PRESERVATION ARCHITECTURE Our preservation architecture team is comprised of architects, designers, and materials specialists who are experts at investigating and analyzing materials, securing entitlements, and designing for the adaptive reuse of historic buildings and places. By blending good design, new technology, and sustainable practices, we craft long-life, low-impact solutions to extend the service-life of historic buildings and their character-defining components and materials.
ARCHITECTURE + DESIGN As prime architect, architect of record, and design architect, we collaborate with clients and specialty consultants to design buildings, places, and spaces that are simultaneously contemporary and contextual.
CULTURAL RESOURCE PLANNING Architectural historians and cultural resources planners evaluate historic resources—individual buildings, landscapes, and entire communities—to assess their historic integrity. The studio authors a wide range of award-winning reports, develops and implements mitigation measures, and completes National Register and California Register documentation.

OLD ORANGE COUNTY COURTHOUSE

Page & Turnbull led the multi-phase restoration of the National Register-listed Old Orange County Courthouse—a Richardsonian Romanesque style building built in 1901. The courthouse’s exterior is comprised of red sandstone resting on a rusticated granite basement and a hipped and gabled metal roof (made to resemble tile). The 2 ½ story building occupies a full city block facing south onto landscaped grounds. The project received a California Governor’s Award for Preservation.
San Juan Bautista State Park, CA

As part of our on-call contract with California State Parks, Page & Turnbull provided construction administration services on the Plaza Hotel, a National Historic Landmark. The restoration included extensive repairs of the exterior plaster, roof, wooden balconies, windows and doors, and reconstruction of the exterior wood staircase. The scope also included connecting these elements to the adobe walls of the original structure.

Page & Turnbull served as preservation architect for the rehabilitation of 706 Mission Street. Our scope included repairs to the masonry facades and ornamental terra cotta and a rigorous entitlement process allowing for the removal of non-historic additions, and the inclusion of new openings, a new roof top garden, and construction of a new tower. P&T prepared the Historic Structures Report that guided the rehabilitation design.
900 Innes Park, San Francisco, CA

The rehabilitation of the Shipwright’s Cottage at 900 Innes Avenue is part of a larger San Francisco Recreation and Parks Department project to redevelop and improve public accessibility along the Indian Basin shoreline. Our work included a Historic Resource Evaluation to assess the historic resource status of properties within the 38-acre site, as required under the California Environmental Quality Act, and a Feasibility Study focusing on the cottage. The rehabilitation plan includes a robust interpretive program on the site’s history.
HOOVER PAVILION

Page & Turnbull was preservation architect for the adaptive reuse of the Hoover Pavilion into medical offices. Rehabilitation work included documenting and specifying the exterior envelope, including terra cotta tile wall panels, cast stone, board-formed concrete, wood windows, a copper clad entry canopy, historic light fixtures, paint analysis, and the replacement tile at the pyramidal roof. P&T also discovered that the concrete aggregate used in the 1939 addition was contaminated, and we developed a cost-effective repair of the concrete.
Page & Turnbull authored the Graffiti Removal Quick Start Guide as part of the Anti-Vandalism Strategy Plan for federal buildings. Guided by the Secretary of the Interior’s Standards for the TreatmentofHistoricProperties, our materials specialists guided the team’s Anti-Graffiti Coating Studies and Regional Graffiti Response Framework. The Guide, developed as an IDIQ task, assists the GSA in responding to damage incurred to its buildings.

MARIN CIVIC CENTER

Page & Turnbull was historic preservation consultant for the restoration of the 172-foot spire at the Marin County Civic Center. Designed by Frank Lloyd Wright, the spire served as an exhaust vent to boilers. By-products from burning diesel fuel deteriorated portions of both the anodizing finish and underlying aluminum panel. We revised the Preservation Plan to align with the Secretary of the Interior’s Standards;and designated aluminum sheet metal panels for replacement, decorative aluminum plate panels for reanodizing, and decorative panels to be cleaned.

Page & Turnbull was the preservation architect for the rehabilitation and renovation of this National Register-listed, Frank Lloyd Wrightdesigned, three-story, 8,000 SF retail building on Rodeo Drive.
The project revealed and repaired long hidden original features, such as diamondscored concrete ceilings and floors and two original fireplaces. The missing mast on the building’s spire was reinstalled, lit from within (as it was originally), and adapted to display the brand’s banner.

