Karl Pittelkau

September 15, 1960 - December 22, 2008

Warrenton Lifestyle contributing photographer Karl Pittelkau, 48, died on December 22, 2008 at Fauquier Hospital. Karl was a loving husband, father, son, brother and uncle. He is survived by his wife of 23 years, Sandra Pittelkau, and his daughter, Krystal Pittelkau, a senior at James Madison University. Karl worked as a photographer for more than twenty years, most recently as the owner of White Post Photography. Locally, he worked for the Fauquier Citizen and Fauquier Times-Democrat newspapers. If you ever attended a local business, formal, sporting or social event, chances are you didn’t escape Karl’s camera. School Board member Sally Murray was quick to point out Karl’s recent major contribution to our community. Last fall, he contacted Mrs. Murray suggesting that Fauquier County Public Schools include a link on their web page which would enable individuals and businesses to match items they wished to donate with school needs. The School Board supported his suggestion. The result is a new Me2You link on the school website, www.fcps1.org. Karl’s legacy continues. Memorial contributions may be made to the Pittelkau Fund at Fauquier Bank, 10 Courthouse Square, Warrenton, VA 20186. 8

Barbara Von Elm of Growing Wild Floral Co. created the floral décor for the Carino event. “Because it was an outdoor, daytime wedding, I didn’t want pastels or whites - I wanted serious color. We used deep purple calla lilies, green orchids, pink roses and a ton of other flowers in those same colors. For the ceremony, we had the aisle lined with pink rose petals, arrangements on the ends of the rows of chairs, and a huge arrangement on a pedestal on each side of the “altar” area. We had three different kinds of centerpieces on the reception tables, low simple ones, tall dramatic ones, and clusters of multiple vases with different flowers in them. Real Estate: Past, Present & Future How did we get here? What went wrong? How do we fix it? By Dawn Arruda

I

n real estate, the past affects the future so it’s important to look back to understand real estate today. The recent wave started around 2002 when housing prices began to appreciate due to low inventory. New home construction pushed the demand for houses which continued to push up prices. As new home construction increased, so did resale homes, allowing many home owners the opportunity to move up to the next level. During this same time period, relaxed lending practices allowed many home buyers more purchasing power. This led to further demand increases causing prices to climb at an unprecedented rate. The ability to get very risky loans including interest only loans, points and buy downs rolled into loans, high loan-to-value ratio loans, negative amortization loans, etc., all made it easy to afford more home! At the same time, everyone was having quite a party with home equity loans, purchasing new cars, furniture, decks, patios, finished basements, investment properties etc. LIFE WAS GOOD until around 2008 when… Everyone was tapped out! Mortgages were beginning to reset at much higher rates, increasing house payments well beyond what the average home buyer could afford. Couple that with gas prices reaching record highs and, before you know it, THE PARTY IS OVER! 22

Like a bad hangover, we painfully had to face what was happening. Homeowners started to default on their mortgages, sometimes just walking away because they did not know what else to do. New home construction fell off dramatically, layoffs started, loans continued to default in record numbers, banks were losing BIG and the cycle of the down turn began and that little hangover became an insurmountable migraine.

House prices started to drop almost as drastically as they went up and no one could refinance because the “equity” that everyone counted on was gone. As an example, let’s say a house in neighborhood X sold brand new in 2003 for $426,000. That same house in 2005-06 was selling for $777,000!

