Renting out in the low season

A

lthough low season often means fewer people in Pattaya, it is still a time when you can gain tenants for a rental property. Indeed many people who come to Pattaya in the low season are longerstaying tourists who may need a place for several months or all year round. Some are returning after a high season short holiday that may have been used as a reconnaissance mission of sorts. Thus, advertising in the latter part of the high season may allow you to take advantage of a time when there are more people in the resort city with a view to securing a longer-term let. The ideal letting term would be six months or a full year and this can be achieved with a little forethought. Some enticements may also be required as the low season is a time when there are usually lower occupancy rates and other owners looking to rent out their property will be in competition with you. Consider offering a discount for a longer stay. A free month’s stay on a 12-month or even six-month contract would be a good start, as this will allow you to have full occupancy and still collect most of the money. Lowering the deposit requirement may also help. Offering extras is another way to entice would-be low season tenants. Since low season is also the rainy season, it may be a time when people want to stay indoors more than they might do in the dry season. Be sure to have the latest cable TV or satellite TV fitted as well as

super-high-speed internet. Electrical backup may also be worth considering, as the rainy season is a time when electricity cuts can occur. A 3G or 4G mobile network will continue to be usable even when the power cuts as it won’t rely on a mainspowered modem and regular landline, thus it is worth investing in these as a backup. For internet use, providing a computer is not expensive yet will look like a much more valuable extra than it costs. It is also worth researching local takeaway food outlets and delivery services with a view to opening an account and providing some coupons or a certain number of free meals. This will be inexpensive but will be very enticing and will perfectly suit indoor dining in the low season. A few thousand baht spent here will go a long way. Of course, it is important to spread the word that you have some special deals on offer. You can visit real estate agents and ask them to be quick at finding a tenant in return for a larger fee. That said, agents usually charge one month of rental fee for standard service, so you would need to ensure they are providing you with a longterm tenant of at least 12 months in order to offer them something over and above the norm. You could advertise yourself using the local press by way of classified advertising. Be sure to put the details of your special offer in the ad, but keep something back for some final negotiations as and when a deal is close. This will help you to close the deal without feeling you have given away too much. The ad should have your

offer in the headline so that it can stand out straight away. This is usually in bold print and may only form the first few words of the ad, so some thought about the wording will be required. Advertising online is also worth trying. By creating a mini-website, you can upload plenty of good-looking pictures of your abode and write your own copy. You can make a much larger advertisement this way as you will not be limited to just a few words as you may be with a classified ad. You will need people to see your website to have any hope of securing a tenant, though. Consider paid search advertising on Google AdWords and/or Microsoft Ad Center. These paid advertising programs will propel your website link to the top of the search results for a click-through fee. All you need to do is to choose some search phrases that you would expect customers to type into the search engines when looking for their property and, once these are entered, your website’s link can appear high on the search page, sending potential customers to your newly-created mini-site. If you can’t create the website yourself or you have difficulty setting up the advertising programs, then there are some internet specialists who can do this for you and it can still be very cost effective. The great thing about advertising online is that it will reach far beyond the local market. People can search from their home country and you may be able to tie up a deal even before your prospective tenants set foot in Thailand!

any aged furniture and it is certainly worth ensuring that all parts of the property are scrupulously clean. If the property needs repainting or retiling then these tasks can be done in advance of any rental period and will be a wise investment as the new look will last several years. With the above in place, you should be able to rent out your property during the low season and maybe even for the entire year.

You could elect to let your property out for shorter periods, perhaps for a week at a time. You will likely be able to charge a higher rate on this basis, but it would require the continuous search for new tenants and the expenses that this entails. If following this route, it is best to get advanced bookings during the high season so that a good rate of occupancy can be secured. As for the property itself, cleanliness and newness will be well regarded by potential tenants. Thus, it is worth replacing

A New Pattaya Property:

The Centara Grand Residence When you are designing a condominium project and have a land plot in excess of 28,000 sqm with a 150m beachfront, one could argue that it is easy to create something special. Low-Rise Lover

ore and more, Pattaya is becoming known for its skyline. New towers in an array of styles, shapes and sizes stretch from the sand to the sky. High-rise mega buildings are sexy, stylish and come with a long list of lifestyle advantages. But, I believe we are just now coming to appreciate the cozy and inviting atmosphere offered by our numerous lowrise communities, large and small. Lowrise living also comes with its own list of advantages. For developers, low-rise units are

