Landscape Gardening in the Tropics Gardening, horticulture or yard-work, as I call it, is considered to be a menial task by many. Others however, believe it to be a comforting and enjoyable leisure time pursuit. It’s difficult to imagine that something as innocuous as gardening can be so personally divisive. But it is. Whether one loves it or hates it, doubtless hinges on of all things, the color of one’s thumb: green – for those whose open-air interests extend to the growing of greenery, or red – green’s polar opposite on the color spectrum, for those who prefer their outdoor activities to be limited to only lounging on a poolside lounger. Regardless of which camp you are aligned with, the amount of discord allowed to grow in one’s garden can be managed by a landscape design that’s been carefully pruned to meet one’s personal likes, dislikes, and lifestyle. Whilst visualizing the physical and aesthetic manifestation of your own private Garden of Eden, please allow the following seeds of information to germinate in your subconscious. They just might help you cultivate a final design that strikes the perfect balance between magnificence and maintenance.
Design & Function In most cases, outdoor gardens are the last area of the home to receive design attention. But by no means should they receive any less consideration than any aspect of the interior. By carefully selecting shapely shrubbery, strategically plotting the placement of shade trees, and intelligently factoring in the flow of flowers, footpaths and fountains to a garden’s blueprint, in the long term, you just might: • Enhance your dwelling’s curb appeal • Compliment your home’s architectural style • Add color, texture and fragrance to your living space • Increase the property’s overall value • Create an outdoor living space that you actually want to be in If you’re starting from scratch or doing a complete makeover, the golden rule in terms of creating a successful garden is knowing exactly what you want … and precisely what you don’t want. If you’re unsure, surf the internet for inspiration or consult with a professional landscape designer. Because plant life grows far more rapidly in the tropics, it’s also wise to discern the best location in which to place the flora and fauna you desire. This is often more easily accomplished by first determining where you don’t want the flowers and plants to be.
Front & Back Garden The front and back gardens are always considered as separate design entities as they serve two distinctly different purposes. Curb appeal is the primary function of the front garden it is responsible for the first impression any visitor will have of your property. As such, it should be inviting, immaculately manicured, well thought out and its design should be compatible with the style of the home. The back garden is generally employed as an area for pets, a play space for children or a setting in which one can relax, entertain or grow things. Therefore, swimming pools, barbeques, patios, dog runs, vegetable gardens, and playgrounds all feature into a superlative back garden design.

Water is the garden’s ultimate wow factor. Not the kind that dribbles out of a spigot but the type that flows, falls, cascades, spouts or streams. Collectively known as “water features”, the form in which they appear can vary from fountains, cascades, ponds, pools, streams, and waterfalls. In scale, these water features can range in size from a miniature fountain bubbling away near one’s porch to a billboard sized replica of Victoria Falls. Today, most manmade water features are fully self-contained, recycling its water from a hidden reservoir via a pump. Water features can be a high maintenance addition, and a bit expensive to operate. Their benefits however, include, increased property value, reduced noise pollution, and improved air quality.
High & Low Maintenance
In a great garden one must contend with the ying and yang of high maintenance versus low maintenance. The key to a low maintenance garden is simplicity and actually planning (ahead of time) for it to be so. Experts claim that piecing a garden design together bit by bit is a sure recipe for disaster. It also pretty much guarantees that the garden will be more costly, less efficient, and more difficult to sustain. If doing less in the garden is your idea of nirvana, eliminate time consuming water features like fountains; replace flower beds with shrubs or succulents, double the width of pathways, and simplify things by substituting grass for gravel or a calming Zen rock garden. Conversely, if pottering around in the garden provides pleasure, consider installing a koi pond; dedicate a planter or two specifically to exotic tropical flowers, or for the growing of your favorite vegetables.
Shade & Shrubbery
Large shade trees and high hedges can be an excellent first line of defense when it comes to shading the sunny side of any residence. Some attention however, must be given as to how these leafy sun blockers are situated. Something called ‘solar orientation’ is how the sun’s heat directly affects a fixed geographic location. Here in Pattaya a north facing room is exposed to the maximum amount of solar radiation between the months of May and August when the average temperature is 2C higher. A southern facing window receives its maximum amount of solar radiation during the cooler season which takes place annually between November and February. Therefore, selecting between the two compass points should be based on which side of your structure will benefit the greatest from the cooling effect that a tree’s shade will provide. If your only options are to the east or west, the western facing façade is roughly 3C warmer than its eastern counterpart all year long. That’s because as the sets, it shines directly in through your windows more than a rising sun does. Attractive shade alternatives to planting large trees include installing awnings and louvered or latticed panels.
