Hello from your Community Manager! Below are some of the Restrictions that I want to point out to you. These can be found in your Governing Documents, Declaration for Vitalia at Tradition Residents’ Association that you all should have received at or before you closed on your home. I have also uploaded these documents to the Vitalia website. I list these because there is some confusion as to what you can and can’t do in a Deed Restricted community like Vitalia. I believe by listing these we can reduce the number of Friendly Reminders that I need to send out from my office. As always, if you have any questions, please do not hesitate reaching out to me at mfleshman@ evergreen-LM.com or by phone 772-800-2506. 13.14 Roofs and Pressure Cleaning: Roofs and/or exterior surfaces and/or pavement, including, but not limited to, walks and drives, shall be pressure cleaned as often as appropriate but in any event within thirty (30) days of notice by the ARC. 13.15 Paint: Homes shall be repainted at least once every seven (7) years or more often, as needed, but in any event within forty-five (45) days of notice by the ARC. 13.28 Pets and Animals: 13.28. 1 Four (4) commonly accepted household pets such as dogs and cats may be kept. ONLY two (2) household pets over 100 pounds are permitted. 13.28.2 Swine, goats, horses, pigs, cattle, sheep, chickens, rats, snakes, reptiles and the like, are hereby specifically prohibited. Animals, fowl and reptiles which are deemed by the Board to be obnoxious or dangerous are prohibited. The determination of what is or what may be obnoxious or dangerous shall be determined by Association in its sole discretion.

13.28.3 No animal breeding or sales of animals as a business shall be permitted in Vitalia. 13.28.4 Pets may be kept in a Home only so long as such pets do not cause and are not the source of annoyance, nuisance or disturbance to any other Owner or occupant. A determination by the Board that an animal or pet kept or harbored in a Home is a nuisance shall be conclusive and binding on all parties. No pet or animal shall be “tied out” on the exterior of the Home or in the Community Property, or left unattended in a yard or on a balcony, porch, or patio. No dog runs or enclosures shall be permitted on any Home. 13.28.5 All pets shall be walked on a leash which shall not exceed twenty (20) feet. No pet shall be permitted outside a Home except on a leash or in the fenced portion of a yard. Pets’ excrement shall immediately be picked up and placed in a recyclable bag for disposal in a proper trash receptacle by the person walking such pet. Failure to do so by any person walking the pet shall be deemed a violation of the Owner. Owners shall be fully responsible to notify guests, invitees, licensees, occupants and/or tenants of such requirement to pick up pets’ waste. When notice of removal of any pet is given by the Board, the pet shall be removed within forty-eight (48) hours of the giving of the notice. Amendment 13.28.6 Pit bulls and Rottweilers are considered a dangerous breed and prohibited by the Association and Vitalia. 13.29 Nuisances: No nuisance or any use or practice that is the source of unreasonable annoyance to others or which interferes with the peaceful possession and proper use of Vitalia is permitted. No firearms or fireworks shall be discharged within Vitalia. Nothing shall be done or kept within the Community Property or a Home which will increase the rate of insurance to be paid by Association. A safe yet effective, non-impact exercise class designed to strengthen the CORE muscles of the body while increasing flexibility and range of motion. Improve posture, balance and coordination. A strong foundation is key to prevent injury, reduce back pain and enhance activities. Modifications will be given to ensure safety and cater to all.

Payment can be made by check (made payable to Vitalia HOA) OR credit card. The first two weeks of ticket sales will be for Vitalia residents only (unless otherwise specified). If the event is not sold out within this time frame, residents may purchase tickets for adult guests.

Abs & More! Thursdays | 10am

30 minutes of abdominal exercise with 20 minutes of a different target area each week (i.e., arms, legs, back). Abdominal strength is essential for balance, posture, coordination, and directly supports lower back strength. Participants must be able to get up and down from the floor.

Aquacise at Sunset Beach Pool

A combo class focused on core strength and flexibility. Build strength and endurance without any negative impact on the body, then top it off with 30 minutes of feel good stretching. All levels are welcome.

Group X Toning Fridays | 8am

Take your workout to the next level. This class is designed to strengthen and sculpt every major muscle group utilizing hand weights and/or barbells and other equipment. Group exercise provides a motivating atmosphere that is conducive to working out! Any fitness level is welcome.

H20 Pilates at Sunset Beach Pool Tuesdays | 10am

Non-impact strengthening and stretching movements that require precise breathing and muscle control. Practicing Pilates in the water develops trunk stabilization, enhances muscle strength, helps correct posture and relieves stress.

Line Dancing Mondays | 12:15pm & 6:30pm Fridays | 10:30am

Line dance is a choreographed dance with a repeated sequence of steps in which a group of people dance in one or more lines or rows, all facing either each other or in the same direction, and executing the steps at the same time.

Chair exercises effectively assist individuals to exercise and move without putting undo pressure or strain on their bodies. This class builds endurance and develops coordination and balance. A variety of equipment may be used such as bands, balls and other equipment.

This class promotes balance, relaxation, flexibility, and strength through postures and breathing techniques.

Incorporates Latin and international music and dance with easy-to-follow choreography focusing on balance, range of motion, and coordination. Modified Zumba that recreates original moves at a lower-intensity.

This is a form of aerobic power distinguished by its use of an elevated platform (the step). It helps burn calories, reduce stress, promote restful sleep, and strengthen muscles. Incorporating both upper and lower body movements together will improve your coordination and agility, and the constant push up onto the step will increase leg strength.

This class will help strengthen your knees, hips, legs, arms, shoulders, back, and core. This will help you maintain healthy bone mass and prevent age related muscle loss.

This has been a very popular class; Debbie will offer it again in May so many more residents have the opportunity to enjoy this fantastic art form! The Serti technique is an easy way of painting on silk fabric. It’s actually a dye so it doesn’t alter the texture of the fabric; you will still feel the lovely softness of the silk. When it’s finished you can use it as a scarf, mount it on canvas to use as wall art, have it made into a beautiful pillow. There are so many ways to use this fabulous art form! Class size is limited to 8, so sign up quickly.

Stretch Wednesdays | 10am & 11:15am

Lengthen and strengthen your muscles, increase flexibility, reduce stress, and allow your body the time to relax and rebuild. Relieve joint pain, muscle soreness, and avoid injury. Stretching improves balance, posture and coordination, increases cardiovascular endurance, and adds strength.

Disc Golf Club Wednesdays & Fridays | 8:30am

We have visited disc golf courses from Melbourne to West Palm Beach. Disc golf is played much like traditional golf. Instead of a ball and clubs, however, players use a flying disc, or Frisbee®. All residents are invited to participate in this class; there is no club membership or fee. Pilates is one of the best exercises for core strength, balance, flexibility and lower back support. It also improves posture and enhances mental awareness. Classes are multi-level and modifications are given so beginners will feel as comfortable as experts. All you need is a mat and bottle of water. In some classes we incorporate weights or balls, available in the fitness center. Pilates rings are another option, but those are purchased individually. Vitalia 8 Ball Club was formed so that all Vitalia residents could enjoy and compete in the pool game of 8 Ball. The club is made up of two divisions: Men’s and Co-Ed. Two men’s leagues play Wednesday and Thursday and one Co-Ed league plays Tuesday afternoon. We would like to start a women’s league and can do that with a minimum of 10 residents (18 max). We would need one of the members of a new league to be in charge of running the league.
