From its meager beginnings on West Broadway in 2006, the store has grown to a 2,800 square foot well-appointed showroom. It features four separate sound areas powered by the best of the best from every corner of the world with an accent on the more refined European products.

Don’t expect to see the usual brands of mass merchandised equipment, most of Liquid Sound’s offerings are exclusive and unique. Daniel Mendes, the driving force behind Liquid Sound, is a long-time audiophile as well as an
experienced designer and installer of both audio and smart home systems.
The store has earned an excellent reputation in the HiFi world and clients frequently comment on Liquid Sound’s extremely knowledgeable staff who understand the science behind the operation and construction of the products they sell. All products are selected for functionality, appearance, quality, and reliability.

Building relationships with clients is the most
rewarding part of Daniel’s work. He says, “The highlight is meeting new clients. We work with customers across the Lower Mainland, on Bowen Island, Whistler, and Vancouver Island to install smart home integrations in their homes. We get to know our clients well, we almost become like a part of their family as we have worked with some of them for the last 10 to 15 years. We never just say goodbye. I enjoy good quality time with them.”

ASK AN EXPERT: What do I need to know about gold jewellery?
1. Please explain the different types of karat gold used in jewellery.
Karat is a measurement of the ratio of the purity of “fine” .999 gold to other metal alloys and it is based on a 24-part ratio system.
Certifying its standard, your jewellery may be stamped “kt”, “K”, or as a percentage of millesimal fineness such as “750” for 18kt, “585” for 14kt, or “417” for 10kt, and the makers trademark or hallmarks. For example, with fine gold:
24 kt = 24 parts gold
22 kt = 22 parts gold + 2 parts alloy
18 kt = 18 parts gold + 6 parts alloy
14 kt = 14 parts gold +10 parts alloy
10 kt = 10 parts gold +14 parts alloy
9 kt = 9 parts gold + 15 parts alloy
2. What makes gold jewellery white or rose in colour?
Naturally yellow, gold can be alloyed to alter the colour. Essentially, rose gold is created with a copper alloy, white gold with nickel or palladium, and green gold with a silver mixture.
3. Why am I allergic to some white gold but not to yellow gold?
White gold using a zinc or nickel-based alloy (also used in costume jewellery) may cause an allergic reaction, unlike the inert palladium alloy, and rhodium plating is also helpful when used as a barrier. Alloy mix in yellow karat gold and sterling silver are usually not problematic. Very rarely are there reactions to fine gold and silver. Platinum and palladium are hypoallergenic.
4. Can I use my old gold to recreate new jewellery pieces?
Yellow gold with little to no impurities can be reworked beautifully into a new signature piece. White gold when remelted can create porosity and cracking, and rose gold when remelted can become brittle, so it is not recommended. Karat gold cannot be re-alloyed to standard to transform it into another colour without refining it. However, unusable gold can be applied as credit towards a new piece, and we invite you for a complimentary assessment and design consultation.

OVO Medi Spa first opened on West 10th Avenue just over a year ago in the summer of 2020 – a perilous time for small businesses everywhere. Despite the initial disadvantage, this intimate aesthetics clinic has flourished in the year since, winning over a litany of new customers with a philosophy of care that blends beauty with good health.

POINT GREY VILLAGE BIA: The Heart of the Neighbourhood

When you pass through a neighbourhood shopping district and notice it is well kept and welcoming with street banners, street lighting, and planters, it is likely thanks to the hard work of a Business Improvement Area (BIA).
Point Grey Village is one of 22 BIAs in Vancouver. BIAs have been around for a long time, they originated in Toronto in the 1970s and the idea took hold in B.C. in the late 1980s.
Point Grey Village’s BIA is one of the youngest in the city, it was formed in 1994.
Each commercial property within a BIA’s boundary is taxed in proportion to its total taxable value. The levy is used to hire staff and run BIA activities and initiatives. Once a BIA is formed, it is managed by an elected volunteer board made up of property owners and tenants within its boundary.

