We’ve grown the business with a solid platform, having developed it in such a way that we are now a single point of contact across

Shaping the Group’s future

When South Africa became a democratic nation in 1994, Broll saw an opportunity to venture into Africa and opened its first office outside the country in Namibia in 2003. In order to secure long-term business on the continent, the Group signed an affiliation deal with CBRE the following year. Through this affiliation, Broll is able to access global market knowledge and

By the end of this financial year, Broll is to report record client numbers and growth across the board, Horne summarises: “Our ever-widening geographies and depth of service delivery across sub-Saharan Africa has allowed the business to continue to absorb growth and expand our client base, allowing us to grow just as fast as demand. “By the end of 2015, Broll will have offices in 12 countries; including South Africa, Namibia, Malawi, Zambia, Mozambique, Mauritius, Ivory Coast, Uganda, Cameroon, Ghana, Kenya, Nigeria and operations in more than 17 sub-Saharan African countries. “Our next milestone is to see the business being fully internationalised, so we encourage investors to watch the space!”

IN THE past year, Broll Facilities Management (FM) has seen a rapid increase in its business, growing by more than 200 percent in line with the increase in clients opening offices in various countries across the continent. Chief Operating Officer (COO) for Broll FM, Rowland Gurnell puts this down to the Group’s ability to “consistently deliver excellent, awardwinning service levels to clients in an environment where we learn all the time and continue to improve our service offering”. Today, Broll FM is looking at ways to further consolidate and refine its offering across its current operations in the corporate, retail and tertiary sectors with the integration of the facilities and property management silos within the wider Group. “Our affiliation with world-leading real estate and investment advisor, CBRE has also contributed to our growth with the addition of a number of global clients,” Gurnell adds. Working across these three key sectors and striving for continuous improvement demonstrates that Broll FM understands that each client has different needs. “This is why we integrate a client’s FM models so that they are flexible and can be customised to fit their individual needs and requirements,” he further notes.

TAILOR-MADE SOLUTIONS

y closely working with the client and their portfolio, Broll FM is able to offer a tailor-made solution where a full FM service is not economically viable. Gurnell explains: “Whether clients are in a space of 100 square metres or 30,000 square metres, Broll FM has been a proven costsaver; leveraging our extensive contractor database to negotiate the best rates and offer these contractors increased volumes of work as well as a platform to share resources.” Moreover, Broll FM’s drive to further improve efficiencies and cater for the aforementioned rapid growth has led the Group to implement some of the best technologies to support its service offering; including an effective reporting tool that tracks every call made by the Company, and a supplier interface portal offering full transparency from call tracking to invoicing. Broll FM currently operates in South Africa, Swaziland, Lesotho, Namibia, Zambia, Zimbabwe, Mozambique, Kenya, Rwanda, Uganda, Tanzania, Cameroon, Nigeria, Ghana and Ivory Coast; and in Egypt and Morocco through CBRE. “To satisfy the growing demand for facilities management, in the next few months, Broll FM will be opening offices in Congo, Gabon, Senegal, GuineaBissau, Liberia, Benin, Southern Sudan and Ethiopia,” Gurnell summarises.

The purchase of Peak Projects in 2007 and Ursa Civils in 2012 increased concrete construction capacity, while Blue Rock Quarries was established within the Group of Companies in 2013 as a commercial quarrying operation in the Eastern Cape. Prior to that, “H&I Building Construction was established as a subsidiary in 2005 with its primary focus on building construction within select industrial, commercial, residential and institutional building construction projects”, Chemaly adds. “Projects undertaken by Haw and Inglis Building Construction are in the public and private sectors as well as PPPs ranging from light industrial complexes to state-of-the-art office and residential buildings. “During 2013, H&I also entered the renewable energy market, having negotiated four design and construct contracts.” These projects entailed the construction of tower bases, crane platforms, roads and all associated works, with H&I geared up not only to manage the design aspect of infrastructure contracts, but also to extend its expertise to managing and negotiating lump sum, fixed price contracts. More recently, Haw & Inglis has also successfully penetrated the very challenging marine construction environment; once again leveraging the turnkey nature of its internal structure and expertise to carry out the rehabilitation of quays, the construction of small craft harbours and the construction of large jetties. “Projects have been completed for major clients such as Transnet and the Department of Public Works in this area, and overall, our offering has expanded over the years as our reputation in the industry has grown,” Chemaly says. “We have moved from road construction solely, into building construction, marine, renewable energy, specialist structural concrete and crushing services.”

he first super-tall structure and foundation designed by a Jakarta-based consulting engineering firm is currently under construction in the capital city of Indonesia. The design of this 303 metre building with seven-level basement structure was being pushed to new heights by applying the right balance between advanced innovations and local considerations including material availability and construction practice. Customary to most super-tall developments, almost all key players including developers, architects, MEP

consultants and general contractors - are international-based firms; with a unique exception to the Jakarta-based engineering firm, Davy Sukamta & Partners (DS&P). The international developer has commissioned the design and supervision of this 63-story Indonesia-1 Building to DS&P. The Company utilises top-down construction for Jakarta’s deepest basement with RC core-wall and outriggers as the lateral resisting system. DS&P designed the first building in Indonesia beyond 50 levels in 1994 proactive collaboration with other stakeholders, the firm opens window of opportunities to drive innovations and to set new trends within construction industry as progressive tools in continually achieving better structure. The following narrative highlights the list of innovations and achievements they have made.