Today, that home is probably selling for $430,000 on a short sale. If this house only had a modest gain of 3% a year, its value would be somewhere around $483,900 instead of $430,000 in today’s market. On average, real estate has appreciated at a rate of 6%. So, why did anyone think that we could sustain a 20 to 30 percent annual growth rate? Annual cost of living, on average, only goes up maybe 4%. Instead of a realistic modest gain, we are now seeing severe depreciation. Basic economics should have smacked us in the face way before we lost control. Now, we can blame Congress for loosening the lending restrictions (because they thought everyone should own a home) or the mortgage companies for their creative lending practices, or the appraisal companies for making the appraisal fit (they had comparables in most cases and also pressure from the lenders), or the realtors who drove you around to find a house that was still available because we could not write contracts fast enough. The bottom line in all of this is that buyers signed on for houses they could not afford. No one was forced to sign the papers. By law, loan documents had to be explained to you. You had the right to read them, ask questions, and more importantly, you could walk away if you did not agree with the terms of the loan. (Note: Specific figures are estimates and are being used for illustrative purposes only.) Let’s assume Mr. and Mrs. X make $120,000 a year, have excellent credit and were able to scrape up 3.5% for a down payment required by FHA (the large majority of loans used today). They asked the home owner of the property to help them out by kicking in approximately 3% for closing assistance. Mr. and Mrs. X are able to afford a home valued at approximately $450,000 if they keep their other debt at no more than $1,200 per month. In this example, we are using a 5% loan with 1 point at 31% ratio of house to income. Their payments will be about $3,000.00 with PITI (principle, interest, taxes and homeowner’s insurance) and mortgage insurance. Why is this so important to know? If most families in your demographic area are averaging $120,000 in income and banks are not easily lending money, then how can new homebuyers buy a home these days? In my opinion, we need to reeducate the public on the home buying process by bringing the thinking back to a more modest 24

www.novamed group.com approach and settling on a more realistic method of valuing a home based on lending practices and income levels. We need to realize what the true value of a property is, not what it once was. New home builders need to adjust their practices to stay in business. They need to know what their potential buyers can afford and realize that small modest profits will sustain them just as

they did before the big party! In order to stabilize the market, banks need to continue to work hard to keep people in their homes and we need to clear the enormous amount of inventory of homes that currently exist. Consider the high rate of foreclosures, the current and future short sales, and rising unemployment, and we have more homes for sale than home buyers. Today is truly a perfect time to purchase a home. If done correctly, it may be one of the best solid investments

for future wealth. Potential buyers should continue paying down their debts and monitor their credit. Firsttime home buyers who are ready to purchase should call a trusted realtor or mortgage representative. All those who’ve recently lost their homes still need a place to rent until they recover from their losses. Many of them still have good incomes, just not enough to sustain those ARM adjustments. This is a great opportunity for investors purchasing rental properties. If you have equity and you want to move up, now is a great time to acquire a valuable property but you must be realistic about your current home’s value. Home owners who are in trouble or who think they might be heading in that direction still have options to recover. You just have to ask for help. There are plenty of good realtors that are still in the business. They love what they do and they know the market. And it’s still free to ask questions! We all have to work together to correct this mess that we brought upon ourselves, but it can be done. It is time to get back to the basics and slowly, but surely, we will recover. Like that bad hangover, the headache will eventually go away and we will begin to feel better, but next time let’s not party till we drop! Warrenton Lifestyle

W

hen I first heard of the Warrenton Garden Tour I assumed I would learn about gardening, soil preparation, planting, cutting, arranging, etc. Yet, as I delved into the chasm that envelops the Warrenton Garden Club, I quickly realized that it would be a lesson in history, conservationism, architecture, design, beauty and local pride. The Warrenton Garden Tour is so much more than just a pretty drive through the countryside to appreciate horticulture. On Wednesday, April 22 and Thursday, April 23, five Warrenton homeowners will open their doors to tourists to showcase

unique and elegant features of their homes, landscapes and history. “The homeowners are so gracious to let us put their homes on the tour,” says Sally Hodgkin, club member and Publicity Chairperson for the event. “It really is a lot of work for them.” The Warrenton Garden Club selects five unique, and sometimes historic, homes each time they participate in the garden tour, which is sponsored by The Garden Club of Virginia. Because the local club partners with the Loudoun Garden Club for this event, the Warrenton Garden Club only participates every other year. Homes are chosen for the tour at least one year in advance and selected

homeowners are expected to have their homes (or portions of it), as well as their landscape and gardens, in showcase shape by the dates of the tour. This year’s chosen homes are Yorkshire House, Hopefield, Elway Hall, StoneLedge and Hillsborough Farm, all in Warrenton. Each home features something reminiscent of a wedding day to-do list: something old, something new, something designed and something bloomed. Continued from page 28 of being on the National Register of Historic Places. Among its features are distinct architectural details from Colonial, Art Deco and Art Moderne styles. Mr. and Mrs. John J. Norman own the property and their love for gardening led them to restore four acres of landscaping. Visitors to Yorkshire House will find gardening delights both inside and outside including a terraced garden at the rear of the house which features a fish pond and flowering bulbs and trees, rare botanical prints, and a garden fountain doubling as a sink in the powder room. At Hopefield, located next to the Airlie Conference Center, garden tour participants will cascade down the picturesque drive, reminiscent of Gone with the Wind’s Twelve Oaks, to face a stately Colonial Revival-style brick estate situated on 190 acres. The property has been in the Wallach family for four 30

