The message to the community: “ Be alert but please do not panic. Many of our street friends are vaccinated healthy animals but know the signs and contact us with the location and video of any animal you believe could be symptomatic.” It is important to know when dogs are displaying any symptoms of rabies which can include: • Erratic behaviour, • Excessive drooling, • Not eating, • Unusual air biting • Disorientated staggering. Animal Army has excellent experience in handling such initiatives. Starting at Na Jomtien they treated 60 dogs with help from the local community and Na Jomtien council. T

he island is situated on Thailand's eastern seaboard, just off the coast of the province of Trat, near Thailand's border with Cambodia. As the nation's third largest island, Koh Chang is so named because its headland is shaped like the head of an elephant. Geographically speaking, the island's topography is somewhat mountainous and composed primarily of rainforest, punctuated with several breathtaking waterfalls. Bethat as it may, the star attraction of Elephant Island is its relaxing atmosphere, white sandy beaches, turquoise seas and the surrounding islands and coral reefs. Getting there is best accomplished by way of a motorised vehicle, such as a car, taxi or bus, because the island has no airport. What I mean by 'there' is actually the pier at Laem Ngob on the mainland in Trat City, from which a ferry will see you safely across the channel to one of the three ferry piers on the island. The ferry will deposit you near to one of the two main roads that circumnavigate Koh Chang. The ubiquitous Songthaews, which ply the roads on a regular basis, offer both public transport and taxi services to the beach of your choice. Speaking of beaches, Elephant Island has more than a few. However, the four major beaches are: 1.White Sands Beach, which lies some 15 minutes from the ferry pier, on the western side of the island, near the southern tip of Koh Chang. As the island's most popular coastal destination, it is considered to be the nicest and the most developed. As such, it offers higher-end accommodation and tends to attract larger crowds of sun-worshipers, depending on the season. Stretching for approximately 23 kilometres, the wide beach features white powdery sand for SPVHIMZ UIF ÙSTU UXP UIJSET PG JUT MFOHUI "MPOH UIF TPVUIFSO third of the beach, the white sand begins to turn to brown sand and then to coarse sand mixed with small stones. White Sand Beach is wide enough to accommodate any beachfront activity, especially when the tide is low. If you're worried about being swamped by parasailing boats, speedboats, jet skis and banana boats while snorkeling, don't be. Koh Chang's status as a National Park prohibits these types of noisy ocean-going conveyances.

The beach is encompassed by accommodation of every EFTDSJQUJPO SBOHJOH GSPN NPEFTU IVUT UP ÙWF TUBS SFTPSUT Restaurants and bars are plentiful and most are situated right on the beach, so your next meal or cold beverage is never more than a few steps away. Most of the better 7E-- resorts provide deck chairs for their guests or they can be rented for a modest fee. Public toilets, most of which you'll have to pay a few baht to use, are conveniently located along the beach. 2.Khlong Prao Beach is 30 minutes by taxi from the ferry pier, and four kilometres south e White Sands Beach. It's also the longest beach on the island. The main advantages of Khlon± Prao Beach are that it is much quieter, less crowded and less developed than its norther' neighbor. It also has the unusual distinction of being bisected by the Khlong Plu waterfall's rive estuary, which provides sunbathers with spectacular views of craggy cliffs above the mangrove bordering the estuary, and the sparkling azure seas facing the Gulf of Thailand. Despite beinc overshadowed by White Sands Beach, Khlong Prao still offers a wide range of accommodation possibilities. Like White Sands, the ocean adjacent to the beautiful wide beach is devoid of noisy, fast-. moving ocean-going transport. That's why this beach is an ideal choice for those who seek:, tranquil surroundings. However, canoeing, kayaking and great snorkeling can be enjoyed. As far as facilities, such as public restrooms and internet cafés go, most are situated on both sides of the main road, not too far from the beach. If you're not staying at one of the resorts, a beach towel rather than a deck chair, will have to do. Food-wise, in addition to the food vendors that ply the beach, the restaurants that dot the main road serve up all sorts of Thai specialties and popular Western fare. 3.Kai Bae Beach, which is 45 minutes by taxi from the ferry pier, is thought to combine the best features of the busier beaches to the north and the more serene beaches to the south. Granted, Kai Bae is only just, less appealing than its cousins to the north. Nevertheless, it still attracts more than its fair share of visitors. South of White Sands and Khlong Prao, the 2.5-kilometre beach, which is split into three sections, is partially shrouded by overhanging palms and broadleaved trees. One of Kai Bae's most unique features is that, at low tide, one can walk into the ocean for up to 100 metres before reaching waters deep enough to swim in! Like the other beaches, Kai Bae is dotted with accommodation of all types, many of which offer beach towels, chairs, hammocks, footballs, volleyballs and snorkeling equipment free to their guests and for a small fee to others. Light meals, snacks and cold drinks can be had from the usual array of facilities that can be found in the hotels and restaurants that line the beach and the main road. 4.Lonely Beach, at 1 hour by taxi from the ferry pier, is situated at the southern tip of the island. The one-kilometre long beach is surrounded by rocky landscape that is overgrown with lush tropical jungle. Regardless, the entire length of Lonely Beach is fringed with swaying palm trees and offers spectacular views of the surrounding picture postcard scenery. Formerly a backpacker's haven, Lonely Beach has recently been transformed into another beachfront resort location, albeit on a much smaller scale. As such, one can expect the usual amenities and facilities in respect to accommodation, restaurants and conveniences like ATMs and cellphone signal. It should be said that all four of the beaches mentioned are considered to be most beautiful between October and early-May.