Pests & Wildlife
Any tropical garden is capable of attracting the usual suspects in respect to pests and wildlife. Unless your garden borders the Serengeti Plain or is allowed to grow so unkempt that it becomes a veritable jungle, you need not be too concerned. Most gardens will however, become the habitat to a wide variety of herpetons, which is the Greek word for a “creeping animal”. To you and me this means snakes, toads and lizards. Most of Thailand’s garden snakes are harmless, but one does need to watch out for the deadly green tree viper and the venomous cobra. Large pythons however, are not an uncommon sight. If encountered, after first hiding the toddlers and small pets, a swift call to the authorities or the housing estates security staff will see the scaly intruder carried away If your garden does contain dense foliage, make as much noise as possible when approaching, and your shy herpeton neighbors will usually slither off in the opposite direction. By the way, shoes left outdoors at night should be checked before wearing as they make an excellent shelter for small snakes, and other creatures that you probably don’t want near your toes.

Next to the air conditioner, the number one crowd pleaser in the tropics is by far the swimming pool. Be it ever so humble and modest or grandiose and unrestrained, there is no better way to cool off than splashing about in a pool filled with clear sparkling water. Tropical pool designs often mimic Mother Nature by incorporating bogus boulders, forged waterfalls, counterfeit cascades and phony fountains to increase the illusion of the pool being situated in a mock rainforest environment. To further fool swimmers into believing they are wading or paddling through tropical turquoise island waters, interior pool finishes and tiles can be tinted to represent anything from sandy beach soil to the deepest of this planet’s blue oceans.
Manmade Features & Finishing Touches
If time is to be spent in the garden a shady sanctuary from the unforgiving tropical sun is a must. These can range from simple awnings, to lattice topped pergolas or arbors, to completely covered verandas, to full blown patios with screened sides and a ceiling fan to ensure that there’s always a breeze. Then of course, there’s the Thai style Sala, under which a weary traveler traditionally took refuge from the intense rain and sun, which are so common in the tropics. Whether it’s situated under the shade or positioned poolside, stylish tropical décor on which to repose will add a degree of comfort and elegance to your garden retreat. Consider all weather daybeds, deck chairs, sun beds, dining and side tables, and garden benches made from materials such as teak and rattan. If you feel that less is more, well there’s always the tried and true hammock, just make sure that the trees from which it’s hung are strong enough! If creating a utopia for the urchins is your desire, playgrounds, swing sets and kiddie pools or anything else that a family might enjoy are worthwhile additions. Then again, if your back garden is to be the dog’s domain, avoid flower beds and delicate fauna. Stick with study plants that can withstand the antics of a canine and create a spacious lawn on which it can romp. A covered space or a cool shady spot, or even a shallow pooch pool where Fido can cool down after all that romping is also a necessity. Ensure that fences are high enough so that they can’t be leapt over and deep enough to prevent an escape by digging. Many homeowners overlook the small finishing touches that truly complete the back garden. Such things as barbeque grills, outdoor showers, colorful flood lights, electronic bug zappers, garden sculptures and fire pits, when carefully selected and artfully placed are often what determines whether a tropical garden is merely average or entirely awesome.

