Owen provided construction drawings and specification from 50% to 100% for plan check and approval. Owen is also providing bidding and constriction administrations.

Superstructure: The gravity system consists of TJI joists supported by 4x interior & 6x exterior/corridor bearing walls. The gravity system is designed using manual and EnerCalc calculations. Refer to section 2 of part B. The townhouses are placed within the sub-structure. These primarily include light metal stud bearing wall systems supporting light metal joists at the second floor.

The lateral-force-resisting system includes sheathed light frame wood structural panel shear walls. The analyses for these buildings are performed using RISA-3D and Risa floor programs. See calculation section 3 of part B for details.

Future Bridge: Pedestrian bridge consists of two concrete piers (one on each end) supporting 12” posttensioned deck. The Deck includes two & 32”x72” PT girders, one at each side. Each Pier is supported by isolated pad footings.

The lateral-force-resisting system is provided by end piers. The bridge is categorized as non-building structure. Each pier acts as inverted pendulum-type column. See calculation section 5 of part A Currently, Building 4 is under construction and Building 5 is in the plan review process, with approval anticipated by the end of the year.

Owen is currently contracted with the County of Los Angeles Department of Public Works to provide As-Needed Building Evaluation Services.

A project completed under this contract was the building evaluation of the 1,500 square feet, Norwalk Golf Course Clubhouse located at 13717 Shoemaker Avenue.

The building evaluation for architectural and MEP scope of work included building characteristics and conditions (size, construction, roof, walls, windows, doors, casework); description of observed obvious nonstructural hazardous building conditions (exiting, wiring, stored materials), accessible features incorporated into the building and adjacent parking area; fire and life safety systems (fire alarm / sprinklers); age and expected remaining life of observable mechanical, electrical, and plumbing systems.

Assessment work included development of recommendations and general rough-order-magnitude costs to correct observed hazardous conditions and bring the building to a level of acceptable general serviceability relative to architectural and mechanical, electrical, and plumbing elements.

Owen is under a contract with the County of Los Angeles, Internal Services Department (ISD) to provide As-Needed Architectural and Engineering (A/E) Services to assist ISD in the planning, evaluation/ study, documentation, and design of emerging facility maintenance and refurbishment projects.

Owen is also responsible for providing professional design/engineering services to properly develop and document the scope of work and to obtain the required jurisdictional agency approvals for various maintenance and refurbishment projects as required.

For this particular Task Order Assignment, Owen was designated to service as the ADA/Accessibility Evaluation and Program Planning for the Arcadia Community Regional Park, ADA Improvement Project.

The Arcadia Community Regional Park was dedicated to the City in 1937 and is currently classified and considered an historic site with several buildings including, gift shops, golf coarse, tennis courts spectator bleachers, swimming pools, picnic areas, and several freestanding restrooms with public parking lots. Owen provided comprehensive facility condition assessments to determine accessibility issues and areas of non-compliance with ADA regulations and Title 24 accessibility code requirements. Owen also provided recommendation for improvements and upgrades to existing facilities, and architectural and engineering services for the American with Disabled Act “ADA” compliant accessible parking, path of travel, ramps, restrooms, drinking fountains and building entrances.

Our scope included structural engineering, mechanical engineering, electrical engineering, and plumbing engineering to upgrade and improve all facilities within the community park footprint.

Owen’s scope of services also included providing design and construction drawings with specifications for the architectural, structural, mechanical, electrical, and plumbing disciplines. Our designated project team members performed site visit observation, field

conditions verification, measurements, photos, and confirmation of the record drawings. As part of any project Owen performs under this on-call contract, we are responsible for providing overall project management, attendance at the design and project site meetings, AutoCAD and in some cases where internal space is a concern, BIM, and coordination with City staff and other contractor trades.

As a long-term service provider, Owen is providing the Orange County Public Works with architectural and mechanical, electrical, and plumbing engineering design services. These services are provided on an as-needed, task order basis.

Owen is serving as the lead of a design team that includes other construction design professionals working together to ensure that the original design is carried through to the finished product, with no alterations in materials or design that would lead to safety issues or compromise the quality of the building or building component.

Architectural services include both the planning and design of basic building construction or building repairs or building physical makeup. All architectural design services are required to meet aesthetic, functional, structural, and safety factors for the construction or repair of any building component, overall layout of the projected building, or any aspect of a building structure or structure.

