Lots Happening This Spring Community Updates & Reminders

S

pring has arrived; here’s hoping we have seen the last of those cold spells. Although, I have to admit, getting to wear the boots and sweaters is always fun and reminds me of back home in England. We have a lot going on in the community over the next few months as we gear up for some great events and activities.

Staff Changes We have some staff changes in Bellalago and I have included an Organizational Chart for your information on the opposite page. Jason Brown has joined the team to head up the maintenance department. Jason comes to us with a wealth of knowledge having worked in community management for a number of years. Jason has already made an impact and will be working with the onsite team to improve our preventative maintenance programs and address any concerns the residents have with outstanding issues. Alejandro Sira will be transferring to another area in the next few weeks, as he will be managing communities in the Lakeland area. We wish him every success. Giselle Rodriguez will be moving into a Fitness Coordinator role in the coming weeks (see her article on page 10). She is still heading up the membership area, and will be working closely with the team to have Jalissa Rodriguez step in and help. Giselle will be reviewing the fitness programs and working on enhancing the overall programs offered to residents. With fitness in mind, we have recently sent out a survey for your feedback on current programs. Thank you for taking the time to let us know what you want from these activities. Barcode Policy Update The recent changes to the bar code policy has rolled out and is running smoothly. I want to thank everyone for their understanding as we cleaned up our database. If you need to request a hand held barcode, please visit the website or the Amenity Center for the forms and details.

Maintenance The Board has approved a painting proposal to makeover both Amenity Centers in the coming weeks. Bellalago and Isles of Bellalago will be painted both interior and exterior. Once that is finished we will be proceeding with both guard houses. We may need to have periodic closures of the facilities and will keep you all updated as best we can. We will make every effort to keep the disruption to a minimum, and sincerely appreciate your patience and understanding during this project.

Sidewalk Repairs During the next few weeks you will see several markings appear around the community. We are working on an extensive plan to replace or grind areas of sidewalk throughout the entire community. As I am sure you are aware, we have miles and miles of sidewalks to review. We will be marking, prioritizing and addressing all areas in the next few weeks/months. If you see any area that has not been marked and feel it needs attention, please send us an email or let the front desk know so we can include it.


Ponds & Algae Last month there was a ton of shoreline grasses and underwater vegetation that was sprayed; it is currently in the decomposition period, which has caused a major algae bloom. Normally rain will help with this issue, but as you know the lack of rain this winter along with the warmer than usual weather have been no help at all. The pond has been treated and will continue to receive treatments on a weekly basis until all algae is eradicated.

Committee Updates The Bellalago Committees have been working hard over the last few months on various activities. The Advisory Committee finished the barcode policy, which is now active. They are currently reviewing the Boat Dock requirements and the community rules and regulations documents as well as looking at a communication plan. The Community Standards Committee is reviewing the Design Guidelines and we hope to have that ready for the Advisory to give it a final review before releasing to the residents this summer. The Landscape Committee has been meeting with Floralawn on a regular basis and have recommended areas for improvement – this is an ongoing process. We have included our Evergreen Landscape Specialist to assist in getting the best service possible. We have requested a detailed schedule of irrigation and plan to

put that on the website so residents are able to review when their irrigation should be running. Mulch has started and will continue for a few weeks to complete all the common areas. Tree trimming and attention to detail have been our main concerns and these will be addressed. Lastly the Security Committee has reviewed the contract of service with Allied Universal. We recently went out to bid on a replacement company. We are working with the board and will be reviewing those proposals and determine what changes need to be made. I want to thank all the volunteers that have stepped up to be a part of these committees. Evergreen Lifestyles Management recognizes that resident involvement is paramount to the success of any community. We have many awesome events coming up in the next few months. Florida Sandhill Cranes As a friendly reminder to all Bellalago residents, the Florida sandhill crane is protected by the U.S. Migratory Bird Treaty Act and as a State-designated Threatened species by Florida’s Endangered and Threatened Species Rule (see myfwc.com/wildlifehabitats/ imperiled/profiles/birds/florida-sandhill-crane/). The Florida Department of State Florida Administrative Code 68A-4.001 General Prohibitions states: (6) The intentional feeding of sandhill cranes is prohibited.