subject to a different set of procedures and approvals. Units seven floors and under that offer a lower population density gain approval for building permits and environmental impact in less costly and more expedient way. Many will go from pre-sales to title transfers within 24 months. So, buildings go up and owners move in much faster. For owners and residents, lowrises offer a more intimate and private place to live. Many buyers who have not experienced condo living before prefer low-rises. Less elevator time, more access to amenities and a more personal touch

with the staff are all reasons to consider life in a low-rise. I have favourite low-rises in different parts of town. Up north in Naklua, I like The Sanctuary. The units are a little more expensive, but well worth it. On Pratumnak Hill, I like Nova Ocean View. The Nova Group just gets better with every new building. Down the hill, I’m partial to Elegance in Cozy Beach and in Central Pattaya, APUS is hard to beat. This month’s “Condo of the Month” is in one of my favourite low-rises in Jomtien Beach. The Residence Jomtien Beach is one of the “boutique” size low-rise communities constructed about five years ago. The building is seven floors high and houses a variety of floor plans and only 72 units. When it was built, The Residence was all alone in this area at the end of Thepprasit Soi 17 behind the Rompho Market area. Now Jomtien’s eastern side has grown toward the once remote lowrise building that now seems to be right in the middle of everything. When customers come into my office and want a place to rent long-term and their priorities are quiet, amenities and “coziness”, I always think of The Residence. This building is also a good investment for buy-to-let clients as returns are high and the units easy to maintain. The sizes of the units at The Residence are also a big reason it’s a favourite. When this building was designed, we had not yet embraced the smaller-sized units we see in newer buildings. The studios are 54 square metres. The one bedroom is 85 square metres. A few months ago, I featured a 168 square metre three bedroom/three bathroom as Condo of the Month on the ground floor of this building. Another thing that makes The Residence so attractive to owners and/or residents is the common areas and swimming pool. The

Condo of the Month

L-Shaped building wraps around the pool with the ground floor units getting direct access. A large part of the pool is dedicated to a big jacuzzi, with a separated shallow end for the kids. The fitness centre is small but well maintained with modern equipment. The lobby looks like the JW Marriott and the Englishspeaking staff are very courteous and helpful. Laundry service, maids, even transportation is easily arranged with the reception staff. It is a cool little building where the owners and residents mostly know each other; an enclave of relaxation just five minutes to the lively Jomtien Beach. This month’s “Condo of the Month” is a spectacular bachelor pad on the third floor end unit. As a bachelor myself, I’ve always liked big one-bedrooms with a master and a guest bathroom. At 85 square metres with a double balcony, this place defines what a one-bedroom should be. This place is also the very definition on “open plan”. The kitchen is fully equipped, full-sized and features a very nice dining table right in the middle for convenience. The living room features one of the biggest fine leather sofas I’ve ever seen. According to the owner, the chase section is actually a full-sized bed. Every time I see this unit, I smile when I think how great it must be to lounge on that sofa while watching a movie on that 42” HD flatscreen TV. The bedroom is cavernous and includes all kinds of builtin storage closets and drawers. Another flatscreen 32” TV makes sure you can full-media chill in either room. The master bath is finished in luxurious marble and slate with a big “he-man” walk-in shower. And to top it all off, the interior décor is casually chic with an emphasis on quality furniture and relaxing colours. The view of the pool from the double balcony is peaceful. I imagine sitting on this balcony having a morning coffee, listening to splashing of water that pours out of the cool little elephant statues surrounding the pool. Finding Tranquilty in Pattaya

B

uying a property in Thailand can require a lot of thought but often overlooked is how peaceful any potential place might be. If you are buying a condo, you may think that you will need to put up with some noise as compared to a living in a house. However, condo living is quite well-regulated and you may find that an apartment can provide you with quite a lot of peace and quiet. Look for condos with good security staff in place and also look for clauses in the condo management documents. Most will require owners and tenants to respect the peace and quiet of others and not to hold parties or be overly loud at night times. Thus, if there is a disturbance, you should be in a good position to call security and to have any noise curtailed. Still, the noise rules usually only apply during the night and evening hours. During the day, building work is usually allowed, though there would typically be restrictions on the hours when this can go ahead. With a new condo building, you may find there are legitimate disturbances from work ongoing at the premises. This will normally be when condo owners are refitting their units. This can include building new walls, knocking down existing walls, rewiring, etc. Of course you would expect that, over time, most unit owners would

