DIY vs Professionals: Is it really better to Do It Yourself? When it comes to making home improvements, it’s easy to cut costs with ‘do it yourself’ projects that could save both time and money? But is it really worth it?
DO: Consider the costs. While it will more often than not be cheaper to do it yourself, it’s worth considering the equipment you’ll need to buy – something which most professionals will already own.
When it comes to ‘doing it yourself’, it’s important to consider the does and don’ts.
DO: Seek advice. Just because you’ve chosen to do it yourself doesn’t mean you can’t ask for help. A lot of your friends and family may have already carried out similar projects
DO: Shop around. If you are using a professional, there’s no need to stick with the first quote you receive. Comparing quotes from multiple suppliers could save you a lot of money in the long run.
DON’T: Rush in. When you first move into a property there’s a tendency to take on too much, too fast. Whether you’re doing the work yourself or paying someone else, there’s no need to do everything at once – you can save yourself a lot of stress by spacing out tasks. It will even be more enjoyable that way!

The Must Haves: Building Regulations Do contact your local council to ensure you have sign off for your projects before you get started. There’s nothing worse than making changes, only to find that they don’t comply with regulations. Gas Works It’s very important that you don’t try to carry out any necessary gas works yourself. This can be extremely dangerous and is always best left to the professionals. Electrical Certification Again, it’s important that any major electrical work is carried out by a licenced professional, and do make sure that you receive a certificate which confirms that the work is up to code. Most electricians can self-certify and these documents are vital when it comes to selling your property.

Funding
Why make enquiries?
There are various ways in which to fund your purchase and it is important to arrange your funding early. For first time buyers, the Help to Buy ISA can prove particularly useful; it allows you to save a maximum of ÂŁ200 a month towards your first home and the government will boost your savings by 25%.
It is important to make enquiries before exchange of contracts to be sure that there are no underlying issues with the title to the property, and that the seller holds the necessary certificates. It is vital to ensure that you buy the property having been fully informed.
Arranging a survey
Searches
A survey provides information on the internal and external condition and structure of the property. It is important to have a survey done prior to exchanging contracts as it could indicate whether any works need to be carried out at the property or any fundamental issues that arise with the structure of the property.
We always recommend carrying out searches on the property so that enquiries can be made into the surroundings of the property. In the Durham area, we typically commission a water and drainage search, environmental search, coal mining search and local authority search. These help us in investigating the property more fully and they examine different issues to the survey.

What is completion?
Exchange of contracts is when the purchase becomes legally binding. Up until this point, either party can withdraw from the transaction. This makes it particularly important that all enquiries are raised and satisfied prior to exchange of contracts.
Completion is when monies change hands and the keys are released to the buyer. Most importantly for you; you can now move into your new home!

Should you replace your boiler? As the winter draws closer, it’s time to consider whether or not you could benefit from a new boiler.
W
hile your current heating system might be working well at the moment, it’s always worth thinking about a service ahead of the cold snap when your supplier will undoubtedly be busier and you may have to wait a great deal longer for a call out. If you’re still relying on a conventional boiler (often referred to as a hot water tank), it may be worth upgrading to a combi boiler or system boiler; both of which save space in your home and allow for access to hot water as and when you need it.
Similarly to a conventional boiler, a system boiler uses a hot water storage cylinder, but removes the need for an additional cold water tank. You’ll need to heat the water prior to use but a good level of hot water can usually be maintained by ensuring that the tank is heated around three times a day; once in the morning, once early afternoon and once early evening. A combi (or combination) boiler is the system which is installed in most modern homes and is often the preferred choice as it provides both hot water and heat for your radiators on demand.

Of course this system does still have its cons, the main one being that it is only capable of performing one task at a time – for example, you couldn’t wash the dishes while someone else showers. Whatever your choice, the most important thing is to ensure that your system is serviced regularly, in order to avoid any nasty surprises once winter hits!

Unlike the majority of investments, buying a second home could actually result in you making money right away as many investors will often choose to let the property at a much higher rate than their mortgage repayments.

Others will choose to keep their second home unoccupied, and will use this time to make improvements which will allow them to sell the property at a higher value in a matter of months or years’ time. Another important decision is where to buy as some locations will be more desirable than others. For example, if you’re looking to let to students, a city centre location is a must, but if you’re hoping to sell, you might want a property on the outskirts.
