Community Updates & Reminders

BY MANDY MORGAN, LCAM, CMCA, AMS, CENTRAL FLORIDA REGIONAL MANAGER ith another year behind us and we look back at all the great things we have at Bellalago, I want to take a moment to thank a few people. We have a great group of residents that have given up their personal time to sit on various committees. Ed and Eileen Narozny, Bill Farrell and Pat Duttlinger chair these four committees and worked very hard on various projects during 2016 (see Eileen’s article on page 9). Thank you to you all. We have had a record breaking year with attendance at our key signature events, far exceeding anything we could have expected. Our spring carnival was the biggest and best yet. Then to round out a calendar of events our Halloween Tent of Terror – HellaLago saw the largest attendance ever – I’m not too sure how we will top this in 2017 – but we are up for the challenge.

Trash

I have a few housekeeping things that need to be addressed! We are seeing an increase in the amounts of trash left out and not in the bins provided. We want to remind you all that any trash left on the curb needs to be in the Waste Management 2

container provided. This is so that the many critters we have living in Bellalago are not able to tear into the bags and leave trash and debris scattered all around. Also, we need to be aware that dumping household trash in the construction dumpsters is strictly prohibited.

Pet Waste

It happens! Yes it does - people continue to walk their pets and let them poop wherever they are. We understand it’s not always easy to direct a dog to find common areas, and we can never direct a dog to pick up the poop. That’s where you, the dog owner, needs to step up to the plate. Please, please, please pick up after your pet. There are many dog waste stations located around the common areas of Bellalago and Isles of Bellalago, so there is no excuse not to pick up.

Barcodes

It this issue of the Bellalago Beacon, you will see an updated policy for the Barcodes and access control in the community. This policy has been reviewed by your Advisory Committee and


recommendations were made to the Board for their approval. The new and updated policy will go into full effect on February 1st, 2017. If you have not signed up for Dwelling Live please do so as soon as possible. The system is designed to make it easier for your guests and vendors when they visit.

Community Upgrades

We are in the early stages of some great new projects at the Amenity Center! We are putting the final plans in place to add a boat marina to the lake, so please watch out for more details in the spring. We are also looking at some much needed updates to the outdoor space at The Grille.

Please make sure you register on our website to receive all the email communications and notices of upcoming events and any information that we need to get out to our residents. One final

thing to note, the NextDoor website is NOT operated by the Association or Management Company, so please know if you post on that site, the management team does not see any of it, and we are not able to address your concerns. Bellalago’s Annual HellaLago Event

D

uring the month of October, many hours of planning, building sets, and thinking outside the box makes for no regular day at the office. As our middle name suggests, Lifestyles is all about creating lasting memories as we offer the best events for you, our residents. October 29th’s event was no exception. Bellalago transformed into “HellaLago,” which is our annual Halloween event that has grown each year. We welcomed over 1,200 men, women and children to this year’s scary spooktacular. The staff and community teen volunteers entertain and scare our residents and they keep coming back for more! This time we went all out to make this event bigger and better than ever before. The 100 ft “Tent of Terror” was transformed into your worst nightmare! Our theme was nursery rhymes and fairytales. Goldilocks, Red Riding Hood, and Jack and the Beanstalk, along with witches, ghosts and zombies, all came out to delight in this one-of-a-kind night. We also had some great entertainment from “Loud Live.” This street-inspired group did not disappoint the residents. They kept the area pumping and put on an amazing show. Round this off with a bounce house, rock wall, trampolines, cotton candy, crafts, and oh so much candy, Bellalago has become the place to be on Halloween. At Evergreen Lifestyles Management, we prides ourselves on being the best in the industry. We have some of the most creative staff that is able to turn any regular day into something special. We are fortunate to be able to work in one of the best communities in Central Florida, and love to foster a sense of community among our residents. We’re already looking forward to next year’s event and we hope you are too!

