OUR MISSION
We’re building an affordable homes movement that will improve the life chances of 100 million people across Africa and Asia by 2030.
OUR STRATEGY Reall’s strategy is to get affordable homes built at scale by targeting investments, generating ideas and championing evidence. This accelerates the flow of capital and the availability of end-user finance, leading to catalytic commercial, economic, and socially sustainable change.
OUR HISTORY We’ve been at the forefront of affordable housing for over 30 years. Originally operating as Homeless International, we started way back in 1989 as an NGO dedicated to the alleviation of housing poverty in the developing world. A pioneering approach to aid finance saw us devise ground-breaking projects, like the CLIFF (Community-Led Infrastructure Finance Facility) programme. These initiatives led to deeper market participation and in 2014 we became Reall, a social enterprise and limited company committed to leveraging capital finance to invest in affordable housing. As of 2019, our 30th year of operation, we have widened our remit. Now our goal is to put a roof over humanity by building the affordable homes movement.

OUR CONTEXT
Our greatest challenges are connected. Affordable homes can impact them all. The 1.2 billion people without a home aren’t a problem that needs solving, they’re a future that needs unlocking. The rapid urbanisation of our planet is set to accelerate crises spanning a degrading environment and changing climate, a failure of urban planning and critical infrastructure, and both increasing income inequality and social instability. Left untouched, the world’s informal settlements will exacerbate the planet’s most pressing problems. But housing 1.2billion humans without adequate shelter in quality, affordable homes provides the potential to rewrite the fundamental dynamics of our world. The global affordable housing crisis can be framed as an unprecedented challenge or unparalleled opportunity. It is, in fact, both. Building a home for human potential isn’t just the right thing to do, it’s the smart thing to do. Working in open collaboration, targeted interventions set off a chain of events that enable hard-working families to secure a quality, affordable home in a safe and vibrant community. Then, using an open-source approach, the best ideas can be adapted and adopted around the world enabling functioning housing markets to be developed at greater speed and scale. Putting a roof over the head of humanity is an audacious goal. But it’s not an impossible one. We know that when we create vibrant communities people want to live in, growing markets that businesses want to operate in, and profitable platforms investors want to invest in, we also help create a more secure and just world for us all.

ABOUT SUSTAINABLE HOUSING FUTURES (SHF) The world is urbanising at an unprecedented rate. Urban populations are projected to grow by 2.5 billion in the next three decades, with 90% of this growth in Asia and Africa. Currently at least 1.2 billion people live in substandard housing with 300 million new homes needed by 2030. The combined effects of dramatic population growth and industrialisation are rapidly increasing CO2 emissions. Since 2000 India’s emissions have increased by 240%; Kenya’s by 175%; Nigeria’s by 155% and; Pakistan’s by 100%. Buildings already represent 32% of emissions in Africa and 24% in Asia. Climate-smart, affordable homes offer a solution to both mitigating this risk and building resilience in the most climate-vulnerable communities. Given this context, Reall is leading a partnership to design and roll-out a major (i.e. multi-year, multi-£million) new initiative to support the rapid scaling up of sustainable and affordable housing across Kenya, Nigeria, Pakistan and India (SHF’s four initial focus countries). Based on Reall’s three-decade track record in these countries, and guided by our trusted relationships with senior housing sector stakeholders, SHF will identify and support opportunities for partnerships between housing sector stakeholders and UK built environment and investment stakeholders (i.e. stakeholders including both businesses, non-profit organisations and government).