She and her

family are very proud of the heritage Hopefield demonstrates, not only their own, but also the history of Virginia and

Warrenton. “It’s a very old house with interesting art, silver, sculptures and paneling that was taken from another family home in Washington D.C. The home also features English-style flower gardens.” According to de Heller, the gardens at Hopefield are so enticing that they have become the traditional gathering place for her family’s reunions and wedding receptions. There are many unique features to be found at Elway Hall, currently owned by renowned interior designer Barry Dixon and Michael Schmidt. The house was built in 1907 by U.S. Senator Johnson Newlon Camden for his daughter and son-in-law. At the time, it was the largest residence in the Town of Warrenton. Elway Hall boasts a stone façade made of native rock heaved to the site by oxen, walls that are two and a half feet thick, 14-foot high ceilings, a majestic winding staircase, 16 fireplaces and an extensive upper hallway that connects ten bedrooms. Boys & Girls Clu b Find New Home

T

he Fauquier chapter of the Boys & Girls Club recently opened a new facility to call home in Warrenton. Once the site of the Old Town Athletic Club, the 15,000 square foot space located on Keith Street is a much needed addition for the Club. The Boys & Girls Club had been located in Taylor Middle School since November of 1997 and was strictly an after school program because of their location and involvement with the Fauquier County School System. The limited space and rising demand meant that the Club had to turn away 200 to 300 young people each year. This opportunity to expand was the first big break in a long list of hardships and struggles to continue to keep the Boys & Girls Club of Fauquier up and running. The beginnings of the Boys & Girls Club of America can be traced back to several women in Hartford, Conn. during 1860. The mission of the Club was to give a healthy and constructive alternative to young men, and eventually women, who were walking the streets. Eventually, in 1906, several of the Boys Clubs made an arrangement to join together and with 53 member organizations, the Federated Boys Clubs in Boston were created. The name was changed in 1931 to Boys Clubs of America and in 1956, celebrating its 50th anniversary, a U.S. Congressional Charter was created. Obviously girls and 36

young women are a part of the Club and in 1990 the name was changed to Boys & Girls Clubs of America, at which time Congress amended and renewed their charter. Today, there are over 4,300 Clubs located in all 50 states and also Puerto Rico, the Virgin Islands, and on U.S. military bases around the world. The Fauquier chapter was founded in 1994 by Buddy Curtis and Jerry Wood along with the tireless efforts of Katherine Ann Carter, Barbara Rodriquez, Jim Brumfield, Ann Nelson and Bill Barr. The Fauquier Club was started to be a haven for young boys and girls who desperately needed something to do and be involved in constructive activities. Instead of being home alone, hanging out with the wrong crowd, or doing nothing at all, the Boys & Girls Club of Fauquier

into five service areas: Character and Leadership Development, Education and Career Development, Health and Life Skills, The Arts, and also Sports, Fitness and Recreation. A well trained staff administers these programs and responsibly monitors every child welcomed to the Club. It was a slow and tiring process to bring the Club to fruition in Warrenton. At first, Jerry Wood and Buddy Curtis had investigated other organizations such as the YMCA, YWCA, and Big Brothers to aid the youth of Fauquier. However, after a visit to the Boys & Girls Club in Dale City, it was immediately clear

