F

all in Fauquier County is such a great time – just when mother nature is dying down, things here are revving up! Fauquier County is roughly 651 square miles in size, with 1344 farms located on more than 372 square miles. That means that more than half of our county is farmland. Fall is a great time to get to know many of these farmers – it’s harvest time and farmers are turning from agriculture to

agritourism and agritainment to bring community awareness to their industry as well as to provide family fun. Today’s farms are no longer just rows upon rows of plants or acres upon acres of livestock: they have warm and woolly alpacas, corn mazes, haunted barns, pumpkin patches, farmers’ markets, wineries, meat and dairy plants – all open to the public for viewing, experiencing, purchasing and touring. Farmers’ markets generally run from mid-summer through late fall. There are several in Fauquier County including The Plains, Remington and two in

Warrenton. Because they don’t have to send their produce and products on a 2000-mile trek from farm to plate, local farmers are able to offer their wares in a 6

fresher state to the community for lower prices than can be found in the grocery stores. Eugene Swartz, a Market Manager, has been participating in farmers’ markets for nearly 30 years and has started several himself. He decided to try something new in Warrenton. Instead of opening his market in the wee hours of the morning or on the weekends, he and his fellow farmers set up tents and tables from noon to 7 p.m. on Wednesdays in the rear parking lot of the Borders shopping center. “People come here after work to pick up their dry cleaning or to bring their families out to dinner and when they come out we’re here,” said Swartz. Perusing the fresh produce you will find various tomatoes, peppers, melons, corn, okra, squash and many more garden goodies. Farmers also offer wine, flowers, potted plants, eggs, sausage, pork chops, ribs, baked goods and soap at their tables. Local farmers are also making their mark at the Archwood Green Barns farmers’ market in The Plains, where currently 15 farmers from Fauquier County and around Virginia sell See Farm on page 8 Warrenton Lifestyle

homegrown and homemade goodies like vegetables, bonsai, baked goods, goat cheese, meat, salsa and flowers. Becky Brothers, who has been the Market Manager since 2001, says, “I love meeting and greeting customers and enjoying the products myself and it really helps to keep local consumers in touch with local vendors.” There are two uniquely fascinating and enjoyable corn mazes in Fauquier County. Jeff and Patty Leonard run Cows-n-Corn, situated in Midland, on their 50 year old dairy farm. The Leonards started offering school tours of their farm about 17 years ago, when their oldest daughter started school. “We always enjoyed sharing the farm and showing people what we do,” said Patty Leonard. The dairy farm tour became so popular that the Leonards would have hundreds of students traipsing across their farm and into their home to use the bathroom. They realized

they needed to restructure the farm to accommodate their popularity and to provide the necessary facilities along with the entertainment they desired to offer. They started by adding a corn maze, one small tent with a table and a cash box, and a few pieces

of farm equipment. “We didn’t know what we were doing, we just wanted to see what would happen,” admitted Leonard. Cows-n-Corn has now grown to

include tours, the corn maze, handdipped ice cream, farm animal attractions, games, a hayride, butter making, seed planting, cow-train rides, contests and more. The Leonards have also added special activities for guests who come on Friday and Saturday nights. “We have campfires where people can roast hot dogs or marshmallows and you can walk the maze in the dark. I love talking to

people, answering their questions, dispelling myths and sharing our lifestyle,” said Leonard. Starting on October 12, Cows-nCorn will offer a haunted hayride on the weekends in conjunction with the Fauquier Jaycees, with a special run on Halloween night. The Corn Maze in The Plains is celebrating their 8th season. The main attraction is a five and a half-acre maze situated on a 25-acre parcel that is part of a larger beef farm. This year’s maze theme is Horsin’ Around and a bird’s eye view will show you a jockey atop his horse. The maze contains pathways totaling two and a half miles. The good news is that if you answer all of the maze station questions correctly, you won’t walk nearly that distance.

to put their passions into motion. They decided that an educational corn maze in an agricultural setting would be a great way to connect to the community. “It was such hard work creating first maze,” declared Kate. “I couldn’t believe we were doing it, but through the years it became huge and it’s now a family tradition for lots of people in the fall.” Knott also admitted that with eight years’ experience behind her, it’s gotten a lot easier to put the maze in place. “We got smarter,” added Hub.

