Page & Turnbull is a mission-driven architecture, historic architecture, and planning, firm that focuses on the renovation, rehabilitation, and adaptive reuse of existing and historic buildings and sites. We believe that the creative reuse of existing and historic buildings helps to strengthen communities, address issues of resilience and sustainability, and promote diversity/equity/inclusion. Our efforts were recognized by Fast Company as one of the most innovative architecture firms for practicing equitable preservation.
What differentiates us from traditional architecture and preservation firms is our three studios—Architecture & Design, Cultural Resources Planning, and Preservation Technology/Materials—that function as one firm. Our approach to projects is holistic and often our project teams include members from each studio: understanding the history of the place and of materials enhances our ability to work with existing and historic buildings.
In addition to architecture and planning projects, Page & Turnbull is well-versed in the entitlements process, the use of the California State Historic Building Code, securing Federal Historic Tax Credits, navigating CEQA, and implementing other preservation tools. All our senior staff meets the Secretary of the Interior’s ProfessionalQualificationsStandards (SoIPQS) in their disciplines. Page & Turnbull’s Preservation Technology Studio specializes in the assessment and development of conservation treatment for 19th and 20th century historic construction materials and assemblies.
We understand the tectonics of historic buildings and their components, know how materials work together, and how to repair them. Our focus is on ensuring the building is water-tight, safe, and that repairs meet the Secretary of the Interior’s Standards, and prolong the life of your building.
Our materials specialists are experts in performing hands-on assessments, applying the California State Historic Building code, employing traditional and digital technologies to develop thorough repair documents, and using software that integrates with CAD, Revit, and other programs.
UCSF Clinical Sciences Building
Page & Turnbull served as preservation architect for the rehabilitation of the UCSF Clinical Sciences Building: an impressive seven-story, steel and concrete, Streamline Moderne structure. Our primary focus was repair of materials façade, beginning with a preliminary study then a more detailed investigation to determine the stability of materials, assess existing conditions, and identify areas of repair.
Our materials specialists and architects worked closely with a structural engineer and contractor to assess the condition of various architectural elements and details, original windows, and exterior cracks. Notably, we successfully restored the original decorative entry while accommodating universal access.

UC Berkeley Sather Tower
Page & Turnbull served as the conservation consultant for the seismic stabilization of this iconic, marble-clad campanile, built in 1914 and repairs to the 9’-tall bronze lanterns. The success of the project was contingent on our team’s ability to collaborate closely with a structural engineer and waterproofing specialists.
Old Orange County Courthouse
CalTech Steele Laboratory Building
Page & Turnbull performed field surveys, consulted with engineers and concrete restoration contractors, and coordinated laboratory testing of materials in order to design innovative solutions for the deterioration of the 1960s building’s aggregate-surfaced, pre-cast concrete cladding.
As Architect of Record, Page & Turnbull led the multi-phase restoration of the Old Orange County Courthouse—a Richardsonian Romanesque style building originally built in 1901 and listed individually in the National Register of Historic Places in 1977. Page & Turnbull produced bid documents to repair, restore, and maintain the exterior red sandstone walls and granite masonry, as well as the wood-framed windows and gabled metal roof. The award-winning restoration was completed in two phases in order for the civic building to remain in operation. Our facade assessment included an initial visual assessment from grade followed by upclose investigation with a lift. We also performed materials testing and trial mock-ups as part of the development of the bid documents and repair specifications.