A host of other top ranked players are teeing it up this time, including the number one ranked player Jin Young Ko, Lydia Ko, Danielle Kang, Brooke Henderson from Canada and many more. The prize money of one point six million US Dollars and the 500 ranking points that are for grabs make this the richest tournament played in Thailand throughout the year and helps to attract players from all over the world. The course itself, opened in 1971, went through a major facelift in 2007 which promoted the layout into a test of golf that is now of a true championship standard. Much more concerning is the reports of the poor conditions that the thousands of imported workers are living in whilst building the world class stadiums required to host the event. At the start of the various projects horror stories began emerging of the conditions the workers were living in, the lack of training leading to numerous deaths and the very low pay. It seems to be that the authorities in Qatar are now addressing these problems and although early reports of thousands of deaths on the sites may have been exaggerated, there is no doubt that a lot of men have lost their lives for the sake of a football tournament. The pay is extremely low too, with reports of workers earning as little as 55 US Dollars for a six day week. I have no doubt that the tournament will go ahead and will probably be a success, given the money spent and the Qatar authorities wanting to make this a showcase for the future. It will need to be a success too, given the publicity it has had and the negative baggage it is carrying going in. We shall see what happens.

We have selected some of the industries faux pas for you to take heed of. It is good to learn from mistakes, but ideally someone else's and not your own!

1. Greet Walking into a real estate office can be daunting. Met by a row of desks with agents busy working away may want your inquiry to tum on their heel and leave as quickly as they entered. It may seem obvious but many agents don't greet their clients properly. It is not difficult, stand up, make eye contact and ask how you can help them. A warm welcome will go a long way.

2. Communicate This has to be the biggest mistake a real estate agent makes: a lack of communication. You need to remember that your client's number one priority is finding that perfect property, so make sure that your client feels like they are your number one priority. Make them feel as if they are your only client even if they are one of 10. It is so important to maintain communication whatever the stage of the search or transaction. Picking up the phone takes seconds to give an update. Make them feel special and that they are fresh in your mind.

If you know the seller will take THB 10,000 less than the asking price, don't tell your client that they will take THB 15,000 less. A good agent is one who listens to both their buyer and seller and negotiates for both of them to achieve the best possible sell. There is no point in over promising and losing a sale. Ascertain the position of both parties to work hard to come to an agreement to bank that sale and move onto the next.

5. Marketing Don't try and cut comers and not invest in marketing. Many people and time short and you cannot underestimate the power of the Internet and the role it plays. Don't market your property or upload a photo of a bedroom with looking a mess, and you have no hope on generating leads. People can be fickle and will quickly discount a property if they don't like what they see. It is your job so show each property at its best for your sell

But it is your job as an expert in the field to look like you know every one of these listings inside and out— even if you don't! End users dominate the Thailand property market as sophisticated buyers require developers to adapt By Cheyenne Hollis Khun Roongrat Veeraparkkaroon, Managing Director of CBRE Thailand, notes developers and landlords need to adapt in 2022 End users will continue to dominate the Thailand property market in 2022 with sophisticated buyers requiring developers to adapt their projects. According to CBRE Thailand, changing tastes and requirements forced many homebuilders to rethink the residential experience they provide in order to compete. “This year, the end-users will be much more sophisticated with new demands. Developers will need to take a more proactive approach to clear unsold inventories while differentiating the projects, taking into account the change in requirements from end-user buyers,” Khun Artitaya Kasemlawan, Head of Residential Sales – Project at CBRE Thailand, commented. “Product trends will focus on larger space and functions related to post pandemic requirement including multi-purpose family room, open green space, wellness and technology.” Several leading developers have been proactive in this regard and have incorporated more spaces and special features designed to handle increased home usage by residents. Bangkok condominiums account for the largest percentage of the Thailand residential property market and it has been hit the hardest by the COVID-19 pandemic. New condo launches in the Thai capital plummeted to a 15-year low in 2021 and CBRE predicts sales in this segment will continue to be slow. However, there are a few areas of the Bangkok condo market that are performing solidly. According to the consultancy, projects near universities or branded residences remain popular. Additionally, condos in Thailand’s resort destinations have stayed in demand as well. The effects of the COVID-19 pandemic have also impacted other residential real estate segments. The resale market has opened up in recent years with several coveted units going up for sale. Meanwhile, family and lifestyle considerations are seeing many Thai buyers consider overseas property with the UK and Portugal among favoured options. “For the resale market, the COVID-19 situation has had some positive effects in terms of allowing rare units that weren’t typically found in a normal market to become available for sale again. Demand for overseas properties also continue to rise as factors such as family-wellbeing and lifestyle fulfilment urged unburden Thai buyers to broaden their property investment decisions,” Khun Praphinleeya Phuengkhuankhan, CBRE Head of Residential Sales Ad Hoc, stated. Priority need to be on maintaining the occupancy rate rather than focusing on the achievable price per square meter.” On the retail side, the Thai public’s rapid embrace of e-commerce has forced many brands to assess their brick-and-mortar strategy. Landlords in this segment must be flexible and supportive as firms rethink their approach in a “New Normal” world. “Retailers will also look for collaboration with third-parties to bring in new experience to their brands,” Khun Jariya Thumtrongkitkul, Head of Retail at CBRE Thailand, explained. “The retail landlords will need to work hand-in-hand with the tenants to provide more flexibility in the lease terms while adopting new approaches to bring back footfall into the project.”

