A Wind of Change... BY MANDY MORGAN, LCAM, CMCA, AMS
OVER THE LAST FEW YEARS I HAVE SEEN QUITE A LOT OF CHANGE AND HAVE INFLUENCED MY FAIR SHARE OF IT. THERE ARE A FEW THINGS I HAVE NOTICED ABOUT CHANGE OVER THE YEARS.
F
irstly, many people are uncomfortable with it. Mostly, this seems to spring from a fear of the unknown. Some people are resistant to it. This seems to stem from a perceived need to “protect their interests.” But some people actually welcome it. These folks tend to be comfortable with their own abilities and recognize that change often presents an opportunity to grow and improve. It seems that change has been a constant at Bellalago over the past year or so and the rate of change doesn’t seem to be showing any sign of slowing down. AV Homes is now very active in building new homes, sales are picking up, and it would appear we are finally coming out of the 2

black hole the housing industry has been in for the last five plus years. AAM, your management company, now has almost two years of experience in this community and have been making strides to improve the overall look and feel of the common areas, as well as the appearance of homes throughout Bellalago and Isles of Bellalago. We have also made strides to step up the Lifestyles events of the community adding classes and activities for all to enjoy. You will see some additional changes in the coming months as we look to improve the gates and entry hardware, as well as the access systems. The old ACT system will be turned off in the coming weeks and the new Dwelling Live system will be the only system the
gate house uses for access control. If you have not yet done so, please make sure you register for your own login and profile so you can control your guests and vendors. Please visit the Amenity Center or email me directly. As you read this new format Bellalago newsletter (name unknown at time of writing this article), you will see that we have lots of exciting changes coming to you, especially in the way of Lifestyles, Fitness, and Wellness activities. Your Lifestyles team is working hard to bring you a variety of activities to help you enjoy your community the way it was intended. There may be some in Bellalago who are uncomfortable with this change because they fear the unknown. They

While the team that supports this community may be some new faces, they are not an unknown entity. AAM is one of America’s most respected association management companies. We believe that homeowners deserve more. We believe that great neighborhoods are great because people know each other and can take great pride in the value of their homes, the safety of the community where they raise their family, the management of the community's assets, and the connections that people make. What would it mean to you if your neighbors were people you knew, people you could count on, and people you could call your friends? Take a moment and ask yourself these questions, and then picture what your life would be like if all of them were true. Picture yourself in a true community. Do you know your neighbors and do they know you? Do you consider your neighbors people you can count on? Do you love your neighborhood because your friends live there? If you answered these questions affirmatively, then we congratulate you for living in a truly great community. If not, then consider making that change and getting to know your neighbors. Say hello to the person on your street that you usually ignore. After all, it’s better to live among friends than strangers. The folks that seem to be embracing change well are the members of the HOA Board Advisory Committee. To them I want to say a big “Thank You!” Your current committee is made up of seven Bellalago/
Isles of Bellalago residents, many of them having been here for several years. I don’t want to publically list their names without discussing it first, but I hope to include their profiles in the next issue and also hold a meeting so you can get to meet them in person. While they haven’t always welcomed some of the changes that have been made recently, they have been willing to work through those differences and represent the residents effectively. There have been no raised voices – it just wasn’t necessary! When we disagree, we are able to do it respectfully, recognizing that we will not always agree but together we can find a workable solution. They are a great “sanity check” and I am looking forward to working with them closely over the coming months and years as we work together to
ensure that Bellalago grows and improves. We are looking at ways to enhance their roles and will be contacting you all soon to let you know what those areas will be. I, for one, look forward to continuing the great work that AAM, AV Homes, and the residents of Bellalago have achieved over the past year. I truly believe in our company mission statement. We are committed to “Building a Better America, One Neighborhood at a Time.” Change can be uncomfortable but more than anything, I believe that we will all look back in a year or so and say that a wind of change came through Bellalago and that change is good!

