HOTEL CULTURE

No neighborhood hosts as many world-renowned and welcoming hotels as the Upper East Side. This enclave’s hospitality outlets aren’t just for tourists—they’re part of a cultural and culinary constellation that embraces the local community and lends unfathomable value. Within these venues, people of all ages, from all over the world (and many from down the street), mingle, converse and embrace the connection that comes from interacting with one another.

“The hotel lounge is a great place to meet,” explains Francois-Olivier Luiggi, the General Manager of The Pierre, A Taj Hotel, “because you get to be in an extraordinary environment and enjoy the simplest things, from a cup of tea to casual conversation.” The Pierre is an Upper East Side icon that’s been drawing new crowds for 92 years. “The Pierre was built as a luxury hotel. It has ten-foot ceilings and big corridors and numerous entertainment spaces. It was designed to be the grandest of the grand from the get-go and its original DNA was to entertain.” After nearly a century and innumerable nights of hospitality, The Pierre has forged many connections to

passers-through and offered them many fond memories.

By refreshing its food and beverage program, and programming live events, The Pierre stays hyper-relevant. “We’re trying to balance the expectation around our history and pedigree with relevance to people today. We want to offer something truly unique but also something you’d expect on the Upper East Side,” Luiggi says. They also welcome fashion, film and music industry employees who work nearby. “We have a great pool of people already around us. We provide a place to go right after work,” Luiggi adds.

The interplay between Upper East Side locals and international visitors is one of the most influential exchanges. Tony Mosca, Director of Food and Beverage at The Carlyle, A Rosewood Hotel says, “with Bemelmans Bar and Dowling’s at The Carlyle and Café Carlyle, guests are able to connect with the residents of the Upper East Side. You get a real sense of New York City when you come to our establishment. We have a lot of locals who support us. That mixed with those coming from all over the world, you get a sense of what the Upper East Side is today.”

Mosca also notes that diversity is abundant. “The hotel is generational. You’ve got children, parents and grandparents always passing through,” he says. “Likewise, so many people from the neighborhood continue to come generation after generation. It’s a harmonious combination of old and new.” This is no small feat and it’s been achieved through a mentality employed by The Carlyle team. “We bring back the glamour and the charm of the 1930s and ‘40s but embrace the modernization that people want today,” Mosca says. “You need to nurture it so that it is there for future generations. Every decision we make is about how the legacy continues.”

“Bemelmans has been in the community for so long that it’s become part of the fabric of society and everyone wants to be a part of it,” Mosca adds of the beloved bar, which has been a hotspot since 1947. “Everyone wants to be able to feel the legacy and the history. The new generation coming in is looking for a sense of connection not only to the past but to each other.”

It’s that same sense of community that has drawn Fasano Fifth Avenue, a members-only hotel and private club, to the Upper East Side. A part of the prestigious Brazilian hotel group owned by hotelier and restaurateur Gero Fasano, this new destination is the epitome of pristine modern design. “We wanted it to be surrounded by the best of New York and the Upper East Side is home to some of the most historic cultural institutions and most renowned New Yorkers in history,” says Andrea Natal, the General Manager of Fasano Fifth Avenue. As such, its flagship North American property “is close to some of the city’s top shopping delights and dining experiences on the Upper East Side. It’s everything you’d want in a neighborhood.”

As for what Fasano Fifth Avenue imparts upon the locale, “Members enjoy the privileges of a full-service hotel on a very private and tranquil location. They gain reservation access to the property’s beautifully appointed clubhouse suites and duplex apartments, in addition to

While mostly residential, you have the most important cultural institutions in the city, if not the world, right outside your door,” he says. “Currently, the neighborhood is in the midst of a tremendous renaissance, with more restaurants like Caviar Kaspia, luxury retail like the Hermes store on 63rd, Dr. Barbara Sturm’s Townhouse on Madison between 77th and 78th and the new White Cube Gallery.”

Perhaps no one explains the interconnectedness of hotel culture and the Upper East Side identity quite like

TULIPS ON THE TOWN

Each spring, thousands of tulips emerge from the verdant central malls along Park Avenue. Each year, they’re a different color—and every year they’re a declaration of hope for the changing season. Many New Yorkers cherish their emergence without knowing the story behind their annual arrival. A non-profit known as The Fund For Park Avenue has long championed the maintenance and fundraising behind it. And no one has as much insight as Barbara McLaughlin, President of The Fund for the last 13 years.

Can you share a little bit about your history with the Upper East Side?

