How green can you go? Local architect goes green gorgeously

s it possible to have a beautifully designed modern home that uses sustainable materials, is energy efficient, LEED Platinum-certified, comfortable and constructed for about the same price as a traditionally built house? Indeed it is, according to Sausalito architect Geoffrey Butler. Not only can it be done, Butler believes it should be done, for the sake of individual and community health. And Butler has proof—this gorgeous home, at 5 Hillside Drive in Mill Valley, which he designed, is close to schools, downtown, shopping, the library, a park—and is currently for sale. Butler—who previously worked with the iconic group of architects that included Charles Moore and William Turnbull (of Sea Ranch-design renown), among others—originally purchased the house with a partner (for whom he’d designed a vacation home) in 2008. Their plan was to renovate, then sell. Before they could get started, the economy—particularly the real estate market—tanked. Business was slow for Butler’s architecture practice—as it was for so many professions— so he invested some time and energy in a green-building course, which piqued his interest. And that led him to the challenge: to build an accessible, attractive LEED Platinum-certified house for a competitive price. The Leadership in Energy and Environmental Design (LEED) certification, developed by the U.S. Green Building Council in 2000, is awarded to buildings that meet internationally recognized requirements for energy-efficient and sustainable construction, as well as maintenance. LEED ratings are granted in several categories, from certification to silver, gold and platinum, based on an increasing number of standards. Butler says that as the ratings are revised (which is happening this year), buildings that are LEED Platinum-certified will be off the grid completely. And, he says, for green building “the crux is energy,” which is reflected throughout this house in elements both visible and invisible. A key area for energy savings—and increased comfort—is insulation. Butler says the house exceeds the state’s Title 24 insulation requirements by 46 percent. Indoor air quality does not suffer though. No-VOC paints were used, ensuring no toxic emissions from volatile organic compounds (VOCs) found in ordinary paint; a wholehouse vacuum system—also known as a central vacuum

system—has a hose (hidden in the wall) on each level, where the vacuum canister attaches, and it exhausts to the exterior; and radiant heat, which is not only more efficient because no energy is lost through heating ducts, but is also healthier for those with allergies because no air is moving, so there is far less air pollution. Fluorescent and LED lighting throughout balance aesthetics and usefulness. The lone incandescent bulb is in the range hood. Water usage is also addressed. A rainwater storage system delivers 750 gallons to flush toilets, which are, of course, dual flush. (In a drought, the system switches to the city’s water.) The graywater system in the master suite and bath irrigates the yard. And the tankless water heater provides hot water on demand, using far less energy than a standard water heater. A built-in resource monitoring system can be used to track energy usage, including water, as well as how much energy is being generated by a photovoltaic system. It is run by an outside company, and would have to be hooked up— but it’s ready to go. With this information, homeowners

have more control over energy use and can make conscious choices in conserving more. And thinking “outside the house,” the garage is equipped to charge an electric car. Speaking of beyond the house itself, Butler admits that a lot of legwork is involved in sourcing sustainable materials and supplies. Finding materials produced locally is a priority, albeit a time-consuming task. Butler says there’s so much to consider: “How much embodied energy is in products? If they’ve been mined, forested —how much energy is used?” Custom concrete countertops, tile and no-VOC paint are just a few of the products obtained from local businesses, among them Ceramic Tile Design, Golden State Lumber, American Soil and Stone, SunFirst solar consulting, Tamalpais Paint and Color, along with a number of others. Then there are the details many of us would never take into account. Take, for example, cement and concrete; production of these materials contributes to carbon dioxide in the atmosphere. Fly ash, a byproduct of coal-fired electricity generation, was used in place of half the concrete, thereby re-using something that already exists and cutting down on greenhouse gas emissions. Instead of cement for the re-


taining walls, gabions—cages filled with rocks (locally sourced from Dutra)— are aesthetically pleasing as well as environmentally sound. And, rather than demolish the original house, a more sustainable solution was to remodel the two floors and add another floor. Recycled wood from the roof rafters were used for ceilings. Any new wood used was Forest Stewardship Council certified, ensuring that it was harvested only from forests that are managed responsibly. The 2,500-square-foot house has four bedrooms, including a master suite, three-and-a-half bathrooms, a family room, great room and kitchen on a landscaped lot. On different levels, decks, gardens and a patio surround the exterior. Clerestory windows (higher than eye level) allow more

natural light in, decreasing daytime lighting usage. Butler emphasizes the importance of having the whole “team” on board in order to build a sustainable house. The Hillcrest home was Butler’s first LEED Platinum-certified project, but it is by no means his last. He is particularly proud of the LEED-Platinum San Francisco Toyota showroom—a striking example of the union of design and sustainability. And, as he says, it’s a learning curve— it gets a little easier each time.
