What are the benefits of selling via auction? THE GARDENER’S YEAR - PART 3

Early Autumn Many of the early autumn tasks involve clearing away the debris of the summer season, but there’s also plenty of sowing and planting to do. Warm, sunny days and an abundance of bright flowers, foliage and fruits make the melancholy job of tidying up a much more pleasant affair. Although autumn marks the end of the main growing season, it is a busy time in the garden. There are crops to be gathered, leaves to sweep up and tender plants to be protected before the first frost arrives. Misty mornings, heavy dew and cool weather combine to make ideal conditions for fungus diseases; regular checks and prompt treatment are necessary to prevent plant losses. The dying leaves of deciduous trees and shrubs often make a remarkable display of brilliant colour, but all too soon the show is ended by gales which bring the leaves tumbling down. Dead leaves must be removed from garden ponds,

lawns, alpine plants, paths and patios before they can do damage or become a nuisance and leaf clearing can be a major job in large gardens. Beds and borders should still be putting on a show with late-blooming plants if varieties have been chosen wisely. Tidy spent border plants and old stems to show off these late-flowering plants to advantage. Weeds continue to thrive and need removing regularly. Autumn is an excellent time to plant both bare-root and container-growing plants. It is also time to plant spring bulbs, always a pleasant task, as we can look

forward to their flowers signalling that winter is over in a few months’ time. There are seeds to be sown in early autumn, too. Some hardy annuals will brave the winter cold and produce early flowers next summer if sown outdoors now. In the vegetable garden peas and broad beans can be tried, and autumn is the perfect time to sow a new line Part 4 of the Gardener’s Year will bring you your winter tips in our November edition.

PROPERTY EXTENSIONS:

5 golden rules for extending your home When it comes to extending your home, there are many factors you need to consider to ensure project success. Extending is a great way to create much needed extra space in your home, whether to accommodate a growing family or to adapt to modern living requirements, and is often cheaper than moving house. If you’re considering extending for the first time, or are keen for project success, these 5 key rules will set you on the right path.

1. Only extend if it makes sense In some circumstances, it is better to move than to extend. If an extension will spoil the property, or will be a case of over-development (thus making an extension nonsensical from an economic perspective), then it is best to move. But if an extension will improve the existing home, adding both space and value to the property, then it makes complete sense.

2. Get the size right Getting the right size for an extension is probably the biggest challenge to the owner and the designer. There is no set rule, but many times extensions are added to buildings that have spoilt the original house because they are too big and dominant.

When thinking about additional spaces, consider how they can combine or improve existing spaces, rather than simply adding more.

3. Respect neighbouring properties

• They don’t have to tidy up all the time, and there are fewer arguments over the toilet

One of the biggest questions on a semi or a terrace property is the effect that the extension or alteration has on its neighbour’s property. Try to design your new extension with respect and awareness to neighbouring houses. Can you avoid overlooking or overcrowding? Many extensions become so large that they appear to join up separate houses, creating terraces where they were never intended. So, how much will it cost to build? It is always better to build with better materials and better design than build more space of less quality. If you are going to build large and can’t afford everything, then plan to fit out the space later rather than cheapen everything.

4. Prepare to live through the mess

• The builders can turn power, water and heat off

Most people have to stay while building goes on, so agree ground rules on access and use of the toilet. Seal up as many rooms as possible and invest in dustsheets to protect furniture, as plaster dust seems to get everywhere. Above all, keep smiling throughout the process and think about why you started.

5. Assess the difference between cost and value When you are planning your build, work through the costs at the beginning. Only you can decide what constitutes good value. The cost can be determined by the quantity surveyor or the builder but only you, the client, can say if that is worth it in monetary, enjoyment or usefulness terms. Good luck!

If you are extending and living in the house then prepare for disruption, mess and dust. Many people live in the house throughout and come to regret it. If you can move out and leave the builders to get on, there are real advantages:

Solar Panels Solar panel electricity systems, also known as photovoltaics (PV), capture the sun's energy using photovoltaic cells. These cells don't need direct sunlight to work – they can still generate some electricity on a cloudy day. The cells convert the sunlight into electricity, which can be used to run household appliances and lighting.