Just a few miles from The Corn Maze in The Plains is the Alpaca Full Moon Farm in Marshall, one of the many stops on this year’s Fauquier County Fall Farm Tour and Field Day, which will be held on October 13. Alpaca Full Moon Farm is run by John and Lee Lane, who moved to Fauquier County in 2000 from Arlington. The couple bought their first four female alpacas in 2003. Since then, the farm has been blessed with several cria (baby alpacas) and the herd now totals 17, with the newest addition just three weeks old. According to Lee, the best part of raising and caring for alpacas is their curiosity, the noble way that they look and the babies. She also loves to watch the alpacas and cria play in the yard. “In the early morning and in the twilight they will run laps around the yard, pronking [Lee’s term for their

straight-legged hopping] around like they’re on pogo sticks.” The Lanes, who are great with children and love to teach them new things, are thrilled to be part of the farm tour this year and can’t wait to share their babies with the community. They enjoy showing people what a joy farming can be, especially when it includes peaceful animals that create a beautiful product they don’t have to give their life for. On the day of the farm tour, the Lanes will be giving tours, and their shop will be open so guests can see and feel alpaca yarn and the many soft and lightweight products made from it. For the children, there will be face painting, a treasure hunt, story time and a free finger puppet, as well as refreshments including their own homemade apacapaca poop. It isn’t what it sounds like – apacapaca poop is actually a baggie of chocolate-covered raisins! We are so fortunate to live in a community with such cultural diversity. See Farm on page 12

Turning Homes into Income Streams by Andreas A. Keller

M

any people have heard about reverse mortgages, but few really know what they are. As curiosity increases, so does confusion! In the two scenarios described below, I hope to illustrate the potential uses of a reverse mortgage. The other day a banker friend of mine referred one of her clients to me for a reverse mortgage. This client is a couple, 75 years of age, who lives in a home with acreage on a combined Social Security income of $1,400. They supplement their income through monthly drawings on a $100,000 Home Equity Line of Credit, which will be maxed out in 3 months. Thus, 4 to 6 months down the road, there is a good chance that the bank will foreclose on their home. What happens then to this couple? In a similar vein, I received a call from a client of mine several months ago. He wanted my help in getting his 73-yearold mother a mortgage. He explained that she has been living in her home for 40 years and wants to stay there. Her home is debt free, but her only income is $900 in Social Security payments, and she does not have a credit score. To make ends meet, her four children each provide her with $100 every month. My client, who has five children himself, wanted me to find a way to lift the financial burden of supporting their mother every month. Both of the situations above could benefit from the use of a reverse mortgage, a tool that enables people to use the equity in their homes to withdraw cash. The 75-year-old couple could pay off the Home Equity Line of Credit and receive a monthly check of about $650. The 73-year-old mother could 14

get a line of credit and could draw $400 every month for the next 12 years. With the expected appreciation of her home, she could easily increase her line of credit if the need arose.

The Increasing Need for Reverse Mortgages In the future reverse mortgages will gain increasing importance for the following reasons: • By the end of this decade, more than one quarter of the U.S. population, or 78 million Americans, the so-called baby boomers, will begin to move through the last third of their lives. • Today’s average life expectancy for this demographic segment is about 78 years, and about ninety percent of all baby boomers will be financially unprepared for such a long life and therefore in danger of outliving their retirement funds. • While inflation continues to eat into savings, healthcare, energy costs, and food prices are rising steadily. Taken together, it will become more difficult to live on a fixed income, and many elderly people will face the prospect of having insufficient means in the future. As we move through life, we bring up children, accumulate assets, and eventually begin to downsize and simplify our lives. A reverse mortgage is simply a loan that can best be understood by comparing it to a regular mortgage: Both mortgages create a debt against the home and both affect how much equity is in the home. With a regular mortgage, you make a down payment and borrow the rest of the money to purchase a new home. Then you make principal and interest payments every month. Over time your debt decreases and your equity increases. This is called a “forward” mortgage: Your debt is falling and your equity is rising, because you are using your income to repay debt, thereby building equity in your home.

loan amount of the reverse mortgage, the homeowner or the estate will get the difference. If there is a shortfall, i.e., the proceeds of the sale of the home do not cover the outstanding amount of the reverse mortgage loan, the loss will be absorbed by the lender.

