It’s a kitchens and bathrooms bonanza in this month’s Property Trader! Probably the two most important rooms in any property, they are far and away the most functional and, as a result, get used the most. For this simple reason, getting them just right is a great challenge and comes with great rewards, both in terms of property value and in extracting that value while you are in residence. The good news, which you can read more about in the Property News Update on page 12, is that the property market in Thailand is back on the rise. The post-coup stability in the country has encouraged previously cautious investors and developers and a number of major projects are now in the pipeline. D

esigning an elegant bathroom isn’t that hard, but some planning may be required to make a good job of it. Floor-to-wall tiling is virtually a must-have in any high-end bathroom. Look for larger tiles that are flush fitting so that you don’t have any grout lines showing. These will look elegant since discoloured grout won’t become a problem. Use the same coloured tiles for the floor and the full height of the walls as well as the bath surround and shower room so that everything matches. A pastille orange or fawn colour looks enticing. White and black colour schemes also work, but are harder to get right.

A bath is mandatory in any elegant bathroom. Look for a deeper bathtub than a standard one as it will look bigger even if the overall dimensions of length and width are the same as normal.

Even better is to choose both a longer and deeper bathtub so that the dimensions can really stand out. This works because most bathrooms have a standard-size bath and so you have a chance to do something really different. Accent the bath with chrome or gold handles on the sides to facilitate getting into and out of the tub, but also to break up an overall plain look. 

Jacuzzi baths can make a statement, but some may find them too much. The bathtub should be white as other colours seldom work. If you can’t fit a bath into your current bathroom space then it is worth considering moving one of the walls to expand the space available. This will pay off since an elegant bathroom is also a large one. For the bath taps, an overhanging arch tap that comes out of the bath surround will look elegant. Separate hot and cold taps also look good, as does a shower attachment that recoils into its own space, hidden away from view except for the showerhead. For the shower room, look to use plain glass panels that are floor-to-ceiling height. An open shower room doesn’t really fit with an elegant bathroom, as it looks more economical, thus look to make a glass cubicle with the glass panes and accent this with large door handles that match in colour and style to the bath tap fittings and the shower room controls.

Accessories

Accessories count for a lot and so try to ensure things such as towel rails and toilet roll holders are both matching and are positioned well so that the bathroom carries off a look of completeness. A

telephone in the bathroom is a good addition. Mount this close to the bath or shower but not too close such that it will get wet. A flat screen LCD TV at one end of the bath will also be a good thing to have in place to make the bathroom both high tech and also a relaxing place to be. Be sure to choose a TV that can take the humidity of a bathroom setting. To top off the conveniences, an iPod station and a pair of built-in speakers will also be perfect bathroom companions. The washbasin area is a place where extra attention can go a long way. Look to mount a large mirror above the wash basin and may be consider two side mirrors as well as a wall-mounted pull out mirror on a swivel for close-up inspections. 

Lighting of the main mirror can be by way of wall lights that are positioned at mid height. These can be decorative to give an air of grandeur to the place. Dimmer switches can give a range of moods and are inexpensive to fit. Some shops such as Watsons also sell travel sets that include smaller variants of shampoos and soaps. Under the sink, look to include shelf units for extra towels, and a cupboard for cleaning materials and other items. Dark or mid tones for the woodwork will work well with fawn-coloured tiles, with blackened woodwork blending well with a white colour scheme.

Raise the Roof

The ceiling is not to be forgotten. Look to incorporate a lattice design using raised wooden elements instead of just using plain plasterboard. White remains a good colour for the ceiling design, but pastille colours could also be used. Spotlights can also be sunken into the design, but not that many would be required. Up-lighting would be worth considering and this can be placed in the ceiling surrounds. With the above all taken care of, you can then spend some well-earned time to enjoy your newly-designed bathroom.

Hotel Gaining Quick Momentum

Less than eight months after its grand opening, the five-star luxury Centara Grand Phratamnak Pattaya hotel is already being ranked by TripAdvisor as number five out of 361 hotels in Pattaya. The TripAdvisor rating is 94 per cent, based on reviews and star-ratings provided by guests who have stayed at the hotel posted to the international travel website, which is regarded as a benchmark for providing information to travellers. Centara Grand Phratamnak Pattaya is located in Pattaya’s exclusive Phratamnak Hill district, and is only steps away from the beach. The architectural style and the interior design of the property lends to its luxurious ambiance, as the hotel features an atrium with glass lifts to service the rooms and the rooftop swimming pool where the signature Italian restaurant

The houses are spacious open plan affairs with plenty of garden and swimming pool. Minimalist styling allows owners to bend the décor to their will. In-house amenities like a coffee shop, fitness centre, taxi/minibus service, pool cleaning, housesitting and maid services tell the tale of exactly who these houses are targeting. Priced at 13 to 20 million baht, limited to a small close-knit community and chock full of convenient amenities, it is quite obvious this place is aimed at retirees. If you want one, you’ll have to move quickly as only four plots remain available. All phases of The Vineyards have been recognised repeatedly at the Thailand Property Awards 2011 and 2012 and Pacific Property Awards 2012 and 2013.