THE IMPORTANCE OF LANDSCAPING In the tropical setting of Pattaya Thailand the landscaping options are nearly endless. Whether a condo building is in full sun or has a lot of shade, there are so many plants that thrive in this environment the landscaping can be some of the most beautiful in the world. The vibrant colors of the tropical flowers such as plumeria and hibiscus, the sweet smells of night blooming jasmine, or the shade provided by trees at the outdoor barbecue area. The landscaping of any building can take it from an uninviting sterile condo to an inviting home where people enjoy spending time with family, friends, and loved ones. When prospective buyers feel at home they are more likely to make a positive buying decision. Beyond making the condo more liveable and increasing the value of the property there are many advantages to landscaping a condo property. One of the most obvious advantages is that the more greenery on the property the cooler it will be. Shade helps with cooling, as does the moisture coming off the plants. In addition to keeping the air naturally cooler the air in the immediate vicinity will be cleaner. With the world focusing more and more on clean air and healthy sustainable living more and more people are looking for ways to improve the quality of air where they live and work. Cooling things off will help residents save on their electricity bills. Shade trees, vines, and greenery will all help with the heating issues we face in a tropical climate. Good, well planned landscaping will increase the marketability of any condo property. Landscaping can also help to protect a property from erosion. This is particularly important during the rainy season or as some like to say: “Flood season” when properly landscaped grounds can help prevent expensive repairs caused by water erosion damaging the land. This helps with maintenance costs and goes a long way towards customer satisfaction. When potential buyers are looking for a home, or a vacation home often times they are looking for a peaceful sanctuary. These people work hard and need a private space to unwind and relax.It isn’t all sipping coconuts from hammocks though, one of the hazards in our tropical paradise are mosquitos and the nasty diseases that come with them. There are a million remedies out there and certain plants can be added to the list as actually helping to deter mosquitos. So without further ado this is how you can go to war with mosquitoes through a little landscaping love:. Pyrethrum keeps mosquitoes away, in fact during the conquests of Napoleon soldiers used daisy’s to keep insects at bay while on long marches and living in camps. These white flowers with a yellow center grow easily in full sun and can take intense heat. Other insects that are not fond of daisies include bed bugs (um PRETTY IMPORTANT IN A CONDO), spider mites, ticks (which carry Lymes disease), harlequin bugs, and other pests like aphids, and pickle worms. The active ingredient in the daisy’s future seeds actually reacts with the mosquitoes immune system and prevents them from biting. One of the most common kitchen ingredients in Thai kitchens also repels mosquitoes. Basil with its intense aroma literally makes the little buggers back away. All varieties of basil are effective against mosquitoes, however the creme de la creme are lemon basil, cinnamon basil, and Peruvian basil due to there strong aromas.

| PROPERTY TRADER Then there is the perfect mosquito repellent for every landscape project large or small in Thailand. Marigolds!. Marigolds are used by monks, they are used in offerings at temples, they are used to honor teachers, elders, royalty, parents on holidays such as this months Mother’s Day Holiday. Marigolds are a good gift for any Thai family, and the fact that they repel mosquitos is a huge benefit. Marigolds are often used by farmers in vegetable gardens to repel unwanted pests naturally. They make a wonderful edition to any landscape. Citronella grass works well and will thrive year round in the Pattaya sunshine. They can be potted or grown in the ground, and they make excellent borders for flower beds. They are easy to maintain, don’t need much water and can grow in full sunlight. They mask the smell around them so mosquitoes can’t smell anything other than the oil coming from the grass. This ingredient is common in many organic mosquito creams and oils, as well as a common ingredient in candles designed to repel mosquitoes. What better way than to go directly to the source through growing the plant near where mosquitoes attack, like BBQ areas. Back to the kitchen garden there are a number of edible plants other than basil that will repel mosquitoes. Lemon grass used in Tom Yum soup, and other delicious Thai dishes, garlic plants work well as mosquitoes hate the smell of garlic. No surprise there, little vampires. Rosemary, which works wonderful in pasta dishes and other Italian and Spanish dishes. Clove which I find necessary any time I need to make a Hot Toddie, and for your kitty cat, catnip actually helps to repel mosquitoes too! Even the war with mosquitoes goes back to peace of mind. Home is where you lay your head, whether you are staying in a condo for a night, a month, or a decade you want it to feel like home. Landscaping can add so much to the feeling of home. Through aesthetics, through smells, and through the sound of the breezes rustling through trees.

It’s no secret that the Thai property market is in a state of transition right now. Some of the volatility is due to internal economic trends. Some of the problem is turmoil in the economies of the countries that are home to Thailand’s many visitors and property buyers. One thing is certain; when buyers or investors detect anything other than stability, they get nervous. The first property products to suffer a loss of market confidence are always those that have yet to be built and are selling “offplan”. Simply stated, potential buyers are worried that the projects will be delayed or never built. When my clients voice such fears I have a logical solution … buy in a nice new existing building. See it … touch it … rearrange the furniture if you like; buy it today and move in tonight. In the last few months very nice developments have opened their doors. Here are some of my favorites:
Zire
Maybe it’s a more laid back and low-rise vibe you desire. Another Heights Holdings project, Laguna Beach Resort in Jomtien Beach, is the newest low-rise condo in Jomtien/South Pattaya. This is Heights Holdings 10th project and first of 3 bearing the Laguna brand and tropical water park theme. Laguna Beach comprises 3 buildings with a total of 660 units. Situated 600 meters from Jomtien Beach and 2.5 km to the center of Pattaya, this cosy low-rise is in a turn-key location. A showcase feature of Laguna Beach is the massive 1,300 square meter tropical lagoon pool surrounded by lush landscaping, boardwalks, gazebos and pool bars. Like most Heights Holdings projects, the units are equipped with European standard appliances and fixtures. The last time I checked, they were even offering a free furniture package.