complete this process and that any daytime work would become much reduced. Consider moving into a building after the first year to avoid the peak time of any building work. There is a caveat to this approach and that is that the refitting normally only applies to new condo buildings where the units are sold as undeveloped shells requiring some work to bring them up to a good living standard. One thing to look out for with a new condo is to see if the units come ready-fitted with furniture and fittings. In this way, they will be offered as ready to move in and you will find very few, if any, unit owners would refit their condos even during the first year. In part, this is because of the much-reduced footprints that condos are built on. They are fitted by experts to make the space as best used as possible and it is unlikely that a condo owner could do a better job. The fitting of curtains and other soft furnishings may cause a bit of a disturbance in the early months, as even fullyfitted condos normally don’t include curtain sets, etc. Another way to avoid noise in a condo is to buy a unit in a more established building that might be several years old. Hopefully, all of the teething work will have been done and, with that time passed, little or no work should be taking place. Of course, after a few years there will be a some owners who will want to upgrade their units, but it will be much less of an inconvenience than having large numbers of units simultaneously undergoing remodeling works. Next is the environment. A building that is situated near to a busy roadway may suffer from traffic disturbance since, in Thailand, the laws on exhaust systems of cars and motorbikes are relatively relaxed. It means that noisy motorcycles could drive in close proximity to your building at all hours, day and night. Trucks are also noisy, with some of them having virtually no exhaust silencing on them and creating a thunderous noise when they go up any sort of an incline. Look for condos that are located away from main roads and that have land to themselves. This may mean looking at older condos since land was cheaper a few years ago and condo buildings were created on larger plots than they typically are today. If there is a car park or landscaped gardens outside of your condo window instead of a noisy main road then you are in a good position to enjoy some tranquility. Choosing a condo in a building that is situated in a smaller soi may also be a good way to go, but be aware that some sois suffer from the noise of street sellers.

These can come in the form of cars or trucks with loudspeakers on them or motorbike-powered stalls with large horns, bells, whistles or a host of other noisy contraptions to ensure you can’t avoid hearing them. This will definitely blight your quality of life as many of these dastardly operators ply their trades early in the morning— as early as 6am! Thus, be sure to make sure your apartment is not immediately looking over a soi that is home to street sellers. Also, be sure to check that the condo management doesn’t allow street sellers into the building’s grounds and/or, if the condo owns the soi or access roads, that they don’t permit them to come into those streets either. A building with a good deal of land area should enable you to place yourself far from any main roads or sois. Both street noise from traffic and the constant activities of street sellers often affect those living in houses, so here you may find a condo can provide some benefits if you choose the location of the building well. As for choosing the position of your condo unit within a development, look to avoid the lift areas and areas that are close to the pool as you may get disturbances from people using these amenities on a day-to-day basis. A high floor is good, as it will have the advantage of receiving less noise from the ground areas. It will also usually provide a nice view, so be prepared to pay a little more for a condo on a higher floor. Choosing a top floor condo will ensure you have no one above you who might disturb you but, again, these are quite soughtafter units and sometimes reserved as penthouses. Choosing a condo unit that is on the opposite side of the building of any soi or street will bode well as the building itself will go some way to insulate you against street noise. Finally, if you are buying several condos to rent out, it might be worth buying the adjacent units to the one you plan to stay in. You can then control more directly the activities of the people in them or even just leave it empty at times and expand your space into them to ensure maximum tranquility.

Renovating a condo for rental

T

he rental market for condos in Pattaya is competitive and so if you were able to present your condo in a recently renovated state then this would bode well for getting a tenant quickly. Still, there is the consideration of the cost of any such renovation, and how many months rental it will take to recoup that cost. Is it even worth it, if for example, you could entice tenants by just reducing the rental rate in a place that has not been renovated? Well it’s an interesting consideration. The full renovation of a studio apartment might cost 100,000 baht and for a one or two bedroom apartment maybe 150,000 baht. The amount of extra rent you can charge based on the renovation may only be a few thousand baht per month, and so it would seem that it might take you a couple of years or more to recoup your investment. It is worth considering that some properties will remain empty simply because there are so many nicely presented condos on the market, whatever the rental rates offered. When starting to add up lost rental and combining this with the premium you can charge for a renovated property, it may make sense to invest some money in the place you are planning to rent out. Also worth not overlooking is that any money spent will usually be reflected in the price of the property and so the condo in question will likely increase in value broadly in line with the money