I have lived on the Upper East Side pretty much since I moved to New York City thirty-something years ago. I definitely walked along Park Avenue and enjoyed all the plantings and trees and never understood how it all happened until I started working for The Fund. It’s still a mystery to so many people today.

What’s The Fund’s mission?

The Fund was created in 1980 with the specific mission to plant and maintain the Park Avenue malls. Originally, it was two plantings a year: the tulips in the spring and the begonias in the summer. We increased it to three, with mums in the fall. Our fourth “plantings” are around the

fir trees in the winter, which we trim and string with lights.

How does The Fund achieve this?

We raise the money to hire professional landscapers that do the work on the malls. There are no big annual events. We raise our money through two annual appeals. People can donate via our website www.fundforparkavenue.org or be added to our mailing list.

Can you tell us about the annual tulip “dig”?

In the spring, after the tulips have bloomed, we let anyone who is interested come dig them up because you can save them and replant them in your own garden. If we left them in, they wouldn’t necessarily come up with the same robustness each year. As soon as they bloom, people start calling the office asking if we’ve set a date for the dig. It gets more and more popular each year. It’s a hotly anticipated event. As is the excitement around the color each year.

How do you determine the color?

I have a list of all the different colors and I try to rotate them—and I try to tie them into an anniversary. My first year at The Fund, they were orange for the 400th anniversary of Henry Hudson’s arrival in

New York harbor. For 2023, we are doing a color that we’ve never done before.

Can you tell me what community means to Park Avenue?

The gardens on the malls are Park Avenue’s “parkland.” While the avenue does have an “exclusive” reputation, it’s actually rather “inclusive” in that it is open to everyone. It’s a fantastic place to walk, run, enjoy the seasonal plantings and experience the exhibitions of public art presented by The Fund’s Sculpture Advisory Committee and NYC Parks. And on two Saturday mornings in August, the entire avenue is closed to cars for “Summer Streets,” the Department of Transportation’s annual celebration of the city’s public space.

At certain times of the year, the seasonal plantings provide the backdrop for countless photos. Many of the trees are dedicated with plaques in honor or memory of a loved one. And last summer, the begonias provided a safe hiding place for a puppy who had slipped its leash. In the winter, the illuminated fir trees always add a welcome glow to the avenue during the Park Avenue Tree Lighting, which is the avenue’s oldest tradition, dating back to 1945 when Park Avenue families lit trees to honor those lost in World War II.

Can you tell us about your relationship with the Upper East Side?

Genevieve: I’m a hometown girl. More than that, I am a home-neighborhood girl. I grew up on 91st , then 88th and now I’m on 79 th Street. On some level, I’ve been operating in a 15-block vicinity my whole life.

Richard: When I joined Douglas Elliman in 1995, I worked for a legend, who happens to be Genevieve’s grandmother, Barbara Cardozo. Her business was primarily on the Upper East Side. There are very few buildings that we haven’t been inside. Knowing the buildings and floor plans before even crossing the threshold with a client or meeting a seller is essential.

What makes the Upper East Side quintessentially New York City and what makes it a distinct enclave?

Genevieve: The Upper East Side has a strong sense of self and has for a very

long time. The city is ever-changing—and the Upper East Side does too as it has to— but it stays true both to its stately, pre-war roots and, at the same time, its real-world lifestyle. And having Central Park as its heart is timeless!

Richard: There are exquisite enclaves throughout the city - Downtown, East Side and West Side; but none have sprawling boundaries like the Upper East Side, which extends for 40 blocks all the way from Central Park to the East River. Historically, the idea of living vertically in apartment blocks took root along Park and Fifth Avenues, so the Upper East Side figured out how to do this well a very long time ago.

Have you observed a sense of local community?

Genevieve: There are small shops which have thrived here for 20, 30 years or more. It’s also true for restaurants. I take my kids to the same ones I went to with my grandparents, like Quatorze and Orsay— for very special occasions of course! Orwashers Bakery is still serving the best doughnuts and rye bread a century later.

Richard: There’s an intimacy, community spirit and ease of living in Upper East Side co-ops, and they are typically located on well-established blocks. People really know each other within their small five to ten block radiuses.

Why is it relevant to younger or first-time buyers?

Genevieve: There’s been a reaction to the

high value Brooklyn has commanded, and with the arrival of the Second Avenue subway, the more eastern tranche of the neighborhood has been galvanized. Only in New York City would you have a subway station with a mosaic of Philip Glass and have everyone know who that is.

How does it feel to stroll through?