Page & Turnbull was the first architecture firm in California to dedicate its practice to renovating, rehabilitating, and reusing existing and historic buildings. Our impact can be seen in cities, parks, and on campuses throughout California.
Since its founding 50 years ago, Page & Turnbull’s projects include more than 50 National Historic Landmarks and 300 National Register or California Register listed buildings.
We know that every preservation project is unique, not just because of the client’s program, but also because historic buildings age differently, are added to and modified differently, and often have unforeseen condition. But historic buildings also offer opportunities—like creating an opening in the second floor of the Ferry Building to allow for more light, or at The Cheech to create a grand welcoming space that accommodates a 26’-tall art work.
UC Los Angeles Pritzker Hall
As preservation architect, Page & Turnbull completed an initial evaluation and consulted on proposed design elements to ensure this Paul Revere Williams-design building retained its historic status and character. Garnering a NOMA & a 2023 AIA/National Design Award, the building is home to UCLA’s Psychology Department.
The evaluation determined that the Tower met Criterion A/1 for listing in the National Register and California Register as part of UCLA’s 1960s period of expansion and modernization of its campus architecture. Franz Tower is also significant under Criterion C/3 for its Late Modern design by Williams and Coyne, who was a partner in Williams’ firm. For the subsequent seismic retrofit and lobby improvement project, Page & Turnbull served as the preservation design consultant to ensure the project was compatible with the building’s historic character and that it retained its historic status.

UC Berkeley Bakar BioEnginuity Hub
The adaptive reuse of the Berkeley Art Museum, a brutalist building that was unusable due to structural deficiencies, resulted in Bakar BioEnginuity Hub—a LEED-Gold, modern life science lab. Page & Turnbull documented the building’s historically important spaces and consulted on their repair and repurposing into a state-of-the-art facility for start-ups.
Stanford Medical Center, Hoover Pavillion
Page & Turnbull, as preservation architect for the adaptive reuse of the Old Palo Alto Hospital, restored the exterior of the 1931 terracotta facade building, including rebuilding the spire. Once the Palo Alto Hospital, the building is now used for medical offices.
The Webb Schools Stockdale Community Center
Page & Turnbull’s adaptive use and rehabilitation of Hooper Center brings contemporary uses to a historic building. Originally constructed in 1931 and repurposed as a student center in the 1980’s, the building underwent a significant upgrade in 2018 to elevate its status as Webb’s homebase for students, faculty, and staff.
The newly improved building provides a comfortable place for individuals and small groups to rest, socialize and work in a casual atmosphere, as well as holding space for larger community gatherings. The design strengthened indoor-outdoor connections, increased building envelope performance and day lighting, provided an uplifted first impression of the campus, and honored the history of the building by salvaging and reinstalling historic elements such as the original maple flooring and historic stained glass windows.

It is difficult to imagine a thriving campus or community that does not provide opportunities for experiencing the arts. Exposure to the arts encourages us to think differently about the world around us. Historic buildings—whether completely reimagined or adapted to meet contemporary accessibility and systems standards—offer unparalleled visitor experiences.
Page & Turnbull has worked as architect, preservation architect, and preservation consultant for museums and theaters throughout California. Our wide range of in-house specialties enables P&T to work at all scales from repairing and restoring historic materials to reimagining and adaptively reusing a former US Army barracks (1880) as the Walt Disney Family Museum or converting an auditorium (1970) at The Webb Schools into the Susan A. Nelson Performing Arts Center.
UC Los Angeles Nimoy Theater
Built in 1940 as The Crest Theater, the Nimoy—named for Star Trek-actor Leonard Nimoy—is a new performance space for UCLA’s Center of the Performing Arts. The Nimoy provides space for contemporary performances and creates a dynamic hub for artistry. Page & Turnbull was preservation architect for the project. One of the most interesting aspects of the project is that the most historically significant aspect of the theater is not from 1940, but from the 1980s when it underwent a rehabilitation and Art Deco reimagining. It was then that noted Disney artist and theater designer Joseph Musil executed a hand-painted mural, evoking the atmosphere of 1930s Hollywood, in the theater’s auditorium. The Nimoy is a Los Angeles Historic Cultural Monument. Page & Turnbull, which has a long-term on-call contract to provide historic preservation services to UCLA, originally advised the university regarding the purchase of the former Crest Theater.