Why is Feeding Cranes Prohibited? Cranes fed by humans can become aggressive toward people. In several instances, children have been attacked by cranes. Cranes fed by humans also have been known to damage window screens and do other property damage. This behavior is probably a response of the birds to seeing their reflection, bringing out a territorial defense behavior (scratching at windows or shiny automobiles). Cranes also are more likely to tangle in human garbage in areas populated by people. Cranes are more likely to crash into power lines in urban areas where such aerial hazards are concentrated. Cranes attracted to people’s yards for feed are put at risk as they walk across roads. Many sandhill cranes are killed each year on Florida roads. Attracting cranes to urban areas increases the threat of predation (especially to young cranes) by dogs or cats. Further, the cranes’ diets, which normally are quite diverse, are disrupted when they eat one food item (such as corn), consistently. Heavy pesticide use in urban lawns also is of concern. A Species Action Plan for the Florida Sandhill Crane can be found at myfwc.com/ media/2738849/Florida-Sandhill-Crane-Species-Action-Plan-Final-Draft.pdf. The plan states that current enforcement of rules and laws pertaining to crane protection, feeding prohibition (Rule 68A-4.001[5], F.A.C) and wetland protection should be maintained. The Florida Fish and Wildlife Conservation Commission (FWC) law enforcement officers actively pursue and recommend prosecution for those who intentionally violate wildlife laws. The FWC law enforcement officers also educate the public on how to identify and report violations. The FWC Division of Law Enforcement administers the Wildlife Alert Program, which receives information via a toll-free number (1-888404-3922) that is answered 24 hours a day, 7 days a week.

Enjoy the Bellalago Life! BY DOUG GILBERT, LCAM, CLUB MANAGER With events like the Valentine’s Masquerade Dance, Thirsty Thursday Trivia Night, and the 2nd Annual Lake Bellalago Fishing Tournament, we’ve had a fantastic start to 2017! With a great calendar of upcoming event, there won’t be a dull moment here at Bellalago this spring! The Lifestyles Team is planning to ramp up the events in the coming months, so be sure to log onto the community calendar on BellalagoHOA.com to stay updated.

Fishing in Bellalago Lakes and Ponds The folks in the Bellalago Fishing Club would like to remind everyone that the ponds and lakes in the Bellalago and Isles of Bellalago communities are “retention ponds.” The water in these ponds and lakes are run-off that comes from storm water and street water that is sent through a system of street storm drains, and a network of drain channels or underground pipes. The pond and lake water also comes from surface water from the property around the ponds. This includes fertilizer, pesticides and herbicides.

For these reasons, it is not recommended that any fish from our ponds be consumed. This is one of the reasons that keeping fish caught in our bodies of water is against community rules. Practicing catch and release is one of the best ways to increase your future chances of catching bigger, trophy size fish, which is another reason to avoid keeping the fish you catch. By letting the small ones go, they will grow to become the next generation of big fish.

2017 Guest Passes Available With the warm weather months, ahead of us, and family and friends visiting, it is important to give everyone a brief reminder about the Amenity Center guest passes, how to obtain them, and what they are for. Guest passes are to allow your friends and family members who are visiting, access to the club facilities. Each home in the Bellalago and Isles of Bellalago communities will be issued four complimentary guest pass cards worth 40 guest punches (ten punches on each card). Each time you bring a guest to use the


facilities, a Lifestyle staff member will punch a square on this card. Punching one square allows one person to use the club facility, per day. Once those four cards are used up, additional cards may be purchased. *Please note, cards that were issued last year do not roll over. Residents do not need to accompany their guest to the facilities; however, you will still need to complete a Guest Waiver Form for your guest prior to them using the facilities. Guest Waivers can be downloaded from BellalagoHOA.com or you may fill one out at either Amenity Center. Guests must be 18 years or older to use the facility alone.

Residents of the Bellalago and Isles of Bellalago communities have the ability to see what is going on in the community day or night through our TV Channel by keying in Channel 98.1 with basic cable or Channel 732 with your Digital Box.

A pass is only necessary if your guest is going to use the amenities (pool or fitness gym). If guests are visiting your home or having lunch/dinner at The Grille, they do not need to use the passes.

Guests must have their guest passes with them at all times when using the club amenities.

