With summer ending, we turn our attention to all things autumn. This season is a favourite for many, with a return to routines, cooler days, leaves changing colour, Thanksgiving gatherings, and a bounty of pumpkins!

Dunbar continues to feel the impact of the devastating fire that swept through a six-storey, wood-frame building under construction on August 6, at the northeast corner of Collingwood Street and West 41st Avenue. Thankfully, no one was injured, but the fire destroyed homes, damaged others, and displaced numerous residents. The repercussions for local businesses have been significant. Many were forced to close for several days, and the crane that blocked West 41st Avenue took weeks to dismantle and remove. We strongly encourage you to support the West 41st Avenue and Dunbar area businesses as they work to recover from the effects of this devastating fire.

In this issue, we’re excited to introduce two new Dunbar businesses. On our cover, you’ll find Sammy and Andrea Piccolo, owners of Prado Cafe. Prado, which opened in April within the new Legacy Development at 4498 Dunbar Street, has quickly become a bustling community hub. Learn about Prado’s history, its exceptional coffee, and its warm, welcoming atmosphere.

We also spotlight Active Pilates Studio, which recently opened at 3584 West 41st Avenue. This studio offers a range of classes in a supportive environment, including group sessions, semi-private instruction, and personalized one-on-one training to meet specific fitness and rehabilitation needs. Instruction is available in English, Cantonese, and Mandarin.

We are thrilled to welcome three new businesses to Dunbar Village: WonderWorks Learning Club at 3309 Dunbar Street, Blooming Dental at 5505 Dunbar Street, and Bread Culture Artisan Bakery at 5525 Dunbar Street. We encourage the community to visit these new establishments and extend a warm welcome. Additionally, UBECARD has moved to a larger location at 4306 Dunbar Street— across the street from its previous address.

We look forward to the return of DVBA’s most popular community event this fall: Trick-orTreat in Dunbar Village. Join us on October 26 from 3:00 to 5:00 p.m. for a fun, family-friendly event where children and their families can enjoy trick-or-treating at Dunbar businesses in their Halloween costumes.

PRADO CAFE: Dunbar’s New Hub for Great Coffee

This past April, Sammy and Andrea Piccolo opened their latest Prado Cafe in the new Legacy development on the corner of Dunbar Street and West 29th Avenue. Sammy took time out of his busy schedule to discuss the history of Prado Cafe, its outstanding coffee and how this seventh location in the Lower Mainland has already become a busy community hub.

How did you choose Dunbar for your new location?

We choose locations with a lot of thought and consideration. The Dunbar neighbourhood is vibrant with local shops and other independent businesses. Prado Cafe is close to the library, community centre and schools. This allows us to truly be a part of the fabric of the community and serve coffee to the people who call Dunbar home.

Is there a meaning behind Prado’s name? Prado means open spaces. We think that is captured well with the high ceilings, big windows and natural light of our Dunbar space.

How did you conceive of the idea of opening the original Commercial Drive cafe?

I was always an admirer of Prado Cafe on Commercial Drive when it was just a single

shop serving excellent coffee. In 2011, when I was ready and able to have my own shop, I took over that space. Being from an Italian family, I loved the idea of having a shop on Commercial Drive and being a part of that community. Andrea and I had a young boy and a newborn, and many days were spent there juggling our family and creating the version that Prado is today.

Other locations followed every couple of years. We now have seven locations, each in unique communities (five in Vancouver, one in Burnaby and Surrey). Dunbar is lucky number seven. We sadly said goodbye to Tsawwassen earlier this year. We focus a lot of care and attention on the operations of each one. It takes time to look after each one. Thank God for coffee.

What is your role with the company?

Owner, barista, and taster of everything coffee and foodrelated.

Are there plans to expand into more areas?

I always have my eye open for new spots. The Lower Mainland has so many great communities and coffee shops are always a gathering place for locals. I love being able to facilitate those moments over great coffee.

How has the reaction been from Dunbar residents?

Our team has been overwhelmed with such great support. While we were there cleaning windows and getting everything ready for opening day, we had a chance to meet lots of people. We already know regulars who come by and have lived in the area for years, as well as some of the new residents who live just upstairs from us. Teachers come by before school, and we get to meet the families at the surrounding schools and members of our team who live close by.

Do you live in the area or have any connection to Dunbar?

We live in Coquitlam now, but my partner and I were both raised in Burnaby. We’re very familiar with the neighbourhood and love how there is still such a strong presence of local businesses. When we opened and needed supplies we went to Blight’s Home Hardware. When we took a break from setting up the cafe, we had lunch at Bells and Whistles. Driving down Dunbar, I noticed Sage Construction, another family business we know. We feel very connected to the community. Most of our team at Dunbar also live close by.