Genevieve: You’d be surprised walking down First or Second Avenue on a Saturday afternoon how much you feel like you’re Downtown or in Brooklyn. With the arrival of a fresh batch of new developments the price per square foot is compelling. Those buyers could easily be purchasing in other neighborhoods but they’re investing in the Upper East Side.

What would you say are the most powerful attributes of the Upper East Side?

Genevieve: Its exceptional share of world-class museums and galleries, access to the outdoors and its gorgeous and varied architectural pastiche. You can live in a charming walk-up, a centuryold brownstone, enjoy the double-wide splendor of pre-war Park Avenue, or you can be above it all on the 40th floor. There’s something for everyone at every economic level.

Richard: The Upper East Side is iconic New York City. Be it from movies, books or other forms of popular culture, people from elsewhere often think of this large, beautiful neighborhood when they picture living in Manhattan.

BEHIND THE PERFORMANCE

As audience members, we often take a seat before a finished product: a play, a concert, a dance performance. Works & Process, an independent commissioning arts organization that hosts programming in both the rotunda and theater at the Guggenheim Museum, does more for their artists and audiences. They aim to support the former from studio to stage, and let the latter bask in it all. Further, Executive Director Duke Dang strives to platform the virtuosity that exists all around us—whether that’s beatboxers, the ballroom community, ballet dancers or emerging composers. For VICINITY, Dang explains his role, along with the mission of Works & Process and its relationship to the Upper East Side.

Tell us about what makes Works & Process different.

The program was founded by Mary Sharp Cronson, who comes from a quintessential Upper East Side family. The family was always very involved in the arts. Mary was on the board of the Guggenheim and the New York City Ballet. Evelyn Sharp, Mary’s mother, was the chair of Martha Graham. In the 1970s, the Guggenheim had an exhibition of Evelyn Sharp’s art collection, which was auctioned off at Sotheby’s Auction House. In the early ‘80s, the Guggenheim had to cut budgets. They approached Mary and asked if she would underwrite

a performing arts program. She said, “absolutely, but I want to make sure that the funds I donate go directly to artists.” She created a non-profit called Works & Process so that she could guarantee it.

What does your programming look like?

When you come to Works & Process, the idea is that you go behind the scenes to get a better understanding of how the work is made. You get to meet the artist. It creates a more robust ecosystem where audiences and patrons are more engaged and know more about what’s happening. We continue to prioritize paying artists and we recognize that the artistic process is where most of the work is done. We, as a society, are so oriented toward product when, in fact, artists spend most of their time engaged in their practice and the process of creation.

A substantial portion of your events take place at the Guggenheim. Can you explain this relationship?

Our curatorial direction is influenced by the building that most of our performances happen in: the Guggenheim. Unlike most buildings, the Guggenheim is round. It’s a circle. It’s a “cypher” [a word that nods to beatboxing and freestyle rap sessions performed in a circle]. We’ve been thinking about what performing art traditions come from a

cypher, rather than a proscenium stage. We’ve been thinking about how a circle is symbolic of what we need right now. We don’t need spaces that distance us: artists on stage, audiences in the seat. We need circles, where we are all coming together. The Guggenheim is the perfect shape to support this aspiration.

What is something people might not know about Works & Process or the Guggenheim?

It’s still a secret to so many people that there’s a theater at the Guggenheim— and it’s a Frank Lloyd Wright-designed theater! It’s beautiful. Where can you see world-class performing artists sharing their practice? It’s right here at the Guggenheim.

Can you tell us about your personal story?

I was born in a refugee camp. I grew up on Section 8 vouchers and food stamps in the welfare system. English is a second language for me. As a young intern, I was placed with our founder, Mary. We were people from completely different ends of the spectrum. Mary completely embraced me. She mentored me. Fast forward and I’m now the Executive Director of this organization. The system embraced and supported me and that’s what Works & Process tries to do with artists.

What drew me to the neighborhood is still what brings people to Carnegie Hill today. The neighborhood is rich with museums and a variety of cultural offerings. Carnegie Hill enjoys a low skyline with most buildings topping off at 15 to 17 stories. This enhances the sunlight throughout the neighborhood.

Carnegie Hill is very villagey. Shopkeepers know you by name, giving neighbors the feeling of small-town life.

Is there a distinct community?

We are a community in that we see familiar faces all the time. It’s unusual to have a

building where there are many people you don’t know. It’s a real neighborhood, with everything being on a smaller scale.

Why is the neighborhood attractive to multiple generations?

People feel that this is a real home. They attach to it. They grow with it.