Acqua Jomtien
Even buyers who are strictly property investors seeking good returns can stay active in this market. One of the most sought after parts of town is the corridor leading from Jomtien to Na Jomtien and beyond. Sitting right in the middle of Jomtien Second Road is Acqua, a low-rise modern resort style condo complex. Acqua is offered by the same Thai developer that brought us Urban Pattaya and The Gallery. Smallish by Pattaya standards, the two building, 8 floor, 309 units has all the value-added features of larger developments.
If it’s upscale and high-rise you like, my first suggestion is Ramon Land’s Zire Wongamat Beach. Zire, named for the Thai translation of the word for “Zen”, is actually two buildings. The South Tower is closest to the water and rises 57 floors above Wongamat Beach.
A 50 meter rooftop swimming pool, a kids pool, a rooftop garden, a park area, fitness room with sauna … even a yoga room. With units ranging in size from 34.5 square meter studios to 75 sm 2 bedrooms, Acqua is sure to attract holiday tenants and year-round vacationers alike.

H
ere in Pattaya a city that attracts some of the most interesting (and yes, possibly, quite possibly some of the strangest) human characters from all over the world, the amount of stories that congregate in Sin city are indeed as diverse as they are surprising. Thanks to the Trader’s Business Review for August, I got to personally interview a guy so cool that he managed to hide this innate awesomeness in the name of professionalism, a ‘cool-undercoverdude’ if you will. I’m of course talking about Steve Burges, our new sales manager here at Voova Group. Ever since I first met Steve he has both impressed me and proved, time and time again that he is a great leader: He always listens, never judges and constantly provides great useful feedback, heck, I don’t think a team meeting has gone by that I didn’t learn some useful tip from him. I mean really, he is not my boss directly, but even at a distance you can tell he has some impressive leadership skills that make him a great manager.
So yeah you can imagine my surprise when I started the interview by asking a simple ‘how did you end up in Pattaya’ type of question and got the answer ‘Life had gotten boring, so I gave up my job, gave up my apartment, got a back-pack and bought a one-way ticket to Delhi...’ I will not deny I was rather interested by what followed, hope you are too!
A bit on that crazy story that brought Steve to Thailand Once you meet Steve you will quickly notice he has a very relaxed, calm and friendly manner- regardless of what he is doing: talking, explaining, walking, whatever. He just seems to maintain a ‘cool as a polar bear’s claws’ status 24/7. Having known this fact for around 3 months now, I was still surprised by the calm demeanor with which he explained how, one day in January 2014, he decided it was time to leave England. He dropped everything he possessed, abandoned his career as an area manager for the Pilgrim Foodservice company and went to ‘see everything he wanted to see’. After landing in Delhi India a 12 month-long multi-country, multi cultural odyssey started. His travels took him through India, Malaysia and Singapore, then on to Thailand so he could visit neighbouring Laos and Cambodia. Keep in mind that an impressive 365 days passed until Steve found himself back in Thailand (Pattaya city to be precise) in a very good mood, but under the logical realization that his money would only take him so far.
A Sales Manager From Sin City A job, of course, would solve everything. Steve tells me that when he finally clicked the submit button on his freshly updated online CV, he did so “rather speculatively” but after 4 quick,positive replies to his ads he seemed to have lost his doubts. Steve told me that the other job offers had been FnB related (unsurprisingly given his past experience working for Pilgrim Food Service group and Makro UK companies) so I was interested as to why he would choose a manager’s position in a company which specializes in Media Marketing ? When we talked about his long term commitment to his new job and city he mentioned he ‘had never ever realized the amount of potential that Voova and Pattaya offer. There’s such a growing need for skilled foreign workers...’he realises how “lucky he was to have started looking around for opportunities at the right time” . He happily added that his new position seems like the perfect opportunity to ‘drive the business forward” especially now that we [Voova] have gone through some restructuring, to implement the great ideas and products we are constantly creating and make the best out of the ever-growing opportunities South East Asia offers in the Media and Marketing industry’.

