Bellalago in the New Year! BY DOUG GILBERT, LCAM, COMMUNITY MANAGER

T

he New Year is upon us and I know everyone is working on their New Year’s resolutions because our attendance to classes and use of the fitness facilities has increased. Glad to see so many people working toward the goal of a healthier lifestyle. Please make sure to check the bulletin boards in the Amenity Centers for more information about upcoming events. On behalf of the Lifestyles Team, we would like to wish you a Healthy and Happy New Year! The Management Team has grown to make the Bellalago Team stronger and the quality of service better. If you have not met the newest member of the Team (Yesenia Vélez), please introduce yourselves the next time you are in the clubhouse. We take pride in what we do…and have a good time doing so. When decisions are made that impact the community, please remember that we take time to ensure all facts are gathered so they are well-informed ones.

Staff Updates We have made a few changes in staffing (check out the new organizational chart on page 5). Starting January 1st, Jalissa Torres will become the new Membership Coordinator for Bellalago and Isles of Bellalago. Jalissa’s previous position was as a Lifestyle Attendant. Giselle Rodriguez will also be changing roles from Membership Coordinator to Fitness Director. We are very confident these changes will benefit the community tremendously! As part of our ongoing commitment to Customer Service and always looking for ways to improve upon our service to the residents, we have brought in some new faces who exhibit excellent customer service skills! With that said, I am pleased to announce two new staff additions to the Lifestyles Team: Amy Mallinder – Lifestyles Director and Javi Mathieu – Lifestyles Administrative Assistant. These new team members look forward to getting to know you and assisting you with all of your community needs. 2

Staff Spotlight: Jonathan Rodriguez – Lifestyles Attendant 1. How long have you been with Bellalago/ Evergreen? I have been working here at Bellalago since November 2017. 2. Can you describe your current job in a few sentences? My daily job duties consist of making sure the center is up and running smoothly while having the proper appearance for guests and visitors. Behind the desk, I make sure that all residents and guests of residents are signed in correctly while showing IDs. We also assist residents with paperwork and also go through orientation of new homeowners or new tenants. The tasks here are basic and I try to learn as much as possible every day. My coworkers have helped tremendously with the training process and I appreciate the time they have put into teaching me the ropes. Since we are going through the winter season the pool area is not as busy, but we still have to monitor the area throughout the day to make sure rules are being followed and that the pools are functioning properly. Other than that, I just take it one day at a time and try to fulfill my job duties properly. 3. What’s your favorite thing about your job so far? My favorite thing is the atmosphere set by my coworkers and supervisors. Everyone is easily approachable and if there is anything I have in mind regarding my job or ideas for groups, etc, I know that my opinion will be considered by the team. 4. What’s the most challenging part of your job? The most challenging part is probably just being consistent in what is expected of me while working behind the desk. I am a very tedious person and if I have expectations to meet, it will be done to its fullest extent.

Community Reminders • PARKING PERMITS: If you have a guest who is visiting you at your home, please stop by the office and pick up a temporary parking permit for them. Your guest will then be able to use the overflow parking located at the community clubhouse for up to five days. Unauthorized vehicles may be subject to towing. There is no parking allowed on the streets, grass or vacant lots. A maximum two vehicle limit allowed at one time. • UPDATE INFORMATION: If your phone number or mailing address has changed, please contact Jalissa Torres at JTorres@ Evergreen-LM.com or visit her Monday to Friday from 7am to 2pm at the Isles of Bellalago Amenity Center. • PROPERTY MAINTENANCE: Please take the time to inspect your home. If it is in need of cleaning and sprucing up, please do so — let’s keep Bellalago a beautiful place to live. • SHRUBS & TREES: It is VERY important that you keep shrubs and trees at the end of your driveway or at the adjacent intersection (if applicable) trimmed and neat. Doing so will allow you/others to see clearly. • HOUSE NUMBERS: The county requires 4” house numbers on your home, which must be visible from the street. This will assist Fire & Rescue units in finding your home quicker. • BUILDING PERMITS: Before you begin any home/property projects, complete an ARC Application or contact Sally Tsakonas (STsakonas@Evergreen-LM.com) to see if it’s approved by the community. • PET OWNERS: Pet issues are the #1 complaint filed at the office. Please pick up after your pets. Also, be advised that Osceola County has a strict leash law. All pets must be physically leashed when outside of the home or fence or enclosure and shall not be permitted to run loose. To report animal issues, please contact Animal Control at 407-742-8000. • WALKERS: CARRY ID! Wear bright colors in daytime and white/ light colors at night. Carry a flashlight (at night), and always walk facing oncoming traffic. Please step off the roadway when an oncoming car is approaching. • BICYCLERS: Cycle with traffic. CARRY ID! Wear bright colors in daytime and white/light colors at night. If riding in a group, please ride single file. When riding at night, make sure your