Grandpa Goes to School

Dr. Robert Bancker Iadeluca In 1972, at the age of 52, I left my positions as Director of the News Bureau and Assistant Director of Public Relations for the New York State Education Department to become a full-time student at the State University at Albany. Having received a B.A. in Psychology in 1949 from Hofstra University as a returning veteran under the G.I. Bill, did I still have sufficient self-discipline and mental capacity to achieve my goal of a Ph.D. in Pyschology? And without working, how would I support myself through years of academic study? I never doubted that I would achieve my goal. The Commissioner of Education, with whom I worked closely, assured me of his confidence in my ability and urged me to go for it. A short time later, based on my writing ability, the Alumni office granted me an Assistantship as their staff writer. This provided free tuition and a $70.00 weekly stipend. I was on my way. Visualize the scene: In August of 1972, I enter the Registrar’s office to begin the necessary administrative procedures. All around me are teenagers and silkyfaced young men and women in their early 20’s taking their first steps toward that coveted degree. I am the only one with wrinkles and touches of grey, but I give myself a positive affirmation and begin to fill in the registration blank. Name, address, phone number…”Do you declare emancipation from your parents?” As this obviously is one of 42

those “non-applicable” questions, I complete the rest of the form and return it to the young lady behind the counter. She scans the form, notices the skipped question and returns the paper to me. With a light, friendly smile, I start to point out that I am a grandfather, and therefore, have felt emancipated for a generation or so but she insists that “all questions must be answered.” I visit a friend of mine, an Associate Commissioner at the State Education Department, someone more my age who laughs at my campus incident and agrees that society has not yet caught up with the fact that college students are no longer just out of high school. His solution is to declare this officially an “administrative error”, and I return to the campus, now to be accepted as a full-time student at SUNY-Albany, headed toward my doctoral degree. On my first day, I sit right up front (my optimism knows no limits), and I prepare for my first subject: Statistics. Oh, sweet innocence! Oh, bitter ignorance! Here I had been planning to spend my time checking out the human brain in search of the reasons for anxiety or the source of motivation. But I was not a complete idiot when it came to adding shopping totals and balancing a checkbook. I could handle whatever they tossed at me. After all, I had lived many years in the dog-eat-dog world. The Statistics professor began to write across the board the most unintelligible

stream of characters I had ever seen. It looked like Greek to me. I later learned that these characters actually were Greek. He began, “As you know from your high school calculus...” What high school calculus? I graduated from high school in 1937. We had never heard of calculus, much less studied it. We did have algebra, so I was not too surprised by such contradictory expressions as a = b. We also studied geometry, but that didn’t seem to help. The professor laid out some “basic” rules for us and gave us some problems to answer by the next class. Could I divulge to my professor that his very first day’s assignment had me stumped? No, I would just have to figure this out myself. After attending other classes during the remainder of the week, my positive feeling returned. I studied Educational Psychology, Biopsychology, the Psychology of Learning, and Memory. Even the Statistics professor’s jargon began to sound fairly intelligible. Over the course of three years, I accumulated 33 credits. As the oldest full-time student on the State University campus in Albany, I developed an interest in Gerontology, the study of aging. In 1975, I transferred to Syracuse University, where the All-University Gerontology Center offered me an Assistantship and an opportunity to research the cognitive development of people as they age. When I stood in the Syracuse Registrar’s office and answered their questions, a Warrenton Lifestyle

wave of deja vu came over me. “Where is your home?” I gave the address of the farmhouse I had rented a few miles down the road from the university. “I mean your permanent home.” “It’s as permanent as I can get,” I replied. “No, I mean your home away from Syracuse, your real home.” “Well, I eat there, sleep there, and all my furniture is there. How real can you get?” They had no concept of a student who was not sent there by his parents and whose possessions were not hundreds of miles away. It suddenly dawned on me, in this year of 1975, that I was giving the university an education. I continued my usual practice of looking for money sources. Lack of funds was constantly my greatest obstacle. For four of the seven years I was in graduate school, I received either an administrative or research graduate assistantship. One summer I earned money teaching a course. I helped conduct a gerontology workshop. One time, using my background in mass communication, I substituted for the campus broadcast journalist who was on vacation. One day I saw an intriguing notice on the bulletin board. It announced the availability of scholarships for children of wartime veterans. This was it. I was the only child of a disabled veteran of World War I. I visited the Veterans Counselor who March 2009