Of course he did also say the ‘night-life scene’ doesn’t exclusively have to refer to the red-district type either, as a music lover himself , he has a lot of praise about the ‘few musical gems’ he has found sprouting around our intricate city. Therefore we developed our website in English to support our target foreign customers who are interested to buy our properties and looking for investment in Thailand. We then developed Chinese, Russians and Japanese options.
“We have received great feedback from both customers and property agents, and in China through many channels such as via our We Chat application.” The spokesperson added how the customer property buying experience nowadays involves obtaining information from multiple sources. “Our website allows customers the opportunity to read and see first, which help customers to easily make decisions from the information we provide,” the spokesperson added. The company said it has received a very good response from foreign customers that reaches out to them in their native language. The spokesperson concluded: “Currently we have no plans to develop more languages, However we aim to develop more advance features that can support customisation and preference, not only on our website but by expanding our sales teams to respond to customer requirements. Now we have our international sales team to support customers in China and Russia and we plan to establish a Japanese team.”

Types of Land Title Deeds Land Department Documentation Chanote or Nor.Nor. 4 (NS4J) This is the only form of title deed that gives 100% ownership of the land/property in Thailand. The land in question will have been accurately surveyed; its land area and boundaries set by GPS and marked using uniquely numbered posts in the ground. Being the highest form of land title a chanote is usually found in the more developed areas of Thailand. There are no general restrictions on the use of land shown on a chanote and it can also be sub-divided. Also Legal acts (sale of the land) do not have to be published.
Nor. Nor. Sam This is a land title deed that is issued and registered by the Land Department and indicates who has the right to possess and use the land as a private owner. There are 3 types of this documentation a Nor. Nor. Sam (NS3), Nor. Nor. Sam Gor (NS3G) and a Nor. Nor. Sam Khor (NS3K). The name shown on the deed indicates who has the legal right to possess the land. This is recognized by law and can be used as evidence against either an ordinary person or the government. A sale or lease can be registered on the land using this type of title as well as applying to build on it, assuming that building and zoning laws are obeyed. This type of title can be upgraded to a chanote. Under a Nor Nor Sam (NS3) possession is confirmed, however, it has not been accurately surveyed and the borders must be confirmed with the neighbouring plots. A 30 day notice period must be given prior to a sale in case ownership is contested. The land under the other two types has been accurately surveyed and an aerial survey has been used to set the land area parcel points. When selling no notice has to be given and the land can be divided into smaller plots.
Sor Kor Nung (SK1) This document is a notification form of possession of land and allows the holder to occupy and use the land, however their rights are not confirmed by the land department. Such land can be sold or transferred under inheritance. On this type of land it is not possible to register rights such as a lease or mortgage. No title deeds of this type have been issued since 1972 but the document can be upgraded with court approval.
Nor Nor Song (NS2) Issued by the Land Department this is a consent and allows the holder to occupy and use the land for a temporary period. The letter holder has to occupy and use the land within 6 months of the letter being issued and to have completed their use within 3 years of receipt. This land cannot be sold or transferred with the exception of inheritance. The document can be upgraded depending on the location of the land but the restrictions still apply.
Nor Sor Ha (NS5) This document confirms the right of the holder and if they have a utilization certificate as well it shows that the District Office has confirmed the use of the land. With these two documents together the land can be sold or transferred by registration at the Land Office. If there is no utilization certificate the land can only be transferred by inheritance.
Sor Por Gor. 4-01 (SPG4-01) This is an allotment of land from the Land Reformative Committee and there is no way in which this land can be bought or sold. The document confirms the right to occupy the land and transfer is only by inheritance. Most land held under this title is for agricultural use.
Sor. Tor. Gor (STG) Only issued in areas of National Reserved Forest the holder of this land certificate has the right to live on the STG land. It is forbidden to sell the land but the right to reside on it can be passed on by inheritance. This documentation is issued by the Thailand Forestry Department.
Por Bor Tor 5 (PBT5) The occupier of this land is given this documentation to show that they have been issued a tax number and paid tax for using the land. There are no official rights but established that the holder could apply for a Sor Kor 1 and later a title deed.
Nor Kor 3 (NK3) This is a certificate of utilization and is issued under the Act of Land allocation For Living B.E. 2511. Such documentation is only issued to members of a self-help settlement.
Gor Sor Nor 5 (GSN5) This is very similar to the Nor Kor 3 with the difference being that this is only issued for members of a co-operative settlement.