want to take the time to say thank you to all of the homeowners who have corresponded with us and complied with pressure washing their roofs, painting their homes, and complying with violations in general. I have been the Compliance Coordinator in Bellalago for a little over a year now, and I can really see the changes in and around the community. Just a reminder to homeowners who are not aware, my contact information has changed. Should you have any questions or concerns, please feel free to contact me at 321-332-1876. Architectural request documents can be faxed to 321-2099207 or emailed to ghernandez@ aamfl.com. We will continue to send reminder letters to homeowners for the 7-year paint requirement. Please note, this first letter is a courtesy reminder giving you 45 days to either start the application process or to contact us. If you have received a letter and need an extension, please contact us so that we can make a note in your account. If you plan on painting your home soon, please remember that the Approved Paint Color Book is located in the Isles of Bellalago Amenity Center, and the ARC application must be submitted and approved before you paint your home. Please remember that boats, jet skis, trailers, and RVs cannot be parked in driveways or blocking
sidewalks. Commercial vehicles and parking in the street overnight is also prohibited. Some of the top violations have been related to garbage receptacles being left out or trash being left in front of homes. Should you need to schedule a pick up for large items please contact Waste Management at 407-843-7370 and put the items out only on the day before the scheduled pickup to avoid receiving violation letters and/or fines. Your Compliance Department is currently looking into the options of having a company come in and refurbish/ replace the mailboxes in the community. In the mean time, please note it is the homeowner’s responsibility to maintain the mailbox. As soon as we have any additional information we will let you all know. One last item, the street Oak trees are maintained by Floralawn, and should not be trimmed or removed by homeowners. The lower hanging branches will be cut; however, we do not touch the top canopy. If you have a concern or need the tree to be trimmed, please contact us so that we can address this for you. ith the holiday season behind us, I would like to say that our Bellalago residents really know how to have fun! The excellent Lifestyles team coordinated a wonderful holiday party that gets better each year. It is so great for residents to have a night where the ladies get dolled up and the gentleman are looking extra sharp. I’m sure you parents enjoyed a child-free adult evening as well, filled with good conversation and dancing! It’s refreshing that the holiday tradition of sharing a home-cooked meal with friends and neighbors in a family environment hasn’t wavered over time. After a rollercoaster of a year, I am pleased to report that the great state of Florida is on the hot list for re-emerging housing markets. Quarter-over-quarter, the median home sales price and number of home closings has increased. The Central Florida market alone is being recognized as the first region in the state to make a comeback. Homebuyers are flocking in to seize new opportunities that will be generated by this promising market and in turn, putting Bellalago on the must-see list.
I’m excited to report new things are on the horizon for Bellalago, so be on the look-out. I’m sure you’ve seen the uptick in construction over in Paradiso recently. There are quite a few completed, move-in ready homes, and several more well under way ready for you to view. To remain up-to-date during this exciting time, make sure to visit our friendly staff at the Sales Center. They’ll be the first to receive any news or updates concerning our growing community. The hope of a new year is so contagious and I truly look forward to embarking on this journey with you all as we continue to better our community.

and enjoy a host of field day events. This event is for our 4 to 16 age groups and registration will begin at 9am. Come out and enjoy a fun day of exercise, games, and food. The fun will move to the pool deck with DJ Bobby providing poolside entertainment. On February 14th, we will host our annual Adult Valentine’s Day Dinner. ello residents of Bellalago! It’s January and another year is down. As we say goodbye to the year 2013, and all that came with it, we now shift our focus to the new year that is 2014 and all the positive things it will bring. We will continue to provide the residents of Bellalago activities and events that are not only fun, but educational as well. The Lifestyles team hopes to get the new year started the same way we ended the last three months - with a bang. For those who attended our first Luau event, it was a successful and fun event in which more than 130 of our residents attended. We continue to hear just how much fun the event was for our residents. On that note, we have a variety of fun activities set for the beginning of the year. Tickets for events are limited, 6

