The first quarter of 2020 has certainly been memorable. We started off the year with some of the best momentum we have ever seen in Palmetto Bluff’s real estate market. Continuing the trend from 2019, 55% of the current closed and pending transactions are homesites and 45% are homes. As you may recall from previous updates, the historical mix has averaged 70% homesites and 30% homes. If 2020’s trend continues through year-end this will be the highest percentage of home sales we have seen in a calendar year. A major factor in this trend toward home sales is our new Builder Guild Home Collection – with 43% of the total home transactions attributed to this program. Our custom home building progress continues to be a bright spot for Palmetto Bluff with 167 homes either in the design review approval process or actively underway. In fact, new home submittals to the Design Review Board are up 5% YOY, and total homes under construction are up 6% YOY. For customers interested in building, new home construction costs remain very competitive. Our Builder Guild partners are currently building new homes from $244/sq. ft. – $443/sq. ft.
