Welcome Welcome to the first edition of Robinsons’ home magazine.

Spring is a time of new beginnings and we are launching our publication by bringing you some considered advice for home seekers and for the more entrepreneurial among you who are looking to take the next step and let out a property. As confidence returns to the market we have noticed a vast increase in the amount of property viewings, offers, lets and sales being agreed. Property is selling at the right price, and we are very glad to be providing our clients with a quality service at a reasonable price. The Derry, Long Newton

It’s out with the old and in with the new at The Derry, Long Newton. Last year saw a fresh start for the former Londonderry pub, which introduced new management and spent three months carrying out a major refit. After spending 15 years in the business, Chris Driver spotted the potential and took on the new venture, and after putting in an incredible amount of work has seen the pub go from strength to strength. The refit brings a new look throughout, giving the pub a cosy, country feel and the fun doesn’t stop in the bar, a new kitchen has been installed and the food at The Derry has been met with rave reviews. The traditional pub menu, not without a few twists, has been put together using the freshest of ingredients, sourced from local suppliers from across the region. From delights such as starters like black pudding and Scotch eggs and baked queen scallops, to mains including a hot seafood platter and steak and Guinness pie, the varied menu is always changing. Just remember to save room for dessert… the double chocolate brownie is pretty special! A new bar area has also been added, offering a wide range of real ales, guest ales and a gin and tonic menu designed by Fever Tree.

Tips For Letting Your Home As the need for large deposits for homeowners continues, the UK is seeing an unrelenting growth in people looking to rent homes rather than buy. If you have the opportunity to let out a property, it can be a great way to gain some extra income. Letting also gives you the great opportunity to hold on to a property to sell at a later date when the economy improves. We’ve put together some of our top tips for you to consider before putting your property on the lettings market: Keep your lender in the loop: Failing to tell your mortgage lender of your plans to let out your property usually means you’re breaking the terms and conditions of your contract. Before letting out a property you will need to obtain a consent or lease from your lender. As long as your finances are in order, and your application is honest, this shouldn’t be a major issue with most lenders.

Agents: If you have little experience in letting out properties, seeking out a good agent could be key in getting a tenant for your property. Agents can help with valuing a monthly rent charge, advertising, finding tenants and drawing up contracts. Who do you want in your house? When you let out your property you need to think about who you want to be living in your home. Are you happy with families with small children? Is it ok to rent out to smokers or people with pets? Get an idea who you are looking for and request to meet them before you sign any contracts. Keep decoration simple: Keeping your property neutral will help you attract a higher number of potential tenants as not all tastes are the same. Painting walls white will give your home a clean feel and keep your home looking fresh ahead of viewings.

Keep yourself covered: Maintenance is important to keep your tenants happy and renting over a long period. General wear and tear is inevitable, therefore keep in mind fixtures, fittings, appliances and carpets will need fixing in the future. Health & Safety: When letting a property you must conform to all areas of the Housing Health and Safety Rating System and guidelines set out in set out by the Health and Safety Act 2004. As a landlord, it’s your responsibility to ensure annual checks are carried out on items such as gas, water and electricity, and that any repairs are completed when necessary. Do the maths: Make sure that letting is financially viable for you. The money you make should at the very least cover the mortgage cost, hopefully with a little bit extra to go towards any maintenance and repairs needed on the property.

Keep yourself covered: Make sure to take out landlord insurance and update any building and contents insurance you already possess. Landlord insurance will protect your property, your tenants and your investment as a whole.

North East Business Is Booming When it comes to choosing your next home, there’s never been a better time to buy in the North East. Once seen as an area of unemployment likened to the USA’s Detroit, there’s no denying that the region is now beginning to flourish once again.

Those who look at the region from the opposite end of the A1 may still believe that whole of the North East is staring down the barrel of impending spending cuts, but the reality is our businesses are not telling tales of woe - in fact, it’s quite the opposite.

The region has also seen an increase in executive level recruitment across the board, with agencies in the area reporting an increase in demand for staff in business and professional services, digital and creative industries, manufacturing, logistics and the public sector.

Success is being driven by engineering and manufacturing companies, of which Nissan is of course a key player, but small and medium sized enterprises are also enjoying rapid expansion.

Obviously there is still a long way to go to ensure that businesses in the North East are presented with the same opportunities to grow as their counterparts closer to the capital, but unemployment in the area is faster-falling than any other region.

Part of this success can be attributed to the Brexit decision, which has seen the region experience income growth thanks to the pound becoming 20 per cent weaker. As the North East exports more than it imports, we are benefitting.

One thing’s for sure, being part of the Northern Powerhouse is certainly something to be proud of.

Taking place across the first weekend of April, the Bishop Auckland Food Festival will return once again - offering up culinary delights from across the North of England. The event will see live shows by celebrity chefs, kids clubs, masterclasses, and market stalls alongside a diverse range of pop-up restaurants.

South Shields’s Arbeia Roman Fort and Museum will play host to the Roman Spring Festival across the Easter weekend. Celebrate everything from ‘Veneralia’ (the festival of Venus Verticordia – goddess of love and marriage) to Cerialia (the festival of games in honour of Ceres - the goddess of agriculture). You’ll be able to visit the Roman market, and watch traditional performances including a roman weapon display.

The Great North Museum located in the centre of Newcastle houses everything from a life-size Tyrannosaurus Rex to Egyptian mummies. From April 8th, the museum will be running a new exhibition exploring the role and daily life of the Roman army’s cavalry forces.

There are some fantastic things going on all across the North East over the next few months, and we’ve rounded up a few of the best for you.

The Great North Festival of Transport, Beamish Museum March 29th - April 23rd Beamish Museum is once again hosting the Great North Festival of Transport, which continues to grow every year. Taking in three events including the Old King Coal festival, which celebrates the north east’s rich mining heritage. The Great North Steam Fair, showing off an amazing line-up of visiting vehicles and Beamish transport. Then finishing with the Horses at Work weekend with horses in use around the site and magnificent cavalry displays.

Camping at Kielder Water Northumberland’s Kielder Water has some truly beautiful spots. With fantastic walking and biking routes to travel around, it’s the perfect spot for a beautiful day out. And with some great camping spots available, night time stargazing is an amazing experience.

High Force Waterfall, Teesdale Get out of the towns and cities and take in the picturesque High Force. This spectacular waterfall is 70ft and is the largest waterfall uninterrupted in England. The area has some beautiful forest walks that the falls run through along with a number of picnic spots.

Durham Cathedral One of Britain’s very first world heritage sites, Durham Cathedral is a truly breath-taking site. Take in the sights of the cloisters, cathedral church and the monks’ dormitory. With talks, performances and special exhibitions always taking place, you could see something different on every visit.

The Alnwick Garden The beautiful Alnwick Garden is full of fun walks around its displays and the gardens have a number of events running throughout spring including arts and crafts, an Easter trail and throughout March the garden has been taken over by a number of fairy tale displays.
