Neighborhood Watch Programs Neighbors Watching Out For Their Neighbors It is certainly no surprise that many cities are encouraging, and even coordinating, Neighborhood Watch Programs. They really work! The reason they work is simple: One of the best ways to deter crime and vandalism in a community is to create a network of neighbors looking out for each other. Not only do police and sheriff’s departments encourage Neighborhood Watch Programs, they sponsor educational programs to help participants learn more about fighting crime in their community. Taking part in a Neighborhood Watch Program is easy. The only thing you need is the participation of yourself and your neighbors. If you would like to participate in a Neighborhood Watch Program for our community, please attend the Neighborhood Watch meetings every third Wednesday of the month at 7pm in the Bellalago Multipurpose Room. Meetings are posted in the monthly calendar on BellalagoHOA.com and printed in both Amenity Centers.

Some Facts About Neighborhood Watch • Over 40 million crimes are committed every year and the number is still growing. • There can’t be a law enforcement officer on every corner, so citizen involvement is essential to combat this social crisis. • By cooperating with each other and the police, people can help fight crime in their community the most effective way - before it begins! • Neighborhood Watch is a crime prevention program that enlists the active participation of citizens in cooperation with law enforcement to reduce crime in their communities. It involves: 2

» Neighbors getting to know each other and working together in a program of mutual assistance; » Citizens being trained to recognize and report suspicious activities in their neighborhoods; and » Implementation of crime prevention techniques, such as home security, Operation Identification, etc. You may hear it called NEIGHBORHOOD WATCH, Home Alert, Citizen Crime Watch or Block Watch. The idea is the same: neighbors looking out for each other!

Annual Landscaping Summit Mark your calendars! Floralawn will be hosting its 3rd Annual Landscaping Summit on Saturday, March 21st at 9am in the Bellalago Multipurpose Room. Refreshments will be served.

Watercraft Vessel Owners All Bellalago and Isles of Bellalago residents are required to register watercraft vessels to use the ramps (the boat lifts). Every user is required to complete and update the documents and forms on a yearly basis. Please bring the following paperwork: a. Proof of insurance naming Bellalago Club-Taylor Morrison as additional insured. b. A valid registration of watercraft and trailer under Florida Law. c. Bellalago/Isles of Bellalago Club Membership ID d. Picture of the vessel with tags Notices will be sent out to all residents with expired information on file and access will be deactivated.

Pet Owners Dogs using the dog park must be registered through the Bellalago Club. Registration records can be submitted at the Bellalago Amenity Center Front Desk between 8am-8pm, daily. Please update the following information: • Proof of rabies, DHPP and Bordatella (Leptospirosis and Caronavirus vaccination is preferred, but optional) • Type of Flea/Tick Control (Spot-on, Collar, Oral/Systemic) While at the Bellalago Bark Park: • All dogs must remain in the park when off a leash. • Dogs must be leashed while entering and exiting the park. • Dogs must be removed from the park at the first sign of aggression.

• Female dogs in heat are prohibited from entering the park. • Dogs must be restrained from digging and owner will fill any holes or repair any damages to the landscaping caused by the pet. • Owner must clean up dog feces and seal waste in the provided plastic bags before disposing in the designated receptacles.

H

appy New Year! I hope everyone has finally recovered from the holidays! The top violations for 2019 were trash/recycle can visible, landscape maintenance, overnight street parking, and power washing roofs. We have continued to send out reminder letters for the sevenyear paint requirement. If you have already painted your home, please email us at BellalagoCompliance@Evergreen-LM.com so we can do the final inspection and update your account. If you need an extension, please email us to avoid receiving additional letters and/or fines. We have noticed that there are quite a few homeowners who submitted ARC applications but have yet to paint their homes. Violation letters will continue to be sent to those homes and to those who are past their extension request date as well.

We will also be sending out violation letters for pressuring washing roofs soon. Please make sure that your roofs are pressure washed to avoid receiving a violation letter. Please also keep in mind that it is the homeowner’s responsibility to contact Advance Disposal (407-605-3892) to schedule bulk pickups for large items. Please do not hesitate to contact us should you have any questions or concerns.

We have curated a Frequently Asked Question sheet for tenants and for anyone that is interested in leasing their home. They are available upon request at both Amenity Centers. We want to welcome you all and hope you enjoy your new homes and everything Bellalago has to offer! pring is right around the corner and a perfect time to start checking on your HVAC systems. If needed, hire a professional to clean and service your systems in preparation for the warmer months. You should also clean and/ or replace filters to remove extra allergens and to help ensure your system is running efficiently. Spring is also a great time for replanting and adding color to your flower beds and yards. Great curb appeal adds value to your home and sets the tone for others to follow. In addition, keep an eye on your sprinklers to make sure they are in good working order. If you see that there are issues with your sprinklers, please contact Floralawn at 877-221-6919 or via Floralawn.com (must register). Once you have registered you will be able to create work orders and track its progress online.

Rules on Animals Section 13.2 (CC&R) No animals of any kind shall be raised, bred or kept within Bellalago and Isles of Bellalago for commercial purposes. Pets may be kept or harbored in a home as long as such pets or animals do not constitute a nuisance. All pets shall be walked on a leash which should not exceed twenty (20) feet. No pet shall be permitted outside a home unless the pet is kept on a leash or within an enclosed portion of the yard (as approved by the ARC). The person walking the pet or the owner shall clean up all matter created by the pet. Each owner shall be responsible for the activities of their pets. Free roaming pets are not allowed in any portion of the community.

ARC Applications As a reminder please fill out an Architectural Review Committee (ARC) application before doing any outside alterations to your home and landscaping. After you turn in your ARC application, the committee may take up to 30 days to review and come to a decision. Please do not make any alterations until you have received your approval letter.