What Are The Costs Of A Reverse Mortgage? The costs of a reverse mortgage amount to about 5 percent of the value of the home and are comparable to the closing costs associated with the purchase of a new home. These closing costs are normally included in the mortgage, which means that there are no out-of-pocket expenses for the borrower. The interest rate on most of the reverse mortgages is a fluctuating rate that compares favorably with regular 18

mortgage rates. Rates are set based on the one-year U.S. Treasury Bond rate. Throughout 2007 the reverse mortgage rate has been fluctuating around 6 percent. Unlike a regular mortgage, there are no credit score or debt-to-income ratio requirements to qualify for a reverse mortgage. Thus, a negative credit history does not translate into a higher interest rate. This feature alone gives the reverse mortgage great appeal.

How Much Can You Borrow

How much you can borrow depends on the value of your home, your age, the county you live in, the one-year U.S. Treasury bond rate, and whether you choose a federally guaranteed reverse mortgage or a reverse mortgage offered by private companies. Generally, the older you are, the lower the interest rate, and the higher the value of your home, the more you can borrow.

Upon completion, you will receive a “Certificate of Borrower Counseling�, which is needed to begin the application process for a reverse mortgage.

Proprietary Reverse Mortgages Proprietary reverse mortgages are offered by private lenders, banks, and mortgage companies and are backed by the institutions that issue them. These mortgages are not guaranteed by the U.S. Government, but they often contain more advantageous terms and conditions than federally guaranteed reverse mortgages. These lenders often offer reverse mortgages that extend beyond FHA limits, reduced closing costs, or slightly better interest rates, any of which could provide the borrower with a potential increase in 20

monthly cash payments. However, these propriety reverse mortgages carry some risk, especially if you begin to rely on getting monthly payments for the next 30 and more years.

Who Should And Should Not Get A Reverse Mortgage? Considering the closing costs of a reverse mortgage, it does not make sense to take out a reverse mortgage if you plan to stay in your home for a short period of time only. When these costs can be spread out over several years, a reverse mortgage makes sense and becomes quite inexpensive. A reverse mortgage is also not recommended if the available home equity is less than about 35 percent in the case of private lenders. FHA guaranteed loans are limited to about 50 percent of available home equity. However, for those who want to stay in their homes and turn the built-up equity into cash, which can be used for any purpose, the attraction of the reverse mortgage lies in its simplicity. Although the reverse mortgage has been around since the 1980s, only a few lenders offer reverse mortgages. In fact, only 77,000 reverse mortgages were underwritten last year. However, in light of the rising need of this tool, it is likely that many new institutions will begin to offer the reverse mortgage soon. H

ave you ever wondered what to do with your yard besides grow grass? Consider a wildlife plot to attract deer and game birds for viewing. These plots are low maintenance once established and can provide hours of entertainment for you and your family. You might even find you spend less time on the mower and more time enjoying your property. An old saying in business is that the two most important factors in success are location and location. The same could be said about wildlife plots. Consider location first when deciding to establish a wildlife plot. The best locations are near a protected area that provides a place for the wildlife to retreat to find cover. Most wildlife live at the margins between open field

and woods. Wildlife tend not to want to travel too far out into the open and away from cover. The plot itself will do best with at least four hours of daily sunshine.

You will need to get busy soon though because it is best to plant your plot by the end of October. Seed mixes come in a variety of sizes often starting as small as a Âź-acre pack on up to 1-acre sizes. Annual mixes containing brassicas (the turnip family)