The neighborhood itself has ballet, music and language centers. There’s something for everyone. You can lead a quiet life and yet you’re five minutes from the hustle and bustle. If you’ve lived in Carnegie Hill for a while, you feel like you know everyone because the turnover is low.

Can you help us visualize some Carnegie Hill listings?

Carnegie Hill is diverse in its architecture. There are pre- and post-war co-ops of all sizes and price points and condominiums as well as townhouse options. I moved to the area from a house in the suburbs. I quickly learned that the buildings in Carnegie Hill offer large scale homes which was attractive for me.

Any personal recommendations?

The neighborhood is filled with many cozy restaurants reflecting various

types of dining and cuisines. There’s also a charming bookstore, The Corner Bookstore, on Madison Ave and 93rd.

What does a nice weekend on the Upper East Side look like for you?

For me, it’s getting up late. Then taking a walk to one of the museums in the neighborhood. I love The Met and it’s hard to beat, but you’ve also got the Guggenheim, the Jewish Museum and the Cooper Hewitt Smithsonian Design Museum, which is the old Carnegie Mansion. It has a yard with food vendors, and you can picnic there. Of course, I’d dip into Central Park and then perhaps drop into a local restaurant.

What makes the Upper East Side quintessentially New York?

You have everything you need at your fingertips: from restaurants to recreation. You have the 92nd Street Y, which is an amazing cultural center. There’s also the Diller-Quaile School of Music. Another enclave is East End Avenue. You can go biking along the river after visiting Carl Schurz Park. You can enjoy city or “suburban” life all in one neighborhood.

Jessica Gilo and Jeff DeCanio, a couple of eight years, are enmeshed in cultural creation throughout New York. DeCanio, a sixth generation New Yorker and a hospitality professional for more than 20 years, has been integral in the development and management of some of Midtown and Downtown’s most sought out cocktail lounges and mixology venues. Gilo, a New York resident for nearly 15 years, is a publishing professional specializing in lifestyle, food and wellness books. They have lived together on the Upper East Side together for almost seven years.

Can you tell us about your respective histories with the Upper East Side?

Jeff: I grew up in Midtown until I was 12 or 13. My mom decided to move to the Upper East Side. We moved to 79th Street between First and York. I was Uptown pretty much throughout my entire childhood. My first apartment out of the house was a few blocks away on 84th. I was working in restaurants up there. I didn’t have to leave the Upper East Side.

Jessica: Right out of college I lived in Boston for a few months. When I got a job in New York, there was a lot of chatter about the Upper East Side. I was about to live with really artistic people who wanted to be near the museums. For us, the Upper East Side was this intersection of luxurious, old New York and young, all living together. Everyone I knew was in the neighborhood. There was a familiarity there.

Have you developed a community?

Jessica: I first had a sense of community when I joined a local yoga studio. I started making friends. I started seeing people in the neighborhood that were familiar faces. It was my first foray into community. It happened by frequenting the same places and building a commonality.

For us, when we started dating, the first time I met Jeff’s mom, we were entering into Agata & Valentina on 79th Street, going for a grocery run. It’s across from where he grew up. We’d only been dating for a couple of weeks at this point. Jeff said, “I wonder if we will see my mother here.” Lo and behold, we turned a corner and there she was. That’s the case: knowing the neighborhood and everyone’s routine.

Jeff: There are a couple of specialty markets on the Upper East Side with imported products and homemade cheeses. This was my mom’s market. We also frequent Citarella. There are so many markets, restaurants and bars that have been around my whole life. They’re a mainstay. Memories are here.

What are your favorite neighborhood attributes?

Jessica: We go to both parks. We’re in earshot of Central Park and often visit the reservoir. But we also go to Carl Shurz and have access to the East River.

We love exploring the Upper East Side. One of our favorite areas is Madison Avenue. Yes, it’s amazing to go shopping but you look around west of Lexington and you can imagine the history and majesty of the architecture.

The allure of the Upper East Side is that I love going Downtown to all the scene-y places and then coming home to the quietness and intimacy of what we know. We don’t have a scene that we need to keep up with.

Jeff: That isn’t to say we don’t love what’s new and what continues to pop up in our neighborhood. What we like to celebrate are the places that have been there forever. Places that are their own institutions. We have our favorites. J.G. Melon is it. I live in bars for work. But when I come home I don’t feel the need to go out. It’s just home.

How does the Upper East Side defy stereotypes?