Amaya Hill targets a different group. With 85 units planned, it is a much larger project with smaller plots. Built on an elevated knoll near Lake Mabprachan, Amaya Hill enjoys great location, access to the motorway and views of Pattaya in the distance. The houses mirror the design of The Vineyards, with its clean, minimalist lines and practical layout. Amaya Hill is geared more toward families. Floor-plans range from 128 sqm to 240 sqm. Lots can be combined and floor-plans rearranged. Prices run from 7 to 15 million baht. Terry Collins, Managing Director of Bravo Thai, described the homes at Amaya Hill as “affordable luxury”, and I must agree. Sales at Amaya Hill have been brisk and it appears the boys at Bravo Thai have hit their mark again. Terry was interviewed by REM’s resident reporter Bart Walters just as Amaya Hill was kicking off and he joked about his competitors scrambling to copy the Bravo Thai model. As it turns out, that’s just what has happened and examples of copycat developments are emerging all over the Pattaya market. In a more recent article from Dave Buckley, Terry indicated that Bravo Thai would change gears and offer yet another concept. He wouldn’t elaborate on the topic other than to say, “It’s going to be big; big in terms of numbers of plots, big in terms of land size, big in every sense.” I for one cannot wait to see what their new offering will be. With the new motorway link complete and East Pattaya earmarked for a high-speed rail link, the Dark Side may not stay dark for much longer. Land has been cleared for what is rumoured to be condos and a serious shopping centre. My guess is that Bravo Thai will take aim at a higher-end market, targeting families willing to commute a little ways to get more house for their money. Make no mistake; “more house for the money” has always been Bravo Thai’s underlying mantra. If you’re looking for a developer with a good track record, Bravo Thai is a good bet as they have been cleaning up at the Thailand Property Awards since 2011. This year, Bravo Thai are nominated for 15 out of 24 awards available. The Vineyards is nominated in nine categories and Amaya Hill for five. Additionally, Bravo Thai is nominated for “Best Boutique Developer”.

Creating a Proper Kitchen in a Studio Condo

A

studio condo can present some challenges when it comes to adding a kitchen but, if it is done right, it can look great and can add substantial value to a property. One thing to avoid is a kitchenettestyle of cooking area. That’s because studio rooms already combine the living room and bedroom into one space and a kitchenette, even if positioned in the corner of a room, will still mean that cooking will take place in the same space as the sleeping area.

Where to put it

The first thing to do is to look at an existing studio and determine where a partition can be made so as to make the kitchen entirely separate from the rest of the living space. Many condos come with a bathroom immediately adjacent to the front door with a walk in space that may already have a makeshift kitchen or kitchenette in it. This is an ideal space to consider for a proper kitchen as three walls will already exist and it will only require the creation of an end wall or archway to finish off the space. Entrance areas are normally 1.5 metres to 2 metres wide and this is easily enough for a galley-style kitchen which will typically require approximately 1.5 metres for width. If the bathroom is located near to the entrance door, you may need to extend the wall where the bathroom joins to the main room so as

to ensure the kitchen is long enough, but this will still be a simple enough job to do and could be combined with the erection of the fourth wall or archway. For length, consider a 2.6 metre to three metre length for the kitchen room overall. This will mean that you could make a proper kitchen in only 4.5 square metres and this will not impact adversely on the size of the rest of the property. If your condo has no area of this nature by the entrance door then it is worth looking at creating one such that the entrance door opens into it as this will avoid the need for an entrance hall and will save space overall.

How to build it

With the plan in-hand the next job is to create the walls that will separate the kitchen from the main room. By tucking the bed behind the wall, it will also be out of sight from the kitchen and this is just

perfect from the point of view of creating the desired separation. Next it will be time to paint the newly-created room. Choose white, cream or yellow or, alternatively, a colour that is the same as the rest of the condo. Floor tiles can also be fitted at this time. Look to make a step between the kitchen and main room as this will bolster the separation of the two areas, especially if an archway is being used. It will also allow for pipes to be fitted under the floor for the sink unit, etc. You could either use tiles that are the same as those used in the main room, or you could go for a colour scheme that is distinct. Colours that work well are white, tan or rustic orange colours. If you are refitting the entire condo at the same time then you could consider a wood floor covering for the main room and a tiled floor for the kitchen area to give the illusion of an entirely separate area.