invested. In this way you might be able to consider the renovation very low cost or even no cost, since you will be adding value to the property. You can then also enjoy higher rental rates per month and higher occupancy rates year round, given your place will be more sought after in the market. It is possible to renovate on a shoestring budget and although cutting corners may show, it will be better than no renovation at all. To start with, a repaint of the interior of a condo can do wonders to make the place look new and fresh. You can employ a painter to do this at a cost of 20,000 baht or 30,000 baht depending on the size of the place. However you could always do it yourself to save money and only pay for the paint and the small number of tools required to complete the job. Next, new furnishings look much better than tired old pieces, and so a bit of shopping may be required. This is especially true for soft furnishings such as sofas, etc. Look to buy new items but be aware of the amount spent. Some designer sofas can cost 100,000 baht alone, but similar new items can be bought for less than a tenth of the price. For bedding a new quilt and cover set would be worth investing in, as would a new mattress if the one in place is well used. Even though an old mattress will not be so easy to spot in a viewing, a potential tenant will be using it every night to sleep on and so it is worth ensuring their comfort is guaranteed.

You can then make a design statement of the balcony and this will be almost like another room, or at least a valuable extension of the living space offered. Indeed, you can extend the theme of ornaments and accessories to all areas of a condo to make it more homely and inviting to prospective tenants. With technology in mind it is worth

Fitted furniture always looks good and although it can cost a little more, with some thought you can achieve a lot for relatively little outlay. Look to have headboards extended and furniture in the lounge area fitted to walls so that there is continuity in place. Kitchens and bathrooms are worth sprucing up. In bathrooms, even if not much can be done with the main items, look to change taps and shower fittings with new styles. A repaint and a re-grout of the tiling will help to make the bathroom look new and inviting. If tiles are worn or out of place than retiling some areas may be worth looking into. This is quite a lot less expensive than you may think and can make a big difference to the overall look of the bathroom. A kitchen should have all the modern gadgets and be spotlessly clean. Look to replace obvious things that look old such as a ceramic hob that has cooking marks all over it, or a worktop that has obvious signs of wear. With selective replacement, you can renovate a kitchen quite easily and use only a small amount of money to change the things that need upgrading. For gadgets, money spent can go a long way. Look for a stand alone coffee machine, toaster, and microwave in matching colours as well as a hanging rail with utensils that come as a matching set. For the balcony, if there is one, it is worth investing in some balcony furniture

Buying a condo for less than

1.5 MILLION BAHT

T

here are plenty of condos advertised for prices below 1.5 million baht and indeed some for less than a million baht, but finding the bargains can take some extra leg work. It is not false advertising; some condos can be found very cheaply. However, of course, prices rise as you look for units that are in more sought-after locations within a development. Thus, a ground floor condo with no view and no fittings in a Thai name instead of foreigner name might well be available for 1.29 million baht, but if you want a unit on a higher floor on a freehold basis then prices will start to rise. Reckon on adding another few hundred thousand for a sea-view and the same amount again for basic fittings and fixtures and the price can easily go over your desired threshold. For foreign ownership, there may be an additional premium also. Location is another factor. Out of town, you may find condos at cheaper prices, but these won’t be as sought-after as places that are more central or that are near the beach. Still, they may provide you with a good start in the property market in the city of Pattaya and will still provide a good living experience. Finding a property in a good location for under 1.5 million baht, though, may require some extra effort.

Look for private owners who want a quick sale. You can find these advertised in the local press. A private owner is good to deal with, as they will not have the set prices that developers will have. Also, there could be any factor behind the need for a quick sale on the part of a private owner that a developer certainly will not have. The ads will need to be scrutinised, as there are plenty of people advertising for a quick sale just as a sales tactic who are not necessarily in a hurry for the money. The way to tell them apart is the price. If a place is priced for quick sale and the price is lower than market value then you will know that it is a genuine sale. Make an appointment to look at the property so that you can appraise it carefully. To take advantage of a special quick sale deal, you will need to be ready with cash in hand. You can use this

advantageous position to possibly get a further discount based on a very rapid transfer. Since the owner is after the money very quickly, it may be worth having a lawyer already lined up for the sale so that you can get things underway without any delay whatsoever. If you can’t find any genuine quick sale advertisements, or if the condos in the ones posted have already sold, then another way to get a property within budget is to look around at some estate agent’s offices and register with them your interest to buy a property for less than 1.5 million baht. They will likely have some condos on their books already, but you can ask them to put you on a hot list so that you can be notified in advance of anyone looking to make a quick sale at a lower price. By registering as an interested buyer with ready cash, the agent can take you on

