Street Parking & Towing Enforcement BY YESENIA VÉLEZ, LCAM COMMUNITY ASSOCIATION MANAGER

HEADS UP: Towing Enforcement on street parking to begin October 1st. Bellalago and Isles of Bellalago Community Association has legal authority under Florida law to tow vehicles from its common areas that are parked in violation of a valid parking restriction. In section 13.5.1 of the Declaration, it states that STREET PARKING IS NOT PERMITTED. The association has the authority to regulate private streets within the development. We have been sending weekly email campaigns for all residents to be informed/ reminded of our community policy concerning street parking. Towing will be implemented effective October 1st. The association has entered into a towing agreement with Scott’s Towing and required statutory signage will be installed in all egress and ingress to the community. There will be an initial warning issued to the home for vehicle(s) parked on the street between 12am-5am that will initiate the towing process. We would like to clarify that whether it is the same vehicle or another vehicle that was improperly parked on the road, that is found on the second inspection, it will be towed. We ask that you make the proper measures and communicate with 2

your guests, tenants and vendors that they must avoid parking on the street during the hours of 12am-5am, as this is an infraction to our current governing documents. Furthermore, if you have an event or have guests staying overnight, we ask that you enter your guest in DwellingLive and please contact management to make special arrangements for your visitors. Lastly, all vehicles that do not have a Bellalago barcode or are not registered in the system that are parked on the road between 12am-5am will be towed without notice along with any disabled vehicles. School Drop Off & Pick Up BY MADALYN COLON, DIRECTOR OF SAFETY & SECURITY

W

hat can be done for the school drop off and pick up? Currently, the traffic at the light intersection of Pleasant Hill and Bellalago Drive (where the Publix entrance is) can be a dangerous option for anyone. If you happen to be one of the residents that has to drive through this area, take caution. If you feel unsafe or you see that there is an issue or hazardous situation with the cars turning onto Bellalago Drive, please call the non-emergency number at 407-836-4357. The County Sheriff’s Office, if given an excessive amount of calls about that area, will try to make more rounds to “check on traffic” during these specific times. The other option is to call the School Board and see if there is something set up in the rules about the way the parents should line up for the drop-off and pick-up times.

y name is Jonathan Garcia and I am happy to be the newest addition to the Bellalago community as your Food & Beverage Director! I have over 15 years of experience in the food and beverage industry, ranging from restaurant/bar, event planning, and banquets. I was born in New York but lived in Orlando long enough to be a true Floridian. I have a beautiful wife, three wonderful children, and in my spare time I love to spend time with my family and friends. I am a diehard Yankees fan (sorry Red Sox lovers!) and have loved the Orlando Magic since the beginning. I am a big movie buff and also like to read if I have the time. I hope to bring new, exciting, and tasteful times to Bellalago, and I am glad to share my newest working chapter with your community!

No Wake What? BY CHRIS HEELEY, RESIDENT, FISHING CLUB

O

ne of the benefits of living in Bellalago is Lake Bellalago. Residents living on the lake can have a boat behind their house and have access to Lake Toho and many lakes beyond Lake Toho. As you know, Lake Bellalago is a no wake lake, but what exactly does that mean? The state of Florida defines no wake areas as: A designated area where vessels must be operated at a speed no greater than that which is necessary to maintain steerage and headway. The vessel should not produce a wake at this speed. This means that when you look behind your boat, any surface motion created by your boat and motor should not be visible when the motion reaches the shoreline. While it varies by boat type, typically a speed of less than five miles per hour (or around 600 rpm’s) is as fast as a boat can go to avoid creating a wake.

Three Primary Reasons for the Policy The first reason is safety. The risk of a boating accident increases when you have a small lake and many resident boaters. The risk of colliding with another boat or hitting a dock is greatly reduced when traveling at idle speed. The second reason is to minimize the erosion caused by waves hitting the shoreline. A wake from a boat can erode the shoreline and eventually silt-in the lake, requiring expensive dredging. Narrow channels are particularly susceptible to erosion because the wake does not have time to dissipate before hitting the shoreline. As wakes hit the shoreline, they undermine the roots of plants and grasses causing the dirt and sand to wash into the lake. There are several places in Lake Bellalago where erosion has begun to occur. It is noticeable by a more abrupt drop from the shore to the water, rather than a gradual slope. The third reason is that wakes can cause damage to residents’ property. Waves cause boats, especially pontoon boats, to

repeatedly hit the dock to which they are tied, potentially damaging both the boat and the dock.