Grey Village’s BIA is managed by the Point Grey Village Business Association which is a non-profit organization.
Businesses and property owners located on West 10th Avenue between Discovery and Tolmie Streets work collectively as members of Point Grey Village BIA. All members are encouraged to engage and participate in the BIA’s activities. Members provide input that shapes and enhances the area; they also vote on the budget and elect the board at the annual general meeting.
In addition to beautification projects, Point Grey Village BIA allocates money towards
graffiti removal and crime prevention, marketing (business directory, website, social media), business updates, and advocacy to support small businesses. They also offer existing retail businesses and property owners storefront improvement grants to enhance exterior aesthetics such as painting, landscaping, window vinyl, and signage.
This past summer Lance Chung was hired as the BIA’s new executive director. He comments, “Our very robust marketing department writes intriguing backstories about different businesses and business owners in Point Grey Village. As well, we have a very talented graphic designer who creates content for members to use, and we use it to help promote them on social media.”
Promoting shopping locally has always been every BIAs top priority, to ensure community businesses thrive, which in turn spurs employment and a vibrant and desirable community to call home.
The COVID-19 pandemic has magnified the importance of supporting independent businesses during this exceptionally challenging time which has seen periods of forced closures, staffing shortages, and reduced numbers of customers allowed inside businesses.
A thriving shopping district is the heart of a neighbourhood.
Marion Fudge, president of Point Grey Village’s BIA and owner of Tenth & Proper says, “West 10th Avenue is one of the oldest shopping streets in Vancouver, dating back to when Point Grey was its own municipality. Point Grey Village is home to 110 businesses. Many of our businesses are tried and true staples for the neighbourhood and have been for many years. It's a close-knit community and our high street provides basic amenities, specialty shops, services, and places for neighbours to meet and spend time visiting.”
“We have seen loyal support of our businesses during the pandemic. New clients have come into my clothing store, and people have discovered all sorts of other businesses along West 10th Avenue. Like elsewhere in the city, people have actively supported restaurants with frequent take-out orders,” says Marion.
She mentions some people have left the area to shop for food since Safeway closed, however, there are businesses that can satisfy some needs such as the greengrocer, pharmacies, the fish shop, and hardware store.
During the late summer, a welcome new addition arrived in Point Grey Village when a permanent pop-up plaza was created by the City of Vancouver in association with the BIA, which is the custodian of the outdoor space. The public plaza is located at Sasamat Street and West 10th Avenue; the end of the street has been blocked off to make room for picnic tables, plant boxes, and benches. Some of the events that have taken place here include live music and kids’ programming in conjunction with the Vancouver Public Library.
COVID-19 has impacted the BIA’s ability to run special events. Prior to the pandemic, Point Grey Village BIA organized spring and fall festivals as well as events such as Christmas carollers, a visit from Santa Claus, trick-ortreating, and even dog trick-or-treating.
The village looks beautiful by day and night; banners decorate the street, and trees are adorned with illuminated hearts for Valentine’s Day, stars during the holiday season, and flowers for spring and summer.
At the recent AGM in late September, the membership met and elected the following directors: Marion Fudge was re-elected
president, Heather-Ann Maclagan (Curves West Point Grey) was elected vice president, Marc Renaud (Gild & Co.) was elected treasurer, Milovan Mracevich (property owner) was elected secretary, Helen Law (property owner), Jocelyn Palma (Hewer Home Hardware), Su Ann Lim (Harold Holdings), and Frank Barbosa (RBC) were elected directors.
Marion says, “Point Grey Village BIA is a hardworking group of dedicated people who work well as a team. It is really nice to be on the board and have conversations about what will positively affect the street.”
She hopes constituents will consider lending their voices to support the BIA and suggests approaching City Hall regarding the inequity of large tax bills for small businesses. Marion says, “It has more strength coming from constituents. People think BIAs have more power than we do. We are advocates for ourselves. We meet with levels of government to fulfill our needs such as lighting and landscaping.”

TENTH & PROPER: A Unique Fashion Boutique - Fresh for the Holidays!