What do you like most about the area?

The genuineness of the people and the closeknit community. Also, it’s just beautiful! Our dogs love the trails.

Will Prado be participating in events run by the Dunbar Village Business Association? Absolutely. We’re looking forward to being involved!

What is Prado best known for?

We’re best known for excellent coffee. Before Prado, I worked with my brothers in the family coffee business. Our coffee game is strong and it’s what I like to focus on. Along with great baked goods and sandwiches.

What feedback are you hearing?

It’s been really positive so far. People are really enjoying the coffee and are looking forward to more lunch and brunch options.

Do you roast your own beans? Where are they sourced?

We source our beans from all over the world focusing on the origins and regions producing the best coffee. I work with our roaster partner

and cup the samples to select our offerings based on coffee seasonality and what is tasting best. I’m really proud of our coffee. Our RAD espresso is what we use for all our espressobased drinks.

Are the baked goods house-made?

We make almost everything in-house. For specialized items like the croissants, we find the very best partners and work with them. Croissants are baked in-house each morning.

Can you tell us about the Cookie With No Name?

This cookie is a Prado original from our first store. I put together ingredients that go well together and really didn’t know what to call something that delicious. So, I just said it’s so good, it has no name. Now it’s the cookie with no name! Oats, peanut butter, chocolate chips, marshmallow. Mic drop.

Besides the baked goods, is the other food on the menu available all day? Sure is. Available fresh until sold out.

What are some of Prado’s most popular drinks and food orders?

The most popular drink we serve is a latte. It’s a classic drink that highlights the sweetness of the milk with our chocolatey RAD espresso. For fall, we’ll have some seasonal favourites, so there is always something worth trying when you come in.

Food-wise, the Cookie With No Name is good, as you know. Our carrot cake is also made inhouse, and it’s got quite a following at the other locations. Avocado toast has a bit of a twist, as it includes smashed peas and mint. The Dunbar location also has a great line-up of donuts! We have classics like Boston Cream and then some fancier flavours like pistachio

that change seasonally. Our Vegan Wrap is also very popular.

What are some of your personal favourites from the summer menu and year-round?

The Espresso Tonic is so freshening. You’ll love it. I drink a lot of drip coffee year-round. Peru and Costa Rica are two of my favourites. The Cascadia Blend is a coffee I put together. It’s an easy-drinking medium roast that is also a go-to when I bring coffee to family and friends.

What makes Prado stand out from other cafes?

A lot of cafes in Vancouver are doing a great job. Prado’s focus is all about coffee, but it's also about people. Those who serve it and those who support us by coming in to enjoy it. We are welcoming and accessible for everyone and hopefully have something that everyone likes. We care about what we do. On our windows, it says, “proud to serve the city we love.” Taking pride and enjoying the craft of coffee makes a difference in the quality of what we serve. This is why we make our own sandwiches, cookies, scones, carrot cake, and muffins. We focus on quality ingredients, from where we source our coffee to the specific type of Earl Grey tea for our scones. It all matters. For me, it’s about creating a neighbourhood space that everyone feels good in.

Do you sell any merchandise? Coffee mugs/ t-shirts/caps?

We have branded Kinto to-go mugs. Other merch is coming soon. Stay tuned.

CROFTON MANOR: Retirement Living Like No Other

One of the first things people notice about Crofton Manor is the impressive six-acre site in the heart of Kerrisdale. They are equally won over by the bright, spacious apartments that offer a continuum of care, from independent living to long-term residential care suites.

The retirement complex is part of Venvi Living, which operates 44 senior residences in five provinces across Canada. Venvi believes in a future where seniors can embrace retirement with energy and passion in a vibrant community.

Owain Jones has been Crofton Manor’s executive director since August 2022. He attests that not many senior residences have the luxury of space like this.

“Many residents are attracted to the gardens and the spacious,

well-designed floor plan.”

“There is an amazing representation of people living at Crofton. Many residents know each other from the community, as a good number previously resided in Kerrisdale.”

Making oneself at home is encouraged, and residents are invited to personalize their space. Some have installed hardwood flooring and repainted to suit their taste.

Accommodations range from spacious studios to one-and two-bedroom suites in a variety of styles and sizes. Suites feature balconies or patios, roomy closets, and private in-suite bathrooms with walk-in showers. Some suites have kitchenettes containing a microwave oven and cooktop, and a few have ovens.

Small pets are welcome to join their owners in the independent living quarters.

The long-term care side offers health care, medication administration, bathing and dressing, and companion services around the clock.

This well-established residence is close to Kerrisdale Village’s shopping district. Residents can easily access the local shops, restaurants, and services by transit or by booking Crofton’s electric Mercedes town car, which is like a builtin private taxi service.