said, “You say you are the child of a World War I veteran and you are 55 years old?” Five minutes later he called the Veterans Administration in downtown Syracuse. “Hello, Joe? How ya doin’? Say, Joe, I have standing before me here a child. He is 55 years old.” Five minutes later, my bubble burst. The scholarships were only for undergraduate students. On my way out of the office, I re-read the notice on the bulletin board. It said, “For further information, see your high school counselor.” I hadn’t seen him for almost 40 years! Because my age was more like that of the university administrators, we related easily to each other. Without exception, they were friendly and helpful. “What are you going to do when you grow up?” they would tease. Professors were another story. Some were comfortable with my being in the class, others had problems. One professor had difficulty speaking about the Depression years. He was teaching out of a textbook, knowing full well that I had lived through that era. I tried my best to put such instructors at ease by acting in an inconspicuous manner and choosing my words carefully. Despite this, two of the professors, who were the age of my children, insisted on calling me by my last name. Although it never occurred to me not to register just because of my age, it often seemed, though probably untrue, that I

was the only person in the entire nation who, in his fifties, was moving steadily through 90 graduate credits and a highly detailed dissertation in Psychology, all without a decent guaranteed income. I do not regret the choice, but the loneliness normally accompanying a pioneering effort was definitely there. In May 1979, as I sat in my cap and gown, wearing the colors of a Ph.D. in Psychology and surrounded by other Ph.D.s less than half my age, I could feel the warmth of these “youngsters” who had shared their joys and pains with me semester after semester. While they at times had asked me for more adult guidance, by and large they treated me as their peer. I was one of them. The day after graduation, I received a letter from American Express. It said, “Dear Dr. Iadeluca, you are now entering the world of work. You have shown your maturity. You are now eligible for an American Express card.” Here at last was my proof. Grandpa had finally grown up. Dr. Iadeluca is a Licensed Clinical Psychologist practicing in Warrenton, Virginia. He specializes in chronic pain, addiction, depression and anxiety.

In March my thoughts turn to spring, planting the gardens and a little spring cleaning. I know that our winter has not been harsh, but I am ready to spend more time outside with the warm spring sun on my back. Of course, that means I need to do some shopping for gardening supplies and such, of which we are fortunate to have lots of options in Fauquier County. This year the options will finally include the Buckland Farm Market, which will be opening the doors this spring with their wonderful produce and plants. Although it is located in Bealeton, I think it is worth mentioning the opening of Carroll’s Skating in the old Hugo’s building. On opening weekend many in the county went to try it out and it made for a good time. The feelings and the memories are intact, only the name has changed. In Warrenton, what was once a Crown gas station on Broadview Avenue, is now open as a Chevron gas station with a beautiful new building. Unfortunately there are several businesses that have closed or are closing soon. United Rentals, although open only a few months after having built a brand new facility, decided to close that new location due to the economic conditions. In Motion Sports & Dance on Falmouth Street has also closed. Two more businesses are holding “going out of business sales” before they close, Master’s Tuxedo on Broadview Avenue and Creative Creations by Nature & Man on Lee Highway. As we readied to bid farewell to a long time Warrenton landmark, we now find that is not the case. The owners of Rhodes Gift & Fly Shop had planned to retire and close the doors, but the business has a new owner and Rhodes will continue to flourish on Main Street, as it has for so many years. The lot that Fauquier Bank will be building their new branch on has been cleared of the old building and is being readied for the new construction. We have a few businesses opening soon in Warrenton, the new Harris Teeter grocery store is nearing completion and plans to open in June. In the same shopping center will be a Chevy Chase Bank, but I don’t have a date for that one yet. We are also expecting Tuesday Morning, a closeout retailer, to open in the space between Country Cookin’ and Bloom on Frost Avenue. The monthly lectures take place on Sunday afternoons at 3:00 PM in the John Barton Payne Building in Courthouse Square on Main Street, in Old Town Warrenton, Virginia. Admission is free to the public and the lectures are sponsored by the Fauquier County Public Library. On Sunday, 15 March 2009, Thomas J. DiLorenzo will give a presentation on “The Real Lincoln,” which promises to more fully illuminate the essential truths and historic legacy of the 16th U.S. President particularly in the context of our Constitutional Government and the bloodiest conflict of the 19th Century, the War Between the States. Thomas J. DiLorenzo has been acclaimed as one of the leading economic historians working today. DiLorenzo comes from the Austrian school of economics and he has been called a modern-day Adam Smith and stalwart defender of liberty. A Professor of Economics in the Sellinger School of Business and Management at Loyola College in Maryland, DiLorenzo specializes in economic history and political economy and has authored numerous books and articles.