The Greek Theater at Griffith Park
Built in 1930 and regarded as one of the top ten historic amphitheaters in the US by the National Trust for Historic Preservation, The Greek has hosted everyone from Sinatra to Santana, Sir Elton to Queen Aretha. Page & Turnbull served as the historic preservation consultant for several quickturnaround projects completed during the few off-season months.
The Webb Schools Copeland Donahue Theater
Page & Turnbull was the architect for a new black box theater for the historic Webb Schools. The Copeland Donahue provides students a space in which to learn and experiment in theater technical arts and to stage productions. It is a 60-seat theater, classroom, and digital recording studio built in materials and forms influenced by extant buildings on campus.
The Cheech Marin Center for Chicano Arts & Culture
This former mid-century library has been reimagined and renovated into the Cheech Marin Museum for Chicano Art & Culture. Part of the Riverside Art Museum, the 60,000 SF building houses Cheech’s collection of Chicano Arts—one of the largest such collections in the world—and serves as a new community and cultural center for Chicano people and the region. Page & Turnbull served as architect of record and preservation architect. The project began with a conditions assessment, program development, and a feasibility study. The design carefully integrated into the historic building new structural, MEP, lighting, and security systems capable of serving a world-class museum that is open and welcoming. A highlight includes a 27’ x 38’ cut-out in the second-floor floor plate to create a doublevolume lobby space featuring a massive lenticular artwork by the Del La Torre Brothers. Key design features, such as historic light fixtures and the original grand staircase—built of stainless steel rods and translucent polyester panels—were fully restored.

Residential Rehabilitation
Amidst the rising demand for housing, our team has adapted to deliver modern living spaces that enhance communal residences within existing and historic structures. Our expertise spans across market-rate, affordable, and education sectors.
Page & Turnbull has experience designing and delivering market rate and affordable housing in historic building, designing both unit layouts and common space amenities while retaining the character-defining features. On campuses, including Stanford University and The Webb Schools in Claremont, we have experience working in the ‘off season’ to safely and seamlessly integrate technology, electrical, and HVAC upgrades; provide accessibility improvements, and refresh finishes.
The Tioga
Page & Turnbull was architect for the rehabilitation and adaptive reuse of the historic Hotel Tioga (1928) in downtown Merced. The project included facade restoration, demolition and rebuilding of all units, a warm shell at the mezzanine level for office use, new ground floor tenant amenities, rehabilitation of the lobby, and other significant features. Mechanical, electrical, and plumbing systems were replaced, and seismic improvements and a fire sprinkler system were added for safety.
The building provides 70 market-rate residential units, 20 of which are adaptable for persons with disabilities. It primarily serves UC Merced graduate students. The project received awards from the California Preservation Foundation and Chicago Athenaeum.

Stanford University Roble Hall
Page & Turnbull led the rehabilitation of Roble Hall, Stanford’s oldest and largest student housing facility. Scope included improved life safety and accessibility, seismic upgrades, new code-compliant and energy-efficient building systems, new elevators, and refurbished public spaces and student rooms.
Washington View Apartments
UC Berkeley University House
As architect, Page & Turnbull led a campaign for interior improvements, fire and life safety upgrades, installation of a new elevator and ADA restrooms, and renovations to the banquet kitchen.
Page & Turnbull served as historic preservation architect—supporting our client and their architect in repairing, rehabilitating, reconstructing, and adaptively reusing the two-plus story historic mortuary and garage. The former Pierce Brothers Mortuary and attached garage have been transformed into a 122-unit low-income elderly residential housing development. Designed by Meyer & Holler, the building was designated as a City of Los Angeles Historic-Cultural Monument in 1993 as an excellent example of Spanish Colonial Revival Architecture. In October 2018, much of the historic mortuary building was damaged in a fire, and subsequently “Red-tagged.” While the rear of the building was demolished, the primary elevations, chapels, and courtyard along Washington Boulevard was salvaged. The work fully retained and reused these historic features, integrating them into the reconstructed rear of the property. The repaired, rehabilitated, and reconstructed building were adapted to provide 29 affordable senior housing units and a community space in the former main chapel.