board knowing that their quest to make a quick sale will be made easier by your standing offer. Another way to get cheap deals of less than 1.5 million baht is to look at condos that are in need of renovation or refitting. The trick here is to work out how much it will cost to fully renovate the property and to make sure that the cost of this, combined with the asking price of the property, is not over 1.5 million baht. Typically, a condo can be refitted for about 300,000 baht or even less if you do some of the work yourself. Thus you can use this as a guideline. The benefit will be that the interior of your condo will be

brand new after the renovation and you will have added value to it at a stroke. Look for a condo unit in a bad state but in a good-looking building since you can easily rectify the internal look of an apartment. Be careful of a condo needing renovation that is also in a building that is in a bad way as it will be hard to resell or get tenants for. You will end up with a nice condo in a bad building and its value will be at risk. Another route to buying a condo for less than 1.5 million baht is to look at established buildings that have units available at a lesser cost than new units. If the building is already a good few years old but well kept up then you can be

confident about its future. Since newer condos are more sought after, you should be able to negotiate the price to within the budget and you may be able to get a larger property to boot! Another place to look for properties is along Jomtien Beach as there is currently good supply there due to more land being opened for development. 1.5 million baht can buy you a reasonably good property if you are lucky enough to strike a bargain in this area. Prices here can be cheaper even on an off-plan basis. The current supply is along Jomtien second road, about 800 metres back from the beach. Thus, you could get a place that can boast beachside living and still get a great deal.

et’s face it; not every dwelling is a dream home. Many apartments just happen to be in the perfect location, but are lacking in looks. Certain condos may have the perfect view or floor plan, but are really just fixer-uppers. Various homes or shophouses may have been priced right, but lack a modicum of magnificence, majesty, splendor or beauty. In other words, they are downright ugly, but just happened to be a good match for your particular needs, budget or circumstances at the time of the purchase. Now that it’s time to upgrade to a more appealing and attractive property, how can you give a much-needed facelift to your less-than-lovely abode without completely breaking the bank? If your homely house or charmless condo is the ugly duckling or the runt of the litter, but you need to sell it fast for the highest possible price, there’s not much

that can be done physically, but there are a number of things that can be done cosmetically. If you operate under the theory that there’s a bum for every seat, then you know there’s someone out there who will think your property is top drawer. But, in order to improve the odds and broaden the pool of potential prospects, here’s a bit of advice that just might make your imperfect abode shine bright enough to attract a crowd of willing and able buyers without having to slash your asking price in half.

Cleanliness may be next to Godliness, but spotless is nearer to sold. Therefore, wash, polish, dust and vacuum every inch of your place before you show it to any potential buyers. When they are looking over your home, the last thing you want them thinking is, what’s that smell or how am I going to get all of that mold off the bathroom tile? Instead, you want them thinking, wow, this place is really clean; it looks good. Clean

Declutter and Depersonalise

During any open house, you want the buyer’s focus fixed on the dwellings most positive attributes. That means decluttering and depersonalising every room. If you don’t do this, every buyer will be looking at the family photos on the wall instead of the great view from the front window. Anything that might distract a buyer’s attention must go. That means getting rid of your DVD or CD collection, the paintings of dogs playing poker and that shrine to Elvis. This rule applies to walls, floors, shelves and bathtubs, as well as counter and table tops. Buyers don’t want or need to see what brand of toothpaste you use, or all of your golfing or bowling trophies, or your stuffed animals—no matter how artfully arrayed they are—or your prized collection of tea kettles. Pack all of that stuff up and get it out of sight. Remember that you want the would-be buyers to envision how their possessions will look on top of the counters, not wondering why in the world you chose to hang a full-sized portrait of David Hasseloff on your bedroom wall. If you are not sure about what to remove, walk through every room with a friend or, better yet, with an estate agent and listen to what they say. Just because you’re the world’s biggest fan of Hello Kitty, doesn’t mean that everybody else is.

Spruce It Up or Replace It

No matter how badly you don’t want to spend any money, it’s a good idea to set aside some funds to spruce up what can’t be cleaned up. If there is anything that you can’t improve, remove or polish up, you have to consider replacing it. If it’s dirty, damaged, outdated or just plain old ugly, it’s worth spending a few bucks to put in a cheap replacement. If one blade on your ceiling fan is bent or broken, it cheapens your home. If your cat’s been using the leg on your dining room table as a scratching post, it makes the entire room look worn and shabby. If your walls are dingy and dirty, it makes the whole place look dull and drab. If your blinds are mangled or your curtains are tattered, it gives the impression that the whole house is scruffy and untidy. Any one or all of these minor mishaps will lower the allure of your personal palace, as well as its selling price. Never underestimate the positive effect that replacing a few articles and repainting the walls will have on a possible buyer. It could be priceless, especially if it leads to a sale.