Children under the age of 18 must be accompanied at all times by an adult resident or an adult guest with a guest pass.

The number of guests permitted at one time, per household is 10 guests.

Homeowners are responsible for the actions of their relatives/guests.

Please include in the email your guests’ first and last names, dates of their stay, and indicate who is an adult or youth.

If the animal is a domestic or feral animal, such as dog or cat, it is best to contact the Osceola Animal Control Hotline at 321-742-8000. If the situation involves a wild animal, such as a raccoon, possum, armadillo or snake, consult the Florida Fish and Wildlife Conservation Commission’s list of Nuisance Wildlife Trappers that operate within your county. Events must be scheduled before using this area by filling out a Resident Event Request Form, which can be picked up in the Amenity Centers. ellalago is wonderfully distinct for the amount of diversity offered in our community. One of the great things provided at here is the Fitness Program that is offered on a weekly basis. Each week, we have over 15 Fitness Classes available to the community. I encourage each of you to review the Fitness Classes listed on page 11 for more detailed information on classes currently offered. We are privileged to have a wide variety of experienced instructors and classes of all levels. I’m certain there is a class offered that will make you feel like it’s just for you! Now don’t think about it anymore and just join a class today! The only regret to have is not starting sooner! Recently we launched a Fitness Survey to give the residents the opportunity to chime in on the classes offered in our community. (Please visit BellalagoHOA.com to take the survey by clicking on the survey slider on the home page.) We are aware that there are classes that are excelling week after week, but we are also

aware that there may be some changes needed in others. A simple change, as in the style of class or just the time it is offered, may help boost the overall performance of the class. Our goal is to make our Fitness Program the best all-around, including an increase in class attendance. We will be looking closely at the surveys submitted to make any changes necessary to accomplish just that. We hope each of you will take the time to be part of the Fitness Survey. Beautify for Spring

pring is here and it’s the perfect time to spruce up your homes and get it ready for the summer months. Check the HVAC system and hire a professional to clean and service your system. You should also clean or replace filters; it will help ensure your system is running efficiently, keep energy costs in check and remove extra allergens from your home. Spring is also great for replanting and adding color to your flower beds and yards. Great curb appeal adds value to your home and sets the tone for your neighbors to follow. It’s also a good time to keep an eye on your sprinklers to make sure they are in good working order. If you have sprinkler issues you can call Customer Service at 877-221-6919 or create a work order by going to Floralawn.com and registering. On the site, you can create a work order and track its progress online. Don’t forget, on BellalagoHOA.com you can find information about the community, including a list of vendors, tips, and a calendar of events, as well as useful and important information at your disposal. Our department has been very proactive regarding the cleaning of roofs and driveways. We can see a big difference in the appearance of Bellalago and we give our thanks to those residents who have complied with the HOA’s requests. As a reminder, before placing

any exterior items like water features, statues, trees, decorative pots and other exterior items or any exterior work, please submit an ARC form for approval. This is a standard procedure and necessary for the upkeep of the community. You can find ARC forms at BellalagoHOA.com or by going to one of the Amenity Centers. Animals are a big part of Bellalago, including the birds, reptiles, fish and others. As a reminder, please don’t feed the wildlife. Doing so can cause nuisance problems around the community and is also not allowed by State/Local laws. Alligators are common in Florida and in Bellalago; naturally their instinct is to run from people. If they are fed they lose fear of humans and alligators that are not afraid of humans are a danger to the community. Please do not feed the alligators or other wildlife. If you have any questions regarding violations or architectural requests, please feel free to contact me.

Blend Acapella Group will be kicking off our Sock Hop. Blend is a group of four voices that incorporate and utilize tight harmonies, drum sounds, along with precise choreography. Forever Doo Wop features appearances by some of the musical greats like Elvis Presley, Roy Orbison and the Duke of Earl. Tickets are $15 per person and include one free drink. Limited seating. Originally known as Decoration Day, it originated in the years following the Civil War and became an official federal holiday in 1971. Let’s splash into a three-day weekend! Lifestyles will host a pool party on Memorial Day. The resort-style outdoor pool will offer a family-friendly party with a DJ to get this party started. Menu selections from the Poolside Grille will be available for purchase. The party is from 11am-3pm and free for all members and their guests.