so make sure you get your tickets early! These events are starting off what will be a fun and exciting year for activities. I hope to see you all there.
Upcoming Lifestyle Events Leading off our new year event schedule is our Adult Wine Social. There will be wine samples provided from one of our local wineries, hors d’oeuvres, as well as entertainment to compliment the evening. This will be a ticketed event and the dress code is casual/evening attire. Find more information in the Events section, and be sure to check your email blasts for updates. Coming up on February 8th, we will host our first NFL Field Day. Grab your favorite NFL team jersey and come out
event, so find your best and come to impress. Doors open at 7pm and food will be served shortly after. For the month of March we are planning our very first Bellalago Mardi Gras event. The event will take place on March 1st at the Isles of Bellalago Amenity Center. We will start off with a parade in Bella Isle Circle and finish up in the Isles of Bellalago parking lot. Pull out your best Fat Tuesday attire and as many beads as you can. We are bringing a bit of ‘Nawlins to Bellalago. The parade starts at 6pm and the party will follow at 7pm. With the arrival of our warmer weather we will hold a Dive-In Movie on March 15th. More details will be available as we approach the event date. I want to thank all the residents of Bellalago for a great 2013. I sincerely look forward to the new year and all the great things that it holds for the community.

intertime in Florida is not like the typical winters in the North. There’s no snow and hardly any frost, but during the Florida winter there are a number of cooler days. If you have been in Florida a while, its funny how a 60° day makes people want to stay inside and keep warm. However, all those days spent indoors is usually accompanied by the winter blues. Fortunately, there are a lot of things you can do to lift your spirits and keep active, even if it is a bit chilly outside. The following two tips will help you shrug off those winter blues and get you ready for the arrival of spring!

TIP #1: Take a Fitness Class

Also, walking during the cooler winter months will help you burn some of those calories you might have consumed over the holiday season!
Enjoy the Renewal of Nature with Your Family and Neighbors
after the chilly winter season is definitely a thing to be celebrated and there are several ways you can do this in the company of your family and neighbors. The Bellalago Lifestyles team has planned a number of different outdoor activities in 2014 for you to enjoy and stay active in the new year. Coming off the excitement of the Super Bowl, the next Bellalago Field Day will be NFL-themed! Come out and represent your team by wearing your favorite player’s jersey and apparel! Games will include a mini flag football game, football toss, and longest punt. Also planned is the long awaited 3-on-3 March Madness Tournament! This event will provide a day full of hoops excitement! The tournament will be broken up into three age groups and all participants will receive event prizes and gifts.
Annual Spring Fair One of the biggest events of the year will be the 3rd Annual Spring Into Wellness Fair & Carnival Egg-stravaganza! Just like previous health fairs, this one will also bring a number of informative booths, as well as screenings for blood pressure, cholesterol, body mass index, and blood glucose. But what makes this event so big is that we will also incorporate the Spring Carnival with the Easter Egg Hunt and a Craft Fair! You won’t want to miss it.

reetings and Happy New Year to you all! I trust you found your holiday season as enjoyable as it was exhausting. I’m sure you are working hard to maintain those resolutions, and all of us in the Fitness department are cheering you on 100%. As we move into this new year, we are very excited to look at the opportunities Bellalago will have to grow as a community. Last year, we mapped a 5K course within our community AND had USA Track and Field come certify it. In October, we held the 1st Annual Bellalago 5K with 135 of your fellow residents participating! It proved to be a fantastic day, and all of the proceeds went to the local Give Kids the World Village in Kissimmee. In the fitness and wellness realm we are making the push to grow programs and to be able to add more classes and more fitness activities for you to do as a family and as a community. There are plans for many fantastic events this year. If you have not been involved before, make it a New Year’s resolution to give it a go this year. Who knows, you may actually have fun and meet some new people in the process! As your community management company, we want to be sure we are being fiscally responsible with the funds allocated to each department. In order to accomplish this, we have an eight-person minimum participation for a fitness class to stay on the schedule. These classes are provided to you at no extra cost. If the numbers are not staying above that minimum, we cannot prove to the builder (who subsidizes the classes) that we need
more variety and more options. This is where you come in! We would love to see those numbers go up in the classes. We offer a variety of classes ranging from cardio-based to flexibility and strength, as well as aqua, and would love to see them grow. It is our intention to fill the Amenity Centers with a wide variety of activities for our residents to enjoy, which in turn helps to sell homes. We added some new classes this past fall. For the strength-minded individual, come out and challenge yourself mentally and physically with the ever popular, not to mention very effective, TRX/Rip Core Boot Camp. This class meets Wednesday evenings and Saturday mornings. If you want to take your fitness to a new level, or if you are just starting out, it can be tailored to fit your needs. Power Hour, which meets Monday evenings, is another class focusing solely on the use of barbells to get all-over sculpting and toning for your body. This is perfect for men or women looking to mix up the strength routine. Cardio Ballroom and Street Beats are two new cardio-based classes. Cardio Ballroom is ballroom dance without the need of a partner. If this is something you’ve always wanted to learn, come learn all the steps and get fit while you’re at it. Street Beats is a combination of dance moves and rhythms to a variety of music styles. If you’re inspired to move by the likes of STOMP then this is the class for you! We also added a teens-only class on Friday nights to give your teens and tweens the chance to get fit and active with their peers. In addition to these, there is the always popular Zumba with times in the AM and PM, as well as Yoga, Yogalates, and morning aqua classes. We also offer Body Alive, which combines strength and flexibility moves to improve your overall coordination, core strength, and total body fitness. Gone are the days of Jane Fonda and men in tights in the group fitness