Marion Fudge loves fashion and the way beautiful designs make her feel. It’s one of the reasons why she pursued a career in fashion when she started out at a London fashion house many years ago, and what inspires her now at Tenth & Proper.
“I’ve been a size 14 or 16 since I hit puberty,” Marion tells us, “making me an outlier in the fashion world just being the size I am, which is actually a perfectly average size.” This should never be a barrier to women finding beautiful clothes to wear that make them feel the way she does when she gets dressed every day, she adds. This is a message she has spread throughout her career, and the inspiration that has driven Tenth & Proper for many years.
Looking through the window at Tenth & Proper, it’s clear that something special is happening just behind the glass. “I feel like a kid in a candy shop every time I walk
in here,” one of her customers told us as she browsed a rack of colourful tops. Most likely this is due to the careful consideration Marion takes when cultivating her collections. Meeting her standards can be difficult for many designers, since on top of her aesthetic judgments she also does her homework to make certain Tenth & Proper’s offerings are ethical. To make it into her shop, clothing must be made with fair labour practices, offer transparency with regards to the ecological impacts of production, and be certified fair trade when possible, such as products featured by Marigold Collective. Her selections must always offer remarkable degrees of quality relative to the price – to make their way into Tenth & Proper, garments must be nothing less than exceptional.
Marion’s story on West 10th truly began in London in the late 1990s where she moved to reconnect with the home her parents had left
behind when they emigrated to Canada in 1967. She worked in cosmetics early on and then professional makeup for film and television. When an opportunity to apprentice for the London fashion house Ghost arose, she threw herself into the position with relish.
Ghost had two shopfront locations in London at the time as well as three concessions in some of the city’s famed department stores like Selfridges. She started managing their concession at Liberty, the department store Oscar Wilde once called “the chosen resort of the artistic shopper.” As manager at the location, Marion selected designs from Ghost’s collections that would be sold at the Liberty concession, giving her a true appreciation for the careful art of ‘buying.’ After years of growth in the role, Marion was promoted to manage Ghost’s flagship boutique in London’s West End.
Returning to Canada in 2006, Marion’s skillset as a buyer was highly attuned to the precision art of curating beautiful designs for specific audiences. This foundational skillset served her well as she managed Miss Coquette on West 10th Avenue, moving on to Tenth & Proper where she worked and served as a buyer before she bought the business. Eventually, with nearly 20 years of experience, Marion briefly taught Fashion Buying at VCC – finding
the experience rewarding, though difficult to balance with running her own business at the same time.
Marion bought Tenth & Proper in early 2009, purchasing the business from local entrepreneur Leanne Dunic who had first opened the store in late 2007 as a “basics shop.” As it turned out, 2008 wasn’t a great time for retailers across Canada, and when Dunic sought to sell the business, Marion believed she knew how to turn things around and seized the opportunity.
Before Marion had even bought Tenth & Proper, she had begun considering how to buy stock to suit the customers she had come to know on the street.
She began perusing collections from designers near and far, looking for ways to tweak her offerings to suit the tastes of West 10th Avenue. Young customers from UBC that had been catered to on West 10th for many years were no longer dominating the street as they may have in the past. Marion moved forward with the assumption that her youngest customers might be in their mid-thirties. The actual median age for her customers, she learned over time, was actually in their fifties or sixties.
Since early 2009, Tenth & Proper has prospered under Marion’s careful watch, until the public health emergency that began last spring interrupted ‘business as usual’ for her and every business on the street. Although Marion managed to get some online sales going and credits federal assistance programs, “being closed for 2 months last spring was really painful,” she explains. She had to lay off her main staff and reduce her shop hours to 5 days a week in order to run the operation mostly herself, with the help of just one parttime assistant one day of the week. These cost-cutting measures have allowed her to reduce Tenth & Proper’s expenses significantly, enabling her to keep things going mostly by herself. If she can keep things operating like this, she expects a full recovery from the losses in a couple years.
Marion is also the President of the Point Grey Village Business Association, where she takes to heart her duty to advocate for the small local businesses of West 10th. “Not all businesses on West 10th Avenue have been able to adapt,” she explains. There have been a few closures on the street directly attributable to public health restrictions. A few new businesses were in the process of opening for the first time last spring, she adds, that were entirely unable to cope and have long since had to close.
Marion is grateful that people in the neighbourhood have been so supportive of Tenth & Proper through these tough times,
and believes all businesses on the street have benefitted from their kind support. “People have come together in Point Grey, realizing that if they don’t shop locally especially in a time like this, they may not have the convenience of local shops nearby to depend on in the future,” she adds. “Exceptional local support through this time has made a significant contribution to the future of our community.”