As

another incredibly busy and productive year comes to a close, I would like to take a moment to give thanks to all the fantastic residents living in this community and those who have joined us at our many events throughout 2016! In March, we held the annual BellaPalooza – Spring Carnival. What a carnival it was! Over 400 people attended this popular community event that included classic carnival rides and games, as well as a health and wellness fair. Highlighting the event was the Easter Egg Hunt, which included 5,000 candy-filled Easter eggs for the children! We’ll do it again this year! See page 11 for more info! Once again, the month of October was a scary one! Bellalago was transformed into “HellaLago” and the Tent of Terror had over 1,000 visitors pass through! Check out page 4 for all the creepy details! The recent Jingle Bell 5K Walk/Run race was bigger than ever with 112 participants who helped raise over $2,000 for the Boys and Girls Club of Central Florida! A big thank you to the runners and walkers as well as those who came out and supported this event! See lots of photos and our generous sponsors on pages 12 and 13! We are looking forward to planning the 5K for 2017 and we ask that if you have any ideas on how to improve this special event, please reach out to us. Probably one of the best things about being a thriving community is you have the opportunity to experience the growth of these wonderful and always evolving lifestyle activities. All in all, you have the opportunity to share your experiences from past events and meet your neighbors at the future events. I encourage those new and old to the community to get involved in the coming New Year; we are always looking for volunteers. The Lifestyles Team and

Community Websites If you haven’t registered on the community websites, please take the time to register and explore them. On BellalagoHOA.com, residents can view their personal account information for the HOA, submit landscape work orders, and download HOA documents and monthly HOA financials. We also utilize this HOA website and database to send weekly HOA/Club email blasts with important community information within Bellalago. With DwellingLive.com, residents can add or delete entries on their guest list and update automobile and other personal information direct from within their account as long as they have access to the web. You will be able to control the access to your home. You can change your profile, guests, vendors, vehicles, and even have “party” access lists for when you have gatherings at your home. It is important that you utilize this website to add your guests and vendors so they may enter the community in a timely fashion. This will cause less delay at the gates for everyone.

he New Year has arrived quickly! I hope everyone was able to share memorable moments alongside their loved ones. Although 2016 flew by many of us, I hope that 2017 is full of peace, love and many accomplishments for each of you. As we all have seen, the community has grown very quickly. We have many new neighbors and it has been great to meet so many new amazing families! I hope everyone has been able to greet some of the neighbors that have joined the Bellalago community. It is truly an honor to be part of this growth. Let’s start off by saying 2016 has been great to us and has surely kept us busy. Bellalago & Isles of Bellalago Resident Committees BY EILEEN NAROZNY, ADVISORY COMMITTEE CHAIR The newly formed Landscape, Security, Covenants and Advisory Committees have been quite busy this year. They have all been working together to help improve the Bellalago and Isles of Bellalago community.

Chaired by Bill Farrell, the Landscape Committee has been working with Floralawn to help improve the landscaping throughout the community. Bill and his committee have been monitoring and inspecting the work done by Floralawn.

Chaired by Eileen Narozny, the Advisory Committee has been working on several projects. Most importantly they reviewed and made suggestions to improve the plans for the Bellalago marina project. Construction on the marina is scheduled for early 2017 and is to include 16 boats slips for residents to rent. If the marina is a success, there are plans to expand it in two future phases. The committee reviewed the barcode access policy and was successful in having the AV Homes Board of Directors approve the new policy. The new barcode policy will be rolled out in early 2017. They also hosted the first annual holiday festival and boat parade. We hope that is was the first of many to come!

The Security Committee Chaired by Ed Narozny, the Security Committee has been working on ways to enhance the security system in the community. They have observed and reviewed the post orders and job descriptions for the security staff. They have been working in conjunction with Joe Murphy, Evergreen Lifestyle Management’s Director of Security and Safety, to make improvements to all the gates within the community.

The Covenants Committee Chaired by Pat Duttlinger, the Covenants Committee has been working in tandem with the Advisory Committee to update the Architectural Review Requirements document. This important project will be ongoing in 2017. They are also working on the ARC approval and violations process with the Lifestyles staff.

NextDoor.com The committees have each created a group on the NextDoor. com website. Please take some time and join each of these groups to stay informed on what is going on in the community. The committee members will answer your questions, address your concerns and consider recommendations you make for the betterment of the community.

Personal Vehicle Access Barcode Policy Gate Access • Vehicle access to the Bellalago/Isles of Bellalago community

is restricted to resident’s personal vehicles with an attached barcode or vehicles admitted by the security team with a guest pass. A barcode is defined as the barcode manufactured by BAi, or an alternate company contracted by the Association, and attached to the vehicle by a designated member of the Lifestyles staff. If a resident’s vehicle does not have an attached barcode, then the resident must use the guest lane and obtain a guest pass. No guests, relatives, service personnel, realtors or other non-residents may be entitled to a barcode.