bicycle is equipped with a headlight. Move over when traffic is behind you. • GOLF CART SAFETY: Please be aware that golf carts, which share all Bellalago roads, are subject to the same rules of fullsize vehicles and may be ticketed. Please use due care while driving. Golf carts are not allowed on common areas and must use streets and golf cart paths as well as park in proper parking lots/places. • LOST & FOUND: If you find something that isn’t yours, please drop it off at either Amenity Center. We ask residents who have lost items to check with security as well. • SECURITY vs. SHERIFF: If you witness violations (such as unauthorized gate access) of Bellalago and Isles of Bellalago and/or Rules & Regulations, contact Security at 407-8463014. In the event of criminal or unlawful activity, contact the OSCEOLA COUNTY SHERIFF’S OFFICE at 407-348-2222. For life-threatening emergencies, call 9-1-1. Please notify security if the Sheriff’s Office has been contacted. • INOPERATIVE OR MALFUNCTIONING STREET LIGHTS: Please report street light problems to Jose Chaparro at JChaparro@Evergreen-LM.com and have the five digit pole number and location handy. You may also call KUA Electric/ Duke Energy with the 5 digit pole number and location. • CONTRACTOR/VENDOR: If you have contractors or vendors coming to your home, please list them by adding their information for vendors in the Dwelling Live Gate Access Software. This assures them access to your home in a timely matter when arriving at the Guardhouse. • OVERSIZED VEHICLE PARKING: If you or your guest need to park an RV or moving truck, please email me so that Security can be notified. • DEFIBRILLATORS: There are three defibrillators located around the Amenity Centers. These machines are very easy to use; just follow the instructions. They do save lives. The locations are the Bellalago Amenity Center on the wall near the rear door and the Isles of Bellalago Amenity Center on the wall near the women’s bathroom.

et 2018 be a time to reset as we begin building a stronger and healthier community. We all know that health and wellness is a huge component to an active strong community. Therefore, this year I challenge you to take a risk and push the limits for your health and fitness benefit. Come out and try our fitness program today! Bellalago offers numerous fitness classes Monday through Saturday with enough variation that there is something for everyone. Morning and evening classes are available just for you. In 2017, we began revamping our fitness program by making adjustments to various classes. We will continue to overhaul these classes moving forward in 2018. Our goal is to target all our residents while offering effective fitness classes. Please take a moment and make note of class changes on page 7. Know the Rules

H

ave you checked out the HOA’s covenants, conditions and restrictions (CC&Rs) lately? If not, now’s a great time to brush up on the do’s and don’ts of the Bellalago and Isles of Bellalago community. For those of you who are unaware, CC&Rs play a crucial role in keeping the association running smoothly. CC&Rs are legally binding rules and regulations that each homeowner agrees to when he or she purchases a unit within the association. If owners rent out their homes, it is the owner’s responsibility to inform the new residents of the bylaws as well. CC&Rs include stipulations on assessments, building design and additions, and the governance of the association. All residents need to understand the CC&Rs so they don’t unintentionally violate them; owners can be fined by the association and—in extreme cases—sued for violating the CC&Rs. While they may seem arbitrary, the CC&Rs are legally enforceable. They also help ensure the association as a whole can thrive and that members are treated fairly and equally. Why Do We Have Rules? Every association, including ours, has several rules we all need to know about. For instance, where can we park and are we allowed to park campers, boats or trucks in our driveways? What are the limitations on the size, and number of pets we may keep in our homes? And many more. Our association’s rules were formulated to preserve the appearance of the Bellalago community, protect the value of our common property and the individual homes, and make the neighborhood more harmonious for all of us. So it’s important to know the rules and do our best to abide by them. Residents Enjoying Winter Events! On December 3rd, residents enjoyed the Winter Wonderland at the Bellalago Boat Dock. This event was an afternoon outside in the sun with an awesome snow slide - kids and adults loved it! Ana and Elsa made an appearance, there was a giant snowman, crafts, and of course Santa. Over 150 attended the first ever Winter Wonderland and this was also the first time in a few years that Santa has been to Bellalago. Then on December 8th, Bellalago residents enjoyed Blend! Blend is an Acapella group and they sang some Christmas music along with other classics. We had a surprise visit from Santa, and some residents won prizes for wearing their festive ugly sweaters. Our very own Giselle Rodriguez blessed us with singing a few songs with the group and the video can be seen on our Facebook page at facebook.com/ bellalagoandisles.

Start Getting Ready for Spring! BY SALLY TSAKONAS, HOA COMPLIANCE/ARC COORDINATOR

W

ith the Holiday Season behind us it is a good time to start planning and preparing the landscape for spring. I recommend taking a look at the University of Florida EDIS, the Every Day Information Source. The website contains the Central Florida Gardening Calendar. It provides information on what to plant, for annuals or bedding plants and what to do for cold protection, palms and trees. It also states the type of pests that need to be monitored. Another helpful resource is the Florida Native Plant Society. The mission of the Florida Native Plant Society is to promote the preservation, conservation, and restoration of the native plants and native plant communities of Florida. You can create your own list of plants, starting by the county. You can choose the plant site, light range and water needs. Then you can select your special interests or needs. For example, butterfly nectar and host plants, wildlife food and cover, and hurricane resistance. For adding or removing plants, shrubs and trees, you will need 12

to submit an ARC application form. If it is in an existing plant bed, photos need to be attached marked with the location of the new landscaping or the landscaping that will be removed. If you are adding a new plant bed, extending existing plant beds or planting trees, you will need a current survey marked with the location of the beds and trees. Also, if you are using a company to do the work, please provide a proposal. If you are doing the work yourself, please provide me a list with the type, size and number of the plants, shrubs or trees to be planted. Christmas Party Fun for the Adults! To conclude the holiday events for the season we ended with Bellalago’s Annual Adult Christmas Party on Saturday, December 16th. This year we revamped the party into a rustic Christmas theme. This elegant event was held at Isles of Bellalago where in previous years it was held at The Grille. Residents enjoyed wonderful food, a funny photo booth, formal photographs, awesome tunes and to top it off, the last hour was an open bar!