> The benefits of solar electricity Cut your electricity bills. Sunlight is free, so once you've paid for the initial installation, your electricity costs will be reduced. Get paid for the electricity you generate. The UK government’s Feed-in Tariff scheme pays you for the electricity you generate, even if you use it. Sell electricity back to the grid. You will also receive another payment for the electricity you export through the Feed-in Tariff scheme. Cut your carbon footprint. Solar electricity is green renewable energy and doesn't release any harmful carbon dioxide or other pollutants. A typical home solar PV system could save around 1.2 to 1.7 tonnes of carbon per year.

> How do solar panels (PV) cells work? PV cells are made from layers of semiconducting material, usually silicon. When light shines on the cell it creates an electric field across the layers. The stronger the sunshine, the more electricity is produced. Groups of cells are mounted together in panels or modules that can either be mounted on your roof or on the ground. The power of a PV cell is measured in kilowatts peak (kWp). That's the rate at which it generates energy at peak performance in full direct sunlight during the summer. PV cells come in a variety of shapes and sizes. Most PV systems are made up of panels that fit on top of an existing roof, but you can also fit solar tiles.

Solar tiles are designed to be used in place of ordinary roof tiles. A system made up of solar tiles will typically cost about twice as much as an equivalent panel system. Solar tile systems are not normally as cost-effective as panel systems, and are usually only considered where panels are not considered appropriate for aesthetic or planning reasons. Solar PV needs little maintenance – you'll just need to keep the panels relatively clean and make sure trees don't begin to overshadow them. In the UK panels that are tilted at 15° or more have the benefit of being cleaned by rainfall to ensure optimal performance. Debris is more likely to accumulate if you have ground mounted panels. Once fitted, your installer should leave written details of any maintenance checks that you should carry out from time to time to ensure everything is working properly. This should include details of the main inverter fault signals and key troubleshooting guidance. Ideally your installer should demonstrate this to you at the point of handover. Keeping a close eye on your system and the amount of electricity it’s generating (alongside the weather conditions) will familiarise you with what to expect and alert you to when something might be wrong. The panels should last 25 years or more, but the inverter is likely to need replacing some time during this period, at a cost of about £800. Consult with your installer for exact maintenance requirements before you commit to installing a solar PV system.

- You're in safe hands Newcastle’s first independent safe deposit box facility is celebrating its busiest year to-date.

ewcastle Vaults opened in 2016 after a £1 million investment transformed the 1,500 sq ft basement at Cloth Market in the city into a stateof-the-art vault which includes surveillance technology such as seismic shock sensors, round-theclock monitoring and biometric identification technology.

The vault offers upwards of 1,000 safe deposit lockers, protected by cutting edge security and sophisticated technology, which surpasses the standards set by banks. It allows private individuals and businesses to safeguard their most valued possessions in a secure vault. Access to the vault is granted through a navigation of personal identification, biometric scanner, customer code and digital photo recognition. Co-founder Séamus Fahy says the Newcastle facility has been one of the busiest and most successful in the group, which has 3 other vaults in Scotland, Ireland and Liverpool. The vault, which employed 10 staff when it launched, has now increased this number to 15 staff to meet demand. Co-founder Séamus Fahy said: “This is our first facility in the North East and the response has been excellent, with clients coming from both businesses and private individuals.

“This is our busiest and most successful year to date, with many businesses now using the facility to store important documentation and back-up memory devices. We are also the preference for companies wanting to store cash, due to our generous opening hours and discrete location in the city centre. “The Newcastle opening is part of our ambitious plans for further growth across the UK. We have achieved so much within our first few years and have exciting plans ahead for Newcastle.” The smaller boxes we rent are ideal for the storage of jewellery, cash, valuable coins and computer back-up discs while the midrange boxes are designed to keep papers, house deeds and other important documents as well as larger valuables.
