات املطلوبة باستخدام نظام تحديد املواقع‬ ‫الذي يظهر مناطق حظر الطريان‪ .‬ويقدم التطبيق‬ ‫أيضا كافة القواعد املتعلقة بمختلف األماكن‬ ‫مثل املسافة القصوى التي يسمح للطائرات بدون‬ ‫طيار أن تغطيها‪ ،‬إضافة إىل تقديم معلومات‬ ‫حول أنواع الطائرات بدون طيار التي يُسمح‬ ‫باستخدامها‪.‬‬ ‫واستطرد قائال‪“ :‬تمنع أيضا التكنولوجيا الجديدة‬ ‫يف هذه األيام الطائرات بدون طيار من التحطم‪.‬‬ ‫ويف تطور آخر مثري لالهتمام‪ ،‬فقد أصدرت‬ ‫حكومة دبي مؤخرا شريط فيديو يظهر كيف يمكن‬ ‫استخدام الطائرات بدون طيار لنقل الركاب من‬ ‫مكان إىل آخر‪ .‬وهكذا‪ ،‬ففي املستقبل قد نتمكن‬ ‫من استخدام طائرات بدون طيار للذهاب إىل‬ ‫‪ DT18 UAV‬ديلري‪ -‬تك‬ ‫ ‪Delair Tech‬‬

‫ّذرت الهيئة العامة للطريان املدين‬ ‫يف قطر يف فرباير من هذا العام‬ ‫مشغيل الطائرات بدون طيار من‬ ‫استخدام هذا النوع من الطائرات‬ ‫دون تصريح مسبق‪ .‬وقد جاء‬ ‫ذلك بعد قرار الهيئة يف مايو من‬ ‫العام املايض الذي حظر االستخدام غري املصرح به‬ ‫«للمركبات الجوية اآللية أو بدون طيار» يف البالد‪.‬‬ ‫ومن جهة أخرى‪ ،‬وبحسب القوانني الجديدة التي‬ ‫دخلت حيز التنفيذ يف الواليات املتحدة ابتداء من‬ ‫أغسطس ‪ ،2016‬سهّلت إدارة الطريان االتحادية‬ ‫األمريكية الحصول عىل التصاريح لتشغيل‬ ‫الطائرات بدون طيار‪ ،‬غري أنه ما تزال توجد بعض‬ ‫القيود مثل تحديد الوزن األقىص املسموح به‬ ‫للطائرات بدون طيار بـ ‪ 25‬كجم‪.‬‬

‫يف العام املايض أصبح من الصعب جدا استرياد‬ ‫هذه الطائرات إىل قطر‪ .‬غري أن هذه املشاكل‬ ‫املتعلقة بالطائرات بدون طيار ال تقتصر عىل‬ ‫قطر فحسب وإنما هي موجودة يف جميع أنحاء‬ ‫العالم‪ .‬ويحتاج املرء للحصول عىل موافقات من‬ ‫وزارة الداخلية والهيئة العامة للطريان املدين‪،‬‬ ‫والتي يمكن أن تستغرق وقتا طويال‪ .‬وقد خسرنا‬ ‫مشروعا يتعلق بيوم قطر الوطني للرياضة ألننا‬ ‫لم نقدم طلب الحصول عىل املوافقات ألن ذلك‬ ‫يتطلب أسبوعني عىل األقل ولم يكن لدينا الكثري‬ ‫من الوقت‪ .‬فعىل املرء أن يحصل عىل موافقة‬ ‫منفصلة لكل مشروع حيث ينبغي أن يتضمن‬ ‫الطلب العديد من التفاصيل مثل موقع الطريان‬ ‫ووقته وما إىل ذلك»‪.‬‬ ‫غري أن فوزي يتفهم قضايا السالمة واألمن‬

‫لكن ما مدى أهمية وضع األمور يف نصابها‬ ‫الصحيح فيما يتعلق باستخدام الطائرات بدون‬ ‫طيار يف مواقع البناء؟ بحسب أحمد فوزي‪ ،‬مدير‬ ‫عام شركة برو هوبيز ‪ ،Pro Hobbies‬وهي املوزع‬ ‫الوحيد للطائرات بدون طيار يف قطر‪ ،‬فإن الهيئة‬ ‫العامة للطريان املدين يف قطر تعمل جاهدة عىل‬ ‫تنفيذ القوانني الجديدة التي ستجعل استخدام‬ ‫الطائرات بدون طيار يتم بطريقة آمنة يف البالد‬ ‫حيث سيتم إصدار القوانني الناظمة لذلك يف وقت‬ ‫قريب‪ .‬لكن حتى ذلك الحني فإن األمور ستكون‬ ‫صعبة‪.‬‬ ‫وكشف فوزي أيضا أنه يستطيع تشغيل طائرات‬ ‫بدون طيار يف دبي ألن لديه رخصة لذلك حصل‬ ‫عليها من وزارة االقتصاد والتجارة القطرية‪ ،‬وأن‬ ‫تشغيل مثل هذه الطائرات هناك ال يتطلب سوى‬ ‫إعطاء الجهات املعنية إشعارا بذلك قبل أسبوع‪،‬‬ ‫قائال‪« :‬ال يوجد يف قطر أي ترخيص أو عملية‬ ‫تسجيل‪ ،‬لذلك ليس هنالك لوحة أرقام لتعليقها‬ ‫عىل الطائرات بدون طيار‪ .‬وتصنف قطر الطائرات‬ ‫بدون طيار حتى اآلن يف فئة األلعاب وال توجد أية‬ ‫قوانني الستخدامها التجاري يف البالد‪ .‬والستخدام‬ ‫الطائرات بدون طيار كهواية‪ ،‬عىل املرء أن يحصل‬ ‫عىل ترخيص من مركز قطر للرياضات الالسلكية‬ ‫حيث يتوجب عليه أن ينتسب إىل دورة تدريبية يف‬ ‫حال إخفاقه يف االختبار»‪.‬‬ ‫ويقول فوزي الذي تبيع شركته طائرات من نوع‬ ‫‪ DJI‬لعمالئها‪« :‬نحن الوحيدون املصرح لهم‬ ‫باسترياد وتوزيع الطائرات بدون طيار يف قطر‪ .‬لكن‬ ‫‪53‬‬
