HOUSE VIEWING TIPS:

What should you look out for when buying a new home? Buying a home is one of the biggest purchases you are ever likely to make, which is why it seems odd that most buyers spend just 20 minutes looking at a property that could be their home for years.

of the best amenities to look out for are schools, transport links and local shops. It’s also worth finding out if there are any pubs nearby which could attract a rowdy crowd on an evening, and revisiting at rush hour and weekends to see the differences.

That’s why making sure you know what you’re looking for is paramount, and so we’ve put together some of the most important things to look out for when you are viewing properties.

Look for the sun: A south-facing garden gets all of the sun which means you get to enjoy your garden through until sunset, whereas a north-facing garden will normally be blocked by your house.

What’s in the area: Spend half an hour walking around the area to see how close the things that matter to you are – some

Check for damp: Keep your eyes peeled for any signs of damp. Flaky plaster and watermarks are tell-tale signs, especially

Room for a car: Does the house come with off-street parking? If there are just a small number of spaces near your new abode it could mean that you will have to park further away from your house, which could lead to increased insurance premiums.

near the ceiling and around the skirting boards. If you can’t see any physical marks, you might smell them as it can also give off a musty aroma. Ask about bills: Don’t be afraid to ask about monthly outgoings as they can be a big factor, especially on top of your mortgage. Get a rough idea of gas and electrical bills, council tax and water. Of course you can shop around once you have completed the purchase of your home but this will give you a starting point. Stay connected: We live in an age where mobile phone and Wi-Fi signal is extremely important. Make sure to take your phone to viewings and check the signal strength and internet strength. If the current owner is unsure, there are a number of free broadband checker websites which will give you a good indication.

Why choose to sell in summer? When it comes to selling your home in summer, rumours tend to circulate. Often described as ‘a bad time to sell’ thanks to the amount of prospective buyers who may be taking a summer break, the season often sees would-be-sellers hold off until autumn.

But is this the right decision? There are a number of reasons why there’s no better time to get your property on the market.

especially parents, take time off without necessarily leaving the area. Having more time to visit your property can only be an advantage.

Lighter, Brighter Days: Your property will always look better in the sunshine, and while no one can guarantee the weather will be perfect, at least there are more hours of daylight to show off your home at its best.

Avoid the Seasonal Slow Down: As we all know, selling your home can take time. In general, interest begins to slow in October as no one wants to risk being uprooted over the festive period so why not make sure you’re maximising on the length of time you have to sell?

Curb Appeal: Selling your home isn’t just about the bricks and mortar. Summer is the best time of year for your garden, and a garden in bloom will make your property seem a lot more desirable. More Free Time: Just because you aren’t at work, doesn’t mean you’re travelling abroad. A lot of workers,

Synchronise with the School Year: For many buyers, especially those moving from different areas, it’s important to think about the school calendar. No one wants to pull their child out of school mid-way through the year, and moving home in summer will cause the least disruption.

Guide to the perfect garden As summer approaches, many home owners will once again turn their attention to their properties’ exteriors; but what makes the perfect garden? And how easy is it to achieve and maintain? It’s first worth thinking about the purpose of your garden - are you looking to create a safe space for children to play, grow your own vegetables, or simply enjoy your surroundings? While every garden is, and should be unique, when it comes to creating the perfect space preparation is always key. Whether you’re planting flowers or vegetables, no two plants are the same - it’s important to consider the needs of everything you introduce so that they will flourish. Considering where light will fall and where water will gather are good first steps.

A lawn is the focal point of most gardens, and ensuring your lawn is neat and healthy can go a long way in improving your garden’s overall appearance. Feeding your grass with a fertiliser will also make it greener and thicker, which will in turn help it avoid weeds and moss. For those looking to embrace the season, planting summer bulbs is a great way to add a splash of colour without taking up too much space – especially if they are planted in a border or hanging pots. Making sure to dig individual holes for each bulb, and planting in warm soil will ensure the best results. Another great addition to every garden is a pond or water feature. As well as providing a great home for wildlife, ponds provide a great focal point and are easy to look after. Early summer is the perfect time to create a pond, so why not put your green-fingers to the test? So, as every garden is unique, creating the perfect space really depends on personal taste, but making subtle changes can really help to create an outdoor environment you can be proud of.

SUMMER STYLE:

home furnishing trends for the season

When it comes to summer, we can’t wait to hide away the winter wardrobe and add a splash of colour – so why should our homes’ interiors be any different?

Say goodbye to heavy curtains: Letting in the light is imperative when it comes to making the most of the summer. Replacing heavy curtains with gauze will make sure your home feels bright and airy even on rainy days. Introduce outdoor furniture: Adding patio furniture and creating an attractive outdoor space will give you a great excuse to enjoy al-fresco dining and make the most of the warmer weather.

While we appreciate you can’t change the entire look of your home every season, there are some great ways to welcome the summer without breaking your bank balance.

Fill your fireplace: While you won’t be lighting your fire over the summer months, that doesn’t mean you shouldn’t use your fireplace. Placing flowers or candles in the hearth can create a fantastic feature.

Add pops of colour: By adding bold paintings or bright, fresh flowers, you can change the feel of your room in an instant. Lightening your lights and darkening your darks creates great contrast.

Add fresh pillows, bedding and cushions: While your pillows and bedding will change much more frequently than with the season, the start of summer provides a great opportunity to find something new. Why not try

something bold? Style experts say that this season’s colour trends are lime green and sunshine yellow. Hang extra mirrors: Mirrors are a great way to reflect the light – creating the illusion of even more light and space throughout the household. Bring the outside, inside: As much as you might like to, you can’t spend the entire summer outdoors, so why not bring a touch of the outside, inside? Shells, sand and bamboo make great statement pieces. Think nautical: While most trends come and go, classic nautical items and colours never go out of style. Whether it’s pastel striped cushions or seaside canvases, why not purchase a few key pieces which you can increase year on year?