For mechanical, electrical, and plumbing engineering, Owen’s professional services include performing the evaluation and design of any building systems and infrastructure which may impact the functions of a building or infrastructure related to heating, cooling, ventilation, machinery, plumbing and piping systems.

For electrical, our work also involves the evaluation and design of electrical systems or equipment such as motors, generators, wiring and/or communications systems. For any mechanical, electrical, and plumbing systems, Owen is responsible for ensuring that these systems or items meet applicable standards and codes,

and are properly installed, reliable, correctly operating and operating safely.

Owen’s professionals also prepare designs, drawings, specifications, cost estimates, and associated reports; perform site investigations and building systems assessments; review and prepare shop drawings and other data; and consult with the County staff to provide recommendations and assistance during construction.

Design/Build Team of Amoroso-Owen was contracted by the Los Angeles County Metropolitan Transportation Authority (Metro) for the Metro Blue Line project involving architectural and engineering improvements and upgrades of the entire group of 21 Metro Blue Line stations. Owen, as a design partner to Amoroso Construction, is providing full architectural design and engineering design, and sustainable design (civil, structural, mechanical, and plumbing) and ADA accessibility/compliance for all the 21 Blue Line stations and rail platforms. These improvements and upgrades will upgrade the 20+ year old stations with a renewed look, as well as sustainable technology.

Design/Build Team of Amoroso-Owen was contracted by the Los Angeles County Metropolitan Transportation Authority (Metro) for the Metro Blue Line project involving architectural and engineering improvements and upgrades of the entire group of 21 Metro Blue Line stations. Elementary School #3 MTA Union Station Gateway Building

Owen is providing architectural and engineering services to Metro’s Union Station Gateway (USG) building, a 628,000 square foot, 27 story high rise office tower with four level subterranean parking structure, Metro station, and all surrounding structures. Architectural, engineering design and construction support services (in association with Vanir CM) contract are for various projects through an as-needed, task-order process.

This is an 8 to 10 multi-year procurement. Contracted in 2012, this work is in progress with a scheduled contract completion of 2020. Modernization and repairs are provided in accordance with the 2010 Title 24 California Building Codes, ADA regulations, and FTA and DOT requirements. Additional services include constructability and quality assurance reviews of the design deliverables including coordination of the consultants’ construction drawings and specifications.

The Owen team attends weekly meetings with Metro representatives and consultants to review the task orders status, overall budget and schedules.

by Caltrans to provide Architectural and Engineering Design Support Services for the development and construction of proposed Caltrans transportation facilities. Owen’s scope of work involves architectural design, civil engineering, structural engineering, mechanical engineering, electrical engineering, plumbing design and layout, landscape architecture, specification writing, and security systems design.

Owen is also responsible for providing feasibility and planning studies, cost studies and estimates, value engineering analysis, and infrastructure studies and design support for construction. Caltrans buildings and facilities range from office buildings, equipment and maintenance facilities, pumping plants, transit stations, underground structures, earth retaining structures, and more.

Caltrans District 7 Building Project Highlight: Owen is providing professional architectural and engineering services to assessment and analysis the existing architectural, structural, electrical, mechanical, plumbing, communications, security, and data center operations at the Caltrans District 7 Building located at 100 Main Street, Los Angeles, CA. Areas of analysis include the building facility management and maintenance processes, procedures, staffing, vendor service outsourcing, training of staffing, and implementation of improvements to the existing computer aided facilities management software. Additional areas of analysis include mechanical, electrical, plumbing, civil, and structural engineering; architectural engineering (building envelope); fire/life safety; security; energy efficiency upgrade designs; and architectural and green building concepts. The assessment and analysis will determine Owen’s design process and overall construction support for the implementation of

Owen’s professional architects will provide conceptual designs, budget packages, ADA accessibility compliance, OSHPD compliance, LEED consulting, field and site investigations, preparation of reports, preliminary plans, working drawings, specifications, studies, construction documents cost estimates, budgets, bidding support, and construction administration support. Additional services include mechanical, electrical, civil, and structural engineering design; survey reports; abatement design plans and specifications; cost estimates; and air monitoring. Due to the age of original DGS facilities, Owen is also responsible for performing hazardous materials assessments to ensure the facility is clear of toxic and/or hazardous materials.

DGS project may involve new construction, as well as the renovation, upgrades, and additions to existing facilities.