In 1993, DS&P used high capacity bored-pile up to 550 tonnes allowable load while the normal practice at that time was around 350 tonnes. In 1994, DS&P designed the first RC core-wall and outriggers structure. In 1995, DS&P designed the Gran Mahakam hotel with top-down method, excavating 11-meter deep just 1.5 metres away from two-tothree-story neighbouring buildings. DS&P also designed the first building in Indonesia beyond 50 levels in 1994, the 52-story Amartapura Residential towers. At that time DS&P pushed the concrete grade to 60 MPa for that development when the common grade was just 25-35 MPa, and then recently to 70 MPa for Indonesia-1. In order to obtain reliable quality, DS&P worked closely - and still does - with ready mix suppliers in an experimental programme to obtain valuable on-site data. The role of business partners in advancing new technology is indispensable as such.

With such mutual collaboration, DS&P is able to set the trend in the construction industry in Indonesia including higher grade concrete, the use of post-installed anchors to transfer forces, crystalline barrier waterproofing for white tanking of basement structure, and the use of chemical admixtures and minerals to obtain the required concrete properties. Throughout its practice, DS&P has promoted numerous first-time design and construction applications in Indonesia. Examples include the

use of the sacrificial cell method to load-test bored-piles for Pakubuwono Residence in 2003; the use of post-grout techniques to increase the allowable capacity of the bored-pile for the Plaza Indonesia Extension (PIE) project in 2006; the use of micro piles with soilsupported mat to resist tensile force from hydrostatic pressure for the Trans Luxury hotel in Bandung in 2009; the design of the first high-rise building with seismic isolation in Southeast Asia in 2010, the use of Performance-Based Seismic Design; and the design of the

super-tall 63-story Indonesia-1 with the deepest basement structure in Indonesia in 2014.

The first

PIE was designed for up-down construction in 2006, where upon the completion of the fifth and last basement level, the super-structure work was progressing at level 11. This method saved 11 months construction time. The two residential and office towers, 48 and 42 stories high, with sixlevel podium and five-level basement

were able to be completed in 36 months because of this method. This is the first successful application of the up-down method in Indonesia. Up to the present day, DS&P has designed nine deep basement structures with top-down or up-down methods, the deepest being the seven-level 25-metre deep excavation for Indonesia-1. This method of construction requires careful planning on the sequence of work and detailing of plunged king-posts. DS&P uses highend analysis technique for this type

of job and the frequent observations and recordings from various projects bring advancement to the state-of-theart designing top-down method for Indonesian conditions. Collaboration with piling and general contractors once again results in continuous improvement of this method. DS&P has helped some general contractors in solving the deep basement design, including one value-engineering job for the six-level basement structure of Sequis Tower project previously designed by a US-

For more than six decades, PTPP has successfully completed various projects across Indonesia, including monumental buildings and infrastructures. In 2010, PTPP listed its shares for the first time on the Indonesian Stock Exchange (BEI). Since then, PTPP has diversified its activity through seven business pillars grouped into three categories. Upstream business includes property, infrastructure investment, and energy investment. Midstream business includes construction services and EPC (power plant, resources). Downstream business includes precast and equipment.

The experience in design and construction of these projects has been presented as technical paper in international forums including the Council on Tall Buildings and Urban Habitat (CTBUH). The use of seismic isolation systems is another novelty in Indonesia, especially for high-rise buildings. One client requested DS&P to design their new 22-story Gudang Garam office tower using this system in 2010, after

a series of earthquake events shaking Jakarta. The first high-rise with seismic isolation in Southeast Asia was then borne, followed by the 27-story Puri Matahari in 2012. Both buildings were designed using high-damping rubber bearings by DS&P. While the use of steel or composite construction for high-rise buildings in Indonesia is not popular, DS&P recognises its advantage and has become the leader in promoting its use.

The stocks of the property subsidiaries of PTPP have grown significantly above the industry average, indicating public trust over the companies’ performances. Both companies’ stocks have been included in the Morgan Stanley Composite Index. Since January 2014, PTPP stock has also been included in the LQ45 index. Aligned with the Indonesian Government’s commitment to boost infrastructure and SOE companies’ role in the development, PTPP has strong opportunities to expand its business. The Company has designed a number of projects with concrete and steel as the structural material. The City Tower, a 30-story office building with RC corewall and steel gravity framing, set the record for speed of construction by completing 30 stories in four months. Gudang Garam and Puri Matahari are two other high-rises with the same structural framing material. The details used in these steel structures meet the seismic requirement of AISC. Currently, DS&P is designing a theatre and convention building with a three-tier theatre comprising 2,400 seats and two ballrooms at 2,850 and 950 square metres each. The design of the complex structure with longspan transfer trusses is an engineering feat in its own, not to mention the seismic design strategy adopted in accommodating the intricate layout.

The erection of the steel trusses will utilise the heavy-lifting method. The roof trusses span 52 metres, while the transfer trusses at floor level span 26 metres. For the application of the new design method, DS&P stands in front by being the first to use Performancebased Seismic Design in Indonesia for the 50-story Pakubuwono Signature in 2012. Papers on this subject have consequently been presented at CTBUH conferences as well as in HAKI (Indonesian Society of Civil and Structural Engineers) annual conferences.
