DIY vs Professionals: Is it really better to Do It Yourself? When it comes to making home improvements, it’s easy to cut costs with ‘do it yourself’ projects that could save both time and money? But is it really worth it?
DO: Consider the costs. While it will more often than not be cheaper to do it yourself, it’s worth considering the equipment you’ll need to buy – something which most professionals will already own.
When it comes to ‘doing it yourself’, it’s important to consider the does and don’ts.
DO: Seek advice. Just because you’ve chosen to do it yourself doesn’t mean you can’t ask for help. A lot of your friends and family may have already carried out similar projects
DO: Shop around. If you are using a professional, there’s no need to stick with the first quote you receive. Comparing quotes from multiple suppliers could save you a lot of money in the long run.
DON’T: Rush in. When you first move into a property there’s a tendency to take on too much, too fast. Whether you’re doing the work yourself or paying someone else, there’s no need to do everything at once – you can save yourself a lot of stress by spacing out tasks. It will even be more enjoyable that way!
6 |
The Must Haves: Building Regulations Do contact your local council to ensure you have sign off for your projects before you get started. There’s nothing worse than making changes, only to find that they don’t comply with regulations. Gas Works It’s very important that you don’t try to carry out any necessary gas works yourself. This can be extremely dangerous and is always best left to the professionals. Electrical Certification Again, it’s important that any major electrical work is carried out by a licenced professional, and do make sure that you receive a certificate which confirms that the work is up to code. Most electricians can self-certify and these documents are vital when it comes to selling your property.

Funding
Why make enquiries?
There are various ways in which to fund your purchase and it is important to arrange your funding early. For first time buyers, the Help to Buy ISA can prove particularly useful; it allows you to save a maximum of ÂŁ200 a month towards your first home and the government will boost your savings by 25%.
It is important to make enquiries before exchange of contracts to be sure that there are no underlying issues with the title to the property, and that the seller holds the necessary certificates. It is vital to ensure that you buy the property having been fully informed.
Arranging a survey
Searches
A survey provides information on the internal and external condition and structure of the property. It is important to have a survey done prior to exchanging contracts as it could indicate whether any works need to be carried out at the property or any fundamental issues that arise with the structure of the property.
We always recommend carrying out searches on the property so that enquiries can be made into the surroundings of the property. In the Durham area, we typically commission a water and drainage search, environmental search, coal mining search and local authority search. These help us in investigating the property more fully and they examine different issues to the survey.
The Conveyancing Process: First Steps
The Conveyancing Process: Pre-contract Enquiries
How long does a typical transaction take? This can vary dramatically depending on different factors. We will always do all we can to ensure that any of your timescales are met, but we find that a typical transaction takes between 6-8 weeks.
3
4
What is exchange?
What is completion?
Exchange of contracts is when the purchase becomes legally binding. Up until this point, either party can withdraw from the transaction. This makes it particularly important that all enquiries are raised and satisfied prior to exchange of contracts.
Completion is when monies change hands and the keys are released to the buyer. Most importantly for you; you can now move into your new home!
The Conveyancing Process: Making it Legally Binding
The Conveyancing Process: Completion
Do I pay Stamp Duty Land Tax? All transactions over ÂŁ125,000 are subject to SDLT. For all purchases over ÂŁ40,000 a SDLT form must be completed even though no tax is payable. There are additional SDLT fees payable if you are buying a second home.

Could a garage conversion add value to your home? In the past, garages were always seen as a strong advantage when it came to selling your home. Prospective buyers would more often than not pay above the odds for property with an attached garage, but is that still the case?
While the majority of households now own more vehicles than say 10 years ago, the emphasis placed on the importance of a garage has dwindled somewhat; after all, if you’re going to leave one car out on the drive, might as well leave two… The result of this nonchalant approach towards vehicle safety has seen the introduction of more and more garage conversions, particularly over the past decade, and in many cases these alterations will even see you add value to your home. One of the most common uses for garage conversions is to extend an existing room, such as a kitchen or dining area. Where open-plan living is becoming more common, converting a garage allows for additional space – creating a perfect area for entertaining larger groups of guests.
In many cases like this, a half-conversion is used – allowing for more interior space, without fully removing the useful storage capabilities that come with having a garage. Another frequent use, particularly for houses with fewer rooms upstairs, is to create an entirely new room. Be it a bedroom or an office, this is a perfect option for growing families and could prevent the need to move when more children come along. So, if you’re considering converting your garage, why not give your local Robinsons team a call today!

You still have time to sell by auction before summer’s over It’s very straightforward; simply enter your property at auction with no estate agency fees to pay, and you could have sold whilst the Great British summer is still… reasonably warm.
The modern method offers fixed yet realistic timescales to sell and move, with 28 days to secure the sale and a further 28 to complete. The extended timeframes enable the typical residential buyer to arrange a mortgage as their method of payment. This allows 100% of the buyer market to show interest in your property, unlike the traditional method of auction. The additional time also gives the buyer the opportunity to carry out all due diligence and make an informed decision – reducing the chances of them dropping out at a later date and causing potential delays.
22 |
Developed by Robinsons auction partners IAM Sold, the Modern Method of Auction offers an array of perks that has made selling at auction the best choice for hundreds of happy vendors. “My husband and I would like to thank all those concerned in the sale of our property, for the pleasant, helpful and professional way things were handled. Thank you.” M. Parklin, vendor
What happens next? If you choose to enter your property at auction, we will carry out a free property valuation. We will discuss and ensure we agree on a starting bid (the price your property will be marketed at to generate interest) and a reserve price (the price that your property will not sell for less than.) This ensures you receive the price you desire, if not more. Should you wish to discuss this service in more detail, please don’t hesitate to call the Robinsons auction team on 0191 239 0802.
