espite what the media makes you think: there’s nothing wrong or un-special about a Valentine’s Day at your house or condo in Thailand. In fact, sometimes the hustle and bustle can just be way too much to handle on a day that’s meant for relaxing with your loved one. You don’t have to spend Valentine’s Day in a fancy restaurant—you can make your house or even condo into the absolute best location for a Valentine’s Day that will really impress your significant other, while also giving your home some TLC.
Instant Brownie Points: Prepare by Getting Your House Clean Valentine’s Day and dirty dishes just don’t go together. When your significant other comes back home to a clean house they will immediately take notice of the evidently hard work that you (or your maid…) put in to making a comfortable environment for the both of you to enjoy. Decorate Your House for Valentine’s Day In Thailand, decorations can come extremely cheap, which is great for those who are decorating on a budget. Pick a Valentine’s Day at Home Activity There are a few things you can do to make your Valentine’s Day at your own house or condo extra special. The trick to doing it right is to do something out of the ordinary. Here are some ideas: • For a dinner at home on Valentine’s Day, mix it up by turning it into a picnic, complete with a blanket and basket, on your living room floor. • If you order takeout and watch a movie for Valentine’s Day, make the setting special with extra pillows or cushions, tea-light candles and a special dessert that you take out as a surprise half way through the film. • If you have a spa day at home, buy nice bathrobes and slippers for you both to wear as you prepare for a nice rose-petal bubble bath with music in the background. • Turn your house or condo bedroom into a hotel suite by putting on some new, luxurious sheets and hanging out in bed with a silver-platter of strawberries and chocolate fondu, chilled wine and (again) comfy bathrobes at the ready.

ith Chinese New Year nearly upon us on the 16th February I wonder how many look up their fortune and see how their animal horoscope will fare in the year of the dog ? One thing many business people completely overlook is to see how their business fares in China. If you have a friend or colleague in China ask them to look up your business website and see how long it takes to load there. We should all know by now loading times for your website is a vital factor not only in search engine optimisation terms, but for user experience as well. We online people say ‘UX’ to sound smart, all it means is how easy your site is to use and how fast it loads making the experience better for the user. The Chinese have a firewall, and regardless of your politics and the reasons why they restrict so much Western content, this firewall is most likely slowing your website down so badly in China that most people most likely gave up and went to look at another competitors site who loads quicker because they are hosted in China, that or a cheap imitation! Netmedia has now teamed up with Compass Edge who are the leaders in China-Western cross-cultural marketing. Since we teamed up, we ourselves realised how we have been operating in a bubble as a digital marketing consultancy operating the Biz-find sales leads directories since 2009 across Southeast Asia, we, like so many other business people with an online presence, just didn’t see the potential of the Chinese market, and we assumed we were just fine and dandy over there. With over 1.3 billion people and with massive infiltration of the internet especially on handheld devices and with more money in the pockets as their economy grew so fast over the last 20 years, you as a business owner would be foolish to ignore this sector of the internet population. Google and Facebook are not really options in China, China has Baidu as their main search engine and for social media they use WeChat, which is actually far more advanced in terms of business than Facebook, so much eCommerce happens on WeChat it will astound you if you have not looked lately. Tencent may be a rich rap star to most western teenagers but he would fall over if he knew what ‘Tencent the company’ behind WeChat is worth: Tencent, announced total revenue of $21.9 billion for its fiscal year 2016, its biggest leap since 2012, when overall sales rose by 54 percent approximately $7 billion at the time. With Q3 2017, reporting a 61% year-over-year increase in revenue to reach 65 billion yuan ($9.8 billion). That’s up from the 40 billion yuan ($6 billion) in the same quarter of 2016. Weibo which is their blogging platform where your average working Chinese with expendable income spends a lot of time on, reading blog posts written by ‘Key Opinion Leaders’ (KOL’s) who are bloggers who hold sway on many businesses with their opinions, so much so; that they can make or break marketing campaigns, even by the biggest blue-chip companies. Their readers can then follow links and purchase products and services endorsed by KOL’s through QR codes, yes, remember them? Well they are big in China and they are very efficient. With such a growing economy, we in business in the West and certainly here in Southeast Asia who rely on Western Internet influences need to look into how to get their brand message heard on Chinese digital platforms. Make it your mission this year to see how to open your business to the missing quarter of the internet. You may say; but Alan I have just about created a Facebook business page and got on Twitter now you want me to learn a whole new dimension? T
he Property market in Pattaya has always been driven by new developments, with off-plan and under construction condos offering payment terms over the period of time of construction. For quite a long time purchasing a condo from a developer was the most popular choice for investors and property buyers, until just a few years ago when the second hand and resale purchases began to occupy a large part of the market. Ten years ago, when I had just started working in the property market in Pattaya, the second hand market was comprised of pre-owned condos aged 20-25 years old, mostly studios 30-40 up to 70 sqm with some kind of kitchenette and balcony. Larger apartments, with 1-2 even 3 bedrooms were available as well, but the sizes were 100-200 sqm and more. Such units were either inconvenient or unaffordable for many family buyers. The age of these condos was also quite a big disadvantage. At that time agents would normally recommend buyers and investors choose from a selection of new condominiums available direct from the developers’ price lists. The potential growth was quite a big advantage and also developers started to implement smart planning and modern design in order to be able to offer what the market was looking for: comfortable apartments that were not too expensive. The 1 or 2 bedroom units of 35-45 sqm could accommodate a couple or small family and there were also family condos with 2 bedrooms from 50 sqm and up. From 2010 such condominiums were common on the second hand market and by 2014 there were a few thousand available on the second-hand and resale markets. The “Resale market” refers to deals available for the re-selling of a contract with the developer for a new condominium while the building may still be under construction. When purchasing a resale contract the new buyer will have to deal with the seller first. After the contract payment to