even removing some of it to make the place look more spacious than it really is. Keep things such as traffic flow and lines of sight in mind when staging. If done properly, staging can go a long way to making a lump of coal look like a diamond. Add some colour of the appropriate hue to each room by carefully placing vases of colourful flowers, bowls of fresh fruit and interesting artwork in strategic locations. If you’re uncertain about how to stage your pad, surf the internet or leaf through a few home decorating magazines for some inspiration. Pay special attention to your front entrance, paint or replace the door if need be. Consider replacing the boring old hardware with some eye-catching new locks and door pulls. Make sure the front porch or hallway is scrupulously clean and that the front garden is well tended.

Making your condo look like a  hotel room

M

aking your place look like a five-star hotel room may require a little work, but it will be well worth the effort as it will add value to a property when reselling or renting out, or simply improve your lifestyle. First in your quest to make your place look high-end is to visit some five-star hotels. Initially, just a look at a hotel lobby can be insightful. These are designed to woo customers, even if the rooms are not up to scratch. You can use the lobby design features inside your own property to enhance the look of a room quite easily, even though space will likely be much more limited. Look for curved lines, as these appear to be in vogue now. A curved step in a room, or near the entrance to a room, would bode well for a chic look and can easily be built. Look to make it just 2 to 3 inches high and consider using a wide S-shape to give the curvature two separate directions. You can accent this look by doing a similar thing with the ceiling. A raised ceiling with curved lines is not much more expensive to do as compared to the same process with straight lines, but will look a lot better. You can partition the ceiling in two parts or use the curved areas as borders to a large central area. The raised area of the ceiling will give the room a large feel to it. Consider raising most of the original ceiling by a height of around 40 cm. This will usually be possible with a suspended ceiling and will require minimal work when it comes to catering for sprinkler pipes and air ducting, for example. A curved sofa is easy to find and makes for a more interesting look than a straight one. Look for a sofa that is wide and has a slight curvature in it, so that the look can remain subtle. For bedrooms, then a look at a hotel room would be a very good first step. You needn’t stay in the hotel, but if you can it will be better as you will be free to take pictures and examine all aspects of the room, as compared to simply visiting a hotel and having a cursory look at a place. Alternatively, a look at candid photos on websites such as TripAdvisor will allow you to get a good feel as to what works and what doesn’t. Candid photos are usually taken by travellers who are staying in the hotel as part of their review and differ from hotel pictures since the aspect of the camera may differ. You can still gain good insight from

hotel photos, but be aware that things such as wide-angle lenses may skew the picture somewhat. Staying in a hotel is the best way to get all your own shots and to zoom in on detail. It will also give you the feel of being enclosed by the design in the space, something that will be important when it comes to building your own room. What will be evident is that hotels use fitted furniture a lot, especially in high-end hotels. Indeed, even mid-range hotels such as Accor’s Ibis brand utilise fitted furniture to give their budget rooms a look that is more chic than the price of the room suggests. Look to extend the headboard of the bed across the entire length of the room and add built in sideboards to it. A fitted wardrobe can match fitted shelf units and these can be connected by skirting mouldings or simply a wood skirting at a high level, just below ceiling height. The skirting can also form an overhang where curtain rails can be hidden. A flat-screen TV is almost begging to be a fitted item and so this should be attached to a wall, but worth considering is a large board to put it on so that there is a border surround. A shelf unit can also be placed underneath the TV in a fitted fashion so as to hold remotes and a set top box. A work table is almost always included in highend hotels and this will be a fitted affair with a wooden or moulded connecting wall covering to boot. The desk should be curved to give a chic look. Consider a desk with a glass insert in it surrounded by a wooden frame. A highend reclining swivel chair will complete the picture. This can be situated in a bedroom or in a separate room such as an office room or study, but the entire set-up does look superb if done well. For flooring, there are some choices available. You may note that many high-end hotels have carpets, even though these are rarely seen in condos in Thailand. A carpet can be used if it is of a designer style. Look to avoid plain carpets and go for abstract designs such as bold colours accented by thin stripes. Alternatively, a hard wood floor in either dark- or midtones will look elegant. Light pine tones are less seen in high-end hotels. Even though they look fine in their own right, they may not be suitable if looking to get that highend feel to a space.