We excel at delivering diverse projects on time and on budget, from large-scale campuses to intimate learning spaces. Our portfolio showcases our adaptability and expertise, including our nimble work on small-scale renovations costing less than $500,000.
This work includes designing tenant improvements, implementing accessibility upgrades, addressing deferred maintenance issue, and other work that often requires fast response and stringent delivery deadlines. While the budgets and schedules may be tight, there is always room for efficient project delivery and design creativity.
Maxwell Hanrahan Headquarters
Maxwell Hanrahan Foundation, an NPO that funds artists and scientists, selected space at Fort Mason Center for Arts & Culture to create their first office. As their architect, Page & Turnbull, offered creative solutions and designed a flexible workplace that maximizes their 1,900 SF footprint and delivers office, lounge, and gallery spaces.
Through thoughtful planning and arrangement, the compact floor plan provides a range of quiet and active spaces and ample room to grow. The spacious central “living room” and adjoining conference room provide meeting and open workspace for staff and doubles as a gallery to display the work of artists supported by the Foundation. The open plan supports collaboration, while private offices offer space for concentrated work.

Weddington House
Known as North Hollywood’s “Mother House,” Page & Turnbull was responsible for the relocation and transformation of this LA HistoricCultural Monument into a place for community activities in the NoHo Arts District. Page & Turnbull was architect of record for the relocation, rehabilitation, and adaptive reuse of this bungalow residence.
The Webb Schools Price Dining Hall
Los Angeles Tennis Club Master Plan
Opened in 1920, the Los Angeles Tennis Club (LATC) provides 16 tennis courts along with pool, gym, dining, and bar facilities to 475 members. In celebration of its 100-year anniversary, the club engaged Page & Turnbull to produce a master plan envisioning upgrades to meet the modern needs of today’s members.
Page & Turnbull served as Architect of Record for renovations to the kitchen and servery at the Price Dining Hall. Designed by architect Allen Siple in 1960, the iconic building is not only central to the campus, but central to campus life. The project included removal and replacement of obsolete kitchen equipment and a new grease interceptor was installed. Mechanical, electrical, plumbing, and lighting systems were upgraded to meet current codes. Redesign of food service areas and dish drop-off/dishwashing areas to better respond to student needs and promote better circulation. Critical to the success of the project was blending extensive new millwork, countertops, and lighting in with the character-defining finished and spaces. In addition, disabled access was upgraded to meet City of Claremont requirements.

UCLA Historic Architecture
Page & Turnbull has been providing historic preservation consultation and historic architecture services to UCLA since 2011. Professional services through on-call contracts and individual projects have included: historic resource evaluations; design consultation; peer review; project review and analysis; feasibility studies; historical nominations/evaluations; California Environmental Quality Act (CEQA) consultation; historical context development; research; preservation planning and guidelines; historic site documentation; and interpretive exhibit planning. Page & Turnbull has held a term contract with JCC since 2018. Our projects have included generator replacements at five courthouses, fire protection upgrades, and, currently, the design of bridging documents for the new Sixth District Court of Appeals in Sunnyvale.

Page & Turnbull is preservation architect on a team led by MRY Architects. We have completed Historic Structure Reports, Cultural Landscape Reports, and other building and site assessments for the US Missions in Canberra, AU, Ottawa, CN, and Cape Town, SA (picturedabove).
Page & Turnbull held a GSA Pacific Rim Region (Region 9) Historic Preservation Term Contract from 1985-2021 (excluding a period of six years). As part of this contract, we completed a Delivery Order for a Modernism Survey to survey approximately 15 modernist (1950 to 1979) buildings located throughout Arizona, California, Hawaii, and Nevada. We have also consulted on a GSA First Impressions Contract; our work on this contract included HBPP updates for several buildings across the country, involving survey (conditions or architectural), photography of significant features and materials; and assessment of original and altered historic fabric. Since 2006, we have executed 32 Delivery Orders under the Region 9 Contract. Our work for the GSA demonstrates our experience in completing a range of services including but not limited to: project planning and compliance services, pre-design and design services, Historic Building Preservation Plan (HBPP) updates, assessing potential project effects through the application of the Secretary of the Interior’s Standards, and building relocations.