What to put in it

With a fully-created and ready-to-go space, the next thing to look at is the fitting of kitchen units and a worktop. These are typically only 60 cm wide and so there will be plenty of walking space. A visit to a kitchen centre will enable you to get the best fitting service. Be sure to take a plan of your room with you so that you can discuss the best units for the room. As part of the service, the kitchen centre would usually arrange a visit to do a final measure up of the space and may use a 3D modeling program along with example colour schemes

be fitted. Be sure to plan for the hob area and a kitchen hood to go above it. Consider using ducting so that cooking odours can be removed from the room altogether. You will then have succeeded in ensuring cooking doesn’t affect the sleeping area at all.

Which colour to use

For colour schemes, a dark worktop in black or dark grey marble will work very well with light- or mid-toned wood cupboards. Other alternatives are an all-white kitchen with a white or light cream work top and white cupboard doors, though this will be more difficult to keep clean over time. Less traditional colour schemes are dark green or red cupboards with a mid-tone grey or tan worktop. Tiled areas on the walls should be in white or another colour that matched the paintwork already in place. These should be fitted last as they will need to meet up with the kitchen units that will have already been fitted. Accessories can be placed in the kitchen to give it a professional look. With all this in place, a studio condo can take on the look of a much larger property, with plenty of practical benefits to boot.

Fitting

When fitting an oven and hob, some thought may be required. Look to buy induction hobs that can be inset into a work surface. Most models are standalone, but some have a rim around the edge where they can be placed into a cut out. Two hobs would be worth fitting into a work surface sideby-side. Some models are two-ring or four-ring, but most are single-ring. Also worth doing is keeping one or two spare units so that any faulty unit can easily be replaced with a model of exactly the same size. Since various models go in and out of production fairly quickly, there is no guarantee that you will be able to buy the same model again in a few years’ time. That’s why a spare in hand will bode well. For ovens, look to install in a cupboard under the work surface or at head height near the fridge or microwave. By using silver and black colours for the appliances, you can make a kitchen look modern and in vogue.

Perfecting the Privy

W

hether you refer to it as the “Loo”, “Bog”, “Head”, “Dunny”, “Washroom” or “Privy”, the bathroom is arguably the most important room in any structure. The average human uses the toilet a minimum of six times per day. Add two showers, four or so hand washings, three teeth brushings and at least six or more additional trips that cover a whole host of other possibilities, such as flossing, plucking, preening, shaving, clipping, trimming, waxing, coiffuring, inspecting, the application of cosmetics, ointments, gels, and sunscreens, first aid and occasionally some light reading. Like I said, the “bathroom” is one of, if not the most important room in the house. Consisting primarily of a tub, shower, sink, mirror, medicine cabinet, and a lone bright light, the “lavatory” is, for all intents and purposes, strictly utilitarian in nature. That doesn’t necessarily mean

Sure, a luxurious lounge, beautiful bath and breathtaking boudoir are all a plus, but if you don’t have a killer kitchen, you are potentially reducing the overall appeal of your home or condo by as much as 50 per cent! It seems that, no matter how comfortable or stylish every other room in an abode may be, for some inexplicable reason family, friends and guests are drawn to the kitchen like mosquitos to an exposed ankle. Think about it; it’s not just the bright lights and mouth-watering aromas that attract one and all to the hardest-working room in the home. The kitchen counter doubles as a makeshift workbench. The kitchen table can instantly be turned into an impromptu surface on which everything from a school project to billpaying to Easter egg colouring to planning a wedding can all be easily accomplished. There is no doubt that, from the Aleutian Islands to Asia Minor to the Australian

Outback, the kitchen is the room in which people of all cultures tend to congregate. A kitchen makeover can make the time spent in the kitchen more efficient and will most definitely add value to your home—so long as the upgrade is done right. Protecting your home and your belongings is a legitimate concern, especially with the growing number of break-ins in Pattaya. While security systems and alarms offer the highest level of protection, high-quality door locks are your primary defense. There are many types of locks available, most of which you can install yourself as a DIY enthusiast. Before investing in high-quality locks, make sure your doors cannot be kicked in. Without a tough door, a heavy-duty lock won’t do much good. The deadbolt is a heavy-duty lock that is separate from the door knob. Deadbolts are positioned so that a large metal bar—the bolt—pops out of the side of your door and into the wall when you lock it. This ensures that, unless the deadbolt is unlocked, the door cannot be opened. Deadbolts are tough and strong, but must be secured correctly so that they are not destroyed by someone kicking the door in or using a drill or other tools. Look for a hardened steel bolt. Also make sure that the strike plate for the deadbolt is installed properly and that the bolt goes all the way into the hole in the door jamb. If not, or if the strike plate is not secure, the door frame will not hold in the event of a burglary. Use screws that are at least 5 cm long to mount the strike plate to the door frame. Many of the newest locks on the market don’t require the use of a key; they provide keyless entry using a code or your smart phone. Most of these locks are deadbolts or high-tech options for different types of access and enhanced security. These keyless options offer not only better security, they also are technologically advanced. A lock that allows access with a code or the use of an individual’s smart phone, for example, allows your children to get into the house when no one is at home, or a trusted house cleaner or visitor to enter without requiring you to be home. Since electronic locks are connected to your phone, they also provide you with direct information about who is entering your home and when. While these locks are high tech, they are easy to install and interact with free apps that you can download directly to your phone. Apple and Samsung end their patent war outside of the USA Apple and Samsung, the two big rivals in the smartphone market, have decided to set aside their differences in regard to their patent disputes. The disputes have already been ongoing for more than three years in more than 10 countries and so this marks an end to litigation, at least outside of the US. The disagreements were in part to do with infringement of patented technology in products such as smartphones and tablet computers. Since there was no clear winner in a number of cases, both companies have agreed to discontinue actions in various locations. Cases in the US will remain on the table. Samsung said in a statement: “Samsung and Apple have agreed to drop all litigation between the two companies outside the United States.” Apple originally opened cases against Samsung in 2011, accusing the