Eligibility • Any registered resident - homeowner or tenant (residential • • •

lease holder) - in the community. Homeowners relinquish their right to a barcode for their vehicle when they lease their home so that the tenant can obtain a barcode. Vehicles eligible for barcodes are limited to those legally owned or leased by a registered resident of the community. A maximum of 5 vehicles per household are eligible for barcodes.

Delinquent Accounts • Barcodes of residents or

tenants of homeowners who are delinquent in payment of any fees owed to the Association, Developer, or Club Owner shall be deactivated, without further notice, until such time as those accounts are settled.

Process to Obtain a Barcode • Barcodes can be attached to either or both sides of the vehicle in order to access left and right gates. • New residents, to include homeowners and tenants, will be provided two barcodes at no charge at the time of orientation provided that the individuals have the required documentation. • In view of the recent transition from the transponder system, current residents can obtain one barcode at no charge. • A fee is required to obtain additional barcodes.

Required Documentation for Each Vehicle • In order to receive a barcode, the vehicle must be legally registered to the resident. • Residents must provide a valid driver’s license, vehicle 10

and may not be moved or transferred to other vehicles. A barcode will be deactivated and the resident will not be able to obtain a replacement if it is discovered on a different vehicle or a vehicle with different license plate information. If the automobile information changes due to a sale of a car, new license plates, etc. then the resident must update the barcode/resident profile to reflect these changes at the Amenities Center. Damaged barcodes will be replaced at no charge.

Portable Barcodes • The practice of issuing • •

or using portable gate access barcodes is hereby terminated. All existing portable gate access barcodes will be permanently deactivated 30 days after issuance of this policy. The current gate access system barcode reader is engineered to recognize essentially all barcode placement positions on resident’s vehicles. Vehicles (motorcycles, scooters, etc.) unable to have the barcode attached in a readable position are not eligible for barcode privileges and must use the guest lane for entry.

e hope everyone had a wonderful Christmas and enjoyed the holidays. We wish everyone’s New Year to be a prosperous and productive one! The weather is wonderful and great for doing outside activities including maintenance to the exterior of your home. It’s the perfect time to power wash roofs and driveways, paint homes, do repairs and/or changes to the exterior of your home. Don’t wait until you get a notification from the HOA; being proactive sets the tone for others to follow proper maintenance protects and adds value to your investment. We would like to welcome all of the new faces to Bellalago and remind everyone that the Community Documents (CC&R’s) can be found on BellalagoHOA.com. The community documents tell us a lot about our community; it gives us guidelines and protects our investments. Rules within these documents dictate what we can and cannot do, so please take some time and review your community documents. As a general reminder, the biggest violation issues in Bellalago are unauthorized parking, garbage bins left out, roofs needing cleaning, and landscaping issues. According to the community documents, homes must be painted every five to seven years. ARC forms must be submitted and approved before painting your home; this ensures that you are complying with the approved color scheme of Bellalago. Books with the approved color schemes can be found at Isles of Bellalago. If you have sprinkler issues you can call our customer service number (877-2216919) or directly create a work order by going to Floralawn.com and registering. There you can create a work order and keep track of its progress online. On BellalagoHOA.com you can find information about the community including a list of vendors, tips, calendar of events, and useful and important information at your disposal. Residents of the Bellalago and Isles of Bellalago communities have the ability to see what is going on in the community day or night through our TV Channel by keying in channel 98.1 with basic Bright House cable or channel 732 with your Bright House Digital Box.

Residents have the privilege of scheduling parties at the Isles of Bellalago pool. Events must be scheduled before using this area by filling out a Resident Event Request Form, which can be picked up in the Amenity Centers. Forms need to be returned no later than two weeks prior to the event. A deposit is required. If the animal is a domestic or feral animal, such as dog or cat, it is best to contact the Osceola Animal Control Hotline at 321-742-8000. If the situation involves a wild animal, such as a raccoon, possum, armadillo or snake, consult the Florida Wildlife Commission’s list of Nuisance Wildlife Trappers that operate within your county. Sudoku Puzzles The popular Japanese puzzle game Sudoku is based on the logical placement of numbers.