can double as a winter cover crop for your fallow vegetable garden. Perennial mixes containing forage chicory, grazing clovers and grazing alfalfa will last for years with only occasional attention. Choose to shop for seed with a retailer that knows about seed and fertilizers. You want to get varieties that are adapted to our climate and have been shown to be productive and long lived. In most cases you will need to work the ground and provide a good seed bed. A good way to get a plot ready with less tillage is to plant an annual brassica mix in the fall. mix. If you want to do it once and forget it, till the ground up well in fall and simply plant a perennial mix. During tillage is the ideal time to put down lime and fertilizer based on the recommendations of a soil sample. Next you will need to look at soil fertility. Some mixes are adaptable to soil with lower fertility and pH and others require a pH of at least 6.5 and good soil fertility. If you have been managing your yard to obtain a nice stand of grass, then it will likely be in fairly good shape for planting a mixture requiring better fertility and pH. If you’re not sure, taking a soil sample isn’t complicated. It is best to sample when the ground is dry. Take soil samples in a variety of locations throughout your plot area using a garden trowel. The soil that is from 2 to 6 inches deep is best. Mix these samples together and retain about 1 ½ cups of dirt. Be sure to exclude grass from the

The lab needs to know you are planting a wild life plot rather than grass in order to give you the proper recommendation. You will need to get busy soon though because it is best to plant your plot by the end of October. ou see them everywhere.  On a shoulder, peeking out from the bottom of a shirt, or proudly displayed on a bicep.  Others are only for private viewing.  Either way, it’s undeniable that getting a tattoo has become an ever growing popular trend in the American culture.  Warrenton’s own Devine Line tattoo shop can meet any of these needs, public or private. Shop owner Michael Miller got his first tattoo at 14, and he knew then that it was his passion.  He recalls, “I did my first tattoo in 1983.  I just kind of picked it up.  A guy in Winchester named Grandpa Groovy - way before the restaurant here in Warrenton would take me under his wing and show me how to do things whenever I had a problem.”

Artistic from a young age, Miller recalls always drawing or sculpting.  This talent enables him to meet his customers’ needs with intricate original work specific to their requests.  “Usually a customer will make an appointment, and we’ll have an initial discussion of the artwork they want.  I’ll work up a drawing for them, we’ll review it, and then I’ll tattoo it for them.”  But not all work is original, of course, because oftentimes customers will choose artwork from the tremendous inventory of stock artwork on hand at the shop.

these safety practices all along.  In fact, Miller’s father-in-law is a surgeon, Dr. Richard Beargie, and they often discuss safety practices and anatomy as it relates to Miller’s business. Being a tattoo artist can have its downfalls.  Miller says, “Carpal tunnel is big in tattooing.  A lot of artists suffer from that after years of such intricate work.”  Though Miller works hard to please his clients, he does have certain limits.  “I don’t do anything openly satanic, anything that puts God down.”  He laughs, “I’m not doing anything on purpose to make God angry!”  In addition, he doesn’t do tattoos on anyone who appears to be under the influence of alcohol or drugs, is pregnant, sunburned or under 18.

About 30% of Miller’s work is cover up work, where he transforms the work of a lesser skilled tattooist into a professional looking tattoo, or helps to erase the memory of the guy or girl’s name that seemed like a good idea at the time.  When reviewing his work, the artistry skill is readily apparent, along with his attention to detail. Devine Line also offers piercing to its customers, something that Miller says accounts for about 10% of his business.  Piercings can be anywhere from the bellybutton to the nose or tongue, in addition to some more unconventional locations.  But they also do ear piercing, something See Tattoo on page 38

often left for a mall kiosk.  “Because of our safety precautions, people are much better off coming to us to have their ears pierced than going to a place where the staff isn’t well trained.” Trends are a big part of both businesses, with certain designs or piercings ebbing and flowing with the public’s tastes.  “It really goes through cycles.  Years ago, feathers were the thing.

“In tattooing, there’s no room for error.” Then it went to tribal bands, and they were big for awhile.  Lately I’ve been doing a lot of wildlife and portraits.”

Miller rightfully takes a lot of pride in his shop and the services they offer.  “I do feel that we’re a different type of tattoo shop because we want to create personal relationships with our clients.  At other shops, the artists can be very arrogant, and they don’t talk to you when they come in.  Plus, I have a different philosophy about running a business. A lot of people just want to get you in and out.  I don’t.  I’m almost always behind schedule because if I price a tattoo for $300, but it takes me five hours instead of three, I’ll take the time and do it at the lower price.  One bad tattoo can really ruin a shop’s reputation.” See Tattoo on page 40 Warrenton Lifestyle