Planning & Feasibility Analysis
Our planning services extend from single site evaluations to campus-wide surveys and master plans. We support strategic planning efforts that consider existing context by deep-diving into what is to envision what could be.
Our work supports the University’s mission while balancing future needs by evaluating irreplaceable characterdefining features of historic sites, buildings and spaces while considering change that reflect contemporary learning paradigms, technology upgrades, new user, accessibility improvements, and other factors.

Page & Turnbull is leading the development of a Next Century Plan for UCB’s International House, an intercultural student residence built in 1930.
The Next Century Plan will serve as a roadmap that will allow I-House to function well into the 21st century. The Plan will incorporate a summary of I-House’s history and its significant alterations, identify character-defining features, assess MEP/FP and structural systems, and make recommendations for both essential and desirable improvement. The Next Century Plan will improve programmatic and technical functionality, enhance the resident & user experiences, anticipate technology and infrastructure needs, and make I-House more accessible and resilient.

Orange Coast College Historic Structures Report
P&T completed a campus-wide HSR in an accelerated schedule to accommodate significant new campus uses proposed in the District’s Vision 2020 Master Plan. Our report included condition assessments of all historic buildings, preservation alternatives, and adaptive reuse plans.
UC Berkeley Long Range Development Plan
Page & Turnbull provided support for the UCB LRDP through consultation regarding historic preservation priorities and documentation of existing University-owned resources on the main UC Berkeley campus and surrounding neighborhoods. Page & Turnbull also evaluated the historic significance of six buildings and three landscape areas on the main campus.
CalTech Kerckhoff Marine Laboratory Feasibility Study
Page & Turnbull is preparing a feasibility study for Kerckhoff Marine Laboratory, home of Caltech’s Division of Biology and Biological Engineering program. The study provides an in-depth history of the structure and a comprehensive, sustainable, and cost-effective program for a successful reuse of the historic building. Tasks included: review of existing documentation, assess current building conditions, and meetings with city officials to review regulatory constraints and permit requirements.
The study provides a detailed program for the complete rehabilitation and reuse of the marine laboratory and addresses several key issues and upgrades necessary for the facility to be equivalent to similar laboratories on the main Caltech campus.

Sustainability
As stewards of historic buildings and sites, Page & Turnbull has always recognized our responsibility to retain and reuse the best of our existing structures and historic fabric. We know that the most sustainable buildings are those that already exist - and that reusing them reduces CO2 output by taking advantage of their embodied carbon.
In nearly 50 years of experience, we have responded to the broadening definition of sustainability and the loudening reverberations of climate change in the form of sea level rise, expansive wildfires, and monumental weather events increasing in ferocity and rapidity. While the nature of our work builds on our past, we understand that sustainability is not just about reducing our environmental impact - it necessitates responsive actions to create resilient, livable, and equitable communities. In all our projects we pursue net-zero objectives through passive design solutions, energy-efficient equipment, user controllability, offset through on-site capture, and maximizing the sustainable design & wellness opportunies present in existing buildings. We prioritize resiliency measures to ensure future functionality. For instance, we installed a solar array at The Exploratorium on Pier 15, the first Port of San Francisco property to incorporate this technology. This holistic approach enabled the Exploratorium to become the world’s inaugural net-zero museum while adhering to the Secretary of the Interior’s Rehabilitation Standards.
As a firm, we are implementing changes that will strengthen our commitment to sustainability: reaffirming our commitment to the AIA2030 Challenge and emphasizing professional development to attain LEED AP, LEED BC+D, or WELL certifications for staff. By embracing an interdisciplinary perspective, we strive to lead the way in creating a built environment that is harmonious, resilient, and sustainable for generations to come.