the seller is complete, he will then need to continue the payments (if any) to the developer. Handover of the apartment, title deed and house book can then be obtained from the developer’s office. The “Second hand market” normally refers to pre-owned apartments, where the buyer deals only with the seller, from whom he receives all the documents, title deed and keys. It was quite a profitable business for those who were able to get condos on “presale”, paying a 25%-30% down payment to the developer and then selling it on when the construction was almost complete. Normally, by then, the developer had sold out of all the best units and available foreign quota so things were quite promising. That was until mid 2014 when the Russian currency dropped almost 100% and Russians, who had been the super buying power on the Pattaya property market, started to get rid of their purchases*. By the end of 2014 the second hand and resale markets were variegating offers one was better, then the other. Prices for similar apartments in the same building could differ up to 50%, depending on how badly the seller needed to sell. Europeans followed, as the euro currency also depreciated and started to sell their holidays homes, offering up to 30% discounts for a quick sale. Every day our mailbox received dozens of new emails from sellers with lower prices for their units. For the next couple of years smart buyers were able to get some really nice pieces of property in Pattaya at very attractive prices. By last year there were fewer and fewer of these deals available on the market but agents and sellers were still labeling their offers “hot sale price” to make their listings looks more attractive. Meanwhile, the off-plan market slowly recovered after the shakeup of 2014 and 2015 (when a few projects were cancelled or postponed) and by 2017 prices were different for new condos and second hand or resale deals by at least 30-35%. Nowadays a new buyer looking in the Pattaya property market can find a variety of similar units but for totally different prices, depending on the seller. It is still quite reasonable to purchase from the developer, because paperwork and money transfers are easy and clear. Plus, payment on installments without any interest is always a big advantage, even when the final price is a bit higher.When purchasing on the resale market the price might be better but the payment plan will not be so comfy and easy. The second hand market of pre-owned condos is very simple, you buy what you see, you pay what you agree. Every new buyer has their own objectives and opportunities, and there is no universal rule about what and how to buy. It’s fair to say that more business than ever is conducted online. People use Google and the other search engines as a matter of course. In fact, the term “search for” has been replaced with “Google it”. With this in mind, if you are running any sort of online business then you need a really good reputation. Without it, potential new customers might go… elsewhere. The same applies if you are a traditional bricks and mortar outlet. Even when potential buyers visit a store it is very likely that they will conduct an element of search verification before concluding their purchase. They might be searching for validation on the item that they are going to buy, the brand that they are looking to deal with, or both!
Brand Signals Typing a business name into Google is likely to show a series of results. In most cases your business website will be shown at the top of the listings as this is deemed to be the most relevant result that Google can offer. After that, you are likely to see other listings that in some way are connected to that business. Sometimes you will see competitors shown in these results. These are trying to “ride on the back” of your success and can present a real risk to your business. At other times you might see social media platforms for your business. Assuming that you have created them and they are optimized properly. Often you will see a 3rd party’s review showing up in the front page of results. Bear in mind that there are 10 organic search results shown, so it’s very likely that you will see a mixture of the above. In some cases you might even see some bad reviews or negative press on “consumer review” type websites. These have seen a growth in recent times and pose a real risk to your brand (more on this later).
Responding to Reviews
As a business it’s likely that you will operate one or more social channels. These might include Facebook, Google my Business etc, etc.
While social media is generally a good thing for your business it can also represent a risk.

| PROPERTY TRADER The review areas can be accessed by anyone and (believe it or not) people will sometimes leave damaging reviews even if they have never ever been a customer of that business. Sadly these are two of the main drawbacks to having reviews on both Facebook and Google my Business.The takeaway here is to keep a keen eye on what’s going on!
Dealing with Negative Posts / Reviews Very often businesses that get a negative review on social media will “ignore it”. This in itself is very bad practice.The best mindset to have is that you are looking to provide an answer to each and every review that you get. Whether it is good or bad it should make no difference. The reality is that when you respond to a bad review you are telling other potential customers your part of the story. It’s fair to say that sometimes things do go wrong - even in the best of businesses. The measurement is how you respond and deal with issues when they arise.When you get a positive review you should also take the time to thank the person for leaving the review. After all, they have taking time out of their busy schedule for you!
• Twitter • LinkedIn • Pinterest • YouTube • Instagram There are others, but the ones above tend to be the main ones that people are familiar with. Setting up and managing (properly) some of the social channels above will greatly assist your brand and it is very likely that when someone searches for your business these are shown above anything negative.
Repairing Damage If as we looked at earlier you are unlucky enough to have a negative post on another website, then there are a number of steps you can / should take. Firstly, if the review is just then you should be looking to respond in a professional way. Unfortunately, there are many sites that simply don’t allow a right of response.It might be that your reviewer has left something that just isn’t factual, or could even be classed as slander. In these cases you will want to approach the “review website” to ask them to take down the post. Sadly, many of these review sites are not interested in helping as they “earn their living” from publishing bad news.
Even though you haven’t removed the negative reviews you have managed to push them further down the front page of Google. As a direct result of this less people will find them and they in-turn become less relevant. It should be noted that Google my Business has recently changed its stance on reviews left by ex-employees. They will now allow you to submit a “removal” request as they have acknowledged that it could constitute a conflict of interest. If you come up against a brick wall and simply cannot get bad reviews removed then there are still things you can do. Remember, these reviews generally are only shown when someone searches for your “brand name”.