Lighting is another aspect to hotel rooms that deserves attention. Usually, high-end hotels employ multiple spotlights in order to impress. That’s because few people use this at home. Look to remove central lighting and instead fit multiple spotlights into the ceiling but also into fitted furniture such as skirting boards and other items that have been chosen. White-light LED spotlights on stalks make good reading lamps and are seen in most hotels nowadays. To compliment the various spotlights, most high-calibre hotel rooms have a floor-standing lamp and also a table lamp or two, where appropriate, to give the maximum flexibility when it comes to lighting. Switches for control of all lighting are often seen in built-in furniture so that the entire concept is thought through at the start. For bathrooms, these are usually accessory-rich affairs with matching shelving units for shampoo sets, as well as separate soap trays, etc. All these items are easily available from home improvement stores and can be bought as part of a matching

range. The more accessories you can add to a bathroom whilst still keeping the place looking elegant, the more it will resemble a high-end hotel bathroom. A bathtub is always a valuable extra thing to have if room allows. Add a telephone near to the shower room or in the bath area and consider a lit mirror with backlighting in its surrounds as a bold finishing touch. With the above in mind, you should be able to create a space that looks like a five-star hotel for minimal outlay.

iven the size of affordable condos and apartments on the Eastern Seaboard, bathrooms usually are correspondingly small and—to the dismay of many expats—provide far too little storage space. Of course, if you have the money and the patience to live with the mess, you might be able to remodel. Since financial considerations are probably the reason why you live in a small unit to begin with, you’ll have to cram what you can into available space and live with the clutter. However, with a little innovation, you can conquer space and its limitations. How are you using the area above your toilet? That might be an excellent location for shelves or even a cabinet. In the shower, you can hang an organiser from the showerhead or install a waterproof storage rack on the opposite wall. Neither solution is very creative—and perhaps not even sufficient—but they might help. For more imaginative approaches, read on.

Curtain call

Does your shower have a curtain that just hangs around doing nothing other than containing water spray? Replace it with a curtain that has pockets for storage. It’s a great place to keep your soap, loofahs, shower caps, sponges, razors and even a shower microphone (for closet crooners). If a shower curtain with pockets doesn’t strike you as being very attractive, for a few baht more you can hide it with a second, more decorative curtain. Just install another curtain rod on the outside

You might also consider replacing your towel racks with wall shelves on high. Some of these include hooks on which you can hang your bathrobe, hair dryer or extra towels. If wall space is limited, consider purchasing a towel rack that attaches to— or fits over—the bathroom door. Granted, a device hanging on the door may not be exactly what you need. In fact, some styles can damage the molding around the door or prevent the door from closing properly—if at all. Instead, one idea is to install several rows of hooks on the door, again to hang a robe or towels, or even pajamas or mesh bags containing bathroom accessories. As an option for towel storage, hang a wine rack on the bathroom wall and fill it with rolled towels. Not only do the towels fit perfectly in the curved bottle holders of a wine rack, but also it makes them a

Change that by purchasing shelves designed to fit around the drainpipe under the sink and even inside the existing cabinet, if there is one. Most of such units are adjustable. Look for shelves that can be screwed into the floor or sides of the cabinet to make them sturdier. Some even have drawers under the shelves that allow you to use almost every inch of space inside the cabinet.

Your home’s wooden deck is truly an asset worth preserving, both for your enjoyment and for maintaining the value of your investment. Unfortunately, too many homeowners ignore the need to waterproof their decks. The blistering sun, torrential rains, and even humidity, dirt and grime can eventually deteriorate your wooden deck. Proper waterproofing will preserve it so that it will remain beautiful and last you many years. If you’re ready to take on the DIY project, it’s important to start with a cleared and clean deck. Remove all furniture, plants, grills, etc., and inspect the area for loose or damaged boards. Repair them before going further. Once the repairs have been completed, use sandpaper to smooth out rough spots, such as dings or splinters. Sweep away any debris, and then clean the deck completely with a stiff brush and water. Once the entire deck is clean, hose it down and allow it to dry out completely. While the surface may appear to be dry, it can take up to two days for the inside to dry as well. Start applying the sealant on the third day. When you’re ready to begin, line a paint tray, stir your wood sealer completely, and pour into the tray. Use a lint-free roller with ½” nap to roll the sealer as if you were painting. Working with two to three sections of board at a time, roll on the sealer in a thin, even coat. Apply to corners and railings with a small paintbrush. Be certain to apply several thin coats rather than fewer thick coats. It takes more time but ensures that the sealer properly adheres to the wood. It’s also a good idea to use a lamb’s wool pad to go over each section. That helps distribute the sealant evenly and provides the appearance of smoothness. Apply the second coat while the first one is still wet. By working in small sections you will be able to put on two coats at a time and not block your exit from the deck. Once you have coated the entire deck, let the sealer completely dry before walking on the deck or replacing those items you removed earlier. Read the container’s instructions, which are specific for the type of sealant that you purchased, so you have an idea of just how long it should take to completely dry.