Barry's Tropical Beach Cafe the inside story from Barry Upton

A

s this magazine hits the stands, my new music album should be ready for release to all major digital download platforms worldwide. This latest collection of my original songs, is a slight departure from past work and has a distinctive kinda bossa nova /soft reggae / tropical feel to the music and lyrics for a more relaxing sun kissed sound. Living in paradise, as we do here in Pattaya, Thailand, there are so many JOÚVFODFT BSPVOE UP JOTQJSF UIJT LJOE of feel and I’ve tried to embrace them all for a sexy sunshine vibe. From the inception, I wanted this to be a YouTube project and had visuals in my mind as I was writing and producing the audio at my studio. So, after completing the recording, it was time to set about making thirteen video clips to complement each song. I decided to have a similar look for all tracks and put B QMBO UPHFUIFS UP ÙMN UIFN BMM UPHFUIFS XIJMTU BU UIF TBNF UJNF HFUUJOH NBYJNVN GVMÙMNFOU BOE KPZ GSPN the whole process. As a solo artist, I’m quite proud that I can take an idea from nothing and turn it into a written and recorded GVMMZ NBTUFSFE USBDL QMVT ÙMN BOE FEJU UIF SFTVMUJOH WJEFPT GPS ÙOBM SFMFBTF UP BO VOTVTQFDUJOH QVCMJD .Z over forty years of experience in the music business has given me a sense of commerciality and I try to bring this to all my current output. After coming up with the album title ‘Barry’s Tropical Beach Café’, I looked around on the internet for a suitable backdrop venue which would look unique and have a kinda ramshackle hippie feel to it. Finally, I discovered the perfect place with Maldives type beaches and sea although it was in almost the hardest place to get to in Thailand, ‘Koh Lipe’ which is right out in the Andaman Sea close to Malaysia. Undeterred, my girlfriend and I made the long trip out to the paradise island and we absolutely loved it. The early NPSOJOH TVOSJTF PO 4VOSJTF #FBDI XBT TQFDUBDVMBS BOE QSPWJEFE BNB[JOH MJHIUJOH GPS PVS ÙMNJOH "SPVOE UIF DPSOFS from the spectacularly original and ‘work of art’ beach bar, was Sunset Beach. The location was idyllic and the footage obtained, perfect. From the outset, I decided that having many beautiful girls in bikinis on the beach would be a vital part of the viewing pleasure and, in any case, would complement the lyrics of the songs. So, I set about recruiting an BSNZ PG QSPGFTTJPOBM NPEFMT BOE MPWFMZ MPPLJOH GSJFOET GPS BEEJUJPOBM lFZF DBOEZm "T ZPV NJHIU FYQFDU UIF ÙMNJOH XBT hard work but so much fun and all the female talent involved gave of their best to create a sunshine sexy beach vibe. The music business has changed in recent years beyond recognition and original music has to be given away although there are still many ways to enjoy royalties from downloads and performance, plus synchronization fees for ÙMN 57 BOE DPNNFSDJBMT 5IF CPUUPN MJOF GPS NF UIPVHI BU my advanced age, is to produce something of quality that I’m proud of which can be enjoyed by many people all over the world whilst, at the same time, having superb fun doing so. This has undoubtedly been achieved on this project and I look forward, with slight trepidation, to what my next idea might be. Certainly, the pressure of time limits can give a sense of momentum to a project. Also, in the spirit of Sir Duke when it's hard to focus your thoughts listening to music can help your mind relax so the ideas come easier.

Surprise yourself It has often been said that the right, side of your brain is the creative side and the left more analytical. However, several recent studies seem to have debunked this idea and what certainly is true is that ringing the changes will aid creativity. Simple small changes like choosing a genre on Spotify you never listen to, taking a walk in a different area than you normally do, or searching for a design style that is not really your cup of tea. All new stimuli for your brain can lead to new ideas.