Seismic stabilization
Page & Turnbull was conservation consultant for the seismic stabilization of Sather Tower, a National Historic Landmark. The scope of work included seismic stabilization of the white marble clad tower spire and 9-foot tall bronze lantern. Page & Turnbull, collaborated closely with the structural engineer and waterproofing specialists to complete the project on schedule.
FAITH & HOPE CHURCH

Page & Turnbull is architect for the rehabilitation and structural retrofit of the 61-foot tall steeple at Faith & Hope Community Church, built in the mid-1920s. This project includes the removal and reconstruction of the cupola, structural stabilization of the steeple base, and relocation of the cellular antennas. We have made plaster molds of the extant decorative cement elements so they can be recreated. Historic material, including urns and metal railing, is to be removed and stored for reinstallation. Our scope also includes the renovation of the entrance and restrooms to meet ADA standards.

Page & Turnbull materials conservation specialists performed a survey and repair of the decorative ceramic tile in the portico entrance to Everett Middle School. To address the delaminating tile, Page & Turnbull researched and recommended options for stabilizing and restoring the tile, performed a hands-on sounding survey of the affected area to document the delamination and damage, and recorded the existing tile designs, identifying the colors of the historic glazes using the Munsell color system.
Page & Turnbull led the development of design guidelines and preservation guidance for tenant improvements and site alterations. The most visible component was reconstruction of the iconic GHIRARDELLI sign, requiring a detailed, hands-on conditions assessment, application of San Francisco’s little-used Vintage Sign Ordinance, and approval by the Planning Department and Historic Preservation Commission. We are currently overseeing the building’s re-roofing.

Asilomar State Park and Conference Grounds, CA

Page & Turnbull updated an Historic Structures Report (HSR) for the Grace Dodge Chapel, originally produced in 1998. The updated HSR determined that a rehabilitation treatment plan was the most appropriate for the Chapel, balancing its significance to the National Historic Landmark District with its utility for continued use by guests of the conference grounds. Page & Turnbull assisted with limited rehabilitation on select features related to on-going water infiltration and damage to exposed wood finishes.

Page & Turnbull completed a conditions assessment and preservation plan for the Rubel Castle Historic District, a ‘folk architecture’ site that, in addition to the Castle, includes several out buildings and former fruit barns. The award-winning preservation plan documents, assesses, and guides the treatment of the unconventional buildings and surrounding elements; provides recommendations aligned with the SOI’s Standards; and offers valuable insights regarding management of the site and the phasing of future work.

Page & Turnbull conducted a conditions assessment, and provided repair and rehabilitation recommendations and a cost estimate for the historic Our Lady of Guadalupe Chapel. Local lore states the iconic 100-year-old chapel—known as the “Rock Church”—was built out of thousands of rocks pulled from the San Gabriel River. The assessment focused on the exterior, structural systems, and site drainage; and the report includes an overview of current conditions, recommended improvements, and estimated preservation and repair costs.

Page & Turnbull was architect for exterior repairs, accessibility, compliance and life safety improvements to the Desert View Watchtower. Our work included a complete exterior survey and laser scan to identify cracks, shifts in stone placement and points of water intrusion.
In 2007, Page & Turnbull completed a Historic Structure Report (HSR) for the National Historic Landmark. Our HSR provided a roadmap of the building’s condition, significant historic fabric, and future use.
Monterey, CA
Rehabilitation
Page & Turnbull was the historic preservation architect and peer reviewer for the rehabilitation of the Royal Presidio Chapel (1792), a National Historic Landmark. Our focus was on materials investigation, in-depth architectural evaluation and testing of the existing structure, and adherence to the Secretary of the Interior’s Standards. It is the only remaining chapel associated with a Spanish Military outpost in California, and the sole existing structure of the original Monterey Presidio. The Royal Presidio Chapel is the oldest existing stone and adobe building in California.

Seismic retrofit
Page & Turnbull is preservation architect for the seismic retrofit of Powell Library, one of the four original buildings on the Westwood campus. Collaborating with the client, library staff, and consultants, we developed a 3-tier scaffolding system that included a protection level (bottom), a storage level (middle), and work level (top). This allowed for partial disassembly of the historic ceiling, on-site storage of pieces, steel retrofit installation, and ceiling reinstallation while the rest of the library remained occupied. The seismic retrofit requires connecting the top of the east and west wings of the iconic reading room with large, continuous steel plates.

With an interdisciplinary education in architecture, engineering, and materials science, he specializes in the preservation, rehabilitation, repair, and reuse of historic structures.