Buoys The original buoys were put in place as a reminder of the no wake policy when Lake Bellalago was constructed. The buoys serve as an ever-present reminder to check your speed, much like speed limit signs on the road. However, if you have been out boating on Lake Bellalago or walked near the lake, you may have noticed that the original buoys had partially sunk, disappeared completely and you may have spotted them resting on the shoreline. The HOA and Bellalago Fishing Club recently completed a project to replace the buoys and add a few more. The Fishing Club used their experience on the lake to place the buoys in the locations where the no wake reminders are needed. In order to place the new buoys in the lake, the Fishing Club utilized their members’ dues and time to purchase the anchoring materials for the buoys and place them in the lake. They poured 85 pound concrete weights to hold the buoys in place. Another smaller 10 pound ballast weight was positioned 18 inches above the anchor weight to account for fluctuations in the lake level due to the rainy summers. The ballast weight will lift off the bottom in times of high water and lower back down when the lake level falls so that the extra anchoring line will not drift too far from the buoy. Without the ballast weight the buoys would partially sink during high water conditions. So, we hope you understand the reasons for the no wake policy and the buoys. Whenever you are out in a boat and see a buoy, glance out behind your boat to see what kind of disturbance you are creating in the lake. If you see any wake, slow down. Then sit back, cruise slowly, and enjoy the wonderful wildlife scenery we have in our community. Please don’t hit the buoys!

you’re planning construction or home improvement projects on your property or in your unit, remember to follow a few simple steps to ensure you don’t run into problems with neighbors or the association down the road. • Before construction begins, please obtain a certificate of liability and workers compensation insurance from your contractor that names the association as an additional insured entity. This will help protect you, other residents and the association in the event of accidents, damage or injuries during the course of construction. • Remember, you must submit your plans to the Architectural Review Committee (ARC) before work begins. • All work must comply with local building, health and safety codes. The ARC is not responsible for ensuring your compliance, nor does the committee’s approval imply compliance with local requirements. • The ARC and the board have the right to inspect the work underway on your property to ensure it complies with the plans they approved. • You will be held financially responsible for any damage to 6

the common elements, limited common elements, other units or property resulting from the work done on your project or by your contractor. • You are responsible for ensuring that main phone, cable, power and other utility lines sustain no damage from your construction project. • All work must be performed during normal working hours. • You must arrange to have all project-related debris and supplies removed daily. would like to thank everyone who participated in our Back to School Facebook Contest! I thoroughly enjoyed seeing all the pictures of your kiddos returning to school. I have plenty more Facebook contests coming up; if you haven’t already, please “Like” our official page at Facebook.com/BellalagoandIsles. Can you believe summer is almost over? I am in full planning mode for our fall activities, which include bringing back our popular Wine Pairing Educational gathering with Time For Wine. We will be exploring wine and food pairings from Germany in October, as well as Hellalago! The theme for Hellalago this year is Harry Potter. Join us on November 2nd as you walk through the “Tent of Terror” passing through Hogwarts, Diagon Alley and much more. Hellalago, as usual, will end with a BANG as we light up the sky with our annual firework display. Next month we are bringing back our Mother and Son Date night. Join us on September 14th with your boys for a spaghetti dinner accompanied by an awesome magic show! We are introducing “Momma’s Night Out” on September 7th, so let loose, leave the kids at home, come in your favorite PJ’s, and let’s have some fun. 8

I have a few surprises up my sleeves for each of these events; you won’t want to miss them! Tickets for our events are available solely online now using the links provided via the weekly email blast that I send out on Mondays. In July, we had our first “Inflatable Game Night,” which was a success and something I hope to build on next year. We sent the kids back to school with our annual “Back to School Color Bash” in August. The weather was HOT, but we cooled down with two awesome water slides, enjoyed wonderful ice cream and gourmet snow cones. The kids also got to decorate their own colorful backpacks just in time for the new school year. I look forward to seeing all of you in the upcoming months.

Dance-A-Thon

As

we move into the fall, we are excited to welcome our first Just Dance “Dance-A-Thon” to our community. This event will take place on October 12th in our Bellalago Community Boat Dock area. We have planned this event to take place from 9am-11am. A group of our local fitness instructors will be coming together to bring a fun energized-filled event for all of us to enjoy. We are happy to be partnering with a local non-profit organization, Beyond Pregnancy Care, in order to donate all proceeds collected during this event. If you don’t dance, still stop by and share the love with a donation. Although this event will be no charge, we are requesting that you bring a donation of diapers (size NEWBORN or size ONE). You can also donate baby formula (Enfamil blue and yellow). These items will help Beyond Pregnancy Care as they serve our local community in Osceola County. We are very fortunate to have the director and volunteers from the organization that will be present at our event sharing their mission, vision and services they provide on a daily basis. Lastly, we will have great music and a DJ, along with a sitting area 10

for those that just want to come out and watch as the residents get their feet moving. Don’t miss out on this first ever community event! Fridays • 9am Combines attributes of pilates, dance and functional fitness training, which incorporate small isolated movement to fatigue the muscles. ello Bellalago residents! I hope this new season brings happy memories and great weather! Who is ready for the weather to drop to the 70s? I sure am and I cannot wait for fall weather! We want to remind residents that the Membership Department has grown and Efrain Castro is now a part of the team. Anything pertaining to Membership should be sent to BellalagoLeases@ Evergreen-LM.com. We are available Monday through Friday from 6am-2pm. Please remember to always carry your ID when visiting the facilities in which everyone should have after every orientation. As always, we want to say “welcome” to our new homeowners and tenants! To help make your place feel more homey for fall, I have included a DIY craft below!

Fall Wreath Purchase a foam ring (any size desired), which can be found 14

at Dollar Tree or any craft store. Pick out artificial flowers in fall colors (orange, black, red, brown, tan, etc.), leaves, pumpkins, or other foliage. Trim the ends to be able to stick into the foam ring. Super glue a ribbon to the top and hang the wreath on your door or anywhere of your liking.