Jessica: There are some of those stereotypes still active. There are women in Chanel suits pushing dogs in strollers. You do see them and how preserved some parts of the neighborhood are and it’s charming. Walking around Madison and Fifth you have this storied part of the city that feels so residential and quiet. All of this exists but people benefit from it.

Jeff: And yet every street has a different identity. It’s got its own personality.

Carnegie Hill is its own little enclave. It’s

its own neighborhood. You know people on the street and you say hello to them. It’s a bit quieter than some areas to the south and east.

My children walked everywhere they went, the shop owners know your name, and the doormen all watch out for everyone’s kids. People say New York is the biggest city in the world and so anonymous—but in reality it’s the smallest village ever.

What have you learned from your Upper East Side listings?

If you want a deal in Manhattan right now it’s in an Upper East Side co-op that needs a renovation. You’re getting them at prices we have not seen in a very long time. They’re a great value for the space.

We’ve seen that the market trend has been toward condos and new and fresh. That still holds. And if you want to be west of Third, there really aren’t that many choices and they come at a very high price.

What makes Carnegie Hill so special?

There’s obviously Central Park, and

having the entrance to the reservoir so nearby is something that I’ve always loved. There’s also less congestion, especially further north . You have a little bit more peace and quiet but you’re still very close to everything. That is very appealing. It’s luxurious but it’s not stuffy.

Any favorite restaurants or shops?

Sfoglia is like my own home, but better. I often sit at the bar and have their pasta Bolognese, which is their specialty. Island is always great for an easy dinner—they have a varied menu. A recent and very welcome addition to the neighborhood is Hiramasa. The sushi is fantastic and the space is intimate.

Feldman’s Housewares has everything you need and items you never knew you needed. Edit truly lives up to its name by selecting the best items of many collections. I can always find the right outfit there, from jeans to office, to something for dinner. My newest favorite place to buy everything from groceries to prepared foods is Butterfield’s on 85th Street. I know them from their 78th street location. They have the best of everything.

CO-OP ADVANTAGE

With their old-world character, architectural provenance and desirable location, there’s a lot to love about coops on the Upper East Side according to Richard Ferrari, Elliman’s President and CEO of New York City and the Northeastern Region. VICINITY sat down with him to discover what makes co-ops so appealing in today’s market.

Co-ops on the Upper East Side have long been associated with elegance and grandeur. Is this still true today?

Absolutely! Many of today’s co-op buildings were designed and built during an era of growth and transformation in the early part of the 20th century. This was a period when business magnates and political power players were shaping the built environment of New York City. The dominant architectural style of the time—an American interpretation of Beaux Arts classicism—called for an unmistakable expression of refined grandeur. Decorative elements such as ornamental pediments, elegant balustrades and lavish interiors featured prominently.

Beyond their architectural significance, many co-op buildings have the added intrigue of a veritable “who’s who” of famous past residents. Captains of industry, celebrated philanthropists and members of Hollywood royalty have

graced the halls of New York’s bestknown co-op buildings. Today, the co-ops along Fifth, Park and even further east offer buyers a fabulous opportunity to own a piece of New York’s illustrious past.

What are some of your favorite co-op buildings?

For me, one of the finest co-ops on the Upper East Side is 960 Fifth Avenue. Designed by Rosario Candela at the height of his career in New York’s booming 1920s, the apartments in this building are known for their grand proportions and exquisite architectural details. Today, this building boasts a private dining room and many of the homes have cozy fireplaces and living rooms with extra high ceilings.

Another gem is 834 Fifth Avenue. Located on 64th Street, this building is remarkable for its limestone-clad façade, art deco details and sprawling apartments boasting breathtaking views of Central Park.

And yet, perhaps my favorite co-op on the UES is 820 Fifth Avenue—a 12-story limestone building that was designed by American architectural firm Starrett & van Vleck. With its expansive layouts—some in the 7,000 SF range—the apartments here number among some of the most elegant pre-wars that were ever

built. Past residents at 820 Fifth Avenue have included Governor Alfred Smith, Lily Safra, and Babe and William Paley— adding to the provenance of this most prestigious address.

What upside do co-ops offer potential buyers today?

Co-ops, per square footage tend to be better priced overall, and some don’t allow rental tenants which often means a better quality of life for owner-occupants. What’s more, co-ops typically require additional funds for capital assessments so when you live in a co-op, you have the security of neighbors supporting each other financially. The requirements around financing for co-ops have relaxed too in recent years. Where in the past 75% was required, now 50% is more commonplace. And significantly, many co-ops are now allowing a qualified buyer to be an LLC or trust.