smartphone maker of copying Apple’s technology for its own products. Litigation spread from courts in the US to South Korea, Germany, Japan, Italy, and the UK, amongst several other countries. Apple had tried to ban Samsung from selling its products in various markets due to the infringement. Samsung, on the other hand, put forth counterclaims that Apple used its technology. Things came to a head earlier in the year when a US court ordered the CEOs of the two companies to get together round the table. Apple’s Tim Cook and Samsung’s JK Shin met for a full day to engage in negotiations. Unfortunately, there was no conclusive deal done at the time and subsequently Apple won a case against Samsung but the damages awarded were just five per cent of the amount sought. With the legal costs of the cases spiraling out of control and returns becoming less certain, it was time for both companies to revisit their strategies. Claire Kim, an analyst at Daishin Securities said: “They now realise there is no reason to continue their battle outside the US, because their lawsuits have produced so little results.” The closure of legal action comes at a time when smartphone sales have entered a period of slower growth.

Acer to revive its PC business

Acer is to revive its personal computer business, even in the face of double-digit percentage falls in sales last year. The world’s fourth largest maker of PCs aims to make its computers smarter, fitting them with additions such as dedicated cloud storage handling capabilities, to make the products stand out in an increasingly crowded market. Other innovations are already paying off. Acer’s Chromebook, running the Google Chrome operating system, is showing good growth with sales expected to reach over five million units this year. As more and more people choose to buy tablets or smartphones for their computer needs, Acer has seen its traditional PC business struggle of late. Notebook sales have been particularly hard hit as there is considerable overlap between those products and the products in the tablet market. Not that Acer is new to those markets either. Acer’s corporate president and chief executive Jason Chen said in Bangkok: “We will go beyond a traditional PC maker by diversifying into mobility devices including smartphones, tablets and wearable digital devices in order to serve changing consumers’ lifestyles.” He added: “To survive in the PC business, we need to differentiate our business model and distinguish our products to consumers.” As of the second quarter of 2014, Acer had a global market share of PCs of 7.9 per cent. The company returned to profit this year after posting a loss of US$380 million in 2013. The company sees Thailand as a bright spot for sales. It expects its already healthy 32 per cent market share in the Kingdom to increase to 38 per cent by year end.

Its main rival, Apple, is doing the same and this has resulted in Samsung releasing its latest tablet offering: the Tablet S 10.5 LTE. The Tablet S has a 10.5-inch screen, using super AMOLED technology, which stands for “Active Matrix Organic LightEmitting Diode”. In short, it gives the screen greater clarity and deeper colours than other screens. With the display a key battleground in the market, this is one technology that Samsung feels it will have the edge with. Apple did pioneer the retina display—a term that simply means it dramatically upgraded the resolution of the screens, with many more pixels. The lithium ion battery is a 7900 mAh model that should give superior results, whether using for light use or for gaming or a lot of internet browsing. Up to 11 hours of use for multimedia tasks can be expected and for music playing look for well over 130 hours of continuous use. The Samsung Tab S is well priced in Thailand. The 4G 16GB model is set at

19,900 baht. Although this is a little higher than Apple’s iPad Air 16GB base model at 16,900, the iPad Air does not have 4G, only Wi-Fi. The Samsung Tab S thus compares well with Apples 4G 128GB model, which costs 31,900 baht. Overall the Samsung Tab S is a very well thought out unit. With displays being the primary battleground, the unit wins out in a crowded market. Yet it has managed to pack in a lot of features in a nicely-sculpted unit, all of which have the potential to challenge the order of things in the tablet market.
