Location counts - you’ve probably heard the old real estate joke about “location, location, location”, but the point still bears repeating. Location is critical. How far are you really willing to drive to your place of employment? How good are the local schools and public transportation? Even a picture-perfect dream home can be a mistake if it’s in an undesirable location, and a poor-location home can be a particularly bad choice if you anticipate reselling the home in a few years. Make a list - Do you (and your spouse, if you’re married) really know what you need and want in your home? You’ll save many hours of shopping (and potential arguing) if you make a list ahead of time. Zero in on the features you must have, would like to have, definitely don’t want and would prefer not to have. Your goal is to find the right home for your family without falling in love with one that doesn’t suit your needs. Start compiling your wish list by thinking about what you like & dislike about your current home.

Do your homework - not too long ago, consumers had very little access to information about recent home sale prices, market trends, homes on the market, neighbourhood statistics and the home-buying process. Today, all this information and more is available. Go surfing on the web or ask a realtor to provide you with this information. Get educated. Become empowered. Get pre-approved for a mortgage - Your top-dollar home price is a function of your household income, your credit worthiness, interest rates, the type of loan you select and how much cash you have or are willing to offer for the down payment. Rather than guessing or estimating how much you are going to be able to afford to spend, ask a lender or a mortgage broker to give you a full assessment and ask for a letter stating how much you’re qualified to borrow. The true amount may be much more or less than you think.

Use a checklist - touring multiple homes can be a confusing experience for most people. Rather than relying on memory, make notes about the homes you visit. Create a personalized home-shopping checklist and use it to track the features of each home that you’re interested in.

Be prepared to make an offer - house hunting can be frustrating, especially if you know you’re not ready to buy a home. If you’re not ready, don’t put yourself through the exercise. If you are ready, ask your realtor to go over a blank purchase agreement ahead of time so you’ll know what decisions you’ll face when you make the offer.

Choosing The REALTOR® Who’s Right For You. If you’re selling or buying a home, you know it’s a process that can’t be rushed. You need time to make the right choices and decisions. There are many ways to go about finding the REALTOR® who’s right for you. First, try consulting friends, relatives and neighbours to see if they can recommend someone. You may also want to try searching through local newspaper real estate advertisements.

COOPERATION REALLY WORKS Remember, although you’ll be working with one REALTOR®, members of the Board cooperate extensively with each other to facilitate showings and sales for the benefit of other clients and customers. So, if you see a ‘For Sale’ sign on a house in which you’re interested, simply ask the REALTOR® you’re working with to arrange an appointment to view the home. This service is, in fact, what the Multiple Listing Service® system is all about -REALTORS cooperating with REALTORS to bring buyers and sellers together to achieve their mutual goals.

Find a great fixer-upper & make it your dream home! There are a number of reasons to buy a home that needs a little work over a new home or a home in top condition. Home improvement may be an interest of yours, and an entire home to improve is the ultimate project. Or, you may see a house you love that needs work, but you can’t let it go. Another great reason could be the sale price. Here’s a few tips to find out if buying a fixerupper and making it your dream home is right for you.
1. Finding the right-fixer-upper Not always an easy task, as most “fixer-uppers” are beyond fixing up. One common resource for finding valuable fixer-uppers is to hire a local realtor - who will help you avoid homes that are in need of major repairs.
2. Get a home inspection Home inspections are always important, but they are especially critical if you’re purchasing
a fixer-upper home. Before deciding whether or not to make an offer, hire a home inspector and ensure they thoroughly inspect the ceilings, roof, electrical system, foundation and walls. If there are major structural problems, you’re in for an expensive repair. If the house needs work but there are no structural problems, it’s a good bet.
3. Draw up a budget Another step that is important before you make an offer is budgeting. Interview potential contractors and ask them to give you renovation estimates in writing. You will need to add 10% to 40% to your budget to account for unforeseen bumps in the road and last-minute realizations. For instance, once you renovate the master bathroom, it may become clear how dire the guest bathroom is.

It’s possible that you and your family can do smaller jobs, like removing carpeting or wallpaper, but you decide you need experts to do bigger items. In the end, if you decide to perform the work yourself, make sure you obtain the necessary permits.