TECH News GrabTaxi raises $15m in Series B funding

Following the success of Uber Taxi in Europe and the US, Southeast Asia’s taxi-booking app, GrabTaxi, has raised additional funding to the tune of US$15 million. The Series B Funding was provided by GGV Capital, Qunar and Vertex Venture Holdings, a wholly-owned subsidiary of Singapore’s Temasek Holding. It follows Series A funding from the same group. As part of the deal, Jixun Foo, GGV Capital’s managing director will join the board of directors at GrabTaxi. Anthony Tan, GrabTaxi’s founder and group CEO, said that the new round of funding would help GrabTaxi get closer towards changing the way up to 600 million people move in Southeast Asia. He said: “GrabTaxi aims to help taxi drivers enter the new economy while using the latest mobile technologies to make taxi rides safer and more efficient than before. We recognise and appreciate our drivers for their trust and commitment in us since we started. We are keen to

nurture a constant, regular relationship with our drivers, to constantly be talking and engaging them in order for all of us to grow in tandem.” Since its launch, over 20,000 taxi drivers have registered with GrabTaxi. The company expects that half of all taxis cab drivers in the region will register for the service by the end of 2015. Currently more than 250,000 people use the GrabTaxi app in 15 cities across Asia, including in Bangkok. The app has been downloaded onto 1.2 million mobile devices. GGV Capital is a Silicon Valley based US$2.2-billion venture-capital firm that also has a base in Shanghai. It specialises in multi-stage venture capital deals and has previously helped companies such as Alibaba and Soundcloud by way of its funding deals. Meanwhile, Qunar is a leading internet portal for the travel industry in China. Alongside its main taxi service, GrabTaxi recently released a premium service for limousines called GrabCar. The company has managed to combine both services in one app.

WeChat grows in popularity According to Global Web Index (GWI), Tencent’s WeChat is growing in popularity at a faster rate than any other social networking portal in Asia. The chat service has increased its active user base more than 11-fold in the last year. WeChat grew in all major South East Asia and South Asia markets including the Philippines, Indonesia, Malaysia and India. It also saw robust growth in Latin America. Globally, the service saw an increase broadly in line with Asia Pacific regional increases at 1098.8 per cent. It ranks in third position after Facebook and Skype for messaging services. Vice President of International Business Group at Tencent, Poshu Yeung said: “We are thrilled with the recent Global Web Index findings, further cementing a positive outlook for the upcoming year. WeChat’s social, entertaining and innovative offering has evidently catered to the social app audience on a global scale. WeChat consistently strives to provide users with a holistic social communication experience and will continue to deliver with this revolutionary, all-in-one approach.” Global Web Index (GWI), is a market research company that specialises in studying online consumer trends. The company covers 32 markets and represents nearly 90 per cent of internet users. It conducts more than 170,000 unique survey interviews per year. The most recent numbers were released as part of its Q1 2014 report. Head of Trends at Global Web Index, Jason Mander said: “WeChat has quickly established itself as a major global force within the world of social networking. Over the last 12 months, it has posted particularly impressive increases in user numbers within Asia Pacific and Latin America.” He added: “In fact, with WeChat recording growth in virtually every market, it is set to become the first non-US social platform to achieve the type of global reach previously enjoyed only by sites like Facebook.”

DTAC will delist from Singapore Stock Exchange

The operator of DTAC, Total Access Communication Plc., will delist from the Singapore Stock Exchange in September 2014. The delisting will take place on the 29th September and the last day that shares can be traded in Singapore will be 16th September. The reason for the delisting is that there have been thin trading volumes and the overheads for compliance and legal obligations are expensive in relation to any return from the shares being traded there. The delisting will save several million baht per year, according to the head of investor relations for DTAC, Chavit Sangudomlert.

The move follows nearly 20 years of DTAC being on the Singapore exchange. It first listed in 1995, prior to its listing on the Thai bourse in 2007. Since the SET listing, Singapore trading has dwindled. Mr Chavit said: “The company’s share volume in Singapore is only 0.3 per cent of DTAC’s total shares.” Most of the trade is now in Thailand. The move further underscores DTAC’s intention not to raise capital through the Singapore exchange. Any additional fundraising will be undertaken in Thailand as needed.