In the group fitness world there is something for everyone, no matter your age, gender, or fitness level. If your New Year’s resolutions include getting fit, leading a more active lifestyle, or losing weight, this is a great place to start! You have an easy option right at your fingertips at no extra cost. It is body and budget-friendly! So, Happy

Flag football is a modified form of football in which ballcarriers are downed by pulling off a marker, or flag, loosely attached to a belt, rather than by tackling. Be sure to have the kids, ages 4 to 16, there by 9am for registration and check-in. Hot dogs, chips, and soda will be provided by your Lifestyles team. We encourage all participants and spectators to wear their favorite NFL jerseys while they partake in the games or simply sit back and watch. BUNCO According to the World Bunco Association the game had seen resurgence in popularity in the United States in the early 21st century. In 2006, it was claimed that during the previous year (in the USA) "over 59 million women have played bunco and over 27 million plays regularly!" As it is played today, bunco is a social dice game involving 100% luck and no skill (there are no decisions to be made), scoring and a simple set of rules. The object of the game is to accumulate points and to roll certain combinations. The winners get prizes (provided by Lifestyles) for accomplishments such as the highest score, the lowest score, or the most buncos. If you have never played and fancy a fun afternoon with other like-minded residents, stop by the Amenity Center at 12pm every other Thursday and see what fun you could be having. Saturday, March 15th • 7pm Isles of Bellalago Pool How cool is it to be able to kick back in the pool and watch a movie? The movie we will be showing is Grease. Popcorn will be provided by the Lifestyles staff. Be sure to get here early. Space is limited so it will be a first come, first serve event. Grease was the word when this movie came out in 1978, and the word is still alive and well today, as evidenced by the movie's ever-growing legion of fans. In fact, it is the most profitable movie musical of all time, whose biggest hit, Summer Nights, remains a standard at weddings, karaoke parties, and dances. Although the story is somewhat weak, the music and contagious energy more than make up for it, as do stellar performances by John Travolta and Olivia Newton-John. Saturday, March 29th • 10am Bellalago Amenity Center Basketball Courts This event is basketball fun for the whole family; who’s dunking? Come out and shoot some hoops with the kids. There will be a basketball clinic at 9am hosted by a special guest followed by the tournament. This event is for residents only, so registration is a must. You can do so at either Amenity Centers. Registration will be $5 per person with teams of three to four people each. Prizes will be awarded in each age group (kids, teens, and adults). $1 hot dogs will be available during the event.
BINGO Bingo is a game of chance played with randomly drawn numbers, which players match against numbers that have been pre-printed on 5x5 matrices. Many versions conclude the game when the first person achieves a specified pattern from the drawn numbers. The winner is usually required to call out the word "bingo," which alerts the other players and caller of a possible win. All wins are checked for accuracy before the win is officially confirmed at which time the prize is secured and a new game begins. Alternative methods of play try to increase participation by creating excitement. Since its invention in 1929, modern bingo has evolved into multiple variations, with each jurisdiction's gambling laws regulating how the game is played. There are also nearly unlimited patterns that may be specified for play. Some patterns only require one number to be matched up to cover-all games which award the jackpot for covering an entire card.