Many residents are committed to helping the environment and are eager to have an electric car available. They are also actively doing their part by recycling and composting.

Plenty of avid gardeners reside at Crofton. Owain says, “There is an active landscaping and gardening committee. They have some passionate debates about pruning and trimming.”

Venvi Living designs menus with active input from Crofton’s residents. Their chefs use seasonal and local inspiration to create a symphony of flavours. In addition to the full-

service dining room, which serves breakfast, lunch and dinner, there is an all-day self-serve bistro featuring a coffee machine, fruits and pastries. Residents enjoyed participating in a wine tasting to help select B.C. wines to add to the menu.

A private dining room can be booked for family events or more intimate meals. Owain says, “This room was recently used to celebrate a 100th birthday. It can also be catered or used for meetings.”

A card room for playing cards, bridge, and Scrabble, a media room decorated with nostalgic movie posters, and a spacious, bright lounge adorned with beautiful artwork create the feeling of an elegant resort.

A

monthly calendar is full of activities for both independent and assisted living residents.

There is something for everyone, including exercise classes, bocce, bingo, French classes, tech classes, bridge, movies, concerts, cocktail socials, and guest speakers.

Excursions are planned year-round. In August, outings included visits to the International Buddhist Society, a rose garden tour in Stanley

Park, lunch and a walk in Deep Cove, and a bus trip to Krause Berry Farm.

Special events are always much anticipated. They had the good fortune to have worldrenowned pianist Paul Lewis visit and perform. An Elvis impersonator is always a crowdpleaser, as is the arrival of an ice cream truck. A mariachi band was brought in for Canada Day celebrations, and a well-attended barbecue for family members followed.

Many staff members are responsible for making Crofton Manor such a fine-run facility. The 200 staff members include managers, registered nurses, health care aids, janitors, housekeepers, concierges, kitchen staff, servers, and maintenance staff; everyone contributes to the residence’s excellent reputation.

Owain knows most of the residents; he

provides updates at a town hall meeting once a month.

He says, “I am on the floor quite a bit during the day. I get my 10,000 daily steps!”

There is a strong sense of community in this established and reputable retirement residence. Residents are proud to show it off to friends and visitors. It is a place people are proud to call home.

“Happy residents and families fill my cup,” says Owain.

ACTIVE PILATES STUDIO: Alignment. Breath. Control.

Active Pilates Studio opened on West 41st Avenue this past April. After briefly closing for renovations this summer, it reopened in early August to the delight of its clients.

The company was founded in Toronto in 2019 and now has three additional locations: Richmond, Burnaby, and Dunbar’s studio, the most recent addition.

The Dunbar studio contains two private rooms and one larger room for group sessions.

Clients can choose from various group classes, which foster a supportive and motivating environment, or they can opt for personalized, by-appointment, one-on-one, or one instructor with two client sessions to address specific fitness goals or rehabilitation needs. Instruction is provided in English, Cantonese, and Mandarin.

This popular exercise method improves core strength, flexibility, and body conditioning.

Pilates is a low-impact exercise done completely in movement and helps stretch, strengthen, and balance the whole body. It develops core strength, elongates muscles, improves posture, increases joint flexibility, and focuses on proper breathing.

Vivian Li is the manager and instructor at Dunbar’s Active Pilates. She says, “We have some clients who are pregnant or new mothers. Pilates helps them prepare for childbirth and have a faster recovery after their baby is born. Other reasons people turn to Pilates include building strength after surgery or sports injuries and releasing shoulder and neck pain. The

exercises also help control weight. You don’t have to be super fit. People who want to lose weight or get fit benefit greatly from one-onone classes.”

Active Pilates caters to individuals of all ages, fitness levels and abilities.

“Dunbar is a quiet area with very friendly people. People were keen to see a Pilates studio open here.”

Vivian suggests doing Pilates twice weekly to benefit from the exercises and notes that people immediately feel the results.

Gyrotonic exercises are performed on specialized equipment with pulleys and weights. They focus on flowing, spiraling movements that promote increased flexibility, strength, and body awareness. This unique method is particularly effective in improving posture, balance, and coordination and relieving muscle tension and joint stiffness.

The Gyrokinesis method is practiced on mats and chairs; it incorporates seated and reclined movements, fostering a deeper connection

between breath and motion. These exercises enhance mobility, release tension, and boost energy levels by stimulating the spine and articulating all major joints.

The Gyrotonic and Gyrokinesis methods share the benefits of enhancing core strength, promoting relaxation, and reducing stress, making them valuable practices for people of all ages and fitness levels.

In addition to its commitment to fitness instruction, Active Pilates Inc. owns its education department, the Active Treatment Academy. The academy offers a certified Pilates instructor course, which has received approval from the prestigious Pilates Method Alliance (PMA).
