H Hawaii Business Magazine spends a lot of time and effort measuring the performance of businesses and nonprofits in the Islands. That’s why every year we publish a series of lists: the Best Places to Work, the Top 250 ranking of Hawai‘i’s biggest organizations, Hawai‘i’s Most Profitable Companies and the Most Charitable Companies. Our readers find
value in each of these lists and so do the organizations being ranked – it tells them how they measure against their peers and competitors. There’s a new look this year to the Top 100 in Real Estate. After 12 years of giving us its MLS sales data, the Honolulu Board of Realtors declined to provide that information this time to Hawaii Business Magazine. Board leaders told us the Top 100 put too much emphasis on the top tier of Realtors rather than on the services provided by many thousands of other Realtors on O‘ahu. They also said part of the data could be skewed because some
Realtors had formed teams and attributed all the team’s sales to a single person. But the Neighbor Island boards continued their partnership and provided data to us, so we compiled a list of the Top 100 based only on Neighbor Island data. We wish we could provide a statewide list, but we think this revised Top 100 is still useful to buyers and sellers of local real estate and offers a look at the accomplishments of Neighbor Island real estate agents. The complete methodology we use is explained on page 34.

NO. 1 STATEWIDE: NEAL NORMAN OF KAUA‘I Neal Norman always ranks high on the annual Top 100 in Real Estate, but 2018 was an especially good 12 months for the No. 1 agent statewide on this year’s list. “We had several properties (up for sale) that were beyond ‘special’ … and that does not always happen,” Norman says. Based out of Hawai‘i Life’s Princeville office, he was involved in 34 transactions last year, including deals on seven parcels of vacant residential land. He represented both the buyer and seller in 2018’s most expensive purchase, valued at just over $46 million. The estate is on Kaua‘i’s north shore, and includes a working farm, private beach access and “expansive” mountain views. He also credits his uptick in sales to an increased interest in the “easy Hawai‘i travel experience,” which attracts luxury buyers to “one-of-a-kind” properties on Kaua‘i.

Here is the methodology that Hawaii Business Magazine uses to compile the Top 100 in Real Estate. For 12 years, the list has included sales data from across Hawai‘i. This year, for the first time, the Honolulu Board of Realtors declined to provide its sales data to Hawaii Business Magazine. As a result, the Top 100 in Real Estate this year includes only Realtors from the Neighbor Islands. We broke the Top 100 into three lists: the Top 25 on Kaua‘i, the Top 26 on Maui and the Top 49 on Hawai‘i Island.

hen Kawika Kiapo sings “there’s a place where I come from on the east side of paradise, where blue meets blue and the ocean and the sky become one…” he’s talking about Gregory Harbottle’s childhood home of Waimanalo. The eighth of ten siblings, Gregory spent his early years living that beautiful song, a life where kokua (helping others without expectation) and ho‘ohau‘oli (having fun) were simply the way things were done. Nevertheless, after graduating from Kamehameha High School, this well-trained, proud son of veteran mechanic, decided it he’d had enough of Oahu, and it was time to explore the neighbor islands. He picked up his toolbox, took a chance and boarded a flight for Maui. Several years and many “learning experiences” later, Gregory found a niche that would later offer experience and opportunities that he could not have foreseen. Still in his early 20s, he began working as a bellman in the hospitality industry. But he didn’t just “do the job.” He watched. He observed. He learned. Uniform services, front desk, storeroom, food and beverage … all of it.
After two decades at the Kaanapali Alii, his natural curiosity led him to also understand the owner/operator relationship. And his upbringing served him well. Helping guests, owners and visitors was natural to him and, well, fun. He loved it. Soon it became evident to those around him that Greg was ready to grow into a new career. A respected, veteran realtor urged him to study for a real estate license. Thanks to the academic discipline learned at Kamehameha Schools’ ROTC program, Greg applied himself to the courses and became a licensed realtor. But that was over 15 years ago. B Back when Reina Miyamoto wanted to buy her first home, she felt like she was on her own. Luckily, she had a successful experience, but she wished there had been more of a support system. Today there is. Miyamoto is now executive director of the Hawai‘i HomeOwnership Center, which provides people with guidance, tools and education to help them successfully purchase their first home. At the initial orientation session – which is offered in person or online – prospective homeowners can learn about the center and

decide if they want to join. There is a one-time membership fee of $60. Members meet with a counselor, who has assessed their income, credit report and assets to discern their “mortgage readiness.” Along with this information, counselors will help the prospective buyers plan a course of action. The next step for members is homebuyer education classes, offered weekends and online. The nine hours of classes are broken into two parts and several topics. Financial fitness is the focus of the first part, with topics like money management and credit. In the second part, buyers learn about the purchase process and mortgages. After taking the classes, counseling and other services are available throughout the buying process and after.
A FEW TIPS OFTEN USED BY MIYAMOTO AND THE COUNSELORS: OVERPREPARE:
Take the homebuyer education classes rather than going off of your own assumptions or common myths. Know all of your options. MAKE A BUDGET IF YOU DO NOT HAVE ONE:
It is important to know what you are spending, and you might be able to afford a higher mortgage than you initially thought. But this also helps prevent you from taking out a mortgage you can’t really afford. SHOP AROUND FOR A REAL ESTATE AGENT AND A MORTGAGE:
It is common, Miyamoto says, for prospective buyers to choose the first Realtor they find or the first loan offer. However, it is important to look for the right Realtor and the right loan. BE CLEAR ON THE DOWN PAYMENT:
First-time homebuyers are often confused about the amount of down payment they need, Miyamoto says. The amount varies with your circumstances and you should consult with your counselor and Realtor before drawing any conclusions. UNDERSTAND CLOSING COSTS:
These costs often surprise first-time buyers; learn what they will be in advance so you can budget for them. They are sometimes negotiable. THINK ABOUT THE FUTURE:
Maybe a certain house is affordable for you now, but what about five or 10 years from now? If a baby or other expense is in your future, think about how that will change your budget and the mortgage you can afford.