ABOUT SUSTAINABLE HOUSING FUTURES (SHF) The objectives of SHF are four-fold: • Climate Resilience & Mitigation – Innovations/ ‘proof of concepts’ for sustainable & affordable housing – reducing emissions and improving climate resilience) • Prosperity & Poverty Reduction – Creating a new green job intensive asset class benefiting low income people across Kenya, Nigeria, Pakistan and India • Doorway to 16 of 17 SDGs – Kickstarting post-Covid economic recovery with multiplier health, education and inclusion again across Kenya, Nigeria, Pakistan and India. • UK secondary benefits – Entry, growth and partnerships in some of the world’s fastest growing economies for UK businesses and nonbusiness organisations. The Reall-led SHF Design Team are currently in the early stages of designing SHF’s 5-year strategic plan. Long-term funding for this new initiative is anticipated to be secured during 2021. REALL’S RESPONSE TO COVID-19 Investing in the rapid and widespread construction of decent, affordable housing, needs to be a top funding priority now more than ever. It is clear that investing in affordable housing solutions delivers on many fronts – for healthcare, pandemic protection, and prosperity. An affordable home is a gateway to answering 16 of the 17 Sustainable Development Goals. This is an urgent time for innovation and finding new and better ways to tackle our global challenges. Today there is a deficit of 50 million houses in Africa and 70 million in South Asia; 300 million new homes will be needed by 2030 to meet the demand. Affordable housing is the most comprehensive and sustainable response we have in the face of the current pandemic and future public health catastrophes. To date, Reall have facilitated for over 300,000 low income people to gain access to safe homes with basic services, protecting the homeowners and limiting the transmission of Covid-19 to the wider community. We now need the same commercially viable and sustainable solution to be scaled up for the 1.2 billion people on low incomes without adequate shelter. KEY RESPONSIBILITIES Roles & responsibilities for this role are anticipated to include driving/supporting areas such as: • SHF Strategic Plan Development & Activity Planning - E.g. (i) Gaining a deep appreciation of barriers to affordable and sustainable housing sector development in SHF’s four initial focus countries (Kenya, Nigeria, Pakistan and India); (ii) Developing strategies that will accelerate affordable and sustainable housing growth in SHF’s focus countries through partnerships with UK organisations; (iii) Developing activity plans based on the above strategies. • Budgeting & Financial Management - E.g. (i) Developing financial budgets aligned with activity plans/mobilisation plans above; (ii) Monitoring spend against these budgets. • Impact forecasting & measurement - E.g. (i) Developing impact forecasts for SHF on a country-by-country basis; (ii) Developing new approaches, particularly re: understanding the potential for catalytic (indirect) impacts on housing sectors. • Team/Mobilisation planning - E.g. (i) Developing ToRs/contracts in cases where SHF will work with partner organisations; (ii) Managing relationships with stakeholders/partners, collaborating on delivery of work and monitoring progress; (iii) Developing mobilisation plans that take into account different speed/scales of roll-out. • Reporting & Governance - E.g. (i) Maintaining regular update reports for Reall CEO/Senior Management and SHF partners; (ii) Coordinating emerging cycles of weekly (management) and monthly (Advisory Board/Strategy) meetings. • HMG (i.e. UK Government) Engagement - E.g. (i) Development of summary SHF documents for HMG; (ii) Development of SHF propositions for HMG; (iii) HMG engagement strategy – e.g. mapping/prioritising HMG contacts to engage; (iv) Working with HMG on their Business Case process – so as to secure formal sign off for SHF funding; (v) HMG relationship building and maintenance.
• Stakeholder/Partner engagement and relationship management – E.g. (i) Developing strategies for stakeholder/partner engagement in both SHF’s four focus countries and the UK; (ii) Engaging stakeholders and prospective partners. Objectives of this stakeholder engagement including informing/improving strategy development, activity planning, team/resource identification, etc. Changes to Responsibilities • Due to the emergent nature of the Design Process, it is likely that new responsibilities will emerge. The Programme Director reserves the right to change the key activities from time-to-time to meet the strategic objectives in accordance with the job role. Other Requirements • This post is based in the UK, and candidates must have the existing right to work in the UK. • The role is likely to be delivered remotely, due to the Covid-19 restrictions, but some travel may be required to Reall’s office in Coventry, or also to London. • Occasional overseas travel may be required. PERSON SPECIFICATION
Essential • Minimum 8 years relevant professional experience. • At least 4 years’ experience in designing, setting up or managing multi-year, multi-£million donor-funded initiatives in Industry Sector Development/Market Systems Development/Private Sector Development/Economic Development. • A diverse technical skill set including strategy experience, programme management, budgeting, team resourcing/mobilisation planning, business plan/proposal development, contract management experience and impact forecasting/measurement. • Very strong interpersonal skills - with an ability to build and manage working relationships with a wide range of people from various cultural backgrounds. • A very fast learner – able to pick up new concepts quickly, proactive in identifying and gaining information needed in a structured way and at pace. • Strong report writing experience in PowerPoint and Word – both in terms of drafting initial versions and synthesising feedback as key reports are iterated. • Budget design/management responsibilities for initiatives at least in the high £100ks, ideally in the £millions/£tens of millions.